The antique-furnished rooms in this elegant manor house offer a warm and welcoming atmosphere, perfect for travelers seeking tranquility while still being close to the cultural and culinary attractions of Parma. Surrounded by greenery, the B&B features a large garden with a seasonal outdoor pool.
We stayed at the property for 4 days after having spent a few days in Como. We were looking for a place where we could rest and still enjoy the Italian sights. We ended up spending the full stay at the property. We only left when we needed to grab some food. Such a wholesome stay. A true sanctuary. We were able to fully disconnect and relax. The swimming pool is incredible, perfect temperature. The property is tastefully decorated using what it looked like furniture items that been passed down through the years. The breakfast was fantastic, with a lot to choose from. And as a plus, the companion dog! A cutie! Perfection!

What a beautiful place to stay! Tastefully and elegantly decorated, super clean with all amenities. The grounds are STUNNING and we saw them coming into winter!! Elena, the owner was so kind and helpful. Breakfast was gorgeous. We wish we could have stayed longer. Will absolutely recommend to anyone travelling to the region. One of the best B&B experiences we have had in Europe. The owner is engaging and attentive. The grounds are relaxing including a pool and little nooks around every corner to sit and relax in between seeing the area. We stayed in the largest room, The Roses, and it was very romantic and nicely appointed. The location is near enough to Parma to be in town in less than 15 minutes but far enough away to tour the surrounding area without dealing with local traffic.

The rooms and service are lovely, but the staff failed to inform us that they have an issue with local community and that it is not safe to park your car in the public parking near the bed and breakfast. My car and the car of another guest were severely scratched during the overnight stay on 27th of May increasing the cost by 10 times. In the morning we found out that this was not the first time cars were damages by the locals. Hence I strongly recommend not to stay at Villino Di Porporano if you are traveling with a car and particularly not if it has non-italian number plates.

We stayed at Villio di Porporano in early April 2022. The B&B was on a beautiful piece of property just a short drive from town center. The rooms were very nice, clean and comfortable. The breakfast was delicious. Elena was a great host and recommended a day trip to Torrechiara and a wonderful place for lunch, Ristorante Taverna del Castello, which was fantastic.

It was clean, tidy, and the owners and Mr. Luca were incredibly welcoming, always available to listen to our needs and were extremely hospitable and kind. Breakfast was plentiful, and everything was replenished every morning. This is a beautiful accommodation, converted from an old farmhouse. The owners have mastered the art of preserving the beauty of the old building (wooden beams in the rooms, exposed stone walls, stunning antique doors) while offering modern comforts and features. There are nearby pizzerias and takeout options, and in the evening we enjoyed dinner prepared and delivered to our door, sitting in the cool of the beautiful garden. This is a peaceful and relaxing place, just a short distance from Parma (a 15-minute shuttle bus ride to the station). Highly recommended, we really hope to return soon! Great hotel all around and best location for our trip to Parma. We loved our oversized room with a kitchen for our 3 night stay. It was the perfect location with easy walks to everything we wanted to see. Service was good and the ladies at the desk were very friendly and helpful. The only issue was no ice provided (yes I know it’s an American thing) and you had to get ice from the local restaurant behind the hotel. We did end up cooking a pasta meal in the room that actually worked out great as we found fresh made pasta and of course fresh cut parmigiano reggiano cheese with our fresh ravioli and a Cesar salad. Do Not Stay Anywhere Else in Parma! The New York Times (12.3.2009) is still correct. There is nowhere else to stay in Parma. My wife and I have traveled the world. She works for a world organization and I am a writer. This hotel stands up to the best boutique hotels at which we prefer to stay. And there is no location of any of them that is superior. Rosa Prati is in the beating heart of the old town. Need to drop off some packages, freshen up, get some rest? Just drop in; it is near everything. And Annavita, Allegra, Juliana, and Aileen go the extra length to make you feel at home. The rooms are accommodating and warm and good size for Europe. It is like a home away from home, in Parma.

We stayed at Palazzo Dalla Rosa Prati for 4 nights in our recent stop in Parma during our trip through Italy. Upon check-in, the staff was extremely helpful and thorough in explaining everything, including the directions to the parking lot, which was very close by and extremely safe and secure. The location of the hotel is ideal as it is in a quieter piazza which is just a few minutes from the more vibrant areas of the city. You are surrounded by shops, cafés and restaurants of all kind and we loved getting to know the various business owners in the vicinity during our stay. We booked a 2 bedroom apartment for us and our 2 teenagers. Despite the apartment being very large and easily accommodating our family, we found the air conditioning to be somewhat lacking. When we mentioned this to the staff, they went above and beyond to find a solution for us and eventually moved us to a similar apartment with much better air conditioning. We could not say more positive things about the entire staff, particularly Aileen and Juliana as they worked tirelessly to make sure our stay was exceptional. The apartment also had a full kitchen (with large fridge) and a washing machine, which really helped us out as it was the mid-point of our trip and allowed us to do our laundry (scorching heat meant multiple clothing changes). Parma is a wonderful city to stay in and Palazzo Dalla Rosa Prati is the place we would not hesitate to return to, thanks to its staff, the location, easy parking, and the comfortable accommodations.

What a find! I've stayed here three times now - once with my husband and twice with small food & wine tour groups I host. I love it and so do my guests. This 13th century, sienna-coloured palazzo completes one side of cobbled Piazza Duomo, housing a mix of hotel rooms, apartments and the family's own residence, around a leafy wisteria-covered courtyard. I love the heavy antique furniture and floral fabrics of the suites - but also the spaciousness of the apartments. Staff are super friendly and helpful – nothing is too much trouble – and it's walking distance to everything you'll want to see in the elegant city of Parma and so many great places to eat and drink. I'll be back again soon!

I recently had the pleasure of staying at the Grand Hotel di Parma—emphasis on “Grand,” which clearly refers only to the building’s architecture and not the service. The hotel is undeniably beautiful, a real feast for the eyes… if only the service had been even half as polished. Check-in was a true comedy of errors. I encountered an issue, and silly me—I thought a “Grand Hotel” might have someone on staff who could actually resolve it. Instead, I was informed that no manager was available (how convenient!) and that, if the stars aligned, I might be lucky enough to speak to someone the next day. I was handed a generic email address like a consolation prize and, upon requesting direct contact information, was met with the kind of warmth usually reserved for tax auditors. But don’t worry—they assured me my email might be forwarded. Breakfast? Surprisingly good. Though once again, the service had all the charm and attentiveness of a budget airport lounge. All that said, the hotel’s design and setting are genuinely lovely—perfect for pretending you’re in a luxury escape while receiving all the care and attention of a hostel. So yes, stay here if you want five-star aesthetics with two-star service.

When five stars feel like two. Wished I had read the reviews here instead of the ones on Booking. We travel a lot and mostly four and five star places. Never had a five star place feel this mediocre. Arrived to a very beautiful lobby and a super nice receptionist. Moved into a beautiful, clean and well appointed room. And that's where the positive momentum ended. The room's AC was broken (summer, top floor under the eaves 🥵) . Solution options were moving to another room (not an option as we booked the terrace room specifically as my husband is a cigar smoker) or a fan to swirl the muggy, 26,5°C warm air in a circle. Fancy side note? It is the exact same room from the rebiew with the video of four weeks ago where the shower flooded and, yes, you guessed right, the AC didn't work. All this transpired after we'd already been sorely disappointed by the hotel's restaurant which we chose because it promised somewhat nice dining without walking. That, too, was a bust. (Separate review) This place is severely understaffed and the staff they have is not instructed well. But for the front desk who are getting the brunt of guest frustration and are navigating it to the best of what theyre working with. Its a real pity. So much wasted potential. Let's just say if we ever decided to come back to Parma, we would not chose this hotel again and will warn every and any of our friends to give it a wide berth.

My stay at the hotel was wonderful — I spent two nights there. The hotel is beautiful and very peaceful, located in a quiet area. The rooms are comfortable and spacious. The mattress was very comfortable, and I slept well. The bathrooms are large and well-equipped. The hotel staff were very friendly, both at the reception and in the restaurant. Very disappointing stay. We booked for 2 nights at the hotel. The air conditioning didn’t work and the shower area didn’t drain, leaving the bathroom flooded. We left the room after we checked in and didn’t return until late at night. We thought the aircon will cool the room down but it didn’t work the whole night. We didn’t want the hassle of changing rooms, so we didn’t report it as it was late. The next day, we decided to check out due to the poor condition of the room. We explained the issue to the front desk and requested that the hotel to charge us for 1 night only but the front desk was dismissive and blamed us for not informing them earlier, no apology, no responsibility. We were subsequently offered a one-night voucher, which made no sense since we said we wouldn’t return. The hotel is far from Parma’s old town, and the building used to be a hospital, which shows in its cold atmosphere. Overall, poor facilities and worse service. Do not stay at this hotel.

Hotel Di Parma is a luxury hotel set in a historic building right in the heart of Parma’s old town, close to main attractions. The suite I stayed in was spacious, elegantly decorated, and the bed was very comfortable. The bathroom, though located downstairs, was larger than expected and offered great comfort. The bathtub with a bubble bath was especially relaxing. Parking at the hotel is charged, so if possible, leaving the car outside may be a better option. Overall, a delightful stay.

There is one small negative: while the evening restaurant is the same venue as the breakfast room, and possibly similar staff, we found its menu offerings below par, as per a 5-star establishment. My pacceri were way undercooked (and we liked pasta Al dente) and the shrimp were laughable small and with hard shells on, to the point it was difficult to get any meat out of them. My wife’s pasta was not up to par either. Both overpriced. With a bit of improvement, this restaurant would definitely be an outstanding dining venue. We will definitely consider staying here again, if and when we return to Parma.

Lovely hosts, lovely property: Location could not be more central (although we did need to park the car after dropping luggage approx. 10 minutes away at a cost of €14/day). Very modern & stylish & sparkling clean with spacious showers which is appreciated. Small criticism: the lighting in the bathroom was a bit dim, so not well-suited for shaving and applying make-up! Lovely common area/kitchen where breakfast is served, and fresh fruit, cookies, yogurt, tea/coffee are available anytime. Each level has a room, and overall it is very quiet and isolated from street noise as it is on a quiet alley and windows are double-paned. However, we could hear the guests walking above us very early in the morning as they prepared to depart so soundproofing is a bit lacking inside. Both Francesca and Roberto were very knowledgable hosts with a passion for their beautiful city. They gave wonderful recommendations for site-seeing as well as restaurants. Would stay again next time we are in Parma!

But the best feature is their incredible service - Stefano at the front desk and Alaya the doorman | bellman went above and beyond. I don't think I've ever experienced the level of service Stefano extended to us during our stay. Onsite parking is also a huge plus. My only comments for improvement at the hotel :The room I was in, while massive, did not have a coffee machine | espresso machine for morning - and the shower for whatever reason didn't have a "shelf" in it so you had to put everything on the floor during your shower, which was quite awkward. Additionally the internet was painfully slow, which may have been due to the location of my room. Overall, if you're in Parma, it's a great spot to stay.

The staff makes this place - the bartenders and front desk staff and maintenance are all top notch. They go above and beyond to help you feel at home, resolve issues and help with recommendations. My family and I spent a night at the "Grand Hotel De La Ville" because we were looking for a nice stop during our long trip across Italy. It was challenging to find because both Google maps and the car's GPS pointed to a pedestrian road. We had to call twice the reception to receive instructions on how to get there. Parking spaces are unavailable, and we had to use the city's parking lots. The hotel is supposed to be five-star, but I believe this doesn't match reality. Here's the experience in short: Atmosphere & Place 5: Rooms are not big. Indeed the cot field cannibalised part of the room, and it was impossible to access the bed. The bed itself didn't have a topper, which is unacceptable for a five-star rated hotel. The decor is old-fashioned, and the room lighting is almost impossible to use. The light system requires your key card, but not all the lights work and cannot be controlled by nearby switches when the card key is in the slot. The bathroom, although it has marble everywhere, is not according to my taste but acceptable. I liked the amenities. Menu 6: We only tried the breakfast. Nothing unforgettable. The quality and quantity were sufficient. I would say a standard intercontinental breakfast. Again nothing that gives you the feeling of a five-star place. Service 7: The staff was friendly and responsive to our needs. They helped us with the pushchair, and the lady serving us at breakfast was very gentle and friendly. I would say a 100% local hospitality type. Bill 7: Too expensive considering the quality of the overall staying experience.

We travel often for holidays, especially to Italy, and usually stay in 4-star hotels. Nowhere else have I ever experienced having to pay extra for toast at breakfast when breakfast is already included in the reservation. This was frustrating, but I could have tolerated it. What I cannot accept is what happened with the parking. When the hotel’s front parking was full, the receptionist told us to follow her and guided us into an underground space. It was not a garage but some kind of workshop, where a metal construction was sticking out in such a way that it damaged the roof of our Mercedes SUV. Immediately afterwards, she told us to drive back up and park outside instead. I absolutely cannot understand why we were directed into such a dangerous place in the first place! The repair of our car will cost us thousands. Nobody offered us any compensation, and the receptionist simply disappeared, probably because she saw how angry I was. This hotel presents itself as a 4-star establishment. I am extremely curious to see how the management will handle this situation and whether at least some form of compensation will be offered. I have never experienced anything like this anywhere else. I am still very upset!

I do not recommend to stay in this hotel. This have to be the most rude, unwell coming and bad customer service I have ever encountered in my life. And I have traveled all my life . The manegent of this hotel has truly amazed me in how much they value capital over children’s and a family’s well being. Questioning the four stars. Have contacted the association to ask how they can be classified so high. No seating in the room. So many staff, but little service and guest space. Slightly dusty in public areas and dried plants. Chose the hotel for the nice pictures. Thought there was more guest space to sit in. The "lounge", which is actually the lobby, is occupied by a dry desk, where one of the staff sits at. This means that guests can sit on a small sofa next to working staff. You never know. it is the person at the desk or at the reception who will help you. They charge EUR 16 PER DAY for animals. But no welcome gift or anything. Breakfast must be pre-ordered. If you don't ask, you get the same things all the time. Two of the staff who would rather talk to each other. Forget to give you things. Not allowed to wash clothes in the bathroom, as it can ruin the floor?! Marble floors have always been able to handle wet! Refers to the laundry room cleaner. Feels more like they want to be snobbish than they can live up to. Rock hard bed and pillows. If you try to ask for information, you get strange answers that have nothing to do with the matter. In other words, there is a lack of the little extra everywhere in this place.

Disappointing experience!! We were given the first room as you enter the building which is called “La Pilotta”. We were never asked which room we want. They just gave us the first room in the ground floor. From there you can hear anyone getting in and out of the building as well as all the guests passing by the room. Noise was very high. We did not manage to sleep well. Although we complained to the owners there was no resolution. We were told than next time we stay with them they will give us a discount. They did not seem to care about the fact we had a horrible stay. It felt like a hostel. No privacy at all. You could hear people speaking in the corridor and it was like they were inside your room. Did not enjoy my stay in Parma. There is no reception and there is nothing you could do about the noise. We tried to contact the hotel through a text during the night but we didn’t get a response until next morning. By then it was too late as we had already had a few hours sleep only. Guests were going in and out to smoke. You could hear the door banging. It was very loud. Also the bed was uncomfortable. The mattress is super hard. You can easily wake up with back problems. The checkin is late and the checkout is early. There was no flexibility at all. We arrived in Parma around 2 pm and although the room was ready we were not offered the chance to checkin. We had to wait 30 minutes till it is 2.30 pm to get in the room. I found this weird. Overall I am not pleased with my stay in this accommodation.

Make sure you do not get short changed and given the room at the front of the hotel where you can hear everything (La Pilotta room). See photo you are right next to front door. The room at the front is very loud so it's very poor. Waste of money. If bathroom door is left open you can hear other hotel guests also. The rooms provide more than enough space for everybody and they get cleaned up well and frequently. There is also a nice opportunity for cooking. I want to mention that here because I was impressed of the good quality of the dishes and pots. You also have the chance to lock your own kitchen shelf so that storing food outside the fridge is possible as well. In addition the apartment has air conditioning and fast WLAN. In total I can highly recommend the B&B. PS: Even if you have heavy luggage that isn’t a problem because the building has an elevator.

U share a big bathroom and a nice kitchen with 2 other rooms which is totally fine. Supermarkets like lidl and coop are just 2 minutes away by foot. I've rent his apartment for my husband's operation at the hospital near by. The location was perfect... 3 mins by walk to the hospital and 2 sec! to the supermarket (COOP & Lidl). The public transportation was well serviced from main station. There is an elevator in his apartment. Even though the house is in 2nd floor (which is 1st floor here in Italy), was nice to have especially after his operation. We've got a room faced to a parking lot of the supermarket. Not many traffic and it was really quiet area. Since my husband had to stay in bed most of the time after the operation, this quiet room helped him a lot. In the bright bed room, there was a double bed and 2 bed-side drawers (where I've left my wallet!!!) with lamps. And a big drawer for clothes, TV and a small fridge. In the kitchen there were everything that I needed to cook. The whole house was nice & clean and very comfortable. If I have a chance to go to Parma, I'll stay here again definitely... but as a tourist, instead of going to the hospital. I'd like to thank you Filippo and Carlotta. They are such nice persons, gentle and so professional.
