But I have to say after this last visit, I will not be staying there again. Our room was not in very good condition, as a matter of fact the Inn itself was in terrible condition. The rugs through out the Inn were absolutely disgusting, stained everywhere. All the screens on the windows in my room were ripped, making it hard to open the windows for fresh air. The shower had mold in it and all the light fixtures had bugs in them and I won't even get into the dust. Towels were a dingy grey color, just not a very good experience. The staff at the front desk were personable, but extremely slow and I found a lot of them to be on their cell phones. The pool and jacuzzi.... the only word that could possibly describe it is " deplorable"! I am not sure how people could have gone in. It is a shame to see this once beautiful Inn go down hill. I hope that they clean it up and do some renovation.

We visited in June 2025 for two nights and really enjoyed our stay. Everyone on the staff was incredibly friendly, helpful, and accommodating, which made our trip even more enjoyable. The inn is very clean, and the beds are super comfortable. We appreciated the free breakfast each morning, which offered a nice variety including hard-boiled eggs, cereals, yogurt, fresh fruit, coffee, juices, muffins and bagels. In addition, coffee and water are available in the lobby 24/7, and the main area has plenty of seating along with games, a baby grand piano and even free ice cream and cookies! The manager, Ashley, was especially welcoming and friendly, and the rest of the staff—Phillip at the front desk, Nathan in the breakfast room, and the cleaning and maintenance crews—were all so kind and helpful. Pool was clean, rooms were spotless, walls were thick enough for good privacy. The staff was friendly. TV has good channels and the beds are memory foam with varied sized pillows! I slept very comfortably. There is a nice laundromat next door. The grounds are nice. There was also good parking even though the hotel was fairly full. The few issues is that there is no continental breakfast. But there is coffee and hot chocolate in the lobby and the room. Also, a pet is an extra $35 per night (per pet). I understand that somewhat, because untrained dogs can be a mess. But our little guy just lays on his mat and goes to sleep. There should be some kind of refund if no dog mess is made. NOTE: There is a $250 fine if you leave your pet in the room unattended. So BE WARNED! You have to take your pet with you whenever you leave the room. But all this is explained at check-in so there are no surprises. But I won't complain because the room price was so good and the hotel is very nice and well kept. Also, good luck finding another hotel that allows pets. We will come back here next summer!

The room we had was clean and big and spacious except bedrooms were tight and bath small. Need some kind of shelves to put our cosmetics on in bathroom because no counter space. Could use some nice beach photos on walls or decor. I like the location and close to everything and nice view of sunrise from the lawn. Coffee was great, but muffins were so tiny and not anything good.. Just your basic continental breakfast. Also the garbage disposal wasn't working right and had to get someone to come look at it. Then my brother wanted to come stay overnight and he had to take his motorcycle and not his car so he could park somewhere on the property. The parking for Only ONE car at the hotel and No room for a second car for their guests is ridiculous, ! and we had 2 cars because we drove to Maine separately at different times. Not everyone can drive together in one car. ! I had to park at another hotel that allowed me to park there for 3 days, we tried to find overnight parking but none in Ogunquit according to police dept, or have to pay somewhere else which is insanely expensive!!. This is poor service for your guests ! We go to Maine every year and never have a problem at hotels with guest service. This place does not accommodate their guests very well. All the other staff tried their best to be accommodating. We unfortunately got a call that the tour was canceled so we tried to cancel the room too but the manager, Vinny I’m guessing his name was, refused saying it wasn’t within the 10 days, even though we never would of had a 10 day period to cancel. Never once have I had a hotel deny a cancellation, honestly. So we were forced to go there, since we paid quite a bit of money that they were not returning. When we got there, the room felt damp and humid. The bedding was absolutely disgusting. The mattress had a huge piss stain on it. But to refuse a refund then give us a shitty bed, room, etc. The manager couldn’t give a crap. Would never recommend this place to anyone. Spend the little extra money and go somewhere way more comfortable. Not even saying this because I’m angry, it was truly disturbing that they could pass a room off with this bedding and mattress. The staff said they would move our stuff for us if we were going to be out for the day but we saw that they started cleaning the room early and we were able to move before our trip to Kennebunkport. Room 76 was also super clean. They did such great job and even gave us bottle of champagne for our anniversary and a note for a happy birthday both of which must have been in their computer system from years ago. This room was smaller and had a seperate bedroom with a bed and dresser presumable for a child but bid enough for one adult. This was the perfect space to put all of our stuff. There was also a kitchenette an a small sitting area with 2 chairs. The bathroom was a good comfortable size. Staying here is such a delight. We did go in the hottub which was nice and hot and we sat by the firepits both nights. We will not hesitate to return to the Sea Chambers!

The street is very quiet, though you can hear the rumblings of guests in other rooms and the machinations of the building. I think the shower was installed when my parents were children. Not typically a place I'd feel compelled to review, but the people were so lovely that I had to. Special shoutout to Susan: They had a vacancy but the room hadn't been cleaned. She turned it over on the spot (as the only person working when I came by), and gave it to me for a very fair price. The owner and the manager served breakfast, and they were both sweet as well. (It's a real homemade breakfast too!) They exhibit the kindness and consideration you got from Airbnb before it got taken over by real estate investors. We checked in around 5:30 and Glen gave us a brief tour of the property, a glass of champagne, and showed us to our room. I ordered a wine package that was waiting in our room when we arrived which was delicious. We also were pleasantly surprised that a little cake was waiting for us as well for our anniversary, which in all honesty was one of the best vanilla cakes I've ever had. The Kittery room seems to be one of their smaller rooms but it was plenty spacious for the two of us. The room and the on-suite bathroom were both clean and wonderfully decorated. In the morning we had a country boy breakfast (eggs, sausage wrapped in pastry, potatoes, a grilled tomato) which was, like the wine package and cake, amazing. In addition their coffee was really good. During breakfast Bentley, the owner, checked in with us to make sure our food and accommodations were satisfactory. He was so professional and was really attentive in making sure the floor of the breakfast room remained clean and tidy. He even gracefully took a short break from his busy work schedule and allowed us to get a picture (shown here). The whole staff was wonderful and we really enjoyed our stay. We've already talked about going back again next year or even going for a long weekend in the fall. The price was very reasonable as well.

My only 2 issues.. lots of walking noise heard above our room…the other frustration was that once we were checked out (11am) we had planned stay in town for a full day.. my daughter was hoping to swim for one last time before having to take off and we were disappointed that we weren’t allowed to use the facilities.. most hotels I’ve stayed at allow this.. considering you pay for two nights and you don’t even get a full 48 hrs stay..would have been nice to use the pool one last time.. otherwise zero issues and we would stay again!

The room was spacious and clean. The bed comfortable. Shower was hot with decent water pressure. Having the fridge and coffee maker was handy. The walls are a bit thin so tough to have louder or screaming kids for neighbors 🙄but otherwise people this weekend were respectful and not too rowdy! Thank goodness! The gounds were kept very well with 2 outdoor pools and the hot tub outside was small but great! The front desk staff was pleasant and helpful with any questions! It is an easy walk to downtown shops and over to Ogunquit Beach, Footbridge Beach and Perkins Cove, as well as several nearby restaurants! It was also a walkable distance to the Ogunquit Playhouse with sidewalk the entire route! The only feedback I would offer is instruction on where things are on the grounds. I was unaware where to find the indoor pool, hot tub, or fitness center until the day I checked out and didn't know what the other building by the outdoor pools was intended for, assumed it to be more rooms. And yes, I could have asked but even a simple 1st timer guide in the room would be great! 😀 I am looking forward to my next stay here!

We were able to check in a little early and we even stayed an extra day as we were offered a great deal. The rooms are big and clean and the amenities are nice. There is no breakfast but they do have coffee and tea available all day. There was a huge RV taking up 6 spots so parking proved challenging as there were not lots of spots to park and we drove around the property a few times until a spot became available. Check out is at 11 but we received a text around 10 asking when we were checking out which annoyed us bc we gave additional business and felt like we were being rushed. Overall, it was a lovely experience. The pools were nice and always busy until around 5 to 7 pm while people were at dinner. We would stay again.

They used bleach on the ceiling but didn't do it in all the areas. Bleach only hides the underlying issue. We decided to leave the "motel" and go elsewhere. They even blamed it on the housekeeping staff for not keeping up with it (beaching) -- obviously there is a leak somewhere and it needs to be addressed. The rooms also smell musty. We asked for a refund for our stay and the refused. They did refund the other nights that were supposed to stay, but would not refund us for the prior nights. They knowingly rent rooms that have black mold in them which is a serious health hazard. My son was there one night, left for a wedding, then was coming back for two nights. His room also had mold in it and he refused to stay there again. We decided not to check him in as we were checking out. We put a one night deposit down for the two nights. They KEPT one night even though he didn't check in. They still charged us for one night. Their staff were not alarmed by this and were rude about asking for a refund. The manager never came to our room after we alerted him about the mold in our rooms. They should make this right by refunding our money. We will report this to the health department. This is an old, overpriced motel, not an "Inn". The ceilings are "paper thin" and it sounds like people are stomping when they walk if you have rooms above you. Keeps you up at night and wakes you up in the morning. We moved to the Auberge on the Cove and could not be happier. It's a day and night difference. Abalonia Inn was perfect for our group! We had a great access point to getting around the city, everyone on the staff was nice and the three rooms we rented all had enough space for each pair of friends that shared. Mark at the front desk / manager was amazing - kind, caring, and really knew the city and the other locals - plenty of great recommendations and suggestions on how to make the most of the trip. He also helped us quickly fix what could have been a real tricky situation with lodging due to our own booking mistake - truly appreciate how accommodating he was! The pool and the hot tub were nice, as were the firepits and other seating areas - great people watching and also easy ways to get to know the other small handful of folks also staying there more intimately. We were even allowed to use a porch space for a little shindig we were throwing for ourselves and it was much appreciated in making the event special! The Inn is beautiful, has a high end luxury feel, yet is comfy and cozy. All of our guests loved their rooms and the communal feel. A huge shoutout to Lisa the innkeeper! It's been a place we've returned to time and again because it always felt like a special retreat. On our most recent visit, now under new ownership, we noticed that the once meticulously cared-for grounds have unfortunately deteriorated. The landscaping looked unkempt and lacked the natural beauty that used to be one of the Inn’s standout features. This is why I gave an overall rating of 4 stars. That said, the rooms remain just as clean, cozy, and well maintained as ever. The true highlight of our stay was Abby, the Innkeeper. Her warmth, hospitality, and genuine care for guests make us feel like part of the family. She is an incredible asset to the Inn and a big reason we will continue to return. We worked with innkeeper Abby to book out the entire place for our close family over the weekend and it was wonderful. Abby was SO accommodating of all the family's various needs, from dietary restrictions to grandparents' mobility impairments. As always the hospitality was above and beyond and we will be back!
