The location is also very nice. Walking distance to the Poipu beach but far enough to be quiet and secluded. Highly recommended!

The staff is courteous and the villa nice. Close to the beach, beautiful property on Poipu. It's a bit old fashioned but still functional. The issue of 3 star- the AC doesn't work. The portable unit made so much noise on the first night that we couldn't sleep. But I would never rent a property from the Parrish Group Kauai group again. When we arrived to our property. I walked in the one bedroom and slid across the floor banging into the wall. I could not see there was a huge puddle of water the entire length of the king size bed on the far side. The A/C unit was dripping out water down the side of the wall across a 12-16 inch area. Note the photos that is the pictures below the A/C. We arrived when it was dark so I was entering the room to turn on the light on the night stand. Needless to say we called their emergency line. The lady told me someone would be right out. A hour later I texted her again. She told me another hour. 2 hours later. Another 45 minute. Mind you we had traveled all day and it was well past midnight for us at 9pm Hawaiian time. The woman was rude. Two gentleman showed up at 11:10 pm Hawaiian time. They were nice. But could not fix and told us to just turn the A/C off and not use it. So that’s what we did. After all the back and forth and how rude the woman was we decided we would wait for them to initiate the repair. Three days later, yes three days later a man showed up unannounced to fix the A/C. No call. No warning. Nothing. He was super nice and fixed it immediately. I had used all our towels mopping up the water the first night. I asked for clean towels. And for the wet ones to be taken away. Another woman told me there was already enough towels. I told her the situation and that their ad said I could REQUEST clean towels anytime during my stay. 6 hours later they showed up with clean towels. I requested 4 more towels 4 days later. They told me I would have to pay $55.00 for more towels. Despite the ad. No one ever called to make sure the A/C was addressed. They offered no refund even though we paid for A/C and did not have it for 3 days. The damaged photo hung our entire visit. I've personally visited Kauai around a dozen times. Staying on these grounds for my honeymoon and now my "baby moon". I've never spent this much per night on a room, but with a baby coming I don't think I'll be able to come back so we splurged on the room. Unfortunately when we arrived it turned out the room (on the top floor) didn't have air conditioning. It was my fault for not seeing that the listing didn't have air conditioning listed. Even the cheapest of places I've stayed at have had air conditioning, so I didn't even consider that the room may not come equipped with it. I emailed the the property owners to see if I could potentially get another room or if something could be done as the room is over 80°, my wife is six months pregnant, and she can't sleep in that kind of heat. They said they could bring more fans, but with 8 fans already running in the room, more wouldn't be of much help. The mistake was mine, so rather than make a stink about it I decided to spend $600 on getting a tiny air conditioner delivered from Costco. We set it up in the bedroom so we could sleep and essentially couldn't use 2/3 of the room most of the day as it got too hot. Again, my fault but we made the most of it. We didnt tape, modify, screw or even fasten the vent down. Simply leaning it up against the window. Around 4:58pm half way through our trip I got a voicemail and a text from the property manager saying that someone took a photo of the small vent, it was "illegal" and that the air conditioner needed to be removed. Also that they're office is now closed and their security would be coming by later to photograph that it was removed. Also that we may have a "fine" passed down to us and if the tiny air conditioner used too much power, we would have to pay the power bill too. I'd like to think that 10+ radial fans would draw more power than my single tiny air conditioner Nowhere in my signed agreement does it say anything about air conditioners not being allowed, or even something that could be related to them.. Rather than waiting for security to come hassle us and be miserably hot the rest of the trip, we packed all of our luggage and groceries and spent an additional $2000 on a room at the Sheraton. I've never felt so disrespected by a company before. Just to be safe we took pictures of everything before we left. I hate being negative with business reviews but, talk about an unnecessarily stressful vacation! Follow up response: Absolutely it was my oversight. I said so twice in my review. I've stayed at cheaper spots at this location before and they have had A/C as well as the 10 or so other places I've stayed at, all of which were cheaper per night. Places that are a third of the cost have it! It was 84 degrees in the room after the sun went down. It seems unreasonable to not have A/C in there, but that is just my opinion and not the reason for the negative review. The property is undoubtedly beautiful! That isn't the part I'm upset about. The part I'm upset about and the reason for the review is entirely based on how you conduct business. Nowhere in our signed agreement does it say anything about being beholden to AOAO rules. I didn't break any rules that I did sign. I get threatened with fines, extra fees, and security is going to stop by. OH and your office is now closed. I also tried digging around for AOAO rules and AOBO (not sure what the difference is) but didn't see anything about tower air conditioners. Maybe link customers to these rules next time? This was our first visit to Kauai, although we've been to other islands previously. First the view and the location are incredible. We felt like we had plenty of room to spread out. The unit is a little dated (kitchen, bathrooms and furniture) and the proximity to the ocean accelerates wear on metal surfaces in particular. The carpets are in need of replacement and have a lot of staining. The kitchen is functional, but a little small to have more than one person in the kitchen cooking or preparing food, and the grout could use some freshening up. It was just before the back-to-back hurricanes were to hit the big island and we questioned going to Kauai or not.
