Our oceanfront view is awesome, make sure u get that! Otherwise the hotel would be blah for us. It has a vintage theme, I get it, but the furniture appears overly worn, and could use refreshing. Our room is clean, VERY small frig isn’t too cold- can barely sit a drink upright, beds are just ok for me but comfy for her, can’t figure out the safe instructions, it’s quiet at night which is nice, staff is extremely helpful, love the view of the beach when in the elevator…do NOT like the pool, it’s very small and a tiny portion of it (that fits 4 adults) is outside. It’s def catered to adults and not kids, in my opinion. My 8yo is disappointed as she was hoping for a larger, UNheated pool; it was oddly very warm which felt weird, esp the small area that was outside. Bottomline, the hotel is nice and clean which is a must for me. The view is great. It’s quiet. Staff is helpful. Not a fan of the small heated pool. Frig needs to be larger to at least accommodate a regular sized soft drink. Oh, I like that the AC isn’t near the bed and blowing in our faces at night, which it is in so many hotels. Also, there’s Complementary beach towel service and discount tix u can present to the guys on the beach for an umbrella and chairs. Heads up, they do take the chairs/umbrellas down at 5pm when lifeguards go off duty for the day. Next time, I’ll bring my own because the chairs were kind of raggedy. We had brkfst in the hotel on our last day and it was very good. Kudos to the chef! I couldn’t find the vending machines although they’re shown on the hotels website pics. Guess I could’ve asked but I didn’t. Less than a minute walk to the boardwalk which was great. Free parking on top deck or underground, although it’s quite tight down there. Don’t be in a hurry to go anywhere because the elevator is slow as running molasses. Anyway, we enjoyed our stay at Rehoboth but I’m not quite sure I would stay at this hotel, again.

The TVs in the rooms are subpar smart tvs. The Chromecast on them doesnt really work, but you are able to login to Netflix on them where you'll see it's a little glitchy on the playback. We visited the restaurant downstairs, which was decent, but in comparison to the other restaurants in the Area, it's not worth the prices. Lots of kids running around the hallways as well. It harshed the vibe of the deluxe couple's ocean view room. Cleaning staff was very abrupt and loud, yelling to eachother down the hall and banging into the walls with their equipment during cleaning. I've seen different variations of that being less bothersome in other hotels, but considering this is a smaller, older building, the sounds we're amplified. The room was also most certainly NOT what I paid for. It was on the side of the building, where yes, you could just barely see the ocean. The balcony was extremely small. 2 people could not sit out there comfortably and the view was blocked by a tree and the building. A refund may have been due, but we wanted to enjoy ourselves and didn't ask. I wanted to give a shout out to some absolutely awesome people that work here! Eli, is fabulous and extremely considerate! When my partner and I were feeling under the weather, she helped us get a couple simple items like toast and fruit from the breakfast menu even though it was 4pm. Jason, a wonderful welcome to the front desk on our arrival, just an awesome personality to be around. Adrian, one of the bartenders was so kind and made us some practically award winning drinks. A bit of a hiccup on the trip, there is one person that was far from pleasant at the front desk, Amy. Amy was rather and rude snarky over the phone. Anything we ever asked her was met with essentially a "thats not my job" type of attitude. She really needs a couple of crash courses in hospitality, even just being shadowed for a time. I can't imagine she makes anyone else there comfortable with how we were treated by her. In one of the conversations I had with her, I was checking out a day early because my fiance and I were under the weather. She didn't even care in the slightest, no "omg, im so sorry. A couple things I will note is that our tub was not draining when we went to use it for the first time and my husband had to pull a glob of hair out of the drain to get it to drain properly (gross)... not sure why this wasn't caught by housekeeping staff.. other than that, the room was clean and prepared appropriately for us. Additionally, the hotel does warn of this but parking is not guaranteed. We pulled our car out of the garage one day around 7:30am and when we returned around 4:30pm we were lucky that there was only one spot left in the garage. The garage cannot fit all guest vehicles in there. So if you get a spot, leave your car and do not move it. Overall we want to give a big thank you to the Avenue Inn for making our stay in Rehoboth fantastic!

I'm traveling with two small kids, so I promptly cancelled my reservation. Nowhere does it say this information on the original booking or on the website. Clearly, the websites for both the hotel and third party booking site say "FREE CANCELLATION" if it's before 7 days of check in (I have receipts!). I cancelled two solid months before our hotel stay and checked my account. I was refunded all but $25. So I called, and shared my disappointment in the lack of clarity and asked what the $25 charge was. With attitude, I was told it's a "credit card processing fee". Excuse me, but you didn't even PROCESS my card. Absolutely not- I demand a full refund- as stated on both their website and the booking site. She "spoke to the manager" and then was authorized to refund the amount. I haven't obviously gotten it back yet and will update if I don't receive the refund. I am not likely to book with this hotel in the future, and I'd suggest you're careful in your bookings, as well.

However, as soon as we arrived we noticed a used wet towel still hanging on the back of our door, hair on the shower walls and a bit of mold on the bottom of the shower curtain. It was obvious that the bathroom was either not cleaned at all, or cleaned very poorly. The room was VERY small which we didn’t care about too much but it did start to get awkward to find places for our wet swimsuits and things like that since it was such a small space. The bed was hard and squeaky, and the ‘continental breakfast’ was basically a few mini bagels and some dry cinnamon bread with juice. They had some empty cases sitting there so many there are normally more options but just not when we were there. Their only saving grace was the coffee machine, it was pretty cool and actually made great lattes. In their defense we did not bring these things up during our stay so I’m not sure how it would have been handled but the state of the bathroom should have been a lot better to begin with. Very little work has been done to rooms with partial view of beach. Bar far, THE WORST bathroom I’ve ever experienced at a “hotel”. Broken toilet, stained walls dingy towels/linen…an absolute nightmare! Definitely what I image a motel experience to be. We requested housekeeping clean our room and specifically asked for fresh sheets and towels. When we returned to our room later that evening, the same make up stained sheets were on the bed that were there when we arrived. We had to ask multiple times for maintenance to come repair the lock on our door. They eventually came to repair it the second day we were there. If it weren’t a holiday weekend and a challenge to find other hotel accommodations, we would’ve checked out a day early and gone elsewhere. If your concern is convenience and proximity to the beach, this may be the place for you. If you require decent accommodations and convenience, continue to look elsewhere. Definitely won’t be returning to this place unless major renovations are done.

Pro: 1- the transportation from hotel to the beach was a nice feature. i wish though it started earlier and lasted longer. it only runs from 10am-5pm. i wish it was 8 or 9am-6pm 2- despite having transportation from 10am-5pm. the walk is easy and close if you're not carrying all the beach items 3- close to the board-walk so lot of options to shop and eat

Rooms are relatively updated and standard. Hotel breakfast is fine, there are a couple options. A waffle maker or something would be a nice addition. A bowl of grab-and-go type apples/bananas/oranges would go a long way too. Service was lacking though unfortunately. We called for towels which were never delivered. Housekeeping didn't replace hand towels or bath mats on a few of the days. In-room coffee wasn't replaced. A comforter wasn't replaced and instead it was just a thin sheet slightly thicker than the top sheet. It didn't really seem like a checklist was referenced when refreshing the room, so things were missed. Not the end of the world, but annoying. The biggest issue was breakfast. We asked the staff if they could make pancakes for my 5 year old daughter which was no problem on Monday. They brought them out no questions asked. On Tuesday though, we made the same request and were met with hesitation initially, but were told they would make them. 15-20 minutes later, I followed up asking if they were still cooking them. One of the workers said "yes, they're taking extra time." 5 minutes after that, the chef came out and said they can't make them because there's no batter. So we waited almost a half hour because the front and back staff weren't on the same page at all. Ultimately, they corrected the issue by somehow getting batter from another hotel, from what I was told. But the fact that we had to wait almost a half hour to be told no was very frustrating. The thermostat in our room was not functioning properly and displayed an error code throughout the stay. It was gross. Being it was so late my husband and I decided showers everyone and try to sleep and leave first thing in the morning and that is exactly what we did i couldn't sleep. I was completely repulsed. Everyone showered again before leaving we packed up I left the room key in the room I knew if I went to front office it wasn't going to be very nice. Luckily we brought our truck EVERYTHING WENT IN THE TRUCK BED! We got home everything has been washed with steaming hot water and high dryer heat. We bought spray and sprayed with bed bug killing spray. Just disgusting. That was the absolute worst experience that we will never go through again!!!

I then went to the desk clerk to make sure they got notes from the overnight one. Which they did. But they never followed up with me, and didn’t ask if they could do anything else after moving my room. They also said their GM “looked but didn’t find anything and it was out of their hands” and that they “couldn’t do anything” and if I wanted to talk to someone I had to try and come in at 7am the next day to hopefully run into their GM. This was an entirely frustrating experience, where I didn’t even get to sleep the first night because I was showering and dealing with the most uncomfortable scenario possible. I had photos of the bug, my doctors note, and photos of my bites and no one even cared to talk to me about it because it was “out of their hands”. I come to Dewey almost 6 times a year, I will never recommend this place, and I will never stay here again. Had they attempted to fix this problem, I honestly would’ve just appreciated that and moved on. But they did nothing but make me feel like I was a burden for bringing it up. First time was fine. 3/5. The second time I made sure to specifically book the room I had last time because it was on the second floor and near the balcony so I could smoke if I needed to. Instead of the room I reserved (which was a full bed) I was given a queen on the third floor. It was a little more steps to climb with all my stuff and way further from any smoking area but I said whatever it's a bigger bed. The issue I had though was that when I looked at the exact room I was given on the day of booking it was $300 cheaper then what I paid for the exact same thing. I mentioned this to the owner and he said to talk to Booking. I talked to Booking and they said because they waited so long to get back to me that they needed the invoice. I contacted the property for an invoice and they sent me, what seemed fine to me, but Booking claimed was simply their receipt for my booked trip and that they needed something with the properties letterhead showing that I stayed. I contacted the property several times about this and they just sent me the exact same thing over and over even when told what they were supposed to send. Combined with the fact that my receipt reflects a different room than I actually booked it has been virtually impossible to get the difference refunded. I will definitely be back however as it's the cheapest option in town with a pretty solid location and when I'm on vacation or traveling as long as there's a relatively clean bed, shower and a door that locks for a cheap price then I'm happy. This is for sure a mom and pop style operation so I don't fault them for the lack of upkeep to the furniture/lights ect when they're doing Apts for $80 a day during the busy season. There's much left to be desired here, but I don't desire much so I'm satisfied.

For those not familiar, Dewey Beach is less crowded than some of the other locations like the boardwalk towns nearby. Can just grab a couple beach chairs from the hotel, open the gate, and on to the beach you go. We would walk the beach a couple times a day, and you can rent a large umbrella from a location right next to the hotel. The hotel is modern, very clean, and nicely decorated. The bed (a king), was very comfortable. There is a coffee maker in the room, and there were a couple small carafes of water in the room when we checked in. Shower is nice, good water pressure. There is a single parking spot for each room, the spaces are small for the big everyday trucks and SUVs, but still manageable. Unfortunately, there are a few downsides to the hotel that made the stay unpleasant. First is the window shades, they can't really make the room dark if you want to take an afternoon nap or sleep in in the morning. The second is when they upgraded the hotel, they did not soundproof anything, and the ceiling and floors appear to be hollow and let in the smallest of sounds. We could hear the couple below us talking as loud as if they were in our room, and could hear someone snoring all night. An added irritant was we were on the 3rd floor with a sundeck above, so every morning before sunrise, there were people tramping across the deck and sliding deck chairs around...won’t get any morning sleep in here! The final and most irritating was the EXTREMELY LOUD AC unit. For the past 30 years I have traveled for work around the world every week, and can truthfully say this was the loudest AC unit I have ever had in a room. You don't have the option of turning the fan on continuously, it’s either fan or AC...not both. So with the summer heat, the unit turn on, then off, then on, repeat, repeat. When it's on, it is so loud you literally have to wear earplugs when you sleep, and the unit vibrates the room so much you can hear and feel it in the shower with the door closed! I told the front desk about it, and they said they would check, however another guest behind me said "I'll bet my AC unit is louder!!!" Obviously we were not the only ones to experience the very loud AC units! Another minor issue is the AC units poke through the wall to the small deck, so when you sit on the deck, the hot air blows on you and the condensation drains onto the deck outside, which then drips through to the deck below...complete lack of planning here. I checked the decibel or noise level of the room with the AC unit running. Most sleep studies say 30db is the preferred level for quality sleep, however at this hotel it is around 65db with the AC unit running…about the same as if a loud diesel truck was parked outside your room. While the location and decor of the hotel was great, the noise from the other rooms and super loud AC makes it so I would never stay here again...sad because it is a really great location. One last observation, they do offer a “breakfast”, however it is very limited, one protein such as small burritos or egg bites, a spoonful of yogurt in individual cups, lots of bread, some fruit, etc, not a true breakfast but something you often find in low end hotels. Read the other reviews and you will find the noise, AC units and skimpy breakfast are noted. Would I stay here again...no, just because it is by far the noisiest hotel I have ever stayed in. Not because of loud partying guests, but because very poor noise dampening construction and super loud AC units. Would I recommend...no, not unless either you wear fully noise-proof earplugs or can sleep with loud noise around you.

I did appreciate the room not having carpets which made the room easy to get around. The beds were low enough to get into which was another plus. Finally for my two night stay, there was no service to the room. Therefore no clean towels, toilet paper replenishment or emptying of trash. We left the hotel for the beach around 940 am and came back around 220 pm, fully expecting that we will have fresh towel and the floor will be swiped and the sands would be cleaned out of the shower. However we came back to a room with basically no change only the dirty towel on the floor has been collected. We even put down some dirty bed sheets to be replaced and nothing was done. Even the trash was not taken out. This was very unexpected and when we complained the answer was we are short staffed. Not sure how they can charge full price if they don't give the full service that is required to run a hotel. I do have to say the front desk and the breakfast service are great.
