This will pass as a budget marriot hotel. I have had a better contiental breakfast elsewhere. The rooms smell musky. To be a recent 2016 built i feel like i stayed in a hotel built and never remodled since 2000.

The room was clean except the walls! Come on check the walls for cleanliness! If I could give the front desk zero stars I would. All except one was rude and i talked to 4 different people. Not one of them were friendly whatsoever no Welcome or good bye! This is the hospitality industry! Get a new freaking job if you have no manners or personality! Checked out then needed to stay another night so after having to wait 3 hours, came back only to be told my room wasn't ready. No apologies just usual excuses! Had to wait another hour and a half!!!!! No discount or maybe offer your guest a free beverage or something. I have worked for Marriott for years so this is SHOCKING!!!!!!!

This was our first visit to the Cape so we spent only a single night so we could visit other locations. Unfortunately the weather was unseasonably cold and a Nor’easter came through during our visit. Upon checking in, I went to our room and found that, though it looked like it had been cleaned. There was plaster on the carpet that had fallen from the ceiling where at some point there had been a leak I located a cleaning person and was told to go request another room. The woman working at the desk was having trouble understanding my problem, but eventually understood, and though it took a few minutes was able to locate another room. Unfortunately, we would discover in the middle of the night that that room had a small animal of some sort, living in the wall that chewed on the wood in the wall all night long only ceasing right before daylight. Upon my mentioning this to the same desk person the next day she shrugged her shoulders, and casually wrote down the room number and no note. Hopefully it was more mentally noted so that another person doesn’t have to lose to sleep that I lost also very disappointed to find there was a $10 parking fee which I really did not understand based on the location of the hotel. It was nowhere near the harbor and actually adjacent to a shopping mall which we could’ve easily utilized to park if I had known there would be a parking fee very disappointing stay overall would definitely not stay here in the future.

My experience with Fairfield Inn wasn't a very good one. My room had a moist or mildew smell to it. It definitely didn't smell clean at all. I called down to the front desk and she did offer to move me to another room but I was so tired from the flight, that I opted to stay. I did instead ask if there was a dehumidifier that I could use and to my surprise, they did have one. That helped a lot. The only reason why I am giving Fairfield Inn only 3 stars is because of an interaction I had with a different front desk agent. Upon checking into Fairfield Inn, you are given two bags of Cape Cod chips and two small bottles of water. On day #3 of my visit I believe, I asked if I could get two bags of chips. The young lady acted as if she didn't want to help me initially. I stood there waiting for her to acknowledge me because I didn't want to just walk up to the desk because she looked like she was busy. I stood there for a few minutes before she acknowledged me. When I asked for two bags of chips (which are small), she told me that they are for those who check in. I explained to her that I am not able to eat the free breakfast due to my being a Vegan. I finally said okay and walked away. At that moment she acted as if she wanted to assist me by asking if it was possible. I believe she should've asked that first before turning me down especially since I can't eat the breakfast and I am sure that breakfast they offer every morning costs way more than two small bag of chips. My saving grace was the fact that there was a Whole Foods Market across the street from the hotel. I was also put off by the fact that in their dining area, there is a sign that states that if you have dietary restrictions please let an associate know and they would be able to try and accommodate that. When I asked an associate, I was told that while it was written, there was nothing they could do for me. She never asked or checked to see what could be done. Overall, I didn't have a very restful or peaceful stay and I wasn't comfortable at all. My first night, the fire alarm kept going off which woke me up and I found it very hard to go back to sleep. Nothing was said and no apology was provided for that inconvenience either. I also never received a survey from them like most hotels provide. I seriously doubt I will ever stay here again.

Nice hotel, great location, good front desk. Where it goes downhill is the service and people responsible for the breakfast area. Very little monitoring when things run out, no supervision at all, yet when you walk by the kitchen they are either on their phones or laughing up a storm.

Horrible experience....I have stayed with Marriott over 1,000 nights for business travel and this Fairfield is by far the worst. Terrible front desk staff who would rather be on their phones than interact with guests, awful food, overpriced and rooms that stink of smoke. When I discussed with the general manager she was dismissive didn't seem to care and just gave the corporate answers to make the problem go away. Go ahead and stay there if you'd like....

Overall, it is a great place to stay, but cleaning staff needs to use brushes to clean the tub, caulk, and walls. Brought a few items to the desk, they had cleaning staff clean them but there were still black spots in the 2 corners and the door was better but not clean. Inside room door had dirt between lock and handle, was cleaned but not completely. Not awful, but who checks these details and says it I fine?

We had an expected need to switch hotels and Joanna was exceptional in helping. She was super kind!! It felt so good to have someone understand our issue and provide a solution. Her kindness will always be remembered. She would be amazing at training front desk staff. I hope you all are taking exceptional care of her because she is AMAZING!!!

We had a pleasant stay at the Marriott Hyannis. The location is excellent—right next to the large Cape Cod Mall and within easy reach of restaurants and supermarkets, which made everything super convenient. The staff we interacted with were consistently polite and welcoming. Our room, while a bit dated in style, was clean and well-kept. Housekeeping came by daily and did a great job maintaining the space. It was equipped with a standard microwave and fridge, and the toiletries provided were of good quality. The only minor inconvenience was that our room was located farther from the elevator, which made check-in and check-out a bit less smooth. The indoor pool was clean and well-maintained, though the water temperature was a little cooler than we’d prefer. The laundry facilities were also spotless and easy to use, which was a nice bonus. Parking was plentiful and conveniently located around the building, so we never had to worry about finding a spot. Breakfast options at the hotel were somewhat limited, but with so many nearby eateries, it wasn’t a problem. Overall, we had a comfortable and enjoyable stay. Would definitely consider returning!

Very nice room, in the middle of almost everything. I liked something that I have not seen in a hotel until now. They have a card with a QR code, and it tells you who will be cleaning your room and if you want to leave feedback or a tip. If you're only staying one night, most people won't care or bother with it, but if you're staying more than 1 night, then it matters a lot more. We are staying here 2 nights and our card says Erika is the one cleaning our room for the room. So we went out for the day and came back to the room not expecting much, but we opened the door, and all the mess I made last night was cleaned, and the room was spotless and perfect. It just made us very happy not to have to worry about any type of cleaning while on our anniversary vacation. Needless to say we are very happy with Erika and will definitely be scanning the QR code and be leaving excellent reviews and some sort of tip because she was just awesome. So thank you Erika for being awesome and wonderful.

Pros: Clean rooms, friendly staff, good location. Cons: fire alarm going off once or twice in the middle of the night for no apparent reason two nights in a row. Hazardous Gym, broken outlet covers, weird oil on treadmill belt. Missing dumbbells. I know a good gym isn’t the priority for a lot of people in this area, but this is not meeting even basic Marriott standards and is borderline dangerous to work out in. I was doing my floor exercises and my hand hit that outlet with the exposed cover. Despite my pros, I would not recommend or go back again unless you just need a place to sleep and don’t mind alarms…

Disappointed all around. My husband travels and spends a lot of money at the Marriott resorts. We first stayed at the Marriott in Hyannis. Motel at best. Disappointed in the room services, size of rooms, cleanliness, and room smelled like cat pee. We are Marriott gold members and supposed to have a suite, but they did provide that to us as originally requested months ago. The hotel would do nothing to assist us in this matter. No one came to clean and I took out our own trash, and brought dirty towels to their hallway bins daily. They refused to extend our stay by one day, and we were only able to get a hotel at the four points Sheridan cape code in eastham. Needless to say, I was disgusted. We were only staying a day, but I rather sleep in my car. The pool seemed nice until we headed to the courtyard. Bugs were all over the pool side and even a cockroach went into my daughter’s box of skittles (which was on one of the tables). Prior to that, the bar had unexperienced bar tenders that didn’t know how to make drinks so my husband assisted. I would have let that go, but not the cockroaches… gross!! they wanted to offer us candy in the gift shop, Food that night and in the morning breakfast, but I cannot eat a thing here. Thank God, this was in our main stay. We are switching back to be Hilton awards members.

False advertising and poor service. Booked a suite to see an event in Hyannis. Room booked was a corner suite, high floor for $362. Turns out, this location doesn't have corner suites OR a high floor as the building is 2 levels. At 5pm check in, front desk was unhelpful and ambivalent. Clerk couldn't care less and told me I could just go somewhere else. Room provided was no better than a normal room, no upgrades, badly in need of rennovation. Upon check-out, coffee bar claims to have Starbucks but waited more than 5 minutes for an employee but none in sight. Yelled for assistance in back, nothing. Won't be staying again.

Sea Crest Beach Hotel is a stylish beachfront hotel in North Falmouth, Massachusetts. It offers a restaurant, bar, and two saltwater pools along with a private beach for guests to enjoy. The hotel provides easy access to Cape Cod Beaches and Old Silver Beach, making it an ideal location for families looking to relax and have fun.
We just celebrated my daughter's wedding and the Sea Crest did not disappoint. Guests were so happy with the accommodations and the venue space. The view was fabulous and the food was delightful. I must mention the Catering Manager Alyson D, without her the wedding would not be as magical as it was. She answered every phone call, text message and email in a timely manner. Alyson was on-site during the wedding making sure the details were meeting our expectations. Thank you Alyson! You were a delight to work with.

I recently stayed here for 5 days to attend a wedding in town. The location is superb, the amenities are complete, well attended and nicely laid out - shout out to the pools !!!! The room itself was great and so close to the beach. It has a coastal casual vibe. Katie helped me over the phone with reservations, and then again once I arrived. She was friendly, professional and went out of her way to assist me !!!! I look forward to coming back. Thank you to all the attentive employees.

While I typically prefer to share positive feedback, my stay at the Sea Crest Beach hotel requires an exception. In all my years of travel, I have never encountered a hotel with such poor conditions, a statement that includes stays at very cheap hotels in my younger years. In preparation for our 35th anniversary, I booked a four-day stay at a hotel that appeared beautiful in every online photo. The $375 deposit for the first night felt like a small price to pay for what I hoped would be a romantic and relaxing getaway for my husband and me. After traveling from across the country, our first 4 days were spent having a wonderful time in Boston, but we were both eager for the change of scenery as we drove toward Falmouth. The resort entrance looked just like the website photos when we arrived. During a very busy check-in, a receptionist explained that the resort was fully booked due to a major convention beginning that day. After confirming my reserved partial ocean view room, she gave us our key. The hallways and elevator, however, showed signs of neglect with dented walls and dirty floors, which I didn't pay much attention to at the time. I was deeply disappointed by the state of my room. The 'ocean view' was misleading, with the large window instead overlooking a collection of HVAC containers, leaving the ocean barely visible in the corner. The room's flaws were numerous: rust on multiple furniture pieces, dirty floors, and a musty smell throughout. The bathroom had its own host of issues, including a rusty ceiling panel, a moldy vent, and a plugged drain that left me standing in a puddle of water. It was clear that major problems, like the bulging, water-damaged walls, had been cheaply painted over instead of properly repaired. I immediately went to the receptionist to request a room change, but she explained again that the hotel was hosting a convention and that a new room MIGHT be available the following day around 11 AM. We decided to stay and wait. That night, we only got about 4 hours of sleep because of the loud partying from the convention-goers and the unpleasant smell in our room. At 6:30 AM, I requested a refund for our three-day stay from the receptionist. She informed me that she could not process the request until her manager arrived at 8:00 AM. Since we had plans to go to Martha’s Vineyard at 9:30 AM and needed to book another room, we were forced to wait. When the manager arrived, I presented all the pictures I had taken of the room's poor condition and stated that I would dispute the charge with my credit card company if a full refund was not issued. The receptionist claimed ignorance of the room's state and offered a 10% refund on the first night ($37), along with a cancellation of the remaining nights. After this, I was able to book a room at a much better hotel, which ultimately saved our anniversary trip. Updated the post to add that $37 was deposited to our account.

What a wonderful stay we had at the Sea Crest! You can't beat the location, the views and sounds of the ocean, and the dramatic sunsets. We were impressed by the staff who were all professional, friendly, and welcoming--including the front desk, restaurant, housekeeping and pool attendants. The restaurant had great meals from breakfast to dinner. Although the location is near attractions, we didn't want to leave (and we had great weather for the beach and pools). We enjoyed the friendly and relaxed vibe of this resort and highly recommend it as a mini retreat or getaway.

We celebrated our wedding at the SeaCrest on 10/4/25 and had the most amazing experience! Our beach ceremony was perfect, the ballroom was decorated exactly as I pictured, I’ve never seen a more beautiful sunset, and the food was genuinely fantastic. Alyson, our venue coordinator, was extremely helpful and kind and stayed on site all wedding day to ensure all went seamlessly. Thank you Alyson and SeaCrest staff for the best day!

Do not be fooled by the pictures. My room was absolutely terrible and I felt like I was staying in a low average motel room. There were holes in my wall that were never patched fixtures that were falling off in the bathroom, very uncomfortable beds, and rusty mold, ridden ceiling tiles in the bathroom. The tub would fill up with water as you showered, and the general manager never replied to any of my emails that I sent him and would not return my phone calls I ended up having to dispute my stay with my credit card company because I firmly believe in getting what you pay for and I did not receive that at this hotel and will never be staying there again. I highly recommend that you look around the area for a nice bed-and-breakfast or try the other nice hotels in the area because it is a beautiful location.

Were there for Columbus Day weekend for wedding. Location is unreal, rooms are filthy! Dust balls in every hallway, rooms have cobwebs on ceiling, crumbs and sand in the beds, and bathroom sub-par. We paid a premium for ocean view, we ended up with partial view very small view of the ocean. This place could be amazing with a little renovation and some leadership around excellence. We would return if we had to for a wedding but I’d find an Airbnb for what we paid for a filthy room.

I booked A night by myself at Sea crest before the Cape Cod marathon to get a solid sleep before the race. It was a very nice hotel, however, I was not happy at all that the alarm clock in the room kept going off around 2 in the morning…. I paid for a relaxing evening and a place to get a solid sleep. Unfortunately this place didn’t provide solid sleep. I hope the house keepers actually, take a look at the alarm clocks when they are cleaning the room… It’s really screwed up to leave an alarm clock set, just to wake somebody up when they don’t need to wake up at that time… Very disappointed I don’t think I’ll come back next year for the marathon

Red Jacket Beach Resort & Spa in Yarmouth is a spacious oceanfront resort offering easy access to a wide beach and various beach activities like parasailing, kayaking, and jet skiing. Great place to stay, and the location is amazing. I'm very impressed with all the amenities and stuff to do. The staff was very friendly and helpful. Was looking forward to going to the spa, but unfortunately, it wasn't open for the season yet. Rooms were a bit too small for me, and the AC didn't get cold enough for me. It was warm to hot in the room. I'm extremely picky about the hotels I stay at. Overall, I would stay here again. I recommend it.

ROOMS: 4/5. Even without considering the price, the accommodations have several minor problems that fall short of a 5 star rating. Certain amenities are dilapidated, stained, or dented. The shower water is always HOT, hard to get anything cold out of it. And the upstairs meeting room is always COLD, below 60 degrees. While the dormitory may be underwhelming, other facilities for sporting and swimming provide much to do during the day. Overall, the resort is a great location for family-friendly fun. BEACH: 5/5. A pristine, calm beach at an isolated, private location is the reason you should visit. There is never any trash or debris and the ocean stays shallow for dozens of meters, allowing for intensive wading. There are relatively few patrons on the shore at any time. It is a beautiful location with a great atmosphere and no pollution. SERVICE: 5/5. A host of staff will ensure the quality of your experience with thorough cleaning and friendly service. If you're prepared to meet the upscale price tag, Red Jacket will take care of you just fine.

We thought our room was super nice. Very nice groupings of fun pictures over the two queen beds. (See pics) The laminate floor looked new and was easy on our feet. In the bathroom, it looked like the sink was new and there were new fixtures in the shower. The only thing missing was safety grab bars in the shower as the tub surface was kinda slick. We liked the vertical tiles. The hallways were well lit and the paint and wallpaper looked new and fresh. Service in the resturant for our group dinner and for the morning buffets was quick and pleasant, as was the bartender for our wine with dinner, was very nice and efficient. Overall a Four Star plus experience. Wish we could have spent more time there walking the beautiful beach

What a sad decline. Every year it gets worse. My room was so moisture filled and damp that my cell phone wouldn’t charge. The floors were so dirty the kids feet were black within an hour of arrival. 20 percent gratuity on everything, including 31 dollar breakfast buffets with burnt food and any food you get, even if you carry it out and throw your trash away yourself. They used to unload your cars and transport your stuff to your room with golf carts, now workers on golf carts buzz around as fast as they can and don’t help with anything. There are two workers from the old days who remain nice and helpful but the rest of the staff is standoffish and unpleasant. It’s amazing the way things don’t improve. The crib was missing a wheel this year - so the crib didn’t sit flat on the ground without us bringing in items to prop it up. There’s a patch of grass where they tried to fix it last year in July and it’s still messed up a year later. The kids got splinters on the porch - more than once. The beach is great and the concept of a walk out beach is great. The pools are cool. Until they make investment in the facilities and staff it won’t be a top notch destination. For the price - it is hard to say it’s worth the money.

Motel feel “resort” with small and low ceiling rooms. Walls are paper thin, can hear every steps from the upstairs. Sink, shower and the toilet are all small and scrabble in tiny spaces. Bunk beds are awful, three sides are walls and you climb from the back of the beds, not sides. Imagine a low ceiling room with bunks, there is no way for a teen or adult to sit on the bunks. Outdoor pools are small, pictures cheat. Circulation of the indoor pool is bad, you smell it. The pools can be very deep at far end, like 8 or 9 feet. They go down quickly in the middle, so less than half of the pool is safe for smaller kids or less skilled. Beach is short and open to public. Chairs, but no umbrella. Seaweeds and broken shells are all over the beach, didn’t spend much time there as a result. They provide pool/beach towels. However you get a towel card upon check in and can only exchange for one towel. When I return it, the staff didn’t give back the card. So next day I had to beg for a towel at their mercy. Restaurant charge 20% gratuities for take out orders! Mandatory. Front desk is helpless. When I check in, I had to ask where the pool/beach/restaurant are, and end up got a map to figure it out myself. No explanation of any facility or activity. Called in 5 times to get a housekeeping which was lacking requested sheet change and floor vacuuming. When check out, the front desk didn’t say a word but hand the receipt to me. Not what I expected for the $ spent.

Alot of kids and most activities are geared to kids. Nightly entertainment ends at 9p. Renovated rooms are clean and bright. Beach is beautiful with plenty of chairs but rocky going into water.. Didn't go to pools since they were packed with kids. Staff is helpful except when they kept packing people together on beach to cater to a very small wedding for 14 people late in afternoon not to obscure the view but blocked 50 ft of beach maybe more from early in am. Very poor management and not right for guests paying an obscene amount for their rooms. Restaurant at hotel is not great. Wouldn't go back for price.

This entire 'resort' is old and what I call 'tired'. In terms of our room, here are the issues we experienced: very uncomfortable chairs; the chairs were too low for the table; the AC could barely cool the room; holes in the wall in the bathroom; the 2 door stops were broken; the ice makers were broken...no shelf in the bottom. Stayed at the red jacket townhouse. Lovely and looks newly done. Had a room with 4 bunk beds for the kids. Nice kitchen with 2 baths laundry and good sized dining table and sofa. Indoor pool was nice early in may. They have a nice resort beach and the staff is lovely. Will definitely be back. Highly recommend staying here

My wife and I stayed here for 4 nights in August 2025. The entire staff was excellent. Gemi, the breakfast lady could not have been nicer or more helpful. The food was fantastic! Mike, at the front desk, bent over backwards to help me with a room issue. Sebastian (and Carlos) from maintenance, took immediate care of the room problem we had. Sebastian was very helpful, understanding and personable. Donelo and Kaley, from housekeeping, were very helpful with a room reassignment that was needed . Both were so sweet. Phil Mickiewicz, one of the managers, was responsive, and empathetic to our room problems that we encountered. He could not have been better. He genuinely cared. From top to bottom the staff of the Hampton in West Yarmouth was top shelf. Everyone did their job and went above and beyond to care for their guest and enjoyed doing so. A class act. (The location was great, except for turning left, into town, from the parking lot)

Room was clean and spacious. Hotel forgot to put soaps when we got there but no big deal. Location is great. 15-20 min drive to Mayflower and Corporation Beaches and also to Main St and Whale watching cruises. Good breakfast foods (oatmeal, eggs, pancakes, cereal, etc). Enjoyed the coffee. Indoor pool is a good size for both kids and adults to enjoy. Hot tub was working fine. Outdoor pool is also clean but temperature could be cold depending on the season. Free cookies at 8pm by the dining area. Bar by the outdoor pool open from 3pm to 10pm. Campfire by the outdoor pool with s’more available from 7-8pm. Has a good sized gym with several treadmills, dumbbells and cable machine. Staff were all friendly and attentive. Enjoyed the stay and highly recommend.

Rooms are clean and well appointed. The hotel is big! Central location makes perfect for exploring the Cape. The real standout on the staff is Mike. He had to interrupt my check-in to save the cookies from burning. I totally understood! As a way of apology, he set aside a plate of cookies for my wife and I. Every Hampton needs a Mike!

I really like this hotel. Great location. Super large hotel for all the right reasons. Tons of amenities including a indoor pool, outdoor pool, gym, arcade, and nightly events. Cherry on top? Cookies every night at 8pm!! Great hotel. Only complaint would be the housekeeping service we received. On the second night, we returned to our room cleaned. We didnt receive any tp, soap, shampoo, tissue, or kcup refill. Good thing we had extra tp in our bag and got coffee at the front desk station. Overall, great stay.

The beds were very comfortable as well. The hotel is close to local attractions. I would definitely recommend this hotel because of it's great location. Wanted to do laundry, front desk did not have quarters available so the next day when I was back to do laundry, they informed me that the laundry room closes at 9pm with a grace period to 12pm. Did not know that previously. I have never been to any hotel that has time restrictions on laundry. I can understand that it may be loud for other guests but they should consider that when making the laundry room location to not disturb nearby guests. Additionally, the fitness room had been "closed" for the couple days we wanted to use it. When asked when it would be open again, they said they would let me know but so far, did not get a response. Asked to speak to night manager, Crystal and she was very rude and impatient. Would not recommend staying at this property for the amount of cost per night and for being Hilton Honors member and Hilton Vacation Club Owner, this was the worse customer experience. Also forgot to mention that workers who were either housekeeping or maintenance that were vacuuming the floors in the hallways were arguing about their work responsibilities, complaining about the manager and arguing with each other about their shifts and duties while in the hallways and elevators with guests. Needed to add that housekeeping came today, when I went to take a shower, I noticed black scuff marks in the tub - like someone went into the tub with filthy feet or their shoes!. I had to "clean" the tub myself before taking a shower and the tissue box was not replaced although it was empty. The shower curtain makes the entire bathroom smell "sour" as if the shower curtain has not been cleaned at all! This is the poorest Hilton property I've ever stayed in and for the high cost of the rooms, it is NOT worth it!!! On a positive note, I want to acknowledge Lichardo, at the front desk who was always pleasant, helpful and friendly

Room was ok but I paid for an extra large room and I think I got like a foot longer room than the standard. Not worth the upgrade. Most of our cars keys failed at one point or another. Staff behind the counter were not very knowledgeable. The indoor and outdoor pools were very nice. The hotel was centrally located to a lot of beaches and shopping, which was very nice. We always feel welcomed and appreciated!

Disgusting roach motel in disguise. By far the worst value we got out of a hotel ever. Avoid if possible. Among the many problems we dealt with here are a few. 1. Night staff was incredibly rude and dismissive when we had questions about our room and did not even look at us when being talked to. I also witnessed another patron being treated the same way and the staff being argumentative instead of looking for solutions. 2. The room it self was musty, and humid. As someone with allergies to mold, dust and various environmental causes, this was a huge red flag. When we asked them to do something about it, all they offered was a shrug of the shoulder and a can of Lysol. 3. The sheets was dirty. Big black smudge of god knows what on the cover. We just covered it up with a towel since the staff was so incorrigible. 4. Parking lot speed bumps are incredibly uneven and caused my sedan to bottom out on multiple occasions which never happened to me ever anywhere else. 5. We were scoffed at when we asked about breakfast. They cant even offer a simple continental yet they think we were out of line for asking. Avoid this place at all costs.

I have been staying in hôtels since January. By far, Double Tree is the best. The room is spacious, clean, and with all the ammenities. What is most impressive are the staff. They are not simply convivial….but genuinely nice. Extrêmely nice. They offer to help before they are asked, and treat each guest as if they are the only guest staying here. Without reservation (no pun intended) this is the most pleasant hotel I have ever stayed in.

I stayed here Aug. 7-10, 2025. Starting with the good: the room was clean; bed was comfortable, water pressure was good, plenty of hot water. Ending with the bad: the common areas (lobby and halls) have major humidity/mildewy/moldy smell. The wallpaper in the hall on my floor was peeling off, most likely from high humidity. This hotel is really showing its age, and the owner needs to invest in upgrading both cosmetic things like flooring and decor to more mechanical/systems issues like HVAC and elevators. I expected more from a Hilton property.

Our first room had soiled sheets and mattress pad on a made up bed. We always checked the bedding before unpacking. Management gave us a new room. Property is a strange arrangement of rooms with lots of steps and the elevator doesn’t go to all floors. Our room was in the 400’s The way to the room had a very strange set of doors that were very close to a stairway. As I was walking up the stairs near the doors another guest was coming out and opened the door almost knocking me down. Happened again later in the day. It’s a hazard awaiting an accident. New room was clean. Very strange lack of towel racks. None by the sink. One in the tub/toilet room but too far from the tub to reach when leaving the shower. Sign in the bathroom says to save resources by reusing towels. But no where to hang a wet towel. Another safety issue is the shower valve is backwards, it shows blue for cold but it’s really the hot water you get first. Property is walking distance to some attractions and restaurants. Also near a busy street. A bit noisy. Hallway carpet is showing its age.

Overall, we enjoyed our stay. Our room was clean and comfortable. Some of the front desk staff were not always super friendly and the breakfast needed a little help, but we appreciated that the continental breakfast was included. Tried staying 9/6 didn’t last less than 20mins in hotel room before realizing how unprofessional and overpriced for things not mentioned on website.Supposed to be pet friendly which not at all. Was told I couldn’t leave my room without my dog. If I left my dog unattended will be charged $200-250. Pet stay cost was not $35 ended up paying $90 in total including pet deposit. Was told things that their website doesn’t say. When I brought up my concerns to front desk person director of the hotel got frustrated that what he was telling me wasn’t on the website. I told him he is over charging things that their website doesn’t say. Still waiting on my refund. Will be contacting corporate.

Star rating would actually be “0” if that was possible. The worse hotel experience I have had in 30 years! Hotel is poorly manned, poorly maintained, and poorly run! Staff seem to be bumbling, not sure what to do when confronted with normal issues! Checked in and of the two electronic keys, only one worked and after a hour of trying to figure out what to do, the receptionist said the only fix was to move to another room! Ordered the daily room service only to find out the woman who checked us in did not add us to the daily room cleaning after telling us she did! Avoid the hotel at all costs! It definitely looks from the curb, but the minute you enter you are confronted with a very strange smell.

This place should be shut down. it's not even on par with a third-world country hotel. Unfortunately for Best Western, there's no option to give zero stars. First, the front desk attendant was asleep and had locked the main entrance, so I couldn't even get in to check in. Second, there was a strange smell in both the hallway and the room. The carpet was dirty, some pillowcases were stained, and the room hadn’t been thoroughly cleaned, there was visible dust in several areas. The hygiene standards were so low that I chose not to eat their breakfast. If you're reading this review, I strongly urge you to think twice. You will be disappointed.

As a VIP member I mistakenly believed that meant something. Our room was like a matchbox, no room for our luggage and very little room to even move around. There were 3 of us and a 5 lb. dog. We have traveled a lot and usually with our family dog with few issues. At our Cape Cod Best Western we asked for a different room and that decision can only be made by the manager who wasn't there. When asked if we could speak to the manager we were told no. We were continues to be told the manager comes and goes as he feels and even when he's there guests can't talk to him. Needless to say, we are looking to stay somewhere else. Best Western Plus; please don't go by the name. Customer service is gone and it's quite sad. I would not recommend this hotel to anyone.

Room smelled like a porta potty. There were little flies in the room, probably because the outside light was right next to the door so all of the flies were on the door. Opening it brought some in. As we walked through the halls both me and my wife’s throat locked up as we smelt a mixture of mold and whatever carpet cleaner they used. Then checked into the room with a defecation stained chair in the corner as well as bedding that was not previously cleaned. When asked to change rooms we were told there were none available. Hotel staff was extremely rude with no management staff available for an entire summer weekend. Couldn’t get out of this place fast enough. Recommend anywhere else.

When we first got there we found a pill on the floor that my 5 yr old daughter picked up and we compared and it wasn’t any of ours. The rooms were or properly cleaned and our sheets were dirty with two blood stains. We had only two towels for 5 people.. we asked for more upon we got two more our whole stay. They never had towels stacked at the pool either always empty. The location is great. The service people were trying with what they had but probably feel limited. The washers were broke and we were there five days. I wish I had known sooner we brought limited clothes and had to go to a more expensive laundromat on our vacation hours.

We paid nearly $500 per night to stay here. The carpet was filthy and didn’t appear to have vacuumed. The furniture was dusty and sticky. The shower head was old and clogged. There was blood on the phone and Q-tips wedged in the door latch. The WiFi speed was over 100 mbps upload and download, which was the only redeeming quality I could find for this room. However, the staff was all very kind and helpful and the folks working at the continental breakfast were very meticulous.

My family and I enjoyed our 3 day 2 nights at the hotel. Staff were very courteous, organized and provided a great customer service. The bartender PG was a rockstar and the attention she provided to me and the other customers was excellent. She is Very kind and polite, making sure everything was served accordingly. She also was able to stayed few more minutes after closing , to pleased customers on getting last minute cocktails. “ please make sure she gets this message and I wish her the best in her new journey, so sad she will no longer be part of the hotel team.” The general manager was very polite and making sure everything was perfect during breakfast hours, and made sure my family and I were served during our late arrival. The room was very clean and cozy, I loved the bathroom set up! We had a maintenance issue, and staff immediately took care of the problem in less than 15minutes. The Pools were very clean and love the idea of having life guards, I felt very safe and comfortable for my son to be there alone while I was enjoying myself at the bar 😬. I will definitely be coming back and recommend this hotel to friends and family members! 100% customer satisfaction!

I was very disappointed when I realized that there was no handheld shower in the bathroom. I have been traveling in many countries in Europe, Asia, Australia, New Zealand & many cities in different states in more than 20 yrs but I didn’t stay at any hotels at the price range of $200 per night like what I had to pay for this hotel in late August (from 8/23 to 8/29/25 $1250) that needed such a basic upgrade for bathroom like this hotel (they said there were very few rooms for handicapped people that have bathrooms with hand-held showers & I needed to request in advance!). Also mattresses were old & too soft & room carpets looked too worn-out too. Housekeeping did a good job to make my stay of 6 nights comfortable. Location was very good, close to convenience store & many fast food places, the mall & many restaurants. Also not far from the ferry & downtown center.

The suite with balcony has a second floor making it feel very open and spacious Convenient location with free parking for those with cars that don’t want to stay in downtown Hyannis at the port Cons: The rooms with balconies have skylights that do not have blinds so when the sun comes up at 6:30am, so are you. So if you like to sleep in, good luck Bad practices in the breakfast buffet. Service team topping off the buffet bar instead of taking away old or empty pans. You could be eating 2 hour old eggs that were never cleared from the plate. After seeing that I immediately stopped eating anything from the buffet If you don’t have kids, don’t bother with either pool. Stayed here for visit to Martha's Vineyard for Jaws 50th. Lovely staff. Room was an upgrade for us as timeshare owners. Had balcony, south facing. If you look closely, decor is tired but loved it.Balcony overlooking pool 👍. Quick Uber drive ( in a Tesla! ) to the ferry to M V. For the past four years, I’ve booked my husband and daughter at this hotel for their annual Father’s Day trip to the Cape. The ease of booking online and having everything paid for in advance is such a plus for me. I would especially like to recognize Pittagaye, the wonderful woman who has worked at the on-site restaurant since they first started staying here. She has always remembered my husband and daughter and takes the time to chat with them — they absolutely adore her! We were sad to hear that this will be her last year, as she’s heading back to school full-time to pursue a career in nursing. While she will certainly be missed, we couldn’t be happier for her and this exciting new chapter. Her warm smile and amazing personality have made every visit extra special. The rooms are clean and good sized, the indoor pool area is nice and they have a seasonal outdoor pool. My only negative feedback is the stairwell, the rugs are dirty and not vacuumed, everything else is perfectly clean. We had little to no interaction with any of the staff, our stay was for a private hotel event and a special circumstance. The gentlemen that checked us in was nice. I would recommend staying here, I stay in a lot of hotels for business travel and this one was good.

Mike at the front desk got us checked in super early, and brooks at the bar kept the kids happy with some super quick bites and drinks for us when the kids couldn’t hack the line at Arnold’s. The location is literally the best, didn’t hit any pmc traffic and close to coastguard beach. Room was super spacious (extra room double queen) and the indoor pool (and outdoor!) was so dope that our kids didn’t want to leave the hotel (which I guess is kinda a con 😂). That said we convinced them and took advantage of most of what the outer cape has to offer. Would stay again, but I may need another CC signup deal to afford it!

We’ve stayed here every year for the past 3 years and this year, housekeeping is only every other day (which is not an issue for us) but if you wanted housekeeping outside that schedule you had to schedule it 24 hours in advance (!). For housekeeping - we always just want towels replaced and trash collected. So we requested this in the AM asking if this was OK since it was outside of the “schedule”. The front desk said they’d mention it to housekeeping. We arrive back around 7pm and everything was still there. My husband went to the front desk - they had him lug the 3 sets of towels and gave him trash bags to put the trash in and directed him to just dump everything outside our door. Definitely not the service you’d expect. My husband feels it’s just the 2 people at the front desk manning the whole hotel! Attention MARRIOTT - We are Marriott BonVoy members and often say in Marriott hotels. Service was definitely subpar this year at this hotel

Our room was musty and we found mold in the air conditioner vents (yuck!), so the staff moved us to a different unit that was roomier — and also clean. The hotel itself is a bit “rustic” and old, so don’t expect anything spiffy. And today the pool-side snack bar was out of half the food items on their one-page menu, which was comical trying to order lunch. Other than that we’ve enjoyed the place. The beach is nice and there are a lot of deck chairs on the sand and on a deck overlooking the beach. We got a room with a well appointed kitchenette which meant we could make some meals in the room as an alternative to eating out. Also the location is excellent — easy drives to the scenic spots on Cape Cod and the ferry to Nantucket. The neighborhood near the hotel is very nice and good for runs and walks.

I really wish I could give a full 5 star. So much of our visit was excellent. The gardens were beautiful, beach immaculately maintained, pool area and outdoor bar/kitchen a huge hit. In house restaurant had some good eats... My one complaint is our room shared a paper thin wall with our neighbors. I could hear everything, including their TV blaring. The decor itself in rooms seems updated and nice, but being able to hear everything around us all night long was a bit strange. Thank you for a nice stay, Blue Water! But insulate interior walls a bit please!!!

If you’d like to spend $1600 to get locked out of your room and be expected to move at 11pm due to the hotel’s mistake, I have the place for you. We booked because of a family wedding, and requested an ocean front room weeks in advance, which we confirmed with the booking service would be noted for check-in. We checked into the room we expected, and spent the entire day at the beach with no contact from front desk. We returned late that night from rehearsal dinner with our keys deactivated and the request that we change our room immediately due to an error of double booking on their behalf. Brian at the front desk made it clear that he was making it right for the other guest that they double booked while locking us out and offering no resolution. He was combative, and treated us as if we were the ones at fault. Due to management not being in, I had to alter day-of wedding events, which is why we came to Cape Cod in the first place. Brian’s pitch was to move us to a downgraded room and offer no rectification. A 0/10 customer experience that cast a shadow on the entire weekend. Additionally, the room quality itself was not up to par. The room was filled with tiny moths and mosquitos and the floors were dirty to where I showered and immediately my feet were dirty again. The walls are thin and the room above us was stomping from 4am. For the price and supposed standard of this ‘resort’, I recommend staying away from Riviera/Blue Water Resort.

My wife’s and my five day stay starting August 24th to the Blue Water lasted two hours! Upon entering our room, 403, we were inundated with noise bleed thru from the neighboring rooms as well as constant running and thumping from guests upstairs. Our ocean view room was average at best and the view was blocked by a hedge. Attempts were made to correct the issues with staff but to no avail. Staff seemed very leaderless and adverse to doing anything due to the volume of complaints. I was not the only one in the lobby complaining of accommodation issues. Two other guests were complaining at the same time I was. Including one guest put in what I’d refer to as a basement room with ocean view. We quickly found other lodging. I informed the staff we were checking out. I was advised by staff I’d be charged a day stay. I had no objection. These were the terms of the Expedia reservation. To date I’ve received no refund of the $2100+ the resort received from Expedia. Communication with the Blue Water has netted only a return of my separate parking fees and resort fees. The excuse seems to be that I didn’t contact Expedia quickly enough. My two hour experience at the Blue Water was disappointing at best. What the resort advertises is not what you get. I’ve been clear that I wish a refund of my charges as per the reservation agreement, minus one days stay. I eagerly await some communication from management of the Blue Water. They have my contact information. And its been long enough!

Abruptly woken at 5:30 am by a wake-up call intended for another room, possibly next door. Since those guests then got up and started making noise, could not get back to sleep Breakfast was supposed to start at 7:30 per what the front desk told us when we'd checked in the night before. With nothing else to do we decided to go down for breakfast at 7:30. We were turned away!! Supposedly because there were several large tour groups they "wanted" to serve first. Told to come back at 8:30. We could not even get coffee! Never in my entire life and years of staying in hundreds of hotels have I been refused complementary breakfast. We tried the Keurig machine in our room. No luck -- it was broken. So we left and got breakfast elsewhere. Our one-night get-away choice of this hotel was a big mistake. What a crummy place and disappointing experience. Never going back.

I love this place been coming here about 10 years so many things have improved. But I take issue with automatically adding 10% gratuity to a food order when there is no service involved. We pick up the order, tips are for service. It’s fine for the bar but not ok for food. $38 for a lobster roll plus $7.60 tip $45.60 for a lobster roll. Come on, that feels like highway robbery. It’s beyond obnoxious. They should not be charging 20% for food when there is service. They folded over the bill with an empty space for a tip which feels even more dishonest. My family and I came to The Ocean Mist for 10+ nights.. we even changed rooms to be able to extend our stay last minute.. The housekeeping manger, rude, rude, rude. He walks around the property like he owns the place and rushed my mom out FIVE minutes after checkout (as she was putting our bags in the hallway).. Clyanneke at the front desk is AMAZING!! Very friendly, always smiling and helped me extend our stay even with a bunch of confusion! I REALLY hope she’s there next season she’s an asset to the hotel! Jeff was super friendly during checkout and gave me a bunch of tips for local help for people with developmental disabilities! Housekeeping staff, SO NICE!! Both rooms we were in were clean and super comfortable. FRANK:::: he’s AMAZING to say the least. After my mom got talking to him about my autistic nonverbal son who was also there…they ended the conversation with a hug. He’s so nice, welcoming, friendly and professional. I can’t thank him enough!!! My old complaints are that they should have a sign on the ice machines stating not for cooler fill up.. there was a couple families emptying the only ice on property.. I would think it’s common sense to not use a hotel ice machine for a huge cooler on wheels but who am I .. Also::: they clean and vacuum the pool after the pool opens for the day. Should be something that’s done before it opens.. having kids swimming in the pool with a huge vacuum and hoses tangled up all over doesn’t make sense. I thought it just wasn’t open yet but called the front to confirm it has opened for a couple hours (9am) .. Surprise surprise the housekeeping manager came right in and made everyone get out of the pool to take the vacuum out 🤔 maybe do it when it’s not open..? The hot tub was so relaxing the first couple nights then the heat must have been turned down.. it wasn’t much warmer than the outdoor heated pool.. These couple complaints aren’t enough to give them less than 5 stars, the positive overcomes those! This place is AMAZING!!!

Just got back from a trip here and I'm not typically one to leave reviews but this place has enough negative ones I thought I'd help em out a bit and set the record straight. I personally stayed in an "ocean view" loft room with my fiance and her son. The listings were very specific that there were both "ocean view" and "ocean front". Although I can't speak personally for every room, I think despite some reviews claiming you can "only view the ocean on the balcony on your tiptoes" were quite exaggerated. Could see the ocean from the bed furthest away from the balcony door. There are also reviews complaining about the bathrooms, they are tiny - but not airport sized! The property is very well maintained and the employees are very friendly. It is a jump, skip, hop from a very nice private beach. There were tons of baby bunnies on the property when we went! They should really advertise this, it's a selling point imo. My one complaint is that I accidentally double booked a non refundable room (one charge got declined, then later accepted) and the hotel wouldn't do anything. I get the policy. Despite potentially getting shafted a decent amount of money I would actually book again after staying here. Made my cape vacation a breeze, no driving to beaches.

Make sure you read the available amenities. The front desk doesn’t tell you what great things they have. If you are going here for the pool or hot tub move on. They were both gross and it was a warm tub not a hot tub. They need more attention from the staff. There weren’t any towels out either. We had to go to the front desk to get some. Being by the beach is nice but there is a free park next to it that could be enjoyed if you stay somewhere cheaper. The interior of the room was nice and updated. The beach house was a nice touch with the free drinks and board games.

Ok I have mixed feelings about this place so I’ll start with the good vs the bad the obvious reason is private beach access and pools and spa great right for 4000 for a week I would hope so the room also very big with an upstairs so i loved that with a kitchenette … well upon arrival our rooms were missing pillows and beds were not neat , closet doors were broken , coffee keurig was broken and dirty no cups or coffee even if it did work , we needed linens for the pull out bed took hours to retrieve them when asked for a blanket they replied sorry we’re out toiletries were a joke the toilet paper was empty and no shampoo or soaps fine just bring your own right but 4 am the alarm fire alarms won’t stop going off we don’t smoke we weren’t cooking and they said they will fix it later kids were constantly woken up and afraid from it they came later that evening to fix it but did nothing during the time it was actually happening … I’m conflicted because I have stayed at Hilton inn express and it was always so clean provided dove soap anything we needed they tried to help I pay triple the amount per night for this hotel and it was just awful service … but again if you focus on the beach being right there and the pools you can make it a happy time by bringing along things you need . Oh and we needed a remote for the tv they said people steal them so they didn’t have many left … we watched tv on our laptop . Would I stay again probably because I have a lot of kids and it fits us all plus no paying for beach parking and stuff it’s right there just next time I won’t have such high expectations

I stayed at this hotel with my husband and our 3 year old. The location was perfect for us, right on the beach so we didn't have to try to schlep all of our stuff to the beach from far away. Convenience is key with a kid or kids. This was my first time in Cape Cod and I had no idea what an ordeal parking at the beach can be - you have to really pay up, and that's when you can find it. This hotel took all of that consternation away and allowed us to just relax and enjoy our beach vacation. We paid extra for a room with an ocean view and it was so worth it. When our 3 year old went to bed at 7pm my husband and I could relax on our own with our ocean view and comfy chairs. The location also worked for us, not too far from Cape Cod National Seashore, the Museum of Natural History, and some great lighthouses. We did take a day to go to Provincetown, which was packed, so I wasn't too sad to be about an hour away. Also, the hotel is within walking distance of a great restaurant: Skipper Chowder House. It was just a great vacation all around. One final shout out for the cleaning staff at Ocean Mist, they did an exceptional job every day.

I have nothing but AMAZING things to say about this hotel after our stay last week. We typically stay in airbnbs, but thought we would give this hotel a try for our 2 year old to enjoy. He had the time of his life! Running back and forth from the pool to the beach was his dream come true. The beach is beautiful and private. Lounge chairs are high quality and comfortable, they even offer you umbrellas. The staff was so nice and accommodating. Landscaping was beautiful and the property was SO clean. Water in the pool was heated and there is a large shallow area for little kids to have a blast and run around. The indoor pool/hot tub is also great on rainy days. If you have kids and want them to be entertained all day, this is the place for you! Can’t wait to come back next year.

I have never in my life felt as ripped off as I did staying in this hotel. We stayed in July and got a pool view room with a king bed and bunk beds. We paid over $650 a night. The amenities were a joke. It’s a 2 star Motel with 5 star pricing. WE HAD TO MAKE OUR OWN BEDS ON ARRIVAL!! They had folded sheets and blankets at the ends of the bunk beds and I had to make them myself. The floor of our room was covered in sand from the minute we checked in. They did not provide daily housekeeping. They came in to empty the trash and deliver towels but did not sweep the floor or make the beds. No iron in the room (called at 2 pm to get one and they said they couldn’t send one up because there was no housekeeping on site for 3 more hours. Huh??). No microwave. No closet - just a teeny tiny rod to hang maybe 5 items on. The bathtub had a ring of black around the drain. There were only flimsy plastic cups in the room - no glassware or mugs. I cannot get over what they charge at this place for what they actually provide. It’s honestly criminal.

The hotel and views itself are gorgeous but there’s a few things I didn’t love for the price. I booked on Expedia it pretty pricy for the size of the room. We stayed in the king bed and bunk double and that’s almost all there was the room was pretty tight I’d say. Maybe I’m just being picky but it just felt super small for the price in my opinion. Another thing I was disappointed by was the lack of pool and beach towels. None on the beach ever, I don’t think they’re offered there and the pool towel areas were almost always empty or close to empty when we went for one. All of the food and drink areas add automatic 20% onto all orders and I noticed they kind of fold the receipt in a way so that you won’t see that which was very annoying and at one bar it wasn’t posted anywhere. My dad ended up tipping 20% on the 20% auto add because he didn’t see it. It was kind of frustrating because even for take out they added it. The view from our balcony was amazing though and the pool and beach areas were kept decently clean

This hotel is not a hotel. It’s a hostel! It’s like a ghetto motel 6. We booked thinking we’d have a little porch. Only some of the guests have them. We got an outside prison with trash all over the outdoor hallway. The sheets were never changed, sand flies all over our room, trash never removed, cleaning people never came, the were floors never swept from the previous occupants and had sand on them. The Cleaning people never came once in 2 days and I was told by front desk that I had to request for fresh towels everyday and this was a touch and tidy service! . There was trash all over the beach. There are not enough towels for everyone on the beach/pool. the fact they charge $575 a night and then look at you like you’re an idiot when you ask why your room hasn’t been cleaned all day when you were out for 10 hours is mind boggling! We left a day early it was so gross. You’d be better off booking at the Roach motel. I’d be embarrassed if I was owner and took such horrible care of my guests

Leaving a day early because the beds and pillows are the worst I’ve encountered traveling. You only get 2 pillows to a bed that are flat once you put your head down. The level of back pain is wild! The cost of this place per night should be at least $150 less. The pool should have staff designated to that area. We saw trash around the pool, old towels everywhere and a bandage floating in the pool upon arrival. The drinks at the hotel are ok, friendly staff. But the food… 1star at best. Not great options in all the food places on the property. Unfortunately I would stay here again.

My experience at this hotel was not a good one. Before arriving, I received a text notifying me of a water main break and that there was no running water until around 4:30 PM. When we arrived, there was a long line for check-in and we waited about 20 minutes. The check-in process itself was quick, and the rooms were nice—but unfortunately, that’s where the positives end. We later received another message saying the water issue would take longer and that shuttles were available to use bathrooms at other facilities. We used the shuttle, and later got a message that the water had been restored. After a long day, we went to shower—only to find there was no hot water. I immediately texted the front desk and was told engineering would come by. An hour passed with no update, so I called the desk and was told someone was on their way. Another hour went by—still nothing. We ended up showering with cold water, which is completely unacceptable. I messaged again expressing my frustration. I was told someone would follow up in the morning. That follow-up never happened. I had to go to the front desk myself, where I was finally told that the entire building had no hot water and they were working on it. I asked to be notified once it was resolved—no one ever reached out. By the time we returned to our room around 1 PM, the hot water was back but unreliable—coming and going. There was no apology, no courtesy update, and no offer of compensation for the serious inconvenience. This stay was a complete letdown. The lack of communication and accountability was unacceptable. I will not be returning and cannot recommend this hotel.

Came the week after Labor Day and definitely felt the end of peak/summer care of this property. Guests smoked wherever they wanted, left their trash wherever they wanted, aired out their laundry wherever they wanted to. Loud guests well past midnight. No staff to speak of. Ungodly overpriced food with forced 20% tip on top. The view is what you pay for and you get little else here. Maybe the amenities sparkle a bit more to begin the season but they sure showed their use by the time we got there.

We had a lovely time here with kids and family - stayed in one of the cottages, which had a kitchen, multiple bedrooms, and a common room. Plenty of space for everyone. We loved everything - the playground, mini golf (with a flower bed in a couple of the courses), the beach, being able to borrow bikes and the quiet neighborhood to ride around in, the super friendly staff that treat you like old friends. It was so quiet and peaceful here - I wish we stayed longer, but we might just have to come back another year (and I am not usually the type to come back to the same place multiple times). We stayed here as a home base for exploring Cape Cod, and it was close enough to everything on the cape but also not so far in that the drive back was much longer. I also liked that it was quieter than the more touristy areas.

Beautiful family resort with heated pool, private beach and lots of activities for kids. 3 adults, 4 children stayed in the 2 BR 2 bath apartment 168 on the corner closest to the beach. Magnificent views from every window and steps to the beach. Weber BBQ grill at each cottage/apartment. The rooms, furniture, appliances and fixtures are dated — I felt like we stepped into 1995. It’s by no means fancy. But comfortable and clean, which is what I care about with kids. The service is excellent—staff are friendly, cheerful and helpful. They genuinely enjoy their jobs and it shows. Daily activities for kids. My kids joined shell decorating, model rocket launch, water balloon fight, video game trailer, wiffle ball tournament. They had a blast. Complimentary bikes, canoes, mini golf, shufleboard. Beach is in protected bay so surf is small and good for kids. Water deepens gradually. Staff are great about setting up umbrellas for you. Plenty of beach and pool towels.

We've stayed at Green Harbor twice now and it is such a gem! We adore the location right on the Bay. The ability to utilize amenities across Red Jacket is amazing! Last year, our tot really loved the kiddie pool at Riviera and the white sands beach. He also enjoyed the wonderful shell hunting, mini golf, and huge playground (now updated, hope they add more) at Green Harbor! This year the wind was a bit better for our visit (yay!) and he just wanted to stay at GH the whole time, mostly in the pool! On a semi drizzly day we visited the Heritage Museum and Gardens - that was awesome- highly recommend as well. Kudos to the wonderful staff for their care and maintenance of the resort. We look forward to returning and hopefully getting in some shuffleboard!

Green Harbor Resort is a gem on the Cape! Everything from the Canal to PTown is easily accessible, the grounds are great and relaxing, with abundant bird life and resident bunnies that are too many to count. Pleasant Bay Village Resort is exceptional! The staff are so friendly, helpful and kind. Josh, Cher, Peter, Joe, Tamika (housekeeping), grounds and restaurant staff are the best and made us feel like family. The resort grounds are beautiful, the koi pond, the vegetation, seating areas with comfortable chairs/tables and loungers. There is a pool area which we did not use. The rooms are clean, very large with comfortable beds, soft sheets and well stocked bathroom. The water pressure in the shower is spa like. We had an outside deck with comfortable seating and a view of the waterfall garden. You can put in a breakfast order the evening before; pick your time you would like to pick up your order in the morning and it will be ready for you. The food was delicious and hot!! We did this both mornings. Parking is a breeze. You are assigned a spot, with your room number on it, near your room. Pleasant Bay Village is perfection. Thank you for making us feel so comfortable and relaxed, given a busy wedding weekend.

This is the second year we stayed at this hotel. The grounds are so well kept up and make you feel like you’re in a more remote area than you are. The rooms/cottages were immaculate and very spacious. The cottages are a great option with the 2 beds and 2 baths, plus a full kitchen and lots of outdoor space. The pool and poolside drink service were a great alternative to another afternoon at the beach or bar. Plenty of chairs and towels provided. The location is pretty central as long as you have a car to get to beaches or downtown Chatham.

This hotel is unique. The rooms are large, comfortable and clean. They have amenities, such as patios, grills and kitchens, which make your stay effortless. The staff is lovely. They welcome you warmly when you check in and follow up to make sure everything is to your liking. They accommodate special requests whenever possible. For example, we have 2 small dogs and asked if the housekeeping team could coordinate with us to set up the best time to clean our room. We picked a time and we took our pups for a walk while housekeeping was in our room. Our week there was totally relaxing due, in large part, to the staff’s efficiency and professionalism. I’d like to particularly note that Alicia, who is at the front desk, is an absolute gem.

I could not have been more satisfied with my recent stay. It was a beautiful Labor Day weekend and it was so nice to relax by the pool looking out at a magnificent harbor. When I arrived Sandi truly made me feel like a guest in her home. She toured me through the library and breakfast area. It was a 5 Star welcome. Everything in the room was perfect and I could step out onto a balcony overlooking the pool and fire pit. Tons of amenities. I enjoyed the breakfast as well as the wine and cheese in the evening. This beautiful place is within walking distance to Hyannis Harbor where you can catch the Ferry to Nantucket for the best price on the Cape. The Hotel is beautiful with a cozy fireplace framed with walls of books in the parlor where you can enjoy their complimentary breakfast and watch boats come and go. The pool is well maintained with hydrangeas showing off all the way around the deck. Just past the pool is a large gas fireplace they light every evening where everyone can enjoy the harbor view. The service desk has a little snack and drink shop and the rooms are timelessly decorated and very clean. You get so much for your money here and we will definitely be booking a stay again.

Visited the Anchor Inn in Hyannis. Our overall experience was excellent, beautiful location , spotlessly clean and sad to leave when it came time to return home. We were initially in the room with the jacuzzi bath which although it was really spacious we didn't like due to the unusual layout.We spoke to the manager Eva and she straight away arranged so that we could move rooms, even moving our cases for us! Eva and Sandi are exceptional, very hard working, nothing is too much trouble for either of them, very friendly and truly nice people. Wouldn't hesitate to return to this lovely hotel if ever we return to Cape Cod.

There aren't many hotels in the area so this is probably your best bet for location and price. It is VERY basic and outdated although it looks like they are doing some improvements? Pros: - Water pressure was great - The breakfast was better than expected. - Seemed clean enough to me - I only saw one bug the whole time. - Great location. You can walk to the grocery store. - Staff was nice. Cons: - Outdated - The lighting in the rooms is terrible and feels like a cheap motel. - There is barely 1 outlet in the whole bedroom area. - The cable/satellite TV only worked about 25% of the time. - Old school coffee pot and dirty mugs are provided for coffee. We opted to get coffee in paper cups from the breakfast area. - Room keys sometimes didn't work for the outside door. - They overcharged us $150- which I am still working to resolve.

Me and my wife usually stay at hotels with a Jacuzzi suite it's our thing so everywhere we go I leave a review for other couples who are looking for a weekend getaway. I'ma start off by saying room was super clean, comfortable king size bed, the jacuzzi could fit three people so it definitely roomy but the water wasn't really hot so that was a downside to it especially when it was freezing outside. The part of hotel we stood in was quiet but then walking into the other side to get breakfast in the morning was weird smelling like weed which I'ma smoker but wouldn't do it in a property which potentially has other family's in. The breakfast was free but once we entered loud music was being played which again not against the hotel just wish someone came in and told them to lower it so couldn't try the food which I usually add to the review. Over than that there's supreme pizza down the st I would definitely recommend that place and a plaza near the hotel if you wanna get snacks for the room so where it's located it's not a bad location. Overall I will give this place 4/5 for a Jacuzzi suite out of ten I will probably say 7/10. Friendly staff amazing room just small cons that honestly it's not against the hotel itself. Definitely recommend it

My Mom has a serious allergy to mold and we called to make sure the hotel had been recently renovated, we were told it had beem including the ac vents. Upon arrival the whole building reeked of mold and my Mom had an immediate reaction to it(unable to breathe, coughing, etc). The front desk was completely unhelpful and told us we would get no refund because we booked online through Expedia. Offered no help at all, even though we were 4 and half hours from home and everyone was exhausted from the drive and previous week in general. Had to pull in to a grocery store to frantically look for a place to stay. Terrible start to a vacation and a terrible place to stay.

I wouldn’t recommend this hotel to anyone. I picked it due to the location and reviews, which I now believe aren’t truthful. The first room I was given, upon opening the main door I noticed that the door to the “balcony” was ajar. I tried to close it but it wouldn’t lock. I proceeded back to the front desk to request a new room due to the inability of the door to lock. I was given another room. This room had visible stains on both comforters. Stains looked like bodily fluids. I immediately returned to the front desk and asked for a refund. I was told that there was no manager on site and no refund could be given at the time. Clerk informed me that the manager would call me the next day to approve the refund. I didn’t get a call for 2 days and that was after I called and left a message. I was given a full refund but had to find another place to stay for the night. I would never stay here again regardless of location.

Sadly, we had a terrible experience here. Tons of kids running around unattended. Parents no where in sight supervising minors like they should be. We had a walk-out courtyard room and the courtyard was filled with wet towels, old food containers and trash. Kids yelling and screaming and throwing balls that kept hitting our sliding glass door until 10pm. The hotel resort fee came with “s’mores kits” and there were never any left. A worker said the kids keep coming over just for the chocolate. The fire pits were incredibly sticky and the sticks were left thrown throughout the courtyard. We stayed 3 nights and the entire hotel looked like a tornado ran through it. Every time I went to the front desk, the staff didn’t seem to care. At almost $500 a night, this was not acceptable!!!! During our 3 night stay, the Outdoor Hot tub closed, water slide closed, and lazy river closed. I can only assume it was due to foul play by these unsupervised kids. I would not waste money here at this hotel. Dirty, Messy, Loud, and not worth the money. Staff was unhelpful and didn’t offer to compensate for the issues.

Our stay at Margaritaville was absolutely wonderful! The resort is beautifully designed and has such a warm, welcoming atmosphere. The indoor water park was a highlight—so much fun for both kids and adults alike! A few small improvements could make the experience even better. It would be great if all rooms included a microwave for added convenience. We also wished the outdoor pool and hot tub stayed open later in the evening, especially for couples looking to unwind under the stars. Additionally, the beach shuttle service was helpful, but the van was a bit too small to accommodate larger groups comfortably—a bigger shuttle would definitely enhance the guest experience. Overall, we had a fantastic time. Margaritaville is a perfect getaway for families and couples alike.

This is the perfect trip to take a family on. The outdoor pool was great! The indoor water park was fun. They also offer free smores which the kids loved. They had the best time. The staff was amazing. They all were so accommodating. The only disappointment was the location of our room . The balcony was overlooking the parking lot. So we kept the door closed . It was a waste of money . I wish we chose the courtyard which wasn’t availible. I wish they explained it being close to the restaurant we could walk back and forth. The restaurant was also really good . We were shocked . The server we had there was incredible.

Okay, at best. Overpriced, but the time you check in, you have little time to enjoy the amenities, eat dinner, then sleep and check out. Everything is overpriced. Payed almost $400.00 for one night, thinking I was getting the “deluxe” room. We had a regular room with a parking lot view. Couldn’t even watch tv in the room to wind the kids down, because every time they laughed, the room next to us would obnoxiously bang on our wall that the tv was mounted on. This is NOT a resort. You can’t even buy beverages for your children after 9pm unless you go to the bar. Water park passes only good for the few hours you have of walking time in the hotel. Food is mediocre at best and overpriced. NEVER AGAIN! 🤬

We showed up. We stood there for nearly 5 minutes while the staff laughed and talked among themselves before anyone even acknowledged us. Front desk was confused about whether our room was ready or not and nearly turned us away to check back later. Room was on 2nd floor. Front desk didn’t alert us to the fact that there is no elevator and we got lost finding our room. Room overlooked pool and was very stuffy and felt damp. The music bumps from 10am until 9pm and is loud being right next to pool. While somewhat allergy friendly it’s not safe for people with celiac or gluten allergies. Not a great experience.

We’ve come here many times before when it was the Cape Codder Resort. Now coming here and it’s Margaritaville, we were very pleased!! The check in process was welcoming and very smooth. The lobby area is absolutely beautiful and captivating. The hallways are clean and updated. The rooms are beautiful, spacious, and comfortable. The water park area is clean, safe, and updated. You do have to pay for the water park tickets separately but $25 a person isn’t bad. They also had a smore session from 5:30-8:30 that was pretty cool! The onsite restaurant food and service was good. We had to send back our youngest sons Mac and cheese twice and then ended up just asking for something else for him since it wasn’t right. The waiter was great and removed the Mac and cheese from the bill. My husband and I came either our almost 5 year old and 16 year old sons and they both had a great time! We will definitely be returning!

Rooms are very nice. The main pool is like a prison. Very depressing, chain link fencing. The waterpark is gross, small, mismanaged. The hot tub was not hot, low on water, no jets, in desperate need of remodel. No music playing in courtyard. Did not feel like maragritaville. No one speaks English so hard to communicate with staff. The food is horrible at main restaurant. Like cafeteria food. Smelled like rotten fish inside. Was very strong and basically unbearable. The breakfast was inedible. My kids refused to eat it. For the money I’d say stay at the holiday inn down the road as this is a last resort in my opinion.

We just had dinner here and did not stay overnight. The staff was friendly and attentive and everyone was happy with their food. Being able to sit outside right by the water and to watch the sun set (cannot be seen from all tables) was priceless. Drinks were on point (my sisters new favorite spot for a mudslide) -worth the trip. Chowder was on point with very tender clams and good ratio of clams to potatoes. Caesar salad with shrimp was solidly good. Lobster ravioli special I felt was very light on the lobster for the price but overall good and the meatloaf dinner was devoured. We had chocolate cake for dessert which was decadent and worth cheating on your diet. (And I don’t say that lightly -get the dessert!! Cheesecake at next table looked amazing too!) I would definitely make a reservation on a weekend.

If you're interested in having this place do your wedding think twice. We recently attended a wedding here. There was supposed to be two bars open. They were extreme long lines on both bars than one of the bars went down then there was only one bar and one bartender for over 30 minutes and then both bars went down. They have no idea how to use cash apparently. The food which was at best mediocre. Their staff didn't have seem to have a clue. They kept running around having the DJ randomly ask people if they've told their server what they were supposed to be having. And then took over an hour to serve so half the people had completely finished their meals and were completely done before the other half ever even received their food. Very unimpressive.

Authentic flavor of old Cape Cod- a great place to unwind, explore, and enjoy a full resort experience. Wonderful restaurants- including plenty of seafood choices and a variety of vacation- themed cocktails as well. The grounds are spacious including beach opportunities and adjacent to a mile-long public beach. Rooms and cottages are charming, spacious, well appointed, well maintained, air conditioned, and spiffy clean. Staff is universally friendly and helpful, as well as skilled. Plenty of choices of things to do on-site (swimming, tennis, mini-golf, table tennis, and beach walking, to name a few), plus daily organized activities. Plenty of children options but not overrun with kids either. A convenient base to venture out around the Cape as well. Boating on nearby Bass River is popular. Piano entertainment at dinner was a plus at the waterfront restaurant, with a serene view of the oceanfront. The structure itself is majestic and authentic, built around an original lighthouse. The cottages are charming and spaced apart for privacy, with the occasional wild rabbit hopping about, and seagulls soaring overhead. The ocean breeze and gentle waves are therapeutic. Add a cup of clam chowder or a lobster roll and glass of wine, kick off your shoes and run your toes through the sand- and you’ll know you’re really on vacation!

My family has been coming to the Cape for years, many wonderful restaurants to pick from. The lighthouse was a restaurant I was looking forward to. The lighthouse sits right on the ocean so I knew there would be an amazing view. A little background I am 67 years old and this is my first restaurant review. The food and service at the lighthouse restaurant was HORRIBLE the food was cold and poor quality. My son asked for a Heineken beer and he was served a nonalcoholic beer never asked if he wanted a glass. Long story short I spent $200.00 on 3 fish entrees that were cold and lacked flavor. Walked away very disappointed.

This review could improve, but aa I write this, it's not looking very good. This review currently has lots of "first impressions." When I arrived, I had been traveling for a full day from the Oregon coast, and the sun had already set. I was too tired to start a big to-do discussion, otherwise I would have refused the room outright. For the price of our room (avg $500/night for 6 nights), I was expecting some nice amenities. Instead, I got a room that I would have been perfectly happy to pay $75/night. I've seen better bathrooms at a truck stop. The floor of the bathroom turned into a skating rink after my shower. The flow & temperature controls on the shower are hard to figure out. The showerhead can't be positioned to spray down on you - you have to either hug the wall to get under the stream or hold the showerhead in your hand. The a/c was as loud as an airplane. The floor was covered with sand. There were several dozen flying bugs (beetle-like creatures) in the room. There were not enough outlets for plugging in our devices for charging in addition to our CPAP machines. Our accessable room has absolutely no view and is about as far from the cottages described on their website as you can get. The bed was fairly comfortable and it was very quiet (except for the a/c). For all of the things that are wrong with the accommodations, the view and the location are exceptional. More to come after I speak with management. Maybe there is another accessable room/cottage with more to offer for the price... Stay tuned...

We had a wonderful time at the Rich Family Association annual reunion at the Cape Cod Irish village. The resort itself is way underrated, and the staff was amazing. Cailin Sullivan, the event coordinator, made our event spectacular. Our suite was outstanding, and the hotel has many amenities, from indoor and outdoor pools to a nice gym, sauna, and golf course. Location couldn't have been better, and the restaurant served amazing food. One cautionary note, avoid the older female bartender for she has a mean temper.

So i am the pickiest reviewer ever. Start at registration. It went okay, no problems. The rooms however are so outdated. Very few outlets (take a power strip) and no desk in our room. No microwave. Our TV was old and had a screen issue. It was barely okay for the price we paid. Would like to see our "group" find a different venue for the event, but doubtful it will happen.

It's gross. VERY outdated and not maintained at all. The grass (or weeds) are not kept up, the walkways outside are wobbly bricks, the furniture for your outdoor "terrace" are falling apart plastic, and the balconies look like they will collapse, the air units are rusted on the outside. Inside the air units are basically on or off, because you can only change the temperature- not the setting- and really the temp doesn't change no matter what you set it at. THEY ARE MOLDY ROOMS. Our first room was so bad- there was a dehumidifier in it, patches on the ceiling and all of our clothes and the bedding all felt damp by the morning, We had to empty the dehumidifier as the alarm for it was going off. We changed rooms, and the next one was maybe not as damp, but it was just as mildewy smelling. My daughter and myself had sever allergic reactions in the room due to mold. She's asthmatic- and she would not have been able to spend a third night there. I even made sure she stayed out of the room as long as possible at any point. The floors are all cheap vinyl, the door gaps are crazy- everything in the bathroom is gross and broken. Random furniture- no room the same. It's like someone bought previous hotels old furniture and randomly put it in various rooms. I just can't imagine how anyone could give this more than a 1 star review. The restaurant and bar staff were very nice- but the food was not very good.The front desk staff were hit or miss depending on who you were talking with.

Old, outdated, mold and mildew all over. The hallways and rooms smell like cigarette smoke, it just felt gross the whole time. The staff was fine, but not what you're used to at a hotel, not the standard at all. The pools and hot tub was good, the gym was okay, it had old equipment but it was the biggest hotel gym I've ever seen with decent locker rooms, sauna and steam room. But the showers were gross. The restaurant was buzzing and the food from there was good, you can easily order food to go. On the other side of the hotel was a convention center and it was very nice, clean, updated, just wish they would update the hotel from the 70s.

That's my first time at the Irish village. It was great. Annie our bartender was amazing and super fast. She made up feel at home. The rooms are spacious and reasonable priced. The pool looks great. Room was very nice and clean . Bathroom was updates and clean also . Breakfast was good location very convenient. My only complaint was the amount of young children in the hot tub 3 days in a row including a baby in a diaper . The entire indoor and outdoor pool was empty yet here they come in the hot tub very annoying . Never let my kids in a hot tub and lack of consideration from other parents is astounding.

Had a wonderful lunch/brunch with friends at the Rooftop Restaurant at the Pelham! Our server was friendly and helpful. The food is fantastic, every meal we have had there has been great. Prices are reasonable, they have a nice beverage and wine selection as well. Not pictured in the photos were a burger and fries and a huge salad with grilled chicken. Overall, a great experience!

We hosted our wedding weekend at Pelham this summer and had the best experience. The staff (everyone from wait staff, hotel staff, bartenders, and event coordinators) is incredible - so kind and so attentive, especially Katie who we worked closely with in planning and got to spend some time with during the weekend – she’s the best! The staff at Pelham is a well-oiled machine and our events went so smoothly thanks to their hard work. The venue is gorgeous, the hotel rooms are lovely and very clean, and having your guests stay on site or in the other Pelham locations is so convenient. We have been to a ton of weddings, and the food at ours was top tier. We also ate at the restaurant during our stay and the food was equally delicious. We are so happy we chose Pelham and would recommend to anyone looking for a Cape wedding venue.

My mom and I stayed at Pelham on Earle- which is a sister hotel to the Pelham House Resort. It was our first time on the Cape. Our room was very clean when we arrived- however, it was not cleaned again. Apparently we had to ‘request’ housekeeping. We had to put our dirty towels in garbage bags. There was no coffee in the lobby any of the days we were there. We were given the excuse of ‘it is off season’. If it is off season, why did I pay $600 for 3 days? Every staff member we interacted with were VERY unfriendly. No sense of hospitality. In the real world, the customer is the priority. Do not stay at any of these properties.

We ate at the Rooftop last night and loved it! Our table wasn't quite ready, so we sat at the bar and enjoyed a great cocktail. I'd asked for a modification on one of their specialties and was most graciously accommodated. I didn't get the bartender's name, but he was great, as was his colleague. Our table by the window was ready, and we were greeted by Andrea, our server. Poor thing was REALLY busy and apologized profusely. She allowed us to linger over our cocktails and took our appetizer order of oysters, which were delicious! We ordered dinner, my husband had the haddock, and I had the halibut. Both were big portions and were priced well. His was delicious. Mine was perfectly cooked but too over spiced with the chili oil. Our server was very considerate and adjusted our final bill. We took a slice of the pistachio cake back to our inn and thoroughly enjoyed it. Would definitely recommend it. We were there on a Tuesday night, and it was very busy, so that says something.

Captains House had everything we needed for a quick overnight. We stayed in the spacious Lady Hope room, which was comfortable, well appointed and had a renovated, modern bathroom. We enjoyed sitting in the chairs on the sprawling green lawn and admired the trees and plantings that span the property. We went for lunch at their Veranda Restaurant. While the hummus in the Crudite was amazing..seriously, the veggies included a rotted pepper and a molding cauliflower 😥. There are two types of fine hotels - The ones where you thoroughly enjoy your stay, and the ones which you never want to leave. CBI is definitely the latter. My wife and I were fortunate enough to enjoy one of their Presidential Suites in October 2025 and I assure you, the experience did not disappoint. Not only are the location and views ideal at the tip of quaint Chatham, but the service and attention to detail are unparalleled. Our room had a porch with sunrise views over Chatham fishermen’s wharf, was spacious and tidy, and received attentive turndown service with chocolates and refreshed bottles of water. Beds were very comfortable and Molton Brown bath products were lovely. Staff competency varied widely from fantastic at the valet service and outdoor bars to “needs training” at the spa. Overall the spa did not feel world class - poor intro to the locker room and facilities, bland lounge area, ok massage - though staff was welcoming. We had good drinks at The Beach House Grill and a decent meal at The Sacred Cod (loud music was not my favorite 70’s) but didn’t love the variety of foods generally offered on property (especially for gluten free). We did not try Stars - too formal and not enough character for us. The little island shuttle was fantastic and our local skipper was a wealth of information. The beach lounges were heaven and it was shoulder season so few people on the beach.

I don’t get it. How can the owner have this much real estate and yet not know what the guests are experiencing? We stayed here many years ago and didn’t love it. However we tried it again as part of a drive up the east coast. Our room was ready early and we enjoyed a very nice lunch. The hostess wanted to seat us on top of another table at 3:00pm. The restaurant as you can imagine was not very busy. She was frustrated when we didn’t obey and asked for a different table. But when I got to my room and turned on the TV to watch FOX NEWS the channel was blocked. All other channels worked fine. I called the front desk and they said they would fix it. So we went for a walk came back called again and she said it was fixed. It was not and she said she would look into it Never happened. Left, Right or Center, that is poor taste and a negative guest experience.

Just returned from a fabulous mini getaway at Wequassett. We were sad to see it end. Everything about it is top notch….we had a large, beautiful Signature room with every amenity possible. The property grounds could not be more beautiful and loved Thoreau’s for a warm, comfy casual dinner with delicious food. Breakfast at 28 Atlantic was the best ever! And the highlight was as we sat at a beautiful window table, enjoying the view, the dining room sound system was playing our wedding song….we were married there 26 years ago. Total coincidence but had to be an omen. We were speechless! Gee, AJ, I know you did all you could do for us but that was over the top..ha! Lastly, the staff were outstanding! The property itself is 5 star but the service is no where near. Not sure how they got 5 star status before CBI. I’ve visited Wequassett many times for events & meals but only stayed on property this once. No service at the check in for you car or luggage, the room was on 2nd floor with no elevator and I was never offered bellman service even though there were 3 people in the registration office (I had recently had surgery and it was a Nor Easter so I would’ve 1000% said yes if it was offered) the electric socket in the bathroom was unable to support a simple curling iron, maintenance reset the breaker and told me not to use the socket because it couldn’t take a lot of power. Preparing for a wedding I was attending I had to do my hair over the refrigerator where the plug was able to handle the low energy hair device. And the shower had some type of temperature governed on it where I could only take a Luke warm shower. Again, this weekend was a Nor Easter, so much cold wet rain, no hot shower? Due to the nature of my significant others job, we stay at 5 star resorts all over the country at least once a month and this place was 3 stars at best and that’s only because of the beautiful grounds. I could’ve stayed at a Holiday Inn Express and gotten a hot shower and a working electric socket since I was doing my own parking and bellhop service with luggage to the 2nd floor without an elevator and saved myself thousands of dollars, a backache and I would’ve booked to get my hair done at a salon for the wedding had I known I’d be unable to do it myself. Overall it was a huge fail. We will continue to use CBI as our preferred resort on Cape.

We’ve stayed at Ocean Edge for decades, recommended it to friends, and even have another trip booked later this summer, but this visit raised serious concerns. On our second day, we discovered a mouse in our condo. We contacted guest services five separate times—by phone and in person—and were assured each time that someone would inspect the condo or a manager would call. Finally, a day and a half later, a manager (who was polite and professional) arrived with another staff member to set traps. One trap was gone the following morning, so we assume it caught the mouse. We also found a cockroach in the bathroom. While we understand rodent issues can happen, taking over 24 hours to respond—especially with small children—was unacceptable. We did receive a $500 credit, but it doesn’t fully address the health and cleanliness concerns. Service overall felt stretched thin. At the Ocean Terrace, our table waited an hour for food despite the restaurant not being busy. Other tables were clearly frustrated too. The beach and amenities remain excellent—warm August water, great low-tide walks, and extras like chairs, umbrellas, towels, and nearby dining. But the rodent, cockroach, and slow response times overshadowed the positives. We’ve stayed at other Cape resorts as well and will strongly consider other resorts instead of Ocean Edge next summer.

I absolutely loved my stay at Ocean Edge Resort and Golf Club. The historic mansion is breathtaking and gives the property such a timeless, elegant feel. I spent time relaxing on the grand lawn, enjoying the ocean breeze, and taking quiet walks along the beach. It was the perfect spot to unwind and recharge. The resort is in a great location, close to local attractions but still peaceful and private. My room was clean, cozy, and very comfortable. Arbor Village rooms need to be completely updated and cleaned. Our first room had a broken slider door. Maintenance couldn’t fix it after an hour so we had to move rooms despite us unpacking all of our stuff. This made us miss our dinner plans. In our second room there was an apparent ant issues. Bugs everywhere. The patio lights didn’t work which made it impossible to sit out there at night or early AM. Our bedsheets were stained. Mold everywhere in the bathroom. You would think you were staying at a Motel 6 not a luxury resort. Disappointing to say the least since I know they are aware of these issues from other reviews. I was told to email someone and haven’t heard back. I will say all staff working at the resort are incredible, kind and helpful. They work very hard.

This hotel is one of the worst hotels I’ve stayed at in my entire life. The rooms have black mold, were never cleaned, floors had hair and feces, smelled of urine and must - an absolutely disgusting experience. On top of that, the staff was disorganized, not helpful, and not focused on customer service to remedy our experience. My husband got food poisoning for eating at the pool bar. Our hotel room key was deactivated every few hours which meant we were locked out of our room any time we left it. We had to wait for security to arrive every time. This hotel is in need of a major renovation and leadership change. Do not waste your money - this is a motel disguised as a resort!!!!

Not a typical beach resort — there’s no real beach, just a marsh/swamp area — but it worked well for what we needed. Great option if you’re on a budget and planning day trips, especially to Nantucket from Hyannis. Staff were lovely, breakfast was free (with coffee available all day), and the kids enjoyed the pool. There’s also an arcade and a small fitness area which kept everyone entertained. All in all, very good value for money. It’s not the kind of place you’d stay in all day (especially if you’re used to European-style resorts), but it’s a solid base for families to explore Cape Cod and the islands.

We booked this hotel last minute and I liked a few things about it: nice pool, beach area at the marshes with fire pits, walking distance to Yarmouth House Restaurant. Pool was promptly closed after we just arrived, so was pool bar. The bar at the pub couldn't make advertised coconut margarita and mojito (lack of ingredients). Breakfast was served on paper plates and with plastic forks. Out cards stopped working 7 am next day and I had to go to the reception to reprogram them. Okay, no problem, but I heard no "good morning", "sorry" nor I see any smile... But, lovely morning view of marshes melts all troubles.

Everything about our stay was wonderful top to bottom with the exception of the billing issue that I found when I got home. The pools and hot tub were very clean as was the entire property. The room was spotless, the beds were very comfortable and the pillows were amazing. I honestly don’t have one complaint about the property or the quality of our stay. Parking can be a bit tough at night and we didn’t even get back that late. We were forced to park in a spot that was far too tight for the size of our vehicle because there was not one other spot in the entire lot. The billing issue was that when I arrived I requested they change the card on file so the balance was on a card the was different from the one I booked with initially. They successfully entered the $100 incidentals hold but then when I got home the rest of the bill was on the credit card I asked to have removed. It’s not a major deal but creates some issue for me as I wanted it on my interest free card. Overall it was a great experience and we will be back this fall.

When my fiancé went to the front desk to check in, the receptionist was there and asked for the regular check in identification items, he also asked if we could change rooms to bay view for the first night as it was available to book and she replied no, saying that it was too much work. She asked if we would like room cleaning during our stay, which was only two days and he replied yes but nobody came to clean the room at any point. What’s the point in asking if you’re not going to provide the service? It’s extremely disrespectful to not follow through with an asked service. Also, she ended up being the cleaning person. They also give a list of things to note and on there it states last minute requests for room cleaning will not be accommodated that you can go to the front desk and get the toiletries and sheets as needed. When we were checking out she had the audacity to shamelessly ask for a review - which of course I would do but not necessarily a positive one despite the rooms being clean and spacious. The view was decent (fall, so the trees were pretty) but you could hear the cars from Main St. all day long, even with the door closed. To head west - good luck getting out because traffic is awful! Your best bet is to head east and then do a U-turn. There is only a fridge with a small freezer and coffee maker in the room. You have to walk across the parking lot to use the microwaves or get ice, you need your key card to enter the common room and the key card to dispense the ice. The room was nice, we had the deluxe two queen bedroom. The beds were very comfortable, the bathroom was all in one place, it was very nice to have a soap dispenser by the sink. The shower had shampoo & conditioner (2 in 1) and shower gel, as my fiancé described it was moderate to good, it was cleansing per him. I chose to use my own. There was an older gentleman who also worked there, he was kind and respecting. However, at the reception - the lady is the one who is almost always there and she is not the most pleasant to deal with.

Very disappointed to say the least. The website is very deceiving! Nothing at all like the pictures on their website. The rooms need a general cleaning and paint . The room was very damp… carpet and bed linens were damp due to poor air conditioning. Bathroom was dirty… long black hair in the tub/shower. To use the coffee maker we had to put it on a chair to plug it in. Vending machines almost empty. I don’t get how they are getting such high reviews. This place was definitely the only low point of our vacation in Cape Cod. Never again!

Cape Sands Inn – Where Hospitality Goes to Die If you're looking for a place to stay where you’ll be screamed at, hung up on, and treated like an inconvenience, look no further than Cape Sands Inn. This was not just a bad experience — it was a complete masterclass in mismanagement and disrespect, led by what might be the most unprofessional manager/owner I’ve ever encountered in years of booking group travel across the U.S. Let me break this down clearly: We booked 4 rooms for our group, and later extended our stay by one additional night through a third-party service. Understandably, that system categorized the room types slightly differently (Deluxe vs. Double Beds, etc.), but from a guest’s perspective — that’s irrelevant. What matters is that we communicated this upon check-in, asked politely if the group could remain in the same rooms, and were told it would be taken care of. Apparently, the employee on duty either failed to communicate this to the manager or simply didn’t care. Either way, this incompetence set off a chain of events that led to unwarranted threats, disrespect, and stress for our entire group. At 11 AM the next day, I started receiving calls from the hotel demanding our group check out, threatening to remove our guests’ personal belongings, including documents, from their rooms. Not only was this wildly unprofessional, but it was a violation of basic decency. When I tried to resolve the issue, I was met with pure hostility. The manager screamed, hung up on me multiple times, and even threatened to report me to the third-party booking service. When I said I’d be reporting him for his behavior, he doubled down and became even more unhinged. The woman at the front desk wasn’t much better — hanging up and placing me on hold repeatedly like it was a game. Let me be clear: we were not trying to scam anyone. We paid for our stay and simply wanted clarification and a bit of decency — instead, we got aggression, arrogance, and utter disregard for customer service. The group was told the night before that they didn’t need to move rooms, and trusted that their belongings were safe — only to wake up to threats of eviction and strangers handling their private items. When I asked for a partial refund due to the stress, miscommunication, and outright disrespect, the manager once again lost his temper, ranting about policies as though they justify abusive behavior. Here’s the truth: Cape Sands Inn doesn’t understand what hospitality means. They treat guests like enemies the second anything goes off-script, and accountability is clearly not part of their vocabulary. If you ever have a problem — don’t expect help, don’t expect kindness, and certainly don’t expect professionalism. This place is a ticking time bomb of bad attitudes and worse management. Do yourself a favor: Stay literally anywhere else. Cape Sands Inn isn’t just a bad hotel — it’s a lesson in how not to treat human beings.

I can confidently say I enjoyed my stay at the Ambassador Inn and Suites this past weekend. The staff here helped to provide a memorable experience for our first Ministry Group Retreat. They went above and beyond to make sure we had everything we needed available to us in a timely manner. The pool, hot tub and sauna were both clean and a nice treat. They are located close to nearby attractions that would spark interest for any age group. The rooms were also clean and comfortable as well. I was grateful for the complimentary breakfast offered each morning and the 24 hour tea and coffee station. My personal favorite was the Belgian waffles! The front desk attendant over the weekend was a pleasure and very informative. She made our experience that much more enjoyable. Dave was also someone who welcomed our questions and was very quick to offer assistance any time we needed him. Last but not least, the GM, Mr. Patel was a pleasure to work with and we can’t wait to return again soon!

Was at this hotel the week of June 30th, and found it to be adequate. The rooms are pretty good (did have a stain on my comforter however) and the location is great. The outdoor pool is small, but not overly crowded. The indoor pool is a decent size and also has a hot tub. My only real gripe was one of the front desk workers wasn’t very welcoming. She seemed annoyed when I asked where pool towels were, and also was on her phone a lot when people would be waiting at the front desk. The breakfast is ok and features the usual cereal, yogurt, waffle maker, juices, and usually eggs.

We stayed here for a family wedding, and were very pleased with our accessible room, which was right near the back door and 4 dedicated HP spaces. Good grab bars, accessible shower, low controls. We had requested 3 extra pillows for my partner's comfort and they were already in the room when we arrived. Kudos for that. Coffee and fridge in the room, nice looking pool and hot tub, attentive management. Breakfast was well stocked standard continental, with bagels, waffles, muffins, sausage, juice, coffee, oatmeal etc. Overall, a great value for the money (free), and well tended, with plenty of places to sit and eat in a sunny breakfast room. If you're looking for a cozy getaway in Hyannis, the Hyannis Travel Inn is an excellent choice. This family-run hotel prides itself on treating guests like part of their own family, with warm welcomes from staff members like Cliff and Patrick, who are always ready to share local tips and recommendations. The inn features simple yet comfortable rooms—some even come with balconies—and boasts both indoor and outdoor pools along with a relaxing whirlpool.
I’ve now stayed there two separate time’s for multiple nights, I love this place. The staff is very friendly at the front desk and is always willing to help in any way, even the rest of the staff was easily identified and willing to help. Special shout out to the manager Cliff who was very accommodating. Rooms are great and the place has a welcoming feel. It’s like stepping back in time when places truly tried to earn your business and didn’t treat you like just another customer. This will be my place to stay when coming to visit my son on the cape. Love that you can just walk downtown and get everything you need. Another really cool thing that I really appreciated is that I had a privacy sign on my door the whole day, but the housekeeping staff still left a bag of extra towels and bathroom supply’s just in case I needed them. A really nice touch!

I recently had a wonderful stay at Hyannis Travel Inn. The hotel is clean and serviceable. The location could not be better, just off Hyannis Main Street and a few minutes drive from the shopping centers. The perfect base for exploring points east and west on the Cape, as well as the islands. Parking onsite is easy. Staff are friendly and helpful. Rooms are nice, the reason for 3 stars is because the bathrooms are so small when they could be a little bigger. Staff is extremely nice and very accommodating, front desk is very knowledgeable on weather and events. This is our second stay at the Inn and this time we keep extending our stay, we absolutely love it. Parking is tough at times but it’s manageable. Edit: 10/08/2025 We actually changed rooms and this room we have is slightly larger and a huge balcony, bathroom is still small but the completely covered and private balcony makes up for it. The guy at the front desk also gave us an idea for things to do yesterday and it was incredible - the best spots to see things nearby on the Cape. He gave us the best place to see seals and to watch the sunset, however we missed but the full moon we caught! I also want to mention, every day I hear my fiancé munching away and saying how amazing the pastries are, all he does is devour food so I feel this is a must to put in the review mentioning they have a great breakfast selection.

Amazing location!! Main Street with shops, restaurants, & bars just a few minutes walk away. 10 min walk to the ferry, we were also able to buy our ferry tickets directly from the hotel. Indoor and outdoor pool, as well as a hot tub inside. Great room had everything we need, fridge & microwave, and the best little balconies! Breakfast was coffee, juice, bagels, toast, muffins and other pastries. As well as oatmeal and yogurt. We had originally only booked 2 nights but extended our trip another night because we loved this hotel so much!! The staff is extremely friendly and helpful, you’ll feel like family!! Too many disappointments and no one cares. Front desk offers terrible service, and makes you feel as though they have better things to do than check you in. Don’t bother calling for a question, the “front desk” number doesn’t answer 9/10 times. Room phones don’t work, tub drain backs up with other peoples hair coming back on you, absolutely disgusting. I called to try and inform them, but after repeated calls unanswered we had to take a screwdriver and clear the hair ourselves so our toddler could finish showering. We were in a family suite ($$$) that only has a shower. To add, the toilet paper holder is hanging off the wall, extension cords ran everywhere, and the dresser visibly damaged with a large smash in the middle of the base trim, walls missing paint. Overall a disappointing experience, low quality, high prices. For a family suite charging $700+/night they should have some attention to the details for these rooms when they turn them over. This is a C+ class hotel with the level of service and quality they offer. The location is however great which is why we chose it. Just over priced and the pictures are not what the rooms actually look like. Take it down 3 notches to properly manage your expectations.

Room was very dirty, hotel staff were nice. Location of hotel is really close to beaches, Main Street was so neat, probably the only good thing this hotel has. Pool and hot tub close early. Definitely wouldn’t stay again rather stay at comfort inn or holiday in. Hopefully the hotel company addresses the dirty room and fixes the bathroom. Would have told hotel staff but they would have just offered another room when in hindsight I would have rather got a full refund and went to a different hotel. Not worth the $256 + fee.

I'm gonna be honest, we splurged for a big room and spent about $600/night. It was definitely not worth it. Not sure if it is costly since it is Cape cod but definitely felt disappointed we spent so much money on it. I thought for that price we would get a nice view of the harbor or something. We had the most expensive room and our view from the balcony was a back lot where people park their cars for the ferry. Very very disappointed. There was an odor in the room, earwigs around the whole hotel, and the bathroom was so small I felt claustrophobic. The only thing that made up for it a bit was the staff. They were all lovely and kind. The big yard games were fun. The pool was gross. The water was cloudy and there was algae. They had a "kiddie pool" which I thought would be great for my four year old but I wouldn't let him in with all the algae. I'll be honest, when I saw what we paid for I cried.

I stayed here for a short business trip and couldn't be more pleased with the facility. The room was clean, inviting and recently updated. Very comfortable bed and quality linens. The staff was amazing and extremely helpful. There are several excellent restaurants within walking distance. I will definitely stay here again.

Do NOT stay here. Absolutely horrific experience. We flew in for a wedding and were met with some of the rudest, most unprofessional front desk staff I have ever encountered. Check-in is at 4:00 PM, yet none of the rooms were ready. Their excuse? “Still being cleaned.” At 4:15, past check-in time, the lobby was full of 10 to 15 other angry guests asking the same questions, with staff becoming snappy and rude instead of apologetic. When we asked for a manager or if they could contact cleaning staff, we were told “no.” We did not get our room until after 4:30, which made us miss our shuttle to the wedding and, most devastatingly, miss the ceremony we FLEW INTO THE COUNTRY for. Completely unacceptable. If we checked out late, we would be charged a fee, yet when they are late, do we get a discount? Of course not. When we finally got in, the room was a nightmare. It was tiny to the point you could not walk between the bed and dresser. There were bugs crawling on the floor and a dirty towel left behind. It is also right off the road so we could hear every car drive by and every conversation had by the people above us. We spent $900 for two nights in what felt like a grimy roadside motel. Absolutely disgusted and disappointed

10/10 this hotel is very nice and has a lot of amenities! There’s a courtyard that has a life-size chess board for the kids and corn hole. There is an area with a huge fire pit to sit around as well as many seats. The pool and hot tub were nice as well. I wasn’t crazy about the main parking in the back. It’s very close to each other and I didn’t want someone hitting my car door with their car door so I parked on the side parking lot. There is also a lot to do nearby so you don’t even have to have your car. You can just walk to restaurants and the ferry! I think this will be our new hotel that we will stay at each year when we go to Cape Cod

Great location for the ferries, but not much else, and it's very expensive! Nice hotel with comfortable bed, but the hotel restaurant is merely adequate. Worst part - I forgot my beautiful new nightgown and robe set hanging on the back of the bathroom door, and called the next morning to see if it was found, but as feared, no sign of it. Seems they have theiving staff. Beware!

The staff were all super nice, that was the best part - helpful and kind. The beds were very comfortable and the room was quiet. The room was a good size, with a table and two chairs, fridge, microwave, and coffee maker. There were a variety of nice options available in the breakfast. I didn't love the rolling barn door for the bathroom (never the first choice for a mother and grown son traveling together) but the shower had good water pressure, so that was a plus. Would definitely stay there again.

This hotel was beautiful! Very well kept and the room was just beautiful. We had spent the night before at a sub-par Inn that we truly disliked so when I walked in to our room here I was thrilled! My husband enjoyed the big breakfast the two mornings we were here. The lobby was very pretty and the staff was very helpful. The only restaurant in house was Indian and I cannot eat Indian food, but that is on me. The second morning we were there the lobby area going into the hallway needed to be mopped pretty bad. But I still have to give this five stars. We had a noisy neighbor one night and the front desk lady handled it like a boss. The hotel on the other side of Dunkin' Donuts was playing very loud music and flashing lights for some strange reason and she handled that like a boss too. We did not use the pool, but it looked lovely. I was sick one night and thank goodness my husband went to the front desk and got me a Gatorade. It was nice to have the little snack food things to buy 24/7. We would definitely stay here again.

We have stayed at Best Western hotels often but wanted to try one of their "boutique" hotels. Overall very nice. The place is quite large, clean and quiet with complimentary breakfast, free parking and electric charging stations. It has an Indian Restaraunt on site, indoor and outdoor pools and a gym. The staff is very nice. Only negative is the bathroon has a barn door, which is pretty much like having no door!

We have been going to this hotel every summer for the last 5+ years. Every year it gets a little worse, as management does not appear to reinvest anything back into the hotel. This visit, we arrived on a Friday evening to a room with a faucet that did not work. Only burning hot water, no cold. They refused to switch our room and did not send a mechanic until late Saturday morning. This was a very tough start to our vacation and no one there seemed to care at all. We will never stay here again, which is sad because it is a great location. It has just gone so downhill. The public bathrooms in the lobby/breakfast area were disgusting and were not cleaned once during our 3 night stay, as I saw the same beer bottles next to the toilet each day. The tables were filthy, the tile floors in our rooms were sticky, and the rooms were musty. I just felt so dirty there and couldn’t wait to leave.

DO NOT RECOMMEND - we stay at a lot of hotels and it's very rare for me to have complaints but this stay wasn't great at all. For starters the deadbolt on the door didn't work. Maintenance wasn't in and they had no other room to move us to. They offered to just have an unarmed hotel worker stay outside on our floor for protection. How do I know I can feel protected even from that man while travelling alone with my kids? Totally not ok. Second, the overwhelming smell of cleaning solutions made us all feel ill. Just horrible. I've never smelled such awfulness. When we got in our room there was sand and dirt all over the chairs in the room. The room decor was otherwise decent. The hotel staff of guess are all part of one family and their customer service needs a lot of work. They don't belong in hospitality and aren't doing it well presently. Lastly, when we were at the pool there were never towels. I had to call the front desk to remind them to stock them. This does not feel like a 3 star hotel at all. Very disappointing.

Stayed here before getting an early ferry out of Hyannis. Amazing value for what you’re paying. Really yummy Indian restaurant on site with amazing staff. I thought I already left a review here while we were still at the hotel and things were fresh on my mind but this was the most disappointing hotel stay I've ever had and the biggest reason is safety. I can overlook certain maintenance things like the sticky floor in the dining area that broke the strap on my sandal because my shoe was so tightly stuck to the ground. I can overlook the very dirty floor in the indoor pool and I can overlook the sandy chairs inside of our hotel room as well as the faucet that would barely drain and the clock that started to smoke when we plugged it in. What I cannot overlook is the safety in our room when we realized our deadbolt would not lock and management had no solution and was not seemingly willing to refund us so we could get a different hotel. They offered us a king bed instead of the two queens that we had but we had too many people to all sleep together in one bed. So they suggested that they would leave this very sketchy man to guard the floor and that we would be safe with just the top silver flip lock on the door that even my 10-year-old can open in 5 seconds from the outside. It was late when we checked in and we were all exhausted so we chose to just barricade the door ourselves but I will never ever stay at this hotel again and the staff has very poor service and something bizarre is definitely going on at this hotel.... Indentured servitude maybe. It seems like it. We did not eat it the restaurant and I don't think I'd be willing to after seeing how the hotel is run. We travel a lot and stay in a lot of hotels and I've never had an experience like this.

We LOVED AutoCamp. We were looking for a traditional hotel but stumbled on this option that was more affordable and in a great location and were so glad we stayed. The location is absolutely gorgeous, and most of the staff were friendly, some even went out of their way with local recommendations, which we truly appreciated. The setting itself feels special and we loved the unique atmosphere and community vibe. However, at $600+ a night, the lack of basic services was very disappointing. There’s no room service, and after four days with our dog in the wilderness, things naturally got dirty. Having to go to the main lobby to drop off and pick up towels, request toilet paper, or grab other basics felt steep given the price. On top of that, the Airstream we stayed in had several issues. It leaked in the bedroom during rain, and many outlets in the living room area didn’t work as well as the lantern. The bathroom doorknob wouldn’t stay in place, so we had to wedge a towel in the hole to have privacy. Small things like arriving to find only two tissues left in the Kleenex box added to the feeling that the space wasn’t well-prepared. We understand glamping is meant to be more rustic, and we genuinely enjoyed cooking out and being immersed in nature. But at this price point, we expected a higher level of upkeep and service. The surroundings are beautiful, but the overall experience fell short of the value charged.

My family stayed here for four days and loved it. Two of us got an airstream and the other two got a cabin. Both accommodations were very nice. The staff here were all very friendly, special shout out to Pete who gave us lots of great local spots to check out and always had a great attitude, seriously I'll come back just to hang out with Pete! The place is in a great location with beaches, stores, and restaurants within a few miles. We got a two hour complimentary bike rental each day and the bike trail was super accessible and a great place for a walk or bike ride. On a negative note, the couch in our airstream was stained to the point where we didn't feel comfortable sitting on it and had to cover it with provided blankets. Other than that we were all very happy with our stay!

We chose to stay here instead of a hotel. I agree with a couple of reviews, the heat pump leaks and leaves a wet spot on the futon, which is likely leaving the stains. I had the opportunity to participate in the complementary yoga. They hosted it on the second floor and we had an amazing view. If you enjoy camping, and outdoor space, this is a nice alternate to a noisy and closed in hotel.

Fun idea but unfortunately the experience fell short for the $390/night price tag. The airstream was cute but not well maintained. There was mold in most of the curtains and the bathrooms and our TV audio was broken (the desk came and tried to fix it but it never really worked). We also were on the side of the camp which required dragging our luggage cart up and down a huge hill. The granola breakfast was incredibly bare bones. There was also a wedding the weekend we were there, which took up a large portion of the common space. They did not tell us about this until we were checking in. We enjoyed the location and the partner bike rental was fantastic. Overall, I had expectations of a more luxury experience for the price tag and found it was not quite as fun as camping and not quite as nice as a hotel. Would consider coming back but with different expectations.

The location is nice as it's right next to the beach. Check-in person was super friendly. The rooms are decent, however, The actual cleanliness and upkeep can be greatly improved. The showerhead is broken with some of the silicone from the jets no longer attached. Which makes the shower pretty useless. I informed the front desk she wrote something down and I haven't heard anything yet after a day of letting them know. The walls are really thin and you can hear conversations as well as "other things" from a couple rooms over. The bedding is pretty gross as there is some crusty "crud" on the spare blankets which can only be some sort of bodily fluid. I don't want to know which bodily fluid that it is. I also informed the front desk again wrote it down but nothing has happened yet. The Pool and "hot tub" are decent as it overlooks the water. The hot tub barely had any jets when operating. This place is also apparently a time share, I had some sketchy dude approach me trying to sell me. Honestly for how outdated this place is it's not really worth the time to listen to his sales pitch. This place was fine for a weekend but I definitely wouldn't want to spend a whole week here.

I’m giving them a one star because I have to give a rating. But I have been trying to get to this hotel for over a year now and I’m about to have a baby and decided you know what now is the time let me do that before the baby comes. And I also had a $50 off on booking.com that I was getting ready to use.. Anyways, I booked the room and the next morning which is the day of when we are staying just a couple hours before we would be checking in. I get a message stating that we need to pay $250 deposit all of a sudden even though it’s not listed anywhere on any site of theirs nor is it listed on booking.com.. And it all because we live in the area because we’re local? My boyfriend works for a very well-known company here and I told them that and they didn’t even care. They just said oh well it’s a policy of 250 deposit even though like I said it’s not listed anywhere about it. Needless to say we canceled our reservation because we couldn’t afford the 250 deposit and that was over double the amount of what I was paying for the room. In a policy by the way, Is a discretion. They could’ve easily waved that 250 fee so they decided to lose money instead of doing that. I will never try to go to this place again. I’d rather go to Oceanside condos and enjoy myself like I have every single time.

I was working on the Cape and was tired so reserved a room at lunch. In the afternoon I was really ill and didn't want to spread the illness so I called to cancel the room. I called Expedia and they said no problem. The hotel denied Expedia. I called the hotel and was told, at first, that it was a third party reservation and it couldn't be canceled, so I gave them the contact information to call Expedia, and then was told it’s their policy that I would have had to cancel seven days in advance. I only made the reservation a few hours before I called to cancel and it was the first day of May, not vacation season. Poor service and they lied about it being a third party issue. No thanks.

Great location but dirty, outdated rooms. We vacation with friends and had two rooms total. All of us commented on how the mattress were lopsided, so hard and you could feel the springs (we all woke up with serious back pain) In addition, the linens (sheets & towels) are so rough and the towels are child size. The AC units don’t keep the entire room cool Finally, we overheard a disheartening engagement between the female activities, Director, and an associate there with her repeatedly telling him to “get out of HER space” he tried to laugh it off and mention that he thought behind the towel counter was everyones space to which she rudly replied, “no, its MINE”

Overall it was a great stay. The place could be made a bit more spruce up as far as decor. The pool areas were nice but the hot tub needs some work and children need to stay out of it, it was used as a kiddie pool by quite a few families which was a bummer when my husband and I wanted to go in while the kids were swimming in the pools. There was yard construction going on during our stay which we were not told about. It most likely would not have affected us going there but it would have been nice to know. The front end staff was very accommodating and gave us some very interesting info about the hotel. It is really close to eateries and ice cream stops and not far from some beaches. The overall experience was good and we would stay again.

This is a great place to bring children. It's not ideal for childless by choice and the elderly. Thank goodness the pool was closed by bedtime. The room was very clean in some ways but not in others. Decent, clean rooms. We didn't use the pool or hot tub while there, but we did visit the area. It seems well-kept. The wifi signal was a bit weak in the room we had, so the TV barely worked. But we really only needed to sleep at night since we had day plans. So it worked out well. Although, there was a bright light outside the window that was hard to block out. We assumed it was for safety, so we didn't complain. And we were so exhausted at bedtime, it didn't really matter. It wasn't too loud, but it wasn't too quiet either. We could hear early morning activity outside our door (conversations, etc.), so if you're not an early riser (7ish), beware. I would attribute that to people passing by our room to get to breakfast. It ( audible activity) was constant, but in very quick spurts. I only mention this because others complained about noise in the reviews, this was the only "noise" we heard. The check-in person was pleasant & welcoming, so that's always a plus. And the location was close to all things we had planned while on the Cape. Overall, it was a good experience, especially for the value.

Great place to go with kids. Has an indoor and outdoor pool with a hotel. Rooms are spacious and beds are comfortable. Staff is nice. All grocery stores and shops and food are within walking distance or a 10 minute drive. The local restaurant right next door has amazing pizza.

Stayed here before and it was musty and boarder-line condemnable. But I was compelled to book again for a family visit because it was cheap (because it’s awful). Then I had a legitimate family emergency that came up and I asked if they could accommodate a refund and the front desk worker was both condescending and mean and only gave me a partial refund. If you’re going to stay hotel and sleep in mold they could at least have been accommodating. Will never book here again.

Surfside has truly never let me down, I’ve been staying here for over 13 years - was SO IMPRESSED with the renovations (bathrooms and that new shower are FABULOUS!) The rooms are always clean, the beds are super comfortable - but the service from the front desk staff is just far superior to anywhere else I’ve stayed. We were able to book last second during their busy season with zero hassle and given an oceanfront view room (highly recommend). I honestly didn’t want to leave and cannot wait to return, thank you for providing true hospitality!

Only planned to stay one night to enjoy bear week in town and I ended up staying three more nights. Very sad to be going back today, but looking forward to next years stay. The pool is great and all of the guests I met with were lovely with good vibes! If you’re looking to be close enough to town without being in the hustle and bustle this is the perfect lil gem. One of the worst hotel experiences I’ve had. Stayed here during a major event and was shocked by how far off it was from what’s advertised. The hygiene was awful - dirty beach chairs, filthy deck, elevator entrance covered in sand and flies. The “Oceanview” room is misleading: it shows a private balcony online, but in reality it’s a shared deck with people constantly walking past. No privacy at all, you can’t leave the blinds or door open unless you’re okay being watched. Housekeeping was another letdown. Towels were swapped, bed made, but the bathroom wasn’t cleaned and the rest of the room was not even vacuumed. They even knocked on my door at 9:45am multiple times to ask if I needed anything, which felt intrusive. On arrival, I found out there’s no proper check-in desk — it’s hidden in some room, with no signage. After a long trip, I had to ask around just to figure out where to check in. The “complimentary breakfast” was pathetic - a tiny room with a fridge of frozen, plastic-wrapped eggs and a couple stale muffins. Nothing like what’s promised. Rooms are also very worn and badly need maintenance. My initial sheets had blood stains on them - completely unacceptable. It’s also far from town / about a 20-minute walk to get anywhere decent. Given the high cost (thousands for a few nights due to minimum stays), this place is an overpriced scam. This kind of bait-and-switch hospitality is exactly what’s ruining P-town’s tourism industry. I will never stay here again and strongly suggest others avoid it.

We absolutely loved our stay here!!! The inn was so charming and clean. The continental breakfast each morning was delicious and kept us full for hours. Much more than your standard continental! Nancy, who worked at the hotel breakfast was lovely and kept putting out extra food for us, specifically the chocolate croissants! She made sure we enjoyed our meal and went above and beyond to check in. The bar and restaurant area of the hotel was adorable, although we never made it to eat there. But we will be back so we’re looking forward to eating there next time we come! The only downside was the air conditioning in the room could use an upgrade. The location was solid, it was a five minute drive to everything, but not super walkable to downtown if that’s something the guest is looking for. However, I would choose this hotel, the staff, the cleanliness and charm over being downtown in a smaller hotel. The drive was very short and easy everywhere and every single staff member we interacted with was kind and caring. We will definitely be staying here again, and we truly truly enjoyed our stay.

The hotel was very cozy and renovated but did lack several conveniences that a larger chain would have. Upon check-in, the concierge told me that I had 2 reservations, which I knew I had cancelled one of them. She asked to see my cancellation confirmation email…giving me a heart attack and made me second guess if I forgot to cancel the extra $2,000 reservation. She then found it herself that I did... As to the stay, we did not request a daily housekeeping service, however there was not even an extra roll of toilet paper in the bathroom for us. So when we ran out, I had to text the after-hours number for the toilet paper, and had to call the next morning as well, and then I saw a worker outside and asked him for the TP- quite the inconvenience after trying to ask 3x for it. Also, on the last day of our stay I dropped something in the bedroom and went to pick it up underneath the dresser and found a soiled baby diaper under the dresser. The second morning I felt something sharp in the twin bed, and there was an open safety pin in the bedding, not belonging to me. It was very bizarre. The 2 bdrm suite was spacious and the living room and kitchen table was nice, but paper towels or a few napkins would have been convenient in case of a small spill, like we needed them for. The hotel breakfast was nice with bagels and cream cheese, pastries and small egg bites, yogurt with toppings, etc. The hotel bar served a few nice cocktails but they seemed short staffed both nights and it took upwards of 25 minutes to receive a cocktail.

Disappointing Stay at Premium Prices We recently stayed at the Coonamessett Hotel in Falmouth, MA and were extremely disappointed given the $500-per-night rate. While the staff were consistently professional and polite — the one bright spot of our stay — the physical condition and amenities of the hotel fell far below expectations. The room felt unfinished and uncomfortable. Furniture was sparse and appeared to be secondhand, lacking the quality and cohesion one would expect at this price point. With a room with a living space and bedroom, there was no desk and chair and the lighting was haphazard and disconnected. There was no chair in the bedroom space. Overall, it looked like it was furnished from garage sales. Basic comforts were also missing: there was no coffee maker in the room, and access to coffee in the lobby or restaurant wasn’t available until 7:30 AM — the doors were locked until then. For early risers, this was a frustrating and avoidable oversight. The hotel sits beside a small lake, but surprisingly, there is no outdoor seating provided to enjoy the setting. The grounds overall feel neglected, with little effort made to create relaxing outdoor spaces. In short, the Coonamessett charges premium rates but delivers a bare-bones experience. With investment in physical facilities, it could be a much better place to stay — but as it stands, it’s not worth the premium.

We had a decent 1 night stay. For the price you pay you would expect elite service. The room we booked said there would be a bath tub which there was not. The bicycles were also “broken” and they had to speak with the maintenance. I was excited to see the pond behind the inn but you couldn’t see much. Our room was also right in the front of the parking lot and next to the lobby so lots of chatter and noise in the lobby. In the morning they had continental breakfast which was included. The staff was very friendly but very limited options. Upon check out we were packing up and had 3 housekeepers looking into our room while we were changing and leaving the hotel which was strange. Not sure why they couldn’t wait in the lobby until we left. Definitely recommend staying somewhere else for the price you pay. The location was good if you want to go to the downtown.

To me this is odd. The hospitality is 5-star The main building is comfy. The grounds are great. My sole complaints surround the building and 2nd floor apartment we were assigned. This vacation precedes a knee replacement and this 2nd floor apartment is accessed via butler stairs (tall narrow steps) which extremely difficult to manage with bad knees and suitcases. Additionally the rooms foundation is slanted. The chest of drawers constantly opened. The living room decor is "GoodWill eclectic", but spacious.

We enjoyed our stay at this old Inn. The beds were SUPER comfortable and the service/staff A+. Our only complaint is that the place is more worn than the pics show online and the grounds needs some upkeep, as do the rooms. Many of the small decorative details shown in the room photos are missing and the gardens look forgotten. Overall though, we appreciated the large rooms and proximity to town. They also offered a very nice breakfast with a wide assortment of foods from overnight oats, to yogurt with lots of healthy toppings, fresh fruit, quiche, danishes and more.

We were really disappointed with our stay. There was no one available to help with luggage, and we had to haul our bags up very steep stairs. The room itself felt poorly designed — ceilings were barely 7 feet high, the floor was so slanted the dresser drawers wouldn’t stay shut, and the tiny, extra-tall bathroom sink was awkward and difficult for my wife to use. There was no water provided in the room, yet there were glasses and even an envelope for tips, which felt off. The lobby didn’t make a great first impression either, with cheap LVT floors that didn’t match the price point. The few positives: the shower had excellent hot water, and parking was simple. But overall, the downsides far outweighed the upsides, and we left feeling very underwhelmed.

My 3 kids and I recently stayed here for one night for a local concert. I reserved a room with two beds, for a good cheap price. When we arrived to check in, the front desk attendant asked if we wanted a cot. I asked how much it was, and he said $20, but that they had a suite available and he could give it to us for a deal, for only $25 more. That was a no brainer so I took that deal! Even though it was only one night it was still great to have so much room and everyone to have their own space to sleep. Two pools were great so there are options depending on weather. It was a beautiful so the kids and I spent time at the outdoor pool before the concert. The location is right in a downtown area and walking distance to shops, restaurants, etc. When we got back late that night from the concert, we discovered somehow my kids had locked the bathroom door, then closed it, not allowing us to get in to the bathroom. I called the front desk and they promptly responded and helped us out. Yes it's an older building and a little outdated, but that is to be expected. The price is great, the rooms are clean and spacious, location is convenient, and staff were awesome. Overall a great experience! If we find ourselves back in that area again, we would stay here again!

My family and I have chosen to stay at the Cape Colony Inn several times each season over the past four years. Situated in the East End, the Inn offers a relaxing retreat while remaining close to the energy of downtown. The complimentary shuttles this year, conveniently stopping right at the entrance, have made getting into town even more effortless. The guest rooms are consistently clean, well-maintained, and thoughtfully equipped with a refrigerator and microwave (among other things) for added convenience. The property itself features a spacious grassy area in the back that's perfect for pets. Out towards the front, the pool is always clean and provides a refreshing respite on a hot day. Our typical mornings begin with a complimentary breakfast from the lobby, which can be enjoyed under the shaded pavilion — a leisurely way to start the day. And if not heading out to a restaurant for dinner, one of our favorite features is using the outdoor grilling area, perfect for laid-back family cookouts. Above all, the staff is consistently warm and attentive. Special recognition to Luis and Sheila at the front desk, who always greet us with genuine hospitality and whose helpful service never goes unnoticed. We’ll be back in August, and highly recommend the Cape Colony Inn to prospective guests!

The staff were excellent, super nice and helpful! and the appearance was tidy at first glance. However, the cleanliness was very concerning. I noticed germs everywhere, even on the controller, and there was mold in the bathroom. The vending machine didn’t accept dollar bills or credit cards. I had to go to the front desk three times just to get a cold drink. Thankfully, the staff was able to help, but they only had $3 worth of quarters left. The pool also appeared poorly maintained, the bottom was stained and the water had unusual bubbles. Breakfast was disappointing. There were no proper plates for preparing oatmeal, and the selection was very limited. Offering granola bars, danishes, or a wider variety of muffins would make a big improvement. We’ve been coming to the Cape Colony Inn since 1998. They are reasonably priced, comfortable but not fancy. We’ve seen many updates to the rooms over the years. The staff is super friendly and helpful. They always greet you with a smile. It’s nice to see the same friendly faces each time we come.

Amazing value for such a cheap inn! Highly recommend! Stayed here for one night with my girlfriend and it was such a good stay! Great location on the cape and very close to Provincetown. Parking is free and convenient. If you book through their website, you get a free bag of sparkling water and snacks at check-in! So that was very unexpected. There were also provided pool towels upon entering our room. The lady at the desk was super friendly in answering questions and accommodating for our stay. The complementary breakfast is bare bones but sufficient. There's covered and uncovered seating outside. The double queen room was spacious and had a fridge and microwave. All the furniture was well maintained and seemed to be on the newer side. Although the knob on the cabinet to access the fridge was broken, so I had to pry the door open with my fingers and use something to hold it open. Both the fridge and microwave were clean. Was surprised at the cleanliness and apparent "newness" of the room. The comforter on the bed was actually good and had some thickness to it. Bathroom and towels were clean and the shower was really good. Even had a provided shower mat. Water heated up quickly. A/C unit is in the wall and can be controlled via remote. It was very quiet. There were even adjustable reading lights mounted above each bed which was a nice touch. Only real complaint is that there was a incredibly strong smell of something upon entering the room. Not sure what it was, but it quickly went away after a min or two.

This was great for what we were looking for and that was a 2 bedroom place, close to Commercial street. The fact that it had a pool was a huge bonus as we had a kid with us. It was a nice walk to the center of town but a little far especially after a long day. But the bonus side of the walk is it wasn’t loud at night. The rooms were fine but the refrigerator hummed all night. Breakfast was ok with muffins, cereal and yogurt options. And parking right outside our door which was great too. It wasn’t luxurious but it was clean and quiet and fit the bill for us. I’d definitely recommend this place for any families with kids.

I stayed at the Cape Colony Inn in June 2024 and loved it. So much so that I coaxed my friends to visit again in October 2025 for women's week. I booked rooms then I had to cancel. They sent me confirmation of cancelation but did not actually refund the money. On two separate reservations. I emailed three times then called twice and spoke to Sheila who basically acted like either I'm in the wrong or my bank is. She insists her records show I have been credited but no money has been returned to my credit cards. They owe me over $500. I do not like to leave negative reviews for small businesses but I am fed up. I am exploring legal options. Be warned - you may not get your money back if you need to cancel.

The breakfast was modest but very good overall. I really enjoyed my stay at Sandwich in this motel.

We had a great experience here a few years ago but it seems to have changed a bit. The best thing about this place is the cozy feeling. It's quiet and in a nice location. When you stay you get free breakfast which is nice but that was so so. Not like years past for us. My daughter ate cereal and said it tasted funny. I did not think anything of it until I took a glass of milk to drink and it was sour. I alerted the women working and she said she had some earlier and it was fine.. But to the women's credit she did wash out the pitcher and put new milk but they don't keep it on ice or anything so it goes bad. The room was spacious with a full kitchen which we did not expect. Overall the place is quiet and gives you that cozy feeling but the breakfast was not great and the pool is still not up and running. It seems to be hot or miss here now unfortunately.

The room was humid even with the a/c on, as it was when we entered the room. I had to fiddle around with the ac/heat to dry out the room. But, even with that, the room size is great. Have stayed here many times on our trip to the Cape. We stayed over the July 4th weekend. The staff was very welcoming and pleasant. The room was very clean as was the bathroom. Grounds were very well kept. The continental breakfast was very good. We stayed twice a year and we were not disappointed. Will ge back in December.

The property itself was beautiful, but the room was very disappointing. The shower was not properly cleaned, with hairs all over the tub. The room smelled like a wet basement, and the dehumidifier provided filled so quickly we had to empty it four times in just one night. Most importantly, the bed was extremely uncomfortable and made very loud creaking noises with every movement, making it nearly impossible to get any rest!

This hotel is wonderfully located. There are several restaurants and shops in walking distance. The Kennedy Museum and the post office are right there as well. We were able to park our car there when we arrived and didn't use it again until we checked out. The walk to the ferry was around 10 minutes, and we felt completely safe. The Front Deak staff were friendly and professional. (They were the only staff that we had contact with.) They even had a cute candy box available for the guests. If you would like your room tidied, you should probably let them know in advance. I believe that they do this on their own every other day. All in all, this is our second year staying there, and we have the intention of returning in the future.

We stayed here since it was within walking distance of the melody tent. I booked a room with a whirlpool tub, which we did not use since it looked a little dirty, and the bed was hard as a rock. I also didn't realize that the whirlpool rooms were located inside and wouldn't have the outdoor front entrance with chairs like the other rooms. Other than that, friendly service and a decent place to stay.

Location is great because it is in Main Street. I think the outside music should stop at 10:00pm so hotel guests could sleep/ the blinds had pieces missing. Then staff was nice and the room was clean. I would prefer an iron and ironing board in the room.

We had a first floor king room that was spacious and very clean. Towels, bedding, shampoo, conditioner and body wash were great. The location is excellent! My only complaint is that we were not told they no longer provide breakfast, we were not told you only get your room cleaned if you ask for it and you can hear the guest above you and every step they took.. we had to go t cvs and get ear plugs.

We had a great one night stay at the Hyannis Inn! The front desk was so kind and helpful when we needed a quick last minute favor - she went above and beyond to make sure we didn’t miss our ferry! THANK YOU!!! The location can’t be beat, being walking distance to lots of fun bars and restaurants. There will soon be an on site bar/lounge area that looks like it’ll be super fun once open and a huge added bonus to staying here. It is an older, quirkier property, but the rooms have been updated recently and it perfectly suited our needs. Would not hesitate to book again!

We stayed for 2 nights over the past weekend and had a terrible experience with the staff at this hotel. We encountered a maintenance issue our first evening, which happens- I get it. Go down to the check in desk and they don’t have any housekeeping or maintenance staff on duty. We are told they will come first thing in the morning to clean the mess. In the morning we leave for breakfast, and when we return we have fresh towels so we assume they must have cleaned as well per our request. We leave again for a few more hours, and when we return I go to the bathroom to take a shower. While I am in the shower housekeeping comes knocking on our door insisting they clean the bathroom “right now because we are leaving”. The person I am staying with tries to tell her “no. Someone is using the bathroom to shower” housekeeping is not taking no for an answer and continues to try and let herself into our room to clean the bathroom. After who I am with says “no” many more times she finally leaves. When I am finished I went down to the front desk to tell them of the situation and that housekeeping could come back. I am told “this is a language barrier and now housekeeping has left for the day” 1. “No” is a universally understood word and trying to let yourself into our room while someone is in the shower is at the very least, an EXTREME invasion of privacy and inappropriate 2. As the front desk staff told me that housekeeping was gone, the housekeeping staff who tried to let herself into my room was not gone because she walked into office. Front desk staff lied to my face then did not say anything when housekeeping walked in. This again was all because of a maintenance issue we did not cause. The room itself after that issue was fine, but the staff that works here was unprofessional, not understanding, and did not give much effort for accommodation or trying to help solve the problem. I’d never stay here again for this situation alone.

Horrible. No phone or microwave. No one spoke English and my room was not cleaned for a week, despite my asking them to. Guess clean is not in their foreign vocabulary. The manager was SO rude to me…telling me I had to leave or they would charge me an extra day…which he did. There are plenty of other places to stay in Hyannis where you are not treated so reprehensible. Do NOT stay here. I have a lot more complaints….but I am too angry to list them all. Find somewhere else to go. If I had a car, I would have preferred to stay in IT.

I originally made reservations for two rooms for our vacation with another couple. I spoke to Pat who said we could get two rooms next to each other but one room would be a double queen room. I said that was fine and made the reservation based on the promise of having two rooms side by side. When we got to the Seaglass Inn we were told that we could not have the rooms side by side and when I asked to speak to Pat I was told that she is no longer associated with the Inn. We were also told that "we cannot promise" rooms together. We ended up having rooms that were 7 rooms apart which was extremely inconvenient. That was issue number one. Issue two was that it took FOREVER to get hot water in the bathroom. We had to run the sink and the bathtub on full for over 10 mins just for the water to get warm. One of the room ice buckets had mold in it and there were no tissues in either of the rooms. Additionally during our stay the room adjacent to the double queen was never occupied so I believe accommodations could have been made but the staff did not seem interested at all to accommodate us. We had stayed at the Seaglass in previous years without issue but I guess things really do change for the worse. Time to find a new place to stay while in Ptown.

Such a nice stay. Grounds are gorgeous and well maintained. Breakfast every morning is tasty. A bit of a trek from busy Commercial St.(a plus for me tbh), but check out Gale Force Bike Shop down the street for bike rentals/sundries. The Inn also has a shuttle to get you to and from. The Seaglass staff is very nice. Pool is a little chilly. Make sure to pack a power strip too. Will definitely stay here again.

While they do not have a full breakfast option, they have fresh fruit, pastries, breakfast sandwiches ,coffee, tea, milk, and juices, etc in the office. Everyone was nice and accommodating. There isn't another hotel, motel, inn or rental in Provincetown that has what Seaglass offers. First, there's the location — which is on the west end, but not so far west that you can't walk to the center of town. As for the the Inn itself, it was born a classic mid-century 50's motel, but it's been updated flawlessly inside and out by the owners, who are incredibly nice, as is everybody who works there. And because it's perched atop a hill on acres of land, you've got privacy and beauty, as well. Add to that, comfy rooms and actual parking on the site, which, if you know P-town, you know how insanely rare that is. There's also a beautiful pool and plenty of areas to sit outside and have a cocktail or hang out with friends. My wife and I know the Cape well, and this is our go-to place to stay in P-Town.

We had an exceptional stay at 8Dyer in mid-September. Steve and Shane could not have been more welcoming, the room was lovely, the amenities plentiful, and breakfast was delicious. On top of it all, the location is perfect: half a block from Commercial and Bradford Streets, just a block or two from McMillan Wharf. Then, it turned out that I had to take an unexpected business Zoom meeting and I was immediately set up in a perfect space with privacy and a refrigerator full of a variety of cold drinks. I am leaving a preemptive review during the first of my four night stay, which isn't something I do often but 8 Dyer warrants it. They've thought of everything. The space is gorgeous and well accommodated. They're very communicative up to your first stay, which I loved. I was met by a kind gentleman who showed me the space, gave me recommendations, and informed me of local spots to check out. They have a concierge service as well! Inside of the hotel: coffee, drinks, snacks, sunscreen, hot tub and jacuzzi which are well taken care of. The rooms are immaculate, the beds are comfy, but be prepared to unload your suitcase because there isn't much free room. They have truly utilized every inch of their spaces to make them as lovely as possible. Outside of the hotel: everything you could ever want is a 10-15 walk away. The walk is very pleasant on top of that. They have beach chairs and towels to use so no need to pack a heavy suitcase! It's a moderately priced spot that is worth every penny. I feel safe here as a solo traveler. Don't hesitate! Also hot tip: the shuttle around town is free. You can take it to the Pier and it's a 7 min walk to the hotel.

We had an amazing weekend at 8 Dyer. The rooms were super comfortable, and breakfast every morning was delicious—freshly made bagels, muffins, scrambled eggs, and a great variety. The outdoor pool and indoor hot tub were perfect for relaxing- and the location is unbeatable—close to everything in Provincetown but still quiet and peaceful. The hosts were absolutely wonderful and made us feel completely at home. This is now our preferred guest house in Ptown. I rarely take the time review however I just stayed in a Relais and Chateaux in Ireland and it was half of the cost. $1767.00 for 2 nights in late September at the Wayside Inn. I asked what the rate was online the evening we checked in and it was less than we were paying but they wouldn’t reduce our price? It is not the right way to treat your guests and do business. The room was small for a king with patio. The pillows need to be replaced unless you prefer very hard pillows. My husband and I had to be sideways in the tiny bathroom which looks like an old inexpensive chain hotel along the highway. The shampoos were tiny and cheap - for nearly $800 a night surely upgrade this in the minimum. The positives were the room was clean and decently decorated. The person who checked us in seemed annoyed to help us with our one bag and only brought it to the door and not up the the steps to the second floor. Maybe they were just tired? We were tired too. Frankly, with a little effort. I would suggest looking into an Air BnB in Chatham. In the minimum - Wayside Inn should honor their rates online on their website as it feels usurious to not do so.

We visited the Wayside on New Year’s Eve this year! From the moment the day began the staff was incredibly helpful. We were having a hard time getting to the Inn due to the closed streets (Fireworks)! The staff guided us straight to their door! Our room was gorgeous, with a beautiful fireplace and comfy bed! We next went to the Wild Goose for apps and a beverage. The bartenders were super attentive, kind and responsive. The apps we chose: bacon wrapped scallops, duck fat fries - poutine style, and oysters were incredibly tasty. The staff was gracious, kind and welcoming throughout our whole stay. They even remembered that it was my birthday and were so lovely to say so every time I walked into the Lobby. We’re cannot wait to stay here again and would highly encourage anyone else to do so as well!

Incredible service and location! We interacted with staff at least 5 times and all interactions were great. Elise at the front desk was incredible. I think she was probably working a 15 hour shift at a very busy time and she stayed poised, patient and friendly. The continental breakfast was simple and really good. My wife and I especially enjoyed the overnight oats and fresh fruit. The pastries were delicious. We did not eat at the restaurant. There was plenty of parking and we enjoyed the pool in the afternoon to unwind.

The location is great. Close to a bunch of fun resturants in the area. BUT my room had hair in the shower. On my sheets there was a mark that looked like blood AND a toenail clipping in the bed! Our coffee maker had mold inside. The woman at the front desk was so beyond rude when I brought this to her attention. Not to mention my family stays here often when visiting our grand mother... over the years it seems that they care less and less. I will NEVER stay here again!

We booked Seacoast inn for 6 days, and were extremely satisfied with it. The room was very spacious for two people and had everything we needed inside of it. They also have ice, laundry, and extra beach equipment which was very nice. The location is perfect for visiting Hyannis - it’s within walking distance of the harbor as well as Main Street, both of which have excellent restaurants, shops, and excursions. It was very nice being able to walk to these spots rather than drive due to parking fees and traffic. Sandy was also very helpful and kind in giving us information about the area and keeping our room clean. The next time we visit cape cod, we’ll definitely stay at the Seacoast inn again!

My husband and I traveled here with my parents. The hotel was very great at accommodating our request for first floor rooms & our rooms nearby each other. The rooms were extremely clean, smelled great, big, cold AC, & super cute! The king size bed was pretty comfortable as well. We didn’t have to talk to the front desk much but each time we had any questions or checked in/out everyone was extremely nice!! While we were there, the hotel was nice and quiet. Plenty of parking. Walking distance was close to the downtown and also the harbor to look at the boats and Veterans Memorial park. The only downfall was there was a small continental breakfast pictured on booking websites but they had removed that. They should take the photos down. Also - I wish there was some outdoor common space to hangout besides sitting in your room. Though we knew this before arrival. We would stay here again! Had a great time & price to stay. If you are looking for a pool - you’ll need to look elsewhere. I kept saying to myself “I wish there was a pool!” Because the weather was so gorgeous.
