Older budget hotel in a rural area I would not call this hotel a Palace at all, it's a large hotel complex with 3 buildings blocks and rooms spread over 3 floors (no elevator). Rooms are basic with AC, large fridge, TV, and dated furniture. The beds are average comfort for Thailand (aka not too hard, but also not really soft). The bathroom is bare bones but does have hot water with good pressure. Hot drinking water is available at the lobby, but no kettle in rooms. We found the room to be relatively quiet, with the occasional noise from other guest walking by or slamming their room doors. Internet is substandard, slow and frequently cuts out despite several routers being visible. We ended up having to use our mobile phone hotspot for reliable internet. The number of parking lots seem to be too few if every room is occupied. Given the low price (~400B on Agoda) it's a good value and good place to spend a night or two, just don't expect any luxury or a Palace.

Bed was one of the most comfortable beds we have slept on in our years of travel! Staff always welcoming with a beautiful smile; delicious organic breakfast and bath accessories hand made from the local area. There has been a lot of love and style put into this Homestay. Highly recommend for your stay in Chiang Rai. Great value!

A fabulous retreat in the countryside of Chiang Rai! The serene surroundings & tropical gardens were the perfect end to our Thailand trip after manic Bangkok & vibrant Chiang Mai. Hosts Ya & Mark extended the warmest hospitality & fed us delicious food and coffee. The loft rooms are very spacious & aesthetically designed. The balcony deck was a highlight for us to just soak in nature & practice some yoga. Location is good, a short 15 min walk to the marvellous Black Temple, with some cute supermarkets & restaurants around. Grab cab works well to visit the city temples. Homestay Chiang Rai was one of the best accommodation we had during our 3 months travel. Phaety is a fantastic host, we loved chatting with her. The pool is very clean and nice, our kids loved it. The family room is spotless, spacious, the food delicious, and the atmosphere homy and relaxed. Overall, a very cosy hotel, nice garden, great service!

A beautiful oasis slightly out of town, would highly recommend! The grounds are beautifully kept, the rooms are very clean and comfortable. Our only complaint is the prices of the food and drinks weren’t great. Too expensive, well above standard prices. Also the scooter rental, was terrible. (Blown out rear shock, bad breaks, low break fluid, wheel bearings work out and broken clasps on helmets - overall should not be rented out to anyone) If you don’t eat on site and don’t need a scooter this is a great place!

A very nice place with a beautiful garden and great food. We spent 2 nights there. We booked the family room and the master bedroom had some mouldy smell and when we told the hostess she upgraded us to the junior suite without extra cost which is a beautiful room with mountain view. The hostess was very helpful and kind. This is an oasis away from the town, still close. We had the nice pool and garden for ourselves. Warmly recommend this place.

Whilst we only stayed 2 nights Phaeti was a very welcoming and chatty host. Gave us some very good touring tips. Comfy bed, mini bar and lovely breakfast. Good air-conditioned room. Lovely setting where you can relax away from the hustle of the city, yet still only a 10 minute drive to the centre. Would recommend.

Lovely place with lovely staff and owner! We loved the rooms (beautiful and clean), the swimming pool, the restaurant, and cocktails (we tried dinner only as we always left too early for breakfast). They can call a masseuse for you if you want (quite good!). It's peaceful, quiet and with a nice garden. Definitely recommend as long as you have your own car (we rented one at the airport), otherwise it's too far from the city center and tours. There are a few local food options at walkable distance but quite limited. 15-minute drive from Chiang Rai center.

Ohh no no stay away, we booked 2 nights here and not one single good experience , communication between staff not working.. Room had to change because electricity problem, order breakfast I sat down waiting for it and I was asked again if I wanted breakfast the pool isn’t even close to what is on the website, fake photo , and if you are on downstairs room close to main road, good luck sleeping!! Disappointing!!

I can't believe these reviews. The hotel is really far from the center and you should cross a huge road without pedestrian crosses. The rooms smelt really bad, and the hotel service spryed the room just before we entered to it. Checking the room, we realize the bed header had FUNGUS!! And the big wood chair too! They changed our room twice and each time was worst than previous, all of them in the base floor. Additionally, they don't refund after we left the site, despite of booking advises and we cancell the booking before the dealers time for it. They got our 3 nights money.

Room quality was average. What made it a 1 star was the bad sewerage water smell and especially the relentless mosquitoes. I had to kill over 20 of them but they kept coming and had bites throughout the night. The shower had a weird design where the entire floor would be flooded with water with a bathtub there but the hot water and pressure system was really good. TV channels don’t even work (along with Netflix). Internet was barely usable. Only good thing was the lobby design tbh

The property is lovely and like an oasis in the desert. The hosts are very nice people. Their English is great and they offer advice about where to go. The pool was cool but fresh. The pool deck is very slippery. Rooms are very nice and clean. Weight room in great conditions with machines that work. Our host respected our shrimp allergy and made special dishes. Highly recommended! The accommodation overall is over expectation. The bed is so comfy. The resort is located near Maefahluang University with only 10 mins drive. Gorgeous trees and plants, beautifully decorated 4-years young accommodations with comfortable beds (firm, but not too firm), cozy bedding, large western-style shower with detachable shower head. Free, made-to-order breakfast, meticulous cleaning every day, free laundry service, free bicycles available to explore the peaceful surroundings (highly recommend biking the short distance to the Friendcation coffee shop and wine bar). Kind and friendly owner went above and beyond to accommodate my extensive food allergies! I can't wait to come back to this exceptional, peaceful retreat.

Brand new place so new reviews yet, but we took a chance on it and glad we did. Lovely staff with excellent service and they were really kind to keep our luggage stored for a few days too. The rooms are large and comfortable with lots of natural light. The bathrooms have fantastic hot showers which look like they’ve never been used yet. Everything was great. I don't know why this hotel has so low rating. People are really picky, I guess. The room is definitely clean, tidy, neat and comfortable. You can find hot water and tea downstairs. I made tea in the afternoon and in the midnight, so it is available at any time. In the room we had free bottled water, fridge, hairdryer, 2 mirrors (one in the bathroom). The hotel is stylish and bright. Yeap, it has stairs, but for me I don't need elevator, I am not old or weak. Breakfast is modest, and still it is more than enough. For this price I am surprised they provide some meal, cause other places don't do it. Btw, we had bread and butter, jam, plenty of eggs, cereal, biscuits, fruits and drinks of choice. I am completely satisfied. To conclusion, I enjoyed for 2 days here. Thank you so much. Girls who work here are very cute. I bet some people will not trust, but nobody asked me about references) I just noticed they have some bad marks and were wondering why. Good luck and save trips.

These are 2 townhouses that have been turned into a hotel with rooms. Our room was in the back corner, 3rd floor. Awkward stairs to get there. The room is nicely designed with 6 pillows on a comfortable double bed. But the room is very, very small. So we decided to leave our suitcases in the car. The bathroom is so small that we also decided not to shower as the whole room would get wet. (It's smaller than bathrooms in Tokyo!) Unfortunately there is a lot of noise in this area. You could hear loud motorbikes all the time, even late at night. We thought our room in the back would be quieter, but it wasn't. There is limited parking for only a few cars in the front. Breakfast is simple. Bread, cereal and instant coffee. It's in a bright room downstairs. Young girl at reception is very nice.

It is okay and fair for the price the beds are the best! I was staying here for 2 nights and in those nights I woke up around 6 am because someone grilled meat outside. The house is not well isolated so even with closed windows I noticed a heavy smell of barbecue and I couldn't fall back asleep of the smell but I have to say that I am sensitive to that. You can hear conversations next and under you clearly because of thin walls. Some people spoke loudly quite late in the evening, a bit annoying. There can be a lot of traffic noise as well so would recommend having earplugs. Furtherly it is a nice addition that they offer a small breakfast for the price. Coffee or tea and bread with butter. Today there were bananas as well! Sadly I couldn't use the bike from the owner as some people had mentioned in previous reviews :(.

Cheap, clean, and warm hospitality! The owner brought mw bottled water, gave me a food massage, and even let us use his city bike for free. An enormous balcony where you can airdry your laundry after handwash. A few buckets and a whole bottle of detergent power can be found in the bathroom. As well as bodywash, shampoo, and conditoner. The fan is the only downside, for it's too hot to sleep, my first and only night there, I barely slept a wink till four in the morning. If you are not an AC person, this place is no doubt an amazing homestay.

People walk one way, and turn to the other side of the road for the opposite direction. Hundreds of varieties of food, but mostly satay/grilled and fried food. I love especially Thai traditional snacks that has coconut milk in it. Very tasty and must try. There's also a few local musicians/talents that show their skills. And you can also dance or sit with locals in the huge area where people gather to dance, sit, and eat. If you're in Chiang Rai on a Saturday night, this market is a must visit.

But some of the best deals we found on zipperless luggage, and clothes souvenirs were at this market. For example, I purchased a brand new crocodile skin wallet (2 tone), high quality for 950 TB ($29 USD). Crazy! The Thai food is always amazing and please interact with the Thai people, they are the best. Tip - take the Tuk Tuk taxi’s every you can, they are unforgettable! This was busy for dinner service so we decided to eat here. And we in the quest to find the best pad thai in Thailand anyway. We ordered pad thai and pork with garlic. Service was fast, they cook the food in woks in front by the street. Beverage and beer are self service. Pad Thai was good as well as the pork with garlic but not memorable/special. Prices are reasonable and probably one of the most affordable dinners in Chiang Rai. Also close by the Clock Tower and you can watch the light show from here. Restaurant needs upgrade on paint and interior. We saw a couple bugs on the wall.

I had eaten here last year and wanted to return and try new dishes. This time ordered nam ngiao with pork. Flavor was excellent. The meat was hot, but the broth was only warm. Homemade juices, tried the lemongrass, which had nice flavor. Prices are reasonable. Not a bargain but not overpriced. Total for soup and juice was 94 thb.

Amazing little hotel in Chiang Rai, close to the airport. The hotel is cat themed which we loved, and we booked the balcony room which came with a free cat friend for half the night! Sleepy house immediately feels like home as you step off a quiet little backstreet in the heart of Chiang Rai. We stayed here for 5 days, and couldn’t have picked a better place for our stay. As we were staying for a longer period of time, we were given a really big room which was fantastic. It had great WiFi, a desk, little sofa, tv and giant wardrobe. The place is homely, nicely decorated, comfortable, and clean with all the essentials you need for a few days exploring Chiang Rai. Unlimited tea, coffee and biscuits are also provided which is a nice little extra. The cute cats are also a bonus. I love cats, although I’m slightly allergic but I didn’t have any reactions during our stay. All the ladies are very friendly, always greeting you with a smile. We tried to extend our stay by one day, but the place was already fully booked which speaks to how lovely this place really is! We wouldn’t want to stay anywhere else in Chiang Rai.

The overall experience of this hotel was a bit disappointing. When we booked the B&B the pictures looked really nice, tidy and cosy but the reality did not match those expectations. The room itself was clean but the common areas could use a good clean and some decluttering. Windows were very dirty, when coming down the stairs you could see bugs and dirt laying on the ledges, it just looks as if it's been a long time since it was cleaned. The place has a lot of potential but could use some love and a fresh wind. Housekeeping came by but other than making up the bed they didn't do anything. No fresh water, no wipe down in the bathroom. There is a breakfast buffet in the morning but this quite limited. You can also choose a plate of warm out of 6 choices. It is nice that you get a choice but all plates had items on them that we do not eat so it is a shame that this food has to go to waste. It would be better if they let you make a choice of eggs, meat, vegetables. That way everybody orders exactly what they like and nothing has to be thrown away. The staff was really nice and despite the limited level of English were really helpfull. Overall the experience with this B&B was not bad, but it just didn't match our expectations. Some minor changes would make a whole difference.

One of the most aesthetic hotels we've ever stayed in. You will literally feel like you've stepped into a vintage european vacation house from the 60s! The staff are extremely well behaved as well.. A very nice English style hotel, lost among simple Thai buildings. Closed courtyard, cozy lighting. The price is very good (30 euros per night). The room is beautiful, with a nice balcony. Old, but nice. There were no neighbors, but since the house is wooden (we lived in the second house further from the road, the stone one is closer to the road, but they didn't put us there) the audibility would be annoying. But we didn't like the breakfast at all, the coffee was tasteless, you have to choose the food in advance, which is inconvenient, and it tastes average. Complete lack of fruit! And it's strange that you have to leave a deposit; hotels have stopped doing this a long time ago.

This is a quaint little B&B with a sort of colonial style. Our room was large, the bed was comfortable, the shower/bathroom was good and the staff are super friendly. Overall it was a pleasure to stay here. We had breakfast included in our room rate; as with many places in Thailand, there's a small set menu for breakfasts consisting of eggs prepared in one of several different ways, plus a side of rice and some chicken sausages. Wasn't totally blown away by the set breakfast but it fulfilled a need. The breakfast bar also contains croissants, bread and cereal too. Their homemade yoghurt is excellent! The B&B is located just outside of the main centre area, about a 20 min walk from where the night market area is. It's about a 50 min walk from the blue temple. We're big walkers, but if you're less keen then a taxi to the main areas should be about 80-90 baht on the Grab app. Our stay cost about £35/€40 per night (about 1400bht at the current gbp exchange rate). If you're not on a budget and fancy somewhere cute and quiet then this place is a great option.

Nice coffee shop with average tasting food and acceptable prices. Coffee was decent but not great. Food was decidedly average. Where this place shines is in the landscape design. Much attention was given to creating many picturesque spots that all integrate seamlessly with the overall theme. Easy to forget you’re in Thailand as the whole place has a certain New England feel to it. While the design is very well done, the atmosphere suffers as you never really get the feeling of being surrounded by it, but rather looking at it like animals in a zoo. As a place for taking photos, it’s definitely 10 star, but as a place to relax and eat in a garden atmosphere, it only rates about a 7. Still recommended to visit if you are in Chiang Rai. Just don’t expect to spend an afternoon relaxing in its gardens.

Best accommodation I had in one-month backpacking in Thailand. The building is ancient and the atmosphere is familiar and cozy. The room was very nice, and clean, with air conditioning, a fridge, and water. The bathroom is shared but super clean and the shower is very comfortable. The breakfast is abundant with croissants, toast, jam, tea, coffee, and a dish of your choice. The icing on the cake, the owner was extremely available: she waited for our late check-in and let us stay in the common room for some hours after check-out. Super recommended!

The hostess was very kind, we liked the hospitality, the food they served us for breakfast, and best of all was that they can rent you a motorcycle there for 250 Bth a day, you just leave a deposit as a guarantee. I left US$ 100.00 which they returned to me at the end of the day. The only thing is that at 11:00 AM if you have not left the room for check out, they will tell you that it is time for you to leave. We had an excellent stay at Huan Kawin! The location is perfect, we were able to walk there from the bus station in about 15 minutes which means it’s also walking distance from the Night Bazaar and many excellent cafes and restaurants. It’s also off the main road so it gets nice and quiet at night. The internet was great and the TV with YouTube and Netflix (need to use your own account) was a nice treat. TV language is set to Thai but it was easy enough to figure out. Our room was clean, bed was comfortable, AC worked well and the bathroom down the hall was clean and shower gets as hot as you want. Also they offer free use of their washing machine which was amazing as we were able to wash all of our dirty clothes. Our room came with free breakfast that was cooked fresh in the morning. I particularly enjoyed the omelette but there are a few other options. We only took advantage of this once though because there is so much good food around Chiang Rai! Finally the staff, a family, were so nice and even let us stay in our room past check out time while we were waiting for our bus. We forgot something in the room and they offered to mail it to our next hotel (we declined because it wasn’t important but wow). Highly recommend and we will be back if we’re ever in Chiang Rai!

Huan Kawin Hostel is fairly central without being near the noise of the city. It's located 10 minutes walk from the city center and Green Bus Terminal One (100baht taxi from Terminal Two if you get off your bus too early). The hostel is also close too many great cafes and bakeries, and a short walk to the river. The private rooms are all located on the upper floor, and are nice, albeit lacking any form of noise insulation (you can see through the floor boards to the common area, which means any conversation below may wake you up). The private rooms all come with a mini fridge and a powerful A/C (one of the best ones we've had in Thailand). The breakfast options are superb, and the service is great. This is a small family run guesthouse more than a hostel, as there are only 3 private rooms, and a single dorm with 4 beds, so expect a certain level of quaintness. I really enjoyed my stay here.

Can't recommend it highly. It was extremely noisy here the Friday night we arrived, in spite of its location on a dead end surrounded by fields. Bands played loudly and loudspeakers blared from multiple sources. The breakfast was a cold egg with cold tosst and some lettuce. They have a sign with coffee prices but don't make coffee. There is no way to heat water in the room for tea. I wouldn't return.

We had an amazing experience staying at Alex and his family's home for 3-4 weeks. The room was nice and clean, and there was a lot of space outside to relax. We worked remotely, so we often borrowed bikes and went to nice coffee shops in the surrounding area. The area was quiet and safe, close to nature with many caves, temples, and interesting places to explore. The downtown is nearby, about 10-15min by bike. Alex and his family were great hosts - very responsive, flexible, and kind. It was always fun to hang out and chat with Alex who was really knowledgeable about Chiang Rai and many aspects of Thai culture and history. We appreciated the fantastic daily breakfasts and laundry service. Overall, we felt super at home at Alex's and would for sure visit again in the future.

Home from home, this is what all guest houses should be like. Best service we had in Thailand, super friendly, welcoming, and very knowledgeable host. Nothing was too much trouble, great English speaking! Yes it is a little far from the centre but as are all the attractions in Chiang Rai so this is not a problem, especially if you rent a scooter from the guest house. The scooter was competitively priced and great condition, me and my girlfriend used it to go all over the surrounding area. Room was very spacious and clean, good shower room / bathroom. Breakfast was amazing, different every day with some Thai breakfasts thrown in as well, just what you need to kick off the day. Quick laundry service available at small additional cost compared to other places we stayed. Host dropped us off at the bus station at the end of our stay at 5:30am for a very reasonable price, and even gave us a packed lunch for our long onward journey. For the price this guest house cannot be missed if staying in Chiang Rai, cannot recommend enough! Minor improvements could be emptying of bins in room daily and fresh towels as we had come to expect that from other guest houses at similar price, but the host more than makes up for this! Milin Guesthouse is a nice little place of stay, a little out of town in Chiang Rai, but easily accessible by Grab. The owner Alex and his wife, along with their two children are incredibly friendly and accommodating. They provide home-made breakfast catering to one's dietary needs, as well as some exotic fruits that taste great which he brings from his farm. The room is cozy, and the bed is adorned with elephant or swan towel arts. Alex is a great person to have a chat with, and he'll guide you with your travel plans in and around Chiang Rai. He also has bicycles and motorbikes available for rent. I personally loved the concept behind the guesthouse which he had built from scratch with the vision of welcoming travellers from any part of the world for a pleasant cultural exchange experience. There are 5 rooms for double occupancy with a patio infront, and a dormitory that can fit 4 people. At night, the lanterns are lit up, and if it's a moonlit night, the setting is magical and all sorts of wonderful!

The owner and family make this place all worth the money. Rooms were clean and spacious. Water was hot. Laundry was done well and for a more than fair price. Only downside is it can be tricky to Grab into town, but the owner is happy to give you a lift if needed.

While breakfast isn't served traditionally, the friendly groundskeeper ensures guests have access to food and fruits, along with kitchen facilities to whip up your own eggs and coffee. The rooms are impeccably clean, making for a comfortable stay.
This is an amazing place that resembles an Italian house somewhere in Tuscany. The staff is fantastic, and the breakfast is delicious. The house and the view of the garden are delightful. We will definitely come back.

I find it quite difficult to write a review about this place, because I definitally don't want to disprespect the warm and friendly Thai woman (housekeeper) that took care of us and made us breakfast every morning. I guess I would call our stay at the house basic. The rooms were spacious and clean, but because of the heavy rains we lost electricity at the house two nights in a row for a few hours. Being there all alone made it an unpleasant experience for our son. Also the two dogs that guard the house are quite scary which meant our son was often afraid to leave or enter the house to get to the car. The dogs were calm when the Thai lady was around, but most of the time it was just us... Maybe there was more to experience there, but due to the lack of communication (the woman only spoke Thai so we had to rely on Google Translate) the options were limited.

Wonderful stay at the Bed and Breakfast Chiang Rai! Booked online and arrived at the beautiful property late on Friday night. The uncle/groundskeeper stays on site and was very helpful for whatever our needs were. Rooms clean and sparkling, wonderful pool. I booked this because it was the closest to the university I visited for a conference and I was just amazed by the property and the hospitality of the host. I loved the breakfast with the host, overviewing the huge garden and the swimming pool. The room is large and confortable. I did not need air-conditioning but just let the wind come in. No restaurant around but you can order Grab for anything and the host can help you which to choose. A natural sulfar hotsriping is nearby (15 min walk, massage should be booked).

Although there's no one serving our breakfast when we stay there, but a man who stay there as a house keeper kindly bought us some food and fruits for our breakfast. Kitchen was leftover with plenty of eggs. Can help yourself to fry your own eggs and make yourself some coffee with the coffee maker. We was told that the owner was in vacation too. So, straight away my mind is telling me that the service must be prepare by the owner herself. Maybe because of this we get a special room and a good price. Thank you. We still very happy with our stayed and will come back again.

Beautiful and Quiet B&B If you are looking for a quiet and relaxing stay just outside of Chiang Rai, this is the B&B for you! The owner, Jindara, really helpful and speaks fluent English. Our stay was in a guest house (wood house) adjacent to the main property, so we were not sharing with anyone. Jindara is in the process of updating the property we stayed at so it had minimal furnishings, but it had everything we needed - large bed, working AC, private toilet/shower, private parking, fridge, balcony - and even had some bonus content - tv, and some friendly dogs from the neighbours. Jindara made delicious traditional Thai breakfast (she also made more traditional western breakfast) for us every morning that always included fresh fruit and coffee. We spent as long as we needed relaxing by the pool soaking in the sunshine. There are restaurants within a 10 minute walk, however the local community does not speak much/any English she be prepared to use your translator app. I suggest renting a scooter or car while you stay so you can easily get to your destinations, Grab was also very cheap (about 160 Bhat to get to Chiang Rai city centre). Overall we would stay here again and recommend to anyone! If having all the furnishings is important to you, clarify with the host what your room includes before booking, because the rest of her rooms are fully updated and gorgeous!

The staff are so helpful, kind and attentive. We arrived in the afternoon for a short visit and they arranged transport to the attractions within half an hour. If you are looking for a more traditional place, rather than a chain, then I would recommend this place. There's a veranda where you can sit and chill. The room had everything you needed, including both A/C and a ceiling fan (my preference). Excellent value for money. In the evening there were food stalls in the courtyard where food was cooked fresh.

I stayed here for 5 nights and it was perfect for me. Very close to the restaurants, bars and Walking Street but was very quiet at night. Good A/C in the room. Hard bed but I loved that. The owners were so welcoming and helped with tour booking and any other advice that was needed. Free bananas all day and a great cooked breakfast in the morning. For the money it really was fantastic. If I'm back in Chiang Rai, I'll stay here. Thanks!
