The coffee machine was downstairs and all the toast and continental items upstairs. Dirty plates were left on the tables even when the staff walked past emptied handed. Check out was the same not very pleasant lady who merely took the key card without asking how our stay was. This hotel is not 4 star the staff apart from pub staff were very rude and unhelpful.

Booking process was all good, good comms and nice friendly staff on arrival. In order to assist future guests to make an informed decision about the hotel, I have shared my personal experience and listed both the positive and the not so positive points of the hotel and my stay. Good Points: • Location is simply fantastic- just off the city centre, away from all the buses and bus slow, but literally a few minutes walk into the centre • Lovely garden view, with amazing elevated views across the park • Amazing water pressure in the bathrooms, filled the bath so quickly - probably the best I’ve ever experienced! Also made for a great shower in the mornings • Massive bath, full length for a good long soak - brilliant • Lovely large fluffy towels, smelled nice and fresh • Individual controlled heating control. No air con, which would be an issue in the summer, but very effective heating control for the time of my stay Not so great points: • Noise from doors, the hotel is really showing its age and this is most noticeable with the fact that all the individual room doors make a heck of a noise when closed. No soft close here I’m afraid. Around 3:00 PM onwards, the noise is pretty much continuous. I counted on average 15 x noisy door slams for each half hour period. Approximately one every 2 x minutes or so, continuously! The noise did stop once everyone was in bed, but then sadly started again early 7:00am ish again the next morning. Such a shame, as otherwise the hotel is actually really lovely and quiet, which considering is city centre location is pretty amazing. Ending up seeing est plugs whilst I was ever in the room, to drown out the continuous thud- but could still hear the noise with ear high speciation silicone ear plugs on, rated to 30 decibels • Noise from the cleaners, my room number 2 seemed to be where the cleaners congratulated in the mornings. They would literally sit on the floor outside my room, folding sheets and laundry stuff, whilst talking loudly and laughing - incredibly noisy and absolutely no chance of any sleep. The laundry cupboard was also located directly popper my room and it was constantly being opened and banging noises down the cleaners. From what I can gather garden rooms 1-4 will all be affected by this noise • Very badly stained carpets in the room, not nice at all. Need a good clean at the very least and probably a few years past needing to be replaced in my opinion • Old and chipped fixtures - very dated banged about fittings • Unfortunately for purpose clear frosted glass panels on the bathroom sliding door, which meant that the whole room was flooded with light, despite having the curtains and blinds in the room closed. Completely useless and a fire example of the extremely poor design of the hotels • No working extraction in the bathroom, resulting in lots of steam and unable to use the bathroom mirror • Mould on the grout lines to the shower area, needs re grouting • Tiny small room, couldn’t even do my yoga. Easily the smallest hotel room I have ever stayed in. Just about functional but far too small • Awful motorway service station quality loo roll! No excuse on this one, come on guys an extra 50p a booking for proper loo roll! In summary, great location hotel, but sadly the hotel is really showing its age now. Simply not acceptable at this price point, you would be better off and the Premier Inn across the road. There are many design floors and it is as if no thought event went into the design and everyday use of the hotel. From the moment I walked through the door I couldn’t have felt more welcome, Sarina was pleasant, helpful and generally just nice to talk to and a credit to the establishment. The rooms are well equipped, the bed was super comfy and the pool and spa facilities were very clean and modern. I stayed for three nights and dined in the restaurant on two evenings, on the third I ordered room service, all of the food that I had over the 3 nights was cooked to perfection and absolutely delicious. Reception is messy, lifts are dirty. First room I walked into was not cleaned. hairs on bedding and bathroom not cleaned bath full of hair. We were changed to another room, clean bedding and nice view but bedroom was tiny. As said the staff are lovely and always willing to help but the hotel itself, the decor and the properties condition are just poor. Straight away there was a terrible smell in the corridor and lift. In the room we noticed the dust laden TV wasn't working, after a lovely member of staff came up and found a power cable to plug it in to we were all sorted. The bathroom had limescale and grot everywhere, as well as urine stained floors around the toilet. The beds are very firm and I could feel every spring, plus the headboard felt broken, it was very wobbly and my pillow kept slipping down. It's just outdated and in need of a good lick of paint and a clean, the scuff marks everywhere along with the bath which was badly stained, they'd obviously just painted over the stains but this was all peeling and after my shower I had bits of white paint on my feet. Overall its just not a nice place to sleep. It's ashame too because the staff are great and very ready to help you. I wouldn't stay here again but if you can put up with the smell, outdated decor and dirt then it may be for you!

Menu simple to navigate with the usual GASTRO type food available at reasonable prices. Staff were all very helpful, curious, plate and respectful, nothing was too much of a problem. Plenty of parking to the rear of the premises for cars. I stayed for 4 nights on business, main doors close at 11pm however if your a night owl your door keycard gains you access to the hotel through the reception entrance giving you a little freedom in the evenings. The hotel have free WiFi which was accessible even from the room at the back (RM 38). My only gripe was I needed a team of sharpers and oxygen for the long climb to the room, I as a little dizzy and threw myself on the bed. It's only a 15 minute bus ride from the city centre. The staff were very pleasant. Shout out to Mary for her welcome and helping me check in. The cleanliness was great. The room was fairly cosy shall we say, but it was only me in a single. The desk was more of a vanity than a desk, but there was loads of space in the dining area and bar as I needed to study. Everything was clean and spotless. Even the changing rooms in gym/pool area. The pool is not an Olympic sized one, but you can get a few short (very short) lengths in. The sauna and jacuzzi were great. The breakfast buffet was good. The chef that worked on the Friday (24th) was amazing especially. Staff were all around brilliant, friendly and helpful. Only 2 negative things: the constant hum in the background of fans/generators etc near or around the windows and you could just about hear your neighbour walk about, use the toilet or sneeze. The thought of screaming kids (bless them!) through those walls would be a nightmare! Also, the very old hairdryers in the rooms need an upgrade. So ladies, don't forget yours (like I did)! Other than that, highly recommend for a solo traveller/business traveller/mature family. If I ever visit Nottingham again, I will definitely want to stay again! I went to Birmingham a month ago and a 4 star hotel cost me only £10 more than this toom. Not worth it at all didn’t even get time to sleep or simmer down and watch some tv. When leaving there was no one there to complain to the desk was completely empty at 1030 leaving time. Would not recommend and will not be coming back ever again!

The two women on reception were welcoming and very efficient.
