What an amazing hidden gem on the water in Rotorua! We were able to book this room pretty easily and we wish we were able to stay longer! Good pricing and amenities and I would recommend to anyone looking for good reliable lodging in Rotorua. Continental breakfast served in the morning, parking included and free use of hot tubs, kayaks, and other amenities.

Absolutely gorgeous lakefront lodge - if you want to step right out to the lake and have the views, Rooms 1-3 are the best! Shared kitchenette area in the hallway as well if you want to heat up your own food. Rooms have sliding doors - you can see the black swans in the lake & they come quite close to the edge. Breakfast buffet style and the hosts are lovely. Perfect if you want to kayak as well or use the outdoor spa tub. Quiet and peaceful at night - great choice if you want to stay outside city centre.

A private 5 star gem in Rotorua. So happy we booked here for our 2 night visit. First time staying in a lodge and the vibe of this property makes you appreciate the natural beauty of Rotorua even more.

What a find, boutique hotel/resort on shore of Lake Rotorua. Large clean comforyable rooms with expansive views of lake. Very tasty fresh cooked breakfast, try the scrambled eggs (world class). Short drive to Rotorua but plenty of Uber around so no need to drive if enjoying night out in Rotorua.

We stayed one night in room 5. I just loved the whole feel of the lodge. The beds are amazing, the furnishing fit the style, robes made you feel special. So so clean and breakfast was lovely. Staff were great. I would highly recommend for a quiet, unique getaway.

My wife & I had a very pleasant stay at this outstanding small B&B. Our room was spacious, comfortable, very well appointed, with a small balcony open to a calm rural landscape. The public areas are very welcoming and elegant. The location is excellent- just outside Rotorua in a quiet nice area. The hosts are very friendly and helpful.

We stayed at this lodge twice during our four-month trip through New Zealand and were completely satisfied both times. The accommodation is very clean, tastefully furnished, and offers, in addition to the lovely rooms, a spacious lounge area. The pool was available during both of our stays and was very well maintained. Loved our stay at the lodge, Jenny is a wonderful friendly host. The location was perfect as we were close to a lot of the activities we were interested in. Short 10 minute drive into Rotorua. The lodge is located in a lane off the street, so the location still felt secluded despite being residential. The property is purpose built for guests, each with their own private patio and ensuite, and a communal kitchen. Plenty of space in the room for our bags, and amenities were better than any hotel I've stayed in. The breakfast was fantastic and we can't wait to come back and stay next time.

My wife and I stayed here in February 2024. We spent 9 weeks in New Zealand and stayed in 28 different accommodations. This was the best of all of them. Jen was a great host and very kind to us. The rooms are beautifully appointed with comfortable beds, great showers and, we had a lovely view from our room. Breakfast was great and set us off to a good start each day. Just on the outskirts of Rotorua it was a short car journey into town and a pleasant distance away from the sulphur smells.
Would recommend 100% and would return here without hesitation.

It was the prefect stay for us. The host (Jen) works very hard to keep the house and the rooms confortable and spotless.
She makes wonderful breakfasts starting with a delicious freshly and finely chopped fruit salad.
We loved our stay and would recommend to anyone.
PS:
One small recommendation for nearly every hotel and bed and breakfast we stayed at in New Zealand: provide a little USB /C charging tower in the rooms.

Our stay was simply perfect.
My wife and I spent three nights on our honeymoon trip and the experience was as if we were in our own home.
Regarding the place and facilities, in our case, we took the room with a private bathroom, the room was completely clean, tidy and had everything necessary to spend the nights there. The facilities have a jacuzzi that can be used until 10:00 p.m. Its location is perfect for going to the most interesting places in the area and you have local restaurants and shops within a 5-minute walk. It has areas to park your car with video surveillance, which, although it is not a private parking lot, allows you to feel completely safe. Otherwise it is a very quiet and pleasant area.
About breakfast, it's delicious! Every day was different, large quantity, freshly made and with enough variety so that we were both more than satisfied, I must say that the hosts are first-class chefs and you can see the love and care with which they prepare your food.
But without a doubt, the best thing about the place and what makes this place a unique bed & breakfast are Mike and Peter, the hosts, not only do they guide you and are willing to answer all your questions and help you with anything you need about New Zealand, If not, during our stay they gave us super interesting conversations during each breakfast in which we were able to learn much more about the culture and the place that surrounded us. They have guides and can help you make reservations at the main tourist attractions and also apply a discount on tickets.
Finally, I would like to say that we even had a small problem when we went to a Maori show where, due to a bonfire, our clothes were filled with the smell of smoke (which could have caused all of our luggage to maintain this smell for the rest of the trip). and they cleaned our clothes until the smell was completely gone.

Well, I must admit that prior to arriving here I hadn’t come across or been aware of the concept of a Homestay.
It took us a little while to get used to sharing the house with the owners, however, we slowly relaxed into it, and we’ve always enjoyed having breakfast together with our hosts and the other guests. Sharing the table gives you a great opportunity to meet new people and have a chat about their different experiences. The breakfasts here are great too!!
The hosts, Peter and Mike, are very welcoming and invite you to feel at home as soon as you arrive.
We were in the en-suite room ‘Hijau’, which is very tastefully decorated, and has patio doors that lead directly out onto the sun deck and spa area. This is a great area to sit out and relax in.
In addition to it being a lovely place to stop, it is very central to visiting all the sites in the area and is only a few minutes walk away from the city centre and lakeside.

Peter and Mike were excellent hosts and did a great time making us feel at home. The house is centrally located and a great starting point for any of the city's attractions. The room includes a nicely stocked mini bar with reasonably priced snacks and beverages. For a small fee Peter even did a load of my laundry. It was really nice having breakfast in the morning with these nice gents and learning about New Zealand culture instead of just staying at a random hotel. I would highly recommend this bed-and-breakfast to anyone looking for a nice place to stay in Rotorua.

Be careful of booking here. This is a bed and breakfast. You need to be comfortable with the fact that outside one of the bedrooms and your bathroom there is a camera monitoring station. I was told this was for watching guests cars. The room I had didn’t have a private bathroom. It was situated outside my room. I ended up not feeling comfortable staying and cancelled on the first night. The hosts who at first seemed nice were very passive aggressive and unwilling to see things from my viewpoint. I was unfortunately not able to get back any of my money for the 3 nights, and had to find accomodation elsewhere.

I can't recommend Rotorua Homestay more highly. The B&B was spotless, beautifully presented, and every detail was looked after. The hosts were consummate professionals, helpful with local attractions... and Mike's cooked omelette for breakfast, was divine! They even have a spa and sauna in their private sunny courtyard. The B&B is situated only a few minutes walk to everything you need. Rotorua is a great destination and it was made even more magic by staying here.

We have just finished a trip to New Zealand. We had 3 experiences with B&B in New Zealand. The worst experience was with this property: Rotorua City Homestay. The place is very small. It is a building with 3 or 4 units. The B&B unit is one of the these units. In this unit are supposed to live two male hosts and 3 to 4 guests. There is no place you can sit and relax. The living room is occupied by the owners most of the time.
The owners are monitoring you when you move. " You shouldn't do this...." "You shouldn't do that..." -- a lot of rules you have to learn in a few hours. Especially at breakfast: everybody has to sit together and eat at the same time. If one is missing, the others have to wait, which I learned later.
The windows don't have screens. If you close the window, it will be too hot to sleep. If you open the windows, there are bugs. You can see the dead bug bodies all laying on the window sill. I stayed there for two nights and got more than a dozen flea bites. I'm still itching after 5 days. When I told them, they denied it and were unhappy.
They claim they are the hosts, we are the guests. Yes, it is their home, but we paid rent to stay there. So they are the business owners, we are the customers. Since everybody only needs one or two nights to stay, and probably won't come back again, they can do whatever they want, and still stay in business. They were nowhere near as friendly as the other B&B owners we dealt with. I would even feel uncomfortable if I was traveling by myself.

An absolutely amazing experience staying here with some friends from Australia. We tried to make the most of our time here and really wish to get back so we can do more! I booked here purely because it was out of the away and secluded. We arrived at night and woke to an amazing view of the lake, the reception and staff were the nicest people I've had the pleasure of meeting. After exploring the property we found a small Glow Worm trail which was the best surprise to us! During the walk back to the Lodge we heard a Kiwi call! We decided to use the Kayaks to explore the lake more and managed to get up to the Pa and surrounding areas despite the trail being closed and part of the track being overgrown this was incredibly special. With no other buildings on the lake and being a quieter spot make this a trip to remember and one ill treasure for a life time! The breakfast was amazing be sure to get one while you're there!

The people running the lodge were genuinely so lovely! You could tell they enjoyed what they did. Each day they came to check on us and if we needed anything. The location was stunning, right next to Lake Ōkataina and next to beautiful NZ native bush. Very secluded and peaceful. Which you could always hear the birds chirping. Additionally, they have a magnificent glow worm track on the property that was quite short. The rooms were very cozy and comfortable with all the necessity needed. Highly recommend and will differently go back again!

Absolutely loved our stay in July 25. The views are nothing short of stunning - We woke up to palm trees, the beautiful lake and the mountains as the backdrop every morning. Just a 5 minute walk from the lodge you can find glowworms, while a 15 min walk will get you to an amazing hidden waterfall.
Claire was an amazing, welcoming host and her cooking is top notch (loved the sauerkraut breakfast).
Looking forward to returning later this year.

Had an awesome family experience weekend just gone. Staff was amazing! Made check in so simple and easy.
Accommodated all 17 of us including our kids. Bedrooms and facilities were very clean and comfortable. Also had some very nice complementary body washes and shampoos in each room. There rooms were very warm and had some beautiful views of nature and looking out to the lake.
We enjoyed our stay very much and has afew tracks for hiking and swimming in the lake.
Definitely highly recommended for a holiday! Whether its a trip for 2 or massive family with kids.

This is such a special place -- visited with my seven-year-old son during the school holidays and it was such a nice way to 'do' Rotorua while also being completely away from the madness of Rotorua-in-the-school-holidays... Rooms were very comfortable and had all we needed, and the scenery is just plain gorgeous. We also liked the glowworm walk and kayaking on the lake, and explored a bunch of the tracks on the road in. Lots to do - fishing, trampling through the bush, kayaking in the waters, playing table tennis, going bird watching, or just lazing around and gazing out at the water!
The property is truly in an absolutely surreal and secluded location - with no other properties anywhere else around the lake!
The folks who worked there were incredibly kind and warm, always looking out for us - even though we were a big group of about 15 people.
They cooked us delicious meals, helped us go kayaking, ensured our heaters were working, brought us new table tennis balls when the old ones broke, and just looked out for us with genuine care!
The property is just a short drive away from all the attractions in Rotorua, so gives a wonderful balance of access to fun things, while being really peaceful!

Our experience was on a rainy day and therein lies some of the issues.
We had a hotel room facing the beautiful Lake Okataina 😍. However, to get to our room, we had to park quite some distance and trudge through the rain and water over a grassed area with our luggage and food. Was NOT what we expected. We just can't understand why there isn't a pathway to the hotel rooms from the car park area? We observed the staff drove up on the lawn to do their work, they obviously, like us, didn't want to get themselves wet! It really put a 'dampener' on our stay 😞
There are no screens on the windows or sliding door with a note saying please don't let trout flies in, so, no fresh air during the night due to no window screens 😞
The fridge unfortunately was not cooling (it was broken) so it ran all night 😞
Half of the nozzles in the shower head were blocked and needed scraping to get the shower to work efficiently.

We’ve had the best time there.
Incredible bed and breakfast in a 19th century house, beautifully decorated and with antiques furnitures for the full decorum. Absolutely lovely! The food is also very good!! (Especially thé home made muesli and yogurt)
But the best is yet to come, the host. John has made our stay in the b&b and moreover in the city memorable. He has taken the time every morning to guide us through the city and the surroundings and has given us a bespoke itinerary. If it was not for him, we would not have had the amazing experience in Rotorua.

Beautiful space, but limited menu
This place in Rotorua is visually stunning; cozy yet elegant, with a gorgeous fireplace, historical art, and a peaceful lake view. It’s the kind of setting that’s perfect for a quiet date or a special occasion. I’d definitely be back.
The menu, however, felt quite limited. They only had salmon, steak, and a Caesar salad. I tried the salmon, the fish was nicely cooked and the skin was crispy, but the caviar that came with it had no taste at all. The tuile on the plate also looked nice but didn’t really have a flavour.
Dessert was more promising, lemon tart stood out. My only suggestion would be to replace the orange jelly with satsuma jelly, as the bitterness from the orange threw off the balance. A tangier satsuma would’ve added the sweet-sour punch the dish needed.
This place shines in atmosphere, but the food, especially given the limited options, could use a bit more depth and refinement.

We were fortunate to spend three nights at this property in November 2025 and it was a great experience, easily the best place to stay in Rotorua. The best compliment I can give to the property is that it has character. From the family photos on the walls to the unique blend of facilities and grounds to the truly excellent breakfast (and breakfast team), we were very happy to have this as our base of operations. Note that this is a review of the lodging and included breakfast only. We had a very poor experience for dinner at the hotel but since that is optional/separate I am not including that negative aspect in this review.

I had a medical emergency while traveling from the US. These ladies took such good care of my wife. Making sure she had food and rides to and from the hospital. They even contacted my travel agency. Stayed here 3 weeks ago as a couple and what a beautiful place. Located right on the edge of the lake with fantastic views. We stayed in the main suite which was wonderful, big balcony to sit and look at the views. Had a very distinct feeling of being in Lake Como. Room had everything and more including spa bath which captured the views. We were checked in and shown around the beautiful property and had a walk on the lovely paths down to the private beach. Dinner was very good with views over the lake and a roaring fire. Breakfast was excellent as was service by Nicky who was very friendly. Overall great stay, yes at the higher end of cost but you absolutely get what you pay, amazing place, food, staff and service. Would highly recommend

What a wonderful experience! Mable and Danny are welcoming hosts. The rooms were very comfortable and the grounds were beautiful. Lots of little nooks to read a book - either inside or out. Where do I start about breakfast? Danny is a great barista and we loved our flat white coffees in the morning. The yogurt, fruit and egg breakfast were presented like works of art with much of the food grown by Mable on the property or nearby. We will have to schedule another trip to NZ just to stay here.

We thoroughly enjoyed our 3 night stay at Country Villa Estate. Danny and Mabel were excellent hosts. They made us feel very welcome in their home. Breakfast each morning was amazing, with Mabel cooking some well presented and tasty dishes. The house was beautiful, and was surrounded by lovely gardens to wander through. We chose to stayed at country villa estate after reading all positive google reviews. This place still exceeded our expectations after spent a couple of nights there. Danny and Mable are the best host, we felt warmly welcomed upon arrival. Breakfast was freshly cooked each morning, with a lot of selections. This was our best stay in New Zealand. The room looked like it was straight out of a magazine, with beautiful panoramic views of the lake. Beds and pillows were extremely comfortable. Everything that we needed was provided in the room.
The main dining area was also gorgeous, every corner tastefully decorated with decor from around the world. Breakfast was hosted here with some classical music playing in the background which was a nice touch. The food was excellent and I highly recommend ordering the eggs which were some of the best I had.
The lodge has a gorgeous patio and at night you can see the Milky Way which in itself was an incredible experience.
The hosts were fantastic and made our stay very enjoyable. They also provided excellent recommendations for things to see and do in the area.
Do yourself a favour and stay here - it will be one of the highlights of your trip!

We stayed with Mike and Leigh about a month ago, great hosts and wonderful house. We stayed in a suite with separate lounge and bedroom. Everything in there was beautifully decorated and super comfortable. Again where you eat breakfast is wonderfully decorated with things from around the world and music playing in the background which is a really lovely touch.
WOW the breakfast pancakes and eggs are both amazing, the best breakfast we had in New Zealand.
Thank you Mike and Leigh for an amazing stay, will definitely be back if ever we come to New Zealand, and would definitely recommend this place if looking for a great place to stay.

At first we were sad that we were not staying in Rotorua....but man was Ngamihi Lodge worth it. Everything was amazing..the rooms, the commen area decor, the hosts (Leigh and Mike), the delectable and decadent breakfasts and the location. Walks around the lake, beautiful foggy mornings and amazing sunsets. And the icing on the cake two amazing guests to play cards and have wine with. All I can say is go, go and go. Continental breakfast was good. Bedroom was a good size and bathroom was well designed. Balcony space is huge. Set your GPS to the address if arriving at night you will feel like you're going to get lost! If you're looking to get away from the madhouse of Rotorua this is a good option. Views are stunning. They seem to have stayed up with most of the maintenance on the property, which I'm sure is difficult. Our room was comfortable and well appointed, multiple in-room coffee choices, good betting, clean bathroom. And seem to have been recently renovated.
The manager was exceptional. Abigail responded immediately to every concern that I had. Not sure why she is only" acting" manager. Never saw anyone from management other than Abigail.
Hot tubs were a nice treat after our daily long walks.
We ate in the restaurant one night. The food was very good, but probably overpriced. We ate in town for half the cost. If it was spectacular I would say great, but it wasn't really unusual.

They are well geared for motorhome/RV visits. Reception staff are very cool. Rooms and facilities are all clean and up to scratch. The big geyser in Rotorua (the name escapes me) is just up the road.

Was nice and clean. Lots of kitchen space and utensils supplied with bedding and towels for family shared cabins. Struggled with the clothes drier that swallowed my money. Had wet clothes and towels for 3 days that just would not dry. It was more drizzle weather. Hot pools and cold pools was nice to enjoy for young and old. Family TV rooms for cabin fever time after dinner was difficult as TV was difficult to use. But over all will go again.

We stayed for 2 nights on an unpowered site and it was perfect. Clean facilities, great hot showers and lots of space (early spring, didn't have to book in advance). The hot pools we're also very nice. Only thing to improve was the wifi, access is free but you only get 1GB a day.

Lovely campground, stayed for a few weeks and booked one of their awesome enclosed areas so Victoria could roam free.
Staff and residents are super friendly, so if you plan to take your dog just on a quick walk through the park, still put on a jacket, as if you bump into someone, it will turn into a hour long conversation haha
The campsite is spotless and you can see they manage it really well to let the grass heal between allocating guests to spots.
Something they do that warmed my heart was that they close their heated pool to guests during certain hours so the local community kids can use it to learn how to swim! How cool is that!

Me and my partner are a young couple from England travelling for the first time and this site was just perfect.
The shop and the communal kitchen had everything and more you could need.
The cleanliness of the washrooms were impressive for a busy campsite.
The pool was gorgeous, super warm and realxing.
The multiple social rooms and the dinosaur theme to the campsite adds such a fun touch, perfect for kids.
After all of this the thing that absolutely made this site was the staff!!!
Our hired camper had issues and the staff could not have been more accommodating, from lending us a phone for over and hour to driving us to pick up things the van required and even helping us physically with the van. They go beyond their job description and truly care about there costumers!
Not only would we go back… we would recommend this site to everyone!!!!

We had such a lovely stay to celebrate our engagement!! The accomodation was more than we could have asked for with big rooms and had such a great view over the lake. We had dinner and breakfast both days and loved sitting next to the opened doors with the view of the pool and lake. Very tasty meals and drinks! Best of all was the sweet staff who treated us really nice and welcomed us heartedly! They were super friendly during the meals and and also gave us some tips for things to discover around Rotorua. Thank you for two great nights, we would love to come back for our next NZ trip!!

I booked because I stayed a few years ago and had a great experience, but I won't be going back. The room was comfortable and good value, but it all went wrong at breakfast. After politely giving feedback about the hollandaise sauce on my eggs benedict, which was terrible, the hotel manager came to our hotel room to confront us about the feedback. She was aggressive and defensive stating there was nothing wrong with it stating she had a professional chef, but also the hollandaise sauce was out of a bottle., so the chef was not that professional. After a heated discussion we asked her to leave. When we went to pay the bill she started up again. It's not as if we were after a free breakfast, we were willing to pay. We just thought they should know that the sauce tasted like it was off. I have never experienced service like this, well you can't really call it service.
If you make the mistake of booking this hotel do not give constructive feedback as you'll regret it.

Great value for money, I paid $125 in the off season for a beautifully appointed room. Comfy bed, great shower, everything I needed for one night. The service was awesome. Ok we are a family of 4. 2 adults and 2 children. I did see the reviews prior to our stay so I had some slight expectations but I was hoping desperately that it wouldnt live up to what some people online were saying and I have to say, considering most accomodations require you to book a minimum of 2 or 3 nights and for double the price I got for 4 of us to stay here I was pleasantly surprised at how nice this place is. A couple things need work but I'm not really here to complain, we enjoyed a nice weekend away with a nice room to stay in so it meet all our needs. The staff were friendly and helpful. We have stayed at 2 other accommodations in the Holdens Bay area so it is a place we like to come and I will definitely come back again 🫰

My husband and I have been here at least 3 times before and have always had a great experience (Lovers Delight Package) but definitely not this time.
On arrival they fumbled to find our booking, and then we were taken to the opposite side of the hotel to the wrong room while carrying our heavy bags.
We thought oh well the girl must be new…we then went to dinner 2nd set of people to be seated. The place seemed very understaffed as taking orders took quite some time. We were bought our mains before our entrees and then when questioned we were told “Yes” like it was a normal thing, we ordered a bottle of red wine which was completely off with sediment in it. The crème brûlée absolutely disgusting, tasted like curdled eggs.
Previously we have popped into the spa afterwards so went to check them out both were dirty and the pool which used to be warm was cold. Super disappointing as this was normally one of the highlights of visiting.
On the plus side our breakfast and host were lovely.
We were booked in to have the half hour massage that morning but decided not to go as we were over the whole thing by that point.
It is such a shame as this place used to be incredible now it’s just a dressed up motel. Unfortunately we will never visit this place again.

We booked the Night of Romance package and had an unforgettable stay. Everything was perfect. We were greeted with some lovely welcome treats, and the little touches throughout made the experience feel really special.
The atmosphere was incredibly relaxing and the food was simply outstanding. We had the degustation menu and were blown away by each course. Our waitress was amazing—she went out of her way to make sure we were comfortable and looked after.

I loved this boutique hotel. Friendly and helpful staff. Couldn't get a twin room so they gave us two rooms! Food had an interesting twist that raised it to next level. We had a huge room (superior, room 34) with plenty of space for our two suitcases. As it backs on to Eat Street there was quite a lot of noise from the bars until about midnight especially on Saturday.
The thermal pool was excellent and a nice bonus.
We hadn’t booked a parking space but had no problem getting one for the two nights we were there.

We were perfectly happy with this hotel's location (steps away from "eat street" where the best restaurants in town will be found). It was also walking distance to the Polynesian Spa and the visitor center which was the hub for most of the tours we did in town. The manager of the hotel is lovely and his staff was happy to accommodate all of our needs.

We’ve stayed at Silver Fern Motel multiple times, most recently with my parents-in-law, and it never disappoints. The rooms are always cozy, clean, and comfortable. The large spa bath is a real highlight — perfect for relaxing after a day of exploring Rotorua.

We stayed for 3 nights on a powered site with our RV. It is a great park. Very tidy and well kept grounds. Our site was the best spot for a RV (number 72) as it was directly in the middle of the geothermal pools, amenities block, kitchen and playground. Perfect for us to keep an eye on our daughter while she played outside. The facilities were clean. The location is close to town. The staff were polite. Highly recommend. Nice, neat place to stay. The only 2 negative things I have to write and they aren’t that big of a deal is that one hair dryer in the ladies shower block was broken and the coin operated washing machine stole some money and wouldn’t return it but that’s it. I’d be back again to stay no worries.

First time camping in a campervan, they have everything we needed. 10-15 min walk into town (im slow ) Staff are lovely and approachable.
Highlights.
They have 2 thermal pools to rest your body at the end of the day ,or to wake you up. We have used this nightly, it helped my aches and pains.
Swimming pool is heated,which ment my child could happily swim in it,anytime.
Toilets in-between jumping pillow and play ground.
Ladies . If you like a shower, more powerful, almost like a massage jet on your back. You want to go to number 3 shower,yes count it out , it's amazing.
Washing.
No one likes having to do washing ,especially on holidays. Finally someone thought to put card payments on it. This whole trip I've used card, so this was such a blessing, not to worry about finding cash.
Add ons . And this is only a small thing.
A coffee van in your park would be incredible.

Unfortunately early morning on the 18th I got a call regarding a death in my family so sadly we had to leave.

OVERPRISED and RUN DOWN! While reasonably close to town the location is not suitable for a relaxing stay. The Holiday Park is on a big intersection with a 4 lane main traffic route through Rotorua. Kids woke up thinking there has been a big earthquake which were essentially trunks going past and left the foundation shaking. HOT THERMAL POOLS NOT IN OPERATION, apparently due to maintenance BUT reading the reviews they have been out of order for over a month. We have never been informed about this until check in. Cheeky! This was why we have booked the park initially, in order to have some spa experience on site. They knew, but still won’t inform you via email before the cancellation fee applies. A shame. We got offered vouchers for the Polynesian Spa, which is some sort of compensation but surely doesn’t reflect the on site experience we were hoping for. Polynesian Spa had long waiting times due to school holidays. Unit was clean but old with no proper lighting to read at nighttime. Barely plugs for devices, fridge very loud, TV and mattresses were new though. Will never stay again. 4 star Novotel has much cheaper rooms if booked ahead. Hoping they will be contacting us with a refund!

Wayne and his staff (Orlando is awesome) are excellent. Our rooms were spacious with excellent views. The food is superb. They really do their best to coordinate your plans and they have wonderful recommendations. It is a little bit of a very winding drive from Rotorua but well worth it.

What can I say except “wow”! My wife and I spent a few days of our honeymoon at Solitaire Lodge and it has so far been the highlight of our trip. Solitaire combines the charm of a mom-and-pop bed and breakfast with the refinement of a super luxury hotel. Every member of staff has been warm, welcoming, and exceedingly helpful from Wayne and Ingrid who helped us schedule our daily activities to Jack, Joy, Donna, and Rhys who made our dining experiences, with a daily unique menu (!), unforgettable. As beautiful as the location of the lodge is, the real beauty is the fabulous staff and the owners, Wayne and Ingrid. Lucy R. of Scott Dunn, the travel agent who arranaged the trip, told us about Wayne and Ingrid when recommended the lodge. Think "mi casa su casa". Our suite had eighty feet of floor to ceiling windows with an amazing view of the lake and surrounding area. The lodge's living room and dining room made the cocktail hour and meals even more special. Our lasting memory will always be how Wayne and Ingrid handled our leaving our passports in the room. We realized the "oops" when we arrived at our next lodge that was a four hour car ride away. There was not enough time before our departure to the USA to have a commercial carrier deliver the passports in time. Wayne handled the problem with a calm I am not familar with. We had the passports the next day! Another unforgetable travel story in our blessed lives.

Wayne, Ingrid and team provided the most amazing, caring and thoughtful service through out our stay - we have never been so well looked after in our lives!
Food and drinks were amazing - the set evening menu was phenomenal.
Accommodation is extremely clean, comfortable and silent, we especially enjoyed watching the native birds outside our rooms windows.
Highly recommend the early morning swim in the thermal pools, walk to the Tarawera falls which included a lovely packed lunch!

Rooms are solid but not exceptional - a remodel is probably overdue. The location is gorgeous, though, and you are right on the lake. And the food quality is very good at breakfast and lunch, then a bit less good at dinner.
The service is where everything falls apart. It is woefully uncoordinated with many missed details. Nobody congratulated us on our honeymoon despite us telling them well in advance. Nobody gave us a tour of the grounds. Food service forgot menus, forgot to take food orders, forgot dietary restrictions multiple times... They even forgot to fill water glasses! You will probably find better food service at your local diner. Our excursion booking was promised to us by Ingrid and then forgotten about. The impression one comes away with is that the staff do not speak to one another to make proper handoffs, and it shows.
The result is a holiday that left us feeling more stressed than when we arrived. We couldn't wait to leave and we deeply regret paying so much for our stay here. It's definitely not worth it.

Best Bed and Breakfast ever. You know it will be special when you drive up the lush driveway surrounded by hydrangeas. Hear the donkey say hello and pull around to the house. It is light and airy with room to stretch out and take in the scenery, windows all around. There is a wood burning stove to keep you warm in the main room. Lots of great linens on the bed to keep you warm. And the hostess is the mostest! Louise serves up a great breakfast in the morning and give you ideas and info about all the great things to do. A hilltop location with magnificent views, this welcoming B&B is a real treat. The huge octagonal lounge has large windows making it very light, and showing off the beautiful gardens.
The bedrooms are cosy and we had an en suite shower room.
Louise is very welcoming and an excellent cook, making breakfast from her own kitchen garden and hens. At night there is no light pollution and the stars are breathtaking.

Louise and Mark are absolutely incredible hosts. We felt truly welcomed and at home in their stunning house. We nicknamed Louise as 'The Goddess of Breakfasts', each morning, we enjoyed fresh fruit, muesli, yoghurt, and a different hot dish. Louise's eggs benedict were some of the nicest I've ever had. For my mother in laws birthday morning, they gave her a special breakfast in bed with home baked sweet treats and tea and decorated the breakfast table with beautiful flowers grown in their garden. Edited: in the good way! Stayed here for my second time, and absolutely love this place! Louise the hostess is so lovely and welcoming and friendly. Doolans is elevated on a hill and away from the road and has a tranquil garden with amazing views over farmland, Mt Ngongotaha and Lake Rotorua. Yet it’s a very quick drive into town and only 10-15 mins from Eat St in Rotorua so everything really is close and convenient. The rooms are beautifully furnished with comfy beds and lovely sheets, and the house has enormous living space that’s architecturally interesting, with lovely furnishings, massive amounts of glass for the views, that can open up in summer and also be toasty and warm in winter with a nice central fireplace. So good the first time we stayed and equally as enjoyable the second time. Also lovely breakfast included. As someone with family connections and a lot of stays around Rotorua over the years, I can easily say Doolans is one of my favourite places and great value. Will definitely be back.

Driving into the estate is just the beginning of the experience. Keep going even though after a day on the road you may think you missed a turn. Eventually you will arrive at a most exquisite lodge. And then you are greeted by the staff who were very friendly & accommodating. The Lakeside villa was great and the meals were exceptional. We stayed 2 nights & 4 would have been better. Highly recommend the hike to Bridal falls. Beautiful water fall that you are up close to.

I stayed in November 2023 and the honey that they provide expired in Aug 2021, 2.5 years ago!!! Also know before you book: there’s no in room dining whatsoever. If you want dinner/breakfast, you will need to make reservations 24 hours in advance. You can only have dinner and breakfast at a specific time. You can’t get food whenever you want. If you don’t make reservations, the chef will not be working. Also you can only eat in the main lodge. If you stay at the cottage, it’s ~2km down the hill from the main lodge and you have to drive a 4WD car up the steep hill. They don’t provide any transportation between your room and the main lodge. Also the pheasant cottage is more like a random airbnb, it’s in no way relevant to the word “luxury”.

Treetops is very expensive (NZ$2835 per night, that’s US$1800) I can stay in the Four Seasons in Manhattan for significantly less. So these guys are charging top of the market rates. However, what you get is not even worth half that. The hotel was obviously built with some care 20 years ago, but now it’s tired. The picture is the entrance; your first impression. On top of the dilapidations, they tries to run the whole place with about six staff while we were there. The staff were friendly and helpful but they couldn’t possibly deliver a first rate service. Service is mostly nonexistent. The food is ok but nothing special (breakfast and dinner is included). Breakfast was pretty good but dinner was way short of a luxury experience.
Don’t waste your money at this place.

This place is pricey but worth it. The owner was having an event on our target days but it turns out there is a get 5 days when you buy 4, if you are willing to stay at Kinloch, which we did the first 2, then it really works out. We loved Kinloch and it is a very different experience than Treetops. We started with 11 of us, then went to 9 for the remainder of the stay. The ladies did horseback riding one day while the gents went fly fishing. There is an amazing Bridal Veil falls hike with picnic tables at the falls. As opposed to most great water falls, we were the only ones there due to it being on the estate. The food was great. Since we had so many people they would bring our happy hour canapes to our room, Lakeview. Plenty of golf carts to get around. They have a glow worm hike. If you get out to walk there are many herds of wildlife to be seen. It was a 28 minute drive to the ROT airport. Overall a great stay and highly recommended.

Absolute paradise. Pricey but well worth it for the accommodations--architecture is beautiful and guests are made to feel at home in every capacity. The lodge is located on 2500 acres of well-managed land with hunting and fishing opportunities as well as numerous hiking and mountain biking trails. Staff are friendly and attentive and the guest cottages are beautiful, well-appointed and very private. Best lodge I've ever been to. Would also like to note that we arrived in a minivan, no 4WD needed for the gravel roads that some other reviewers have mentioned, and although there is minimal cell service in this remote area Wi-Fi was speedy and reliable at the main lodge and our cottage. Can't recommend this place enough!

We stayed 3 nights at Treetops but it felt like a week long holiday. The luxurious villa and lodge, beautiful surroundings with forest and mists, eclectic artwork in every nook and cranny, and the absolutely fabulous food made this an unforgettable experience ! Of course ,like most things in life,the ultimate make or break factor in any experience are the people you meet. We were quite blown away by the warmth and hospitality of each and every staff member- Kim, Dave, Lola, Ash, Sandeep, Sharday, Chef Felipe Ponce ( thank you for lending me the spice book) and Chef Lauren Moore ( I will never look at a truffle without thinking of you!) . Thank you, too, Colin , for giving my husband bragging rights on catching those huge trout!
