Our recent stay at the Novotel Lakeside Rotorua was fantastic. The location is unbeatable, situated right on the lakefront. We loved being able to walk everywhere, from the delicious restaurants on Eat Streat to the Government Gardens and the central city shops. We were impressed with our room. It was spacious, comfortable and modern. The view of the lake was great to wake up to. The hotel amenities were top-notch. The breakfast buffet was nice, with a huge variety of fresh options. We also made great use of the pool area. The geothermally heated pools were very relaxing. Special mention to the staff. Every single person we interacted with was so friendly, welcoming, and helpful.

Great location with plenty of off street free parking. Located by the lake front. Big kids playground right out the front. Lovely rooms clean and well equipped. Kids room available next to reception, definitely very handy. The pools and gym were spacious and on a Monday evening, there was plenty going on. But it did not feel crammed. Lovely warm geothermal natural water in the small pools. A larger common warm pool and also spa pools available. Room has milk from a local dairy which was pretty cool. Guest services were friendly and helpful. Our barista made 4 cuppa great coffee for us to take away lovely chats and made kids feel happy with marshmallows in hot chocolate too! Love it!

Great location, and really excellent and friendly staff, who went out of their way to help with a couple of unusual requests (like motorcycle parking out the back and receiving a package for me). Rooms recently refreshed and look great (even though bathrooms are a little dated). Was good value too. NB With Accor group hotels it is worth signing up to their points / loyalty programme called ALL Accor, as it gives you decent benefits (better parking / free Wi-Fi). I've stayed in five different hotels in Rotorua over the last 18 months, and this has been my favourite.

I recently stayed at the Novotel Rotorua and found it to be a generally pleasant experience, though a few things could use improvement. On the positive side, the hotel’s location is excellent close to the lake and within easy walking distance to shops and restaurants. The room was clean, and the staff were friendly and helpful whenever approached. Breakfast was also good with a nice variety, though it was surprising that there were no baked beans on offer. However, there were several issues that took away from the overall experience. There weren’t enough staff at reception, which meant longer waits to check in and out. The main bar stopped serving cocktails at 10:30 pm, even though it stayed open until 1 am, which felt unnecessarily restrictive. The air conditioning in the room was very poor practically non-existent, and the bed sheets were made across the bed, leaving about a 50 cm gap at the bottom, which was odd and uncomfortable. Also, the so-called “lake view” rooms are more accurately lake side, as the view is more of a glimpse than a true outlook over the lake. Individually, these are mostly minor issues, but together they add up especially for a hotel priced over $400 per night. The property is clean but in need of an upgrade, and in its current state, I’d consider it more fairly priced around $150–$200 per night. Overall, it’s a decent stay with friendly staff and a great location, but the details and maintenance don’t quite match the premium price tag.

Great location on the lakeside of Rotorua perfectly located by the town’s dining street that offers a large range of restaurants and pubs. Overall the Novotel serves up a solid experience but is a bit pricey ! The rooms are generous as is the breakfast buffet. The gym is great but I would recommend that they offer small towels instead of having to borrow a large bath towel from the pools. Staff in general are very friendly and helpful.

Great location and comfortable stay. The rooms are modern, spacious, and well-kept, with nice views if you’re lucky. Facilities like the hot pools and gym are a big plus. Service is generally friendly and professional, though check-in can sometimes be a bit slow. Breakfast buffet has a good spread, but it can get crowded at peak times. Overall, a reliable and pleasant option in Rotorua, just shy of perfect.

Check-in was courteous and efficient. Good location. Bar, restaurant and lobby are comfortable. I would not however categorise the rooms and bathroom, 4-Star. So as a whole, 3-Star is more appropriate. Stay was therefore overpriced in my humble opinion.

We booked a superior king Lakeview room. The room is old and tired. The view was actually over the outside area with the lake to the left. When we were checking in Reception, we were left standing for about 10 minutes with no one at Reception We knocked on the doors no one around In the evening we went to the bar on our way home from dinner and ordered a cocktail to be told that the bar was closing in 30 minutes and they would no longer be making cocktails It was an espresso martini not hard to make in the Lady behind the bar was stern faced When we were having breakfast, there were ants on the table On the positive side, the staff were very friendly and accommodating

I felt very welcome and comfortable at Jetpark, as a solo traveller. The staff were kind and gracious. There was an excellent selection of tea and coffee, plus a chilled karafe of water and a swanky little coffee machine in my room. The bed and pillows were very comfortable. The evening meal and the continental breakfast were excellent. I enjoyed being in the café/ restaurant area because its spacious and light filled and really beautiful. I'll definitely be returning to this hotel. THANK YOU 😊

Our room wasn't ready even with their late check in time of 3pm so we had to sit & wait before we could go to our room. The children's area is on the 1st floor next to the balcony overlooking the lobby & reception area with kid chairs placed in a really bad position...easy enough for a child to climb on & fall over the top of the balcony if you take your eyes off them for 1 second. We bought laundry powder from reception 1 morning so we could do laundry in the arvo only to get back to our room to find our coins for the washing machine missing out of our room & then we were told the washing machine was broken...why sell us powder!! We had great fun enjoying the conversations in the rooms next to us & across the hall from us so we gave them some interesting conversation to listen to aswell. Breakfast was average room was small considering we booked for a family suite & the condensation was unbelievable...mold & hair in the bath/shower & TERRIBLE water pressure!! All in all it was a pretty crappy stay!...by the way...apparently the cleaner thought we had left the $6 in coins as a tip...yeah righto!!!

We had our poodle with us, so we booked the doggy room. Room stunk of wet dog, the dog treats and bowls were lovely and the welcome card for our dog was cute. Mirror in bathroom was not clean. Fan in bathroom did not work. We waited for hours trying to get a space for two in the spa pool, finally got the chance late at night then to find the spa pool was cold and not functioning (power had been tirned off). The second spa Pool was new and unavailable. We notified reception and we were offered a house wine or beer. We kindly declined. We left an an clothing item by the pool, when we asked reception they said it was not in lost property. I wouldn't trust management at this place. To many staff standing around while trying to have breakfast. Not a nice atmosphere. Paid a hefty price for this accommodation. I would not recommend. Did not enjoy our stay. Too over priced. Clearly chat GPT will be responding to all reviews.

Our recent hotel stay was marred by several issues that diminished our experience. When we booked, we had basic expectations: cleanliness, air conditioning, and parking facilities. Air Conditioning Issues - We were only informed that our room's air conditioning was out of order after we had already completed the check-in process. Staff immediately offered a heater and extra blanket as a solution. When I then inquired about switching to a different room, they claimed the hotel was fully booked. The provided heater turned out to be merely a small blower unit, and the blanket was quite thin. Curious about their claim of being full, I checked their website and went through the booking process, only to discover that rooms with identical descriptions appeared to still be available for reservation. Parking Issues – After making our reservation, I discovered reviews warning about parking difficulties, and these concerns were well-founded. The hotel offers inadequate parking facilities, so late arrivals could be forced to park on nearby back streets due to the absence of roadside parking near the property. Finding a space after evening outings is purely a matter of luck. Security Issues – The room door's secondary locking mechanism was non-functional. Guests who require the peace of mind that comes with a working double lock or security chain should consider other accommodations. Reduced Housekeeping – While staying and paying for two days, full room service is only available every other day. The off-days include limited housekeeping such as trash collection, amenity refills, and towel exchanges. Breakfast – Unlike most other hotels, you must select your breakfast time for each morning during check-in due to limited seating capacity. The breakfast has had some bad review feedback however we found it to be fine consisting of cereals, pastries, fruits, yoghurt, cold meats, cheese, breads, tea and instant coffee. Summary – The room itself was clean and the location was decent, which is why this isn't a two-star review. We already had booked and would occur a substantial cancelation fee, the staff knew this and knew they had our money, they didn't even considering offering a single complimentary breakfast as an acknowledgment of the Air Conditioning inconvenience which the Hotel provides for free if you book directly with them.

We stayed in jet park for 1 night and we had decent experience. The staff at the reception was professional and helpful. Check-in was quite easy and smooth. Hotel was quite neat and clean. It has good parking, play area for kids even pool and spa. We booked two rooms forone night which were interconnected with eachother. Rooms were quite big and spacious, specially the family's room. was big enough to accommodate upto five family members. even though rooms were quite old and bathrooms were outdated. Doors were noisy and hard to lock. Shower had no curtain and water splashes out of the shower, which makes floor slippery. Apart from that the room amenities were basic. No microwave in the room. The another drawback is breakfast selection is rather limited and lacks variety. The pancake machine was not working properly. Not any hot food available unless you order from the café. Otherwise not bad if you like to start your day with light breakfast. I will recommend this if anyone coming to NZ to stay in rotorua. It's nice place to stay.

The check in process was awful. The tablet was difficult to navigate and the collection of information in poor taste. We were then informed that the aircon in our room was broken and an extra blanket provided. No offer of compensation whatsoever and the check in staff were also indifferent and didn't care. Definitely will not be back, and definitely would not recommend to anyone else to stay. The only saving grace is the room was clean.

I had a great stay here! I love that there are sloped ramps instead of stairs up. There were 3 bunks in my room and 2 single twin beds! I enjoyed a night of not having anyone above or close to me! Staff was super friendly. Lots of supplies in the kitchen for cooking. Walking distance to the Polynesian Spa. Overall loved my stay here!

Had an incredible stay in the 4-bed interior dorm! Front desk staff were friendly, there was a heater in the dorm room and the toilets were clean. Complimentary tea bags in the kitchen were a nice touch, perfect for relaxing after a long day outside. Great central location too, in close proximity to various transport options and amenities.

THE hostel in Rotorua. Perfect location near the city centre and all major bus routes and there's lots to do as the climbing wall and cinema is located just downstairs. The hostel also offers discounts on various local attractions. The facilities were amazing, offering large storage lockers, a decent kitchen and even a TV in the lounge area with plenty of films to choose from. They offer a cheap self-laundry service at 8 dollars in total for a wash and dry, and will change your cash for you at the reception. But where this hostel truly shines is the service. The staff were all super helpful and friendly, especially Dale, who offered me advice on where to go during my stay. All in all this is one of the best hostels I've stayed in, definitely stop by if you're in the area.

Great location with comfortable beds. They organize fun activities and offer discount for some activities. Unfortunately it doesn’t make up for the lack of hygiene. The kitchen was not very well equipped (no salt, pepper, not all the equipment was working), the bins were full to the brim, the bathroom was disgusting and unsanitary, some sinks in the bathroom were clogged, no soap. Please, when you use a bathroom clean after yourself and pick up your hair. To conclude, wear flip-flops and bring your sponge.

We stayed 3 nights in a private room at Rock Solid. The first room we got assigned was just below the lounge area and given the walls are so thin it really seemed like a group of people was in our room. The manager was very nice and moved us into a different room- walls still thin but at least in a different location vs the first room. The common areas are big and clean + laundry area with good prices + you get 50% discount on the climbing wall gym which we used!

I recently stayed with my family on September 24, 2025, and booked three rooms. The staff is always friendly and welcoming, and the rooms are always spotlessly clean. The sheets are crisp and clean, and the pool is the cherry on top. My family and I always enjoy the hot pool and the spa pool. The staff is incredibly accommodating, and they’ve recently upgraded the rooms, making the beds even more comfortable. It feels like home away from home. Thank you, @millenuim Hotels! We stayed at Millennium Hotel Rotorua for the first time. The bedroom was comfortable, but the sink felt a bit too large and positioned close to the edge. The door also took some time to close properly. Breakfast was okay, but I’ve had better experiences in other hotels in New Zealand as most of the food was served cold.

Really nice room, and beautiful pool. Was a pleasant surprise how central the location was, a short stroll to the town or the lake. The pool was roughly 35 degrees, which was a real bonus. We spent quite a bit of time there in the evening and before checkout. Nice touches like heated flooring over the garden bridge, planting around the pool, and renovated areas to keep it feeling fresh and classy. Very happy wirh our stay, would recommend

I have stayed at the Millennium many times in the past, and it's always been fantastic. Clean, quiet rooms with modern amenities. But this review is specifically regarding the excellent customer service around a recent reservation I made, in conjunction with an extra night paid for by an outside party. Unfortunately that outside party cancelled my group's reservations with just days to spare. Alex (one of the managers) was totally understanding of the situation, refunding me fully for my reservation - and this was after he went through the trouble of connecting the rooms and giving me a great price to boot. He could have easily made me commit to my reservation, which I was prepared to do. Very thankful for his warm customer service! Thanks again Alex - I will be more than happy to book with the Millennium next time I'm in Rotorua to pay it forward.

Location is perfect, reception staff are really friendly, restaurants in the hotel is absolutely amazing. This hotel was quite old ten years ago. It has been renovated now. yes will be back next March with parents. didn't find room food services options, The shower pressure is a bit low, but it's sufficient.

I stayed at this hotel recently and unfortunately ended up getting bed bug bites from my room. I contacted the hotel right away and also sent an email with photos so they could investigate. Since then, I’ve sent three emails and called multiple times — each time I’ve been told someone would get back to me, but I still haven’t heard anything. On top of that, when I arrived at 2pm for check-in, my room wasn’t ready and I had to wait about an hour before being able to go in. I’m really disappointed with the overall experience and lack of follow-up. I understand issues can happen, but how they’re handled afterward makes a big difference. I hope management takes this seriously, investigates the room properly, and improves their communication and service so this doesn’t happen to anyone else. Besides that I enjoyed the hot pools and bar area

We had a lovely start at the Pullman Rotorua. The room was spacious, clean and well stocked. There was ample storage space as we had many large suitcases for a 3 week trip and we were not at all crowded. The bed and pillows are super comfy. The AC works great and I am a hot sleeper so I appreciated the strong AC. The bathroom was HUGE with good water pressure. The hotel location was perfect. Close to restaurants, shops, whatever is needed. The breakfast was big and you can order any kinds of eggs or omelette by using the QR code on the table. Plus lots of fruits, juices, breads, pastries, smoked fish, bacon and sausage. And on the second morning there were some Asian dishes such as fried rice with veggies. We found a close by fluff and fold for our laundry which was very reasonable and fast. Hotel laundry can be costly so this was a great option for us. Tender Care laundry if needed. The front desk staff was super helpful. Valet parking was fast and easy. I hope I'm not missing anything. We enjoyed our stay here and would not hesitate to recommend this hotel.

Your hotel is great. Good food, great staff excellent location. However, the toilet and shower, being in the living area, not in their own room is bad. You need to light up the whole room to be able to see to use the toilet at night as there is no light in the cubicle. The same goes for the shower. Perhaps the inclusion of a red touch light in the toilet would help. The addition of a wall to segregate the bathroom totally will certainly assist others in the room thst sleep, or wish to change in private.

Our stay was severely disappointing due to an unacceptable room assignment and the unhelpful attitude of the front desk staff. Fortunately, our booking was only for one night. We paid for and expected two standard rooms but were instead assigned two rooms that were clearly the least desirable in the hotel's inventory: 1. Room 1: Handicapped Room. This was not requested and lacked the standard features of a regular room. 2. Room 2: Fundamentally Flawed Layout. This room was unusable for us, featuring a massive structural column that drastically cut into the space and, most shockingly, an exposed toilet and shower cubicle located openly within the main area of the room, offering zero privacy. The "Fully Booked" Tactic Upon check-in, the staff pre-emptively stressed that the hotel was "fully booked." Once I saw the bizarre, unusable layouts of the rooms we were assigned, I immediately understood the significance of that statement. It became obvious that claiming to be "fully booked" was a tactic to discourage any request for a resolution or room change, effectively trapping us into accepting two of the worst rooms in the hotel. Recognizing the situation, and with only one night to endure, I didn't bother to request any resolution. A hotel that resorts to such methods to unload its inferior inventory and refuses to offer proper customer service is deeply concerning. The rooms were substandard, and the service was dishonest.

Extremely Unprofessional Service and a Serious Security Breach. My experience at Pullman Rotorua hotel was profoundly disappointing. The consistent lack of professionalism, particularly from the front desk staff, points to a severe failure in both training and management. The issues began at check-in, they spent over 10 mins and I’ve being asked twice for the passport to check my name. After receiving our room keys, we found that we had been assigned a room with twin beds instead of the confirmed King Size room I had booked. We returned to the front desk with our heavy luggage and presented our booking confirmation, which clearly showed the Pullman logo, a valid order number, and the "King Size Bed" room type. However, the front desk manager, Annabelle, was dismissive and unhelpful. Without thoroughly checking our reference number, she insisted that her system showed a twin-bed room and that was to be considered final. She even went so far as to claim that our confirmation letter—with the Pullman branding—"was not issued by this hotel." Despite our attempts to explain that we booked through the official channel, she made no further effort to verify the information and simply stated that King rooms were fully booked for the night. With no other option, we reluctantly accepted the twin-bed room. The situation escalated alarmingly within ten minutes when two strangers used a key to open our door. I was in the room changing clothes, and both parties were rightfully shocked. After a long day of travel, this was an unacceptable and frightening security breach. We went back to the front desk with the other guests, who had been assigned the same room. It was only then that the root of the problem was uncovered: the staff had misspelled my name, leading to a duplicate room assignment and the wrong room type being assigned to us. It was only after reconfirming my name that Annabelle realized the mistake and saw that my original booking was indeed for a King room. The only compensation offered was to waive my parking fee. The conduct of your staff was highly unprofessional. When problems arose, their approach was superficial and dismissive, with a clear pattern of deflecting responsibility—blaming the system, the booking confirmation, or other colleagues. This failure to take ownership, coupled with a grave security lapse that compromised our safety and privacy, is completely unacceptable. It has fundamentally eroded my trust in your hotel's ability to provide a secure and professional service.

If it weren't for the excellent concierge service provided by Cleo, the front desk assistant manager, the overall service would definitely be rated only two stars. Before booking, I informed the hotel through trip.com that my trip was for my wife's birthday. After several days of prodding, the hotel finally replied via email, promising a welcome amenity. However, upon check-in, I discovered nothing had been arranged. I told that to Cleo, who offered me two drink vouchers as an apology. This hotel's breach of trust with its guests is unforgivable. As for the room, its design and the arrangement of items are weird. As soon as you enter the room, there is a large empty space, but there is only one chair. Could it be that the hotel expects this room to be occupied by only one person? In addition, there is a huge pillar in the room that takes up part of the space. I had previously asked the hotel not to give me a room with a large pillar in the middle, and they did it. The huge pillar is not in the middle of the room, but only on the side, which really made me laugh and cry. The worst thing was that there was a large air conditioner radiator outside the window. Even with the window and curtains closed, I could still hear the sound of the fan running, just like sleeping in a factory. Finally, thanks again to Cleo for her excellent service. Without her, this hotel would not be worthy of branding as Pullman.

I was asked for my credit card number, a $100 deposit, and my driver’s license without any explanation. I find it unreasonable that a five-star hotel does not seem to trust its customers. No one informed me before check-in that a $100 deposit would be required. Additionally, I hope your payment machine can function properly in the future. I had to use my credit card to settle the bill, which incurred a 3% surcharge, even though I had already used my cash card at check-in. That said, the service was very good, and I truly appreciate the hotel staff’s professionalism and helpfulness in resolving issues.

Very close to the lake, spas and eat street. Rooms are clean, spacious with good views. Staff is courteous. However, they need to have a porter to help with the luggage especially since they don’t have reserved parking slots for their guests. Our stay at Capthorne Hotel in Rotorua was fantastic! From check-in, the service was exceptional, thanks to an amazing staff member who went above and beyond. He explained all the hotel services clearly and made us feel welcome. When we needed to warm up milk for our little one and found no microwave, we called reception, and they kindly warmed up our meals for us, even though the dinner buffet had closed. The rooms were great, and the staff's kindness made our stay even more special.

We spent 2 nights here and found it fantastic. After reading reviews we felt slightly apprehensive if it was a good choice. We ended up being pleasantly surprised. The room was super clean and beds were comfy. Admittedly it is a bit dated but that's not really a worry for us. The spa and heated pool were fantastic. Especially after doing a marathon. CONS Wifi was extremely slow. The hotel description says smart tv yet when we tried to cast to it, it said no internet connection we also couldn’t screen mirror to the TV we called front reception who said you couldn’t do both. The first night we stayed the hotel refillable shampoo and body wash bottles were near empty we came back after the room was serviced and they were still empty. There was 2 spoons 2 mugs and 2 wine glasses in the room. We went down to the restaurant to ask for a bowl to feed our toddler breakfast and was told no you couldn’t take the bowl back to the room. There was only a push lock on the door from the outside of the room there was no way to lock ther door from the inside we had a toddler in our room and ended up putting our suitcases in front of the door so she couldn’t get to the door handle or she would be able to open it. The showers were old and water dribbled out from the faucet. The water pressure was bad but I’m not sure if that was because we were in the fourth floor. Parking was an absolute nightmare however we were there a very busy weekend. PROS Was in a good location. Rooms were warm and beds were comfortable. Staff were helpful but barely seen any during our two day stay. Ultimately, we only needed a place to shower and to sleep in Rotorua which the Copthorne provided us. Would I choose to spend a relaxing enjoyable weekend here again ? NO.

Only good thing about the place is the beds , there are no staff anywhere , they take 20 minutes to get to the front of house even though they are just out back , me and my family were gone for the whole day before we left we put a please clean the room sign for the cleaners , keep in mind we left at 8:00am in the morning and arrived back at 5pm in the evening and nothing had been cleaned the room wasn’t touched no one had gone in. Other people were leaving towels out for the staff to collect and they were sat in the same spot for 2 days as we checked out they were still there!!. The spas are barely warm they are NOT HOT at all. Terrible staff barely anyone around limited parking when there are a lot of rooms and a very unwelcoming place to be in.

We spent four nights of our four-week stay at the Copthorne. It was the worst hotel so far. The hotel is generally a bit outdated. Our room was okay, the double bed was very small, but everything was clean and in order, just very old. The breakfast is not recommended at all. There were the usual hot dishes (scrambled eggs, bacon, etc.), along with toast and various sweet muesli mixes. There was canned fruit, but no fresh fruit. The only healthy option was a mixed leaf salad; otherwise, there was no healthy food whatsoever. Various teas and filter coffee were also available at the buffet. There was the option of barista coffee from a portafilter machine for an absolutely outrageous $7. You can get barista coffee in Rotorua in very good cafés from $4.50! The portafilter machine is in the dining room and, except for the staff, it was not in use. There is also a hotel bar with advertised opening hours. However, there was no permanent bartender; apparently, the employee who was available at the time, sometimes even the receptionist, worked behind the bar. I would not recommend the Capthorne Rotorua.

It’s the little things and will compare to the Hilton in Auckland that makes this place superior Hilton had no pay tv, gave those piddly little milk portion 2 of, shower had a hand held that wouldn’t stay in place. No free parking and had to pay for a park with no shelter or security. Here at the regal palms- bed and pillow jist as comfortable if not more comfortable, had sky tv, best shower, proper portion of milk, couple of biscuits! And parking included- thank you.

Finally a place that lives up to its reputation! First weekend away for my husband and I without the kids (not including my many hospital stays 😉) it was absolutely wonderful. It's better than the photos and we were not disappointed! We had room 49 and this became our home the last few days and nights. The in room spa was fantastic and we used it every night, great mini golf and outside heated pool. Room was immaculate and housekeeping very efficient. We were very sad to check out yesterday morning 😔 Probably the best place I've stayed in NZ so far!

Stayed in the luxury two bedroom apartment B. Very nice living room area (though the seating arrangements are uncomforable). The spa pool is very nice and big as well as the shower room it is in. The location was great being near alot of the activities we wanted to do. I absolutely recommend this place for larger groups. It rained while we stayed so I was not able to try out the mini golf or pool.

We paid $500 per night and had requested an early check-in due to some personal sanitary requirements, but our request was declined multiple times without flexibility. The reception experience was particularly disappointing — staff were often not present at the front desk, and we had to wait a long time for assistance. When someone did show up, the attitude was cold and unwelcoming, as if we were interrupting them. The rooms and facilities themselves were good, which is the only reason for the 3-star rating. However, the service and staff demeanour were a real letdown. Despite insisting on a strict 10am checkout, the same staff told us the previous day that early check-in wasn’t possible because “guests were still sleeping” around 1pm — a frustrating contradiction. Overall, the poor service overshadowed the otherwise decent property. I wouldn’t stay here again.

We booked the Night of Romance package and had an unforgettable stay. Everything was perfect. We were greeted with some lovely welcome treats, and the little touches throughout made the experience feel really special. The atmosphere was incredibly relaxing and the food was simply outstanding. We had the degustation menu and were blown away by each course. Our waitress was amazing—she went out of her way to make sure we were comfortable and looked after. The staff were friendly, helpful, and genuinely made us feel welcome. It’s rare to find somewhere that offers so much for such a reasonable price—the whole experience felt like incredible value for everything we received. We’ll be remembering this experience for a long time and would highly recommend it to anyone looking for a special getaway. Definitely well worth the trip!

We were perfectly happy with this hotel's location (steps away from "eat street" where the best restaurants in town will be found). It was also walking distance to the Polynesian Spa and the visitor center which was the hub for most of the tours we did in town. We had a huge room (superior, room 34) with plenty of space for our two suitcases. As it backs on to Eat Street there was quite a lot of noise from the bars until about midnight especially on Saturday. The thermal pool was excellent and a nice bonus. We hadn’t booked a parking space but had no problem getting one for the two nights we were there. Excellent service and breakfasts.

It was the right hostel, not too loud and not too quiet. I would recommend this hostel, If you want to communicate with others and enjoy your short stay with reasonable price. Most guests have morale and respect each other, so it's safe and clean hostel. Here are the my review and information about the hostel. My stay period:10/11/2023〜15/12/2023 Room:Dorm room(6 beds in the room) Room price:40NZD / per night Place: Great. It is very close from I-syte(The most biggest bus station hub in Rotorua). You can reach here by walking from city centre less than 5 minutes. Price: Reasonable. A deposit of 20 NZD must be left at check-in. Of course, this money will be returned upon check-out. Kitchen: Great. The kitchen space is big enough and all kitchenware, kitchen appliance are equipped, so you can cook your food with no problems and interference. They have food shelfs and 3 refrigerators. It is a clean place, because hostel staffs clean kitchen everyday. Some people forgot to wash their dishes after using it sometimes. Additionaly, some gas stove doesn't work, but you can use another stove alternatively. Wi-fi: Good. Free and unlimited. It's fast. In most case, you can use it with no irritation. Possibly, you would have low-speed or no connection at the edge of the hostel. Room and bed: Good. My Room and bed(including linen) are always clean. Each bed has electrical sockets and coat hungers. I sometimes hear others conversation and noise from other rooms, but it's ok. That's because not only here, but also most hostels have same situation, even if your own house. Most guests fell into sleep after 12 o'clock p.m., so I could sleep well everyday. Toilet and shower: Good. They have restrooms on each floor, so I could take shower whenever I want. Occasionally, few guests spray water on the floor or use dirty, but staff clean it everyday, so it's ok. Parking: They have Free parking slots in their hostel. I think the number of parking slots are 6 or 7(Not accurate, if you need it please ask staff). It's enough to park all guest's cars in most case. Laundry:Ok. They have 2 laundry machine and laundry dryer machine. They have outdoor laundry pole, so I could dry my cloths outside. Hostel Staff and hospitality: Great!!! The owner Mr. Herman is kind and the maneger Mr. Olie helps guests all the time. Not only them, but also all hostel staffs make an effort to make the hostel safe and clean. The hospitality was great. Thank you very much. Attension: Most likely, late check out(after 10 a.m.) will cost you. You have to ask hostel staffs, if you want to use store luggage or any services after check out. Likely, they don't offer long term stay discount. It was my first hostel in foreign country, but it was great experience for me. I want to say "Thank you" for all staffs of this hostel.(Especially the owner Mr.Herman and the manager Mr. Olie.!) (If they offerd long term discount, I would stay more longer. I hope it.)

This place is okay, no more no less. Check in was easy, be prepared to pay $20 deposit per key with cash, otherwise you will lose the surcharge when being refunded onto a card. Rooms are okay, 6 bed dorm felt a bit cramped with luggage as there is no space to put bags anywhere, we were stepping over other people's luggage to get around the room. Beds were comfy enough with plugs nearby. Lots of ant powder everywhere though which made us a bit uneasy. Facilities need a real deep clean. Layers of grime in the kitchen on appliances under the counters, windowsills absolutely filthy, not just a few days of missed cleaning worth of dirt. Similar story in bathrooms/showers. Toilet itself clean, but the room was still filthy. Laundry was temperamental in accepting our coins to begin with, but eventually worked fine and we really appreciated the option to hang out and air dry on a sunny day and save $4 on a dryer cycle. Location was excellent, very close to the Government Gardens, I-Site for coach pickup/drop-off, and a short walk into town and to the lake. Overall, a quirky building that had a homely feeling but in need of a serious deep clean and updating in some areas.

I spent one night at the hostel and that was more than enough for me. The staff say they are there until 8pm but I didn't see them from 7pm to 8pm. The staff are far too strict and unsympathetic. Some people from the hostel stole from me in the kitchen, and when I mentioned it to the reception, the only thing they said was "it happens". 0 empathy. What's more, there's no camera in the kitchen, which I don't think is professional at all, given that stolen food "just happens". The rooms are really good. As for the bathrooms, they're spacious but the taps are black and rusty. It doesn't give a clean impression. Even so, it's clean on the whole.

Not worth the price. There is quite a bit of mold, the windows are leaky and the kitchen are quite unclean. They need to clean the kitchen more and provide more tea towels. The wifi is good and the beds are comfortable. The people are friendly and it has a safe environment. Cozy but run down.

Our dorm room was large, basic and moderately clean and comfortable. Location was good. They charge you to store luggage on checkout day which is unheard of! Also, worst staff experience we've had in our whole year of backpacking! The manager and another member of staff are very rude! After checkout we decided to wait in the common area for a few hours until our bus arrived. We had no luggage to store at this time. We were then told to leave as it was past checkout time. Despite us keeping calm and polite, the manager was very aggressive and rude. We left without a fuss. It is very typical to be allowed to use the common area space until your public transport is due, but not here! Also, a female member of staff quite rudely asked us to be silent or leave the kitchen at 8PM. We were simply chatting. The signage stated quiet time was from 10PM (which is normal for a hostel). Overall the staff ruined our whole experience. I would avoid here and choose different accommodation.

Made it a point to asked the staff if I am able to park my car even though there are no parking lots available, he mentioned that I was able to park my car as long it doesn't block any cars that were there. I was more than happy to move the car if I have to, but the ill-mannered owner had to make a nuisance the morning after asking me to move my car in the most obnoxious manner possible. To make matters worse, I even found a bedbug on my coat the next morning. The previous reviews about how rude the owners are cannot be more true, there are plenty other hostels around please avoid staying in this hostel.

Every other hostel in NZ I've been too offers this for free. For what seems to be a family run business, no staff member was friendly or that nice. There are better hostels around the area for the same price. Wouldn't recommend.

It's a beautiful property in a spectacular location Views are stunning. They seem to have stayed up with most of the maintenance on the property, which I'm sure is difficult. Our room was comfortable and well appointed, multiple in-room coffee choices, good betting, clean bathroom. And seem to have been recently renovated. The manager was exceptional. Abigail responded immediately to every concern that I had. Not sure why she is only" acting" manager. Never saw anyone from management other than Abigail. Hot tubs were a nice treat after our daily long walks. We ate in the restaurant one night. The food was very good, but probably overpriced. We ate in town for half the cost. If it was spectacular I would say great, but it wasn't really unusual. Nice breakfast in the morning and they catered to your custom wishes. Staff seemed very pleasant. We had a nice stay and would come back

Two years ago felt like yesterday..I often find myself closing my eyes bringing me back to the moment my wife and I were enjoying our delicious breakfast and watching the fog over the crystal lake cascade into the bright blue sky. Pockets of steam rose along the beautiful green, lush, and rural little town of Roturua....the aroma of our coffee and the warm day always promised adventure. We stayed at a boutique Black Swan Hotel and were greeted by our beautiful host, Rowena. The Black Swan Hotel was a unique portal, taking you to a plane of existence all past, present, and future. Its open lawn, wondrous garden, scenic point, and pathway to the lake were all marks for this hidden gem. Our adventures were grand and our stay was unforgettable. We loved our time at the Rydes Rotorua. We stayed there with our grandson who is 11. We enjoyed the games room and swimming pool, used them every day. The food at the buffet restaurant was great! Thought the price of everything was reasonable to. Very friendly staff we would gladly return.

I dont want to sound like Alexis from schitts creek here but if we could give 0 stars we would - the other low star reviews are correct. Our room was disgusting. As soon as we walked out of the elevator you could smell the damp, coupled with the visual horror of a dilapidating hotel, sorely in need of demolition or a good renovation. The hallway was dirty, all the walls were marked and the door to out room was so grimy around the handles that I didnt even want to open the door to the room. Our room itself, 113, smelled of damp and moth balls so badly that it stung our eyes. This was not the smell of Rotorua. It looked like the room in Stephen King's The Shining - no joke, you know that scene in the bathroom where Jack Nicholson makes out with the old zombie ghost women? Look it up on Google and you'll see what I mean. That was the bathroom! - we didn't want to touch anything. The only chance of getting fresh air was a sliding door that was locked due to health hazards. I felt like a canary trapped in cage being sent down a mine. It was very unsettling. Our view was of pooling water from the air con units on the roof above, aiding to the overall damp, manky, depressing feeling. The bathroom had limescale all around and was exceptionally outdated and damaged. It smelled like a drain and the toilet paper was damp. Despite this, the staff were helpful and gave us the option to view a new room. Unfortunately the new room was no better and for the additional $50 per night, it was not worth the cost. Luckily we ended up finding a lovely airbnb about the same distance from the CBD at a similar cost. It's disgraceful that the hotel still has these rooms available for booking. We've stayed in highway motels better than this.

We had a lovely room to start with at a fair price for 3 nights room 227. We decided to book for one more night & were told we could have the room next door 226. The next morning we had a knock on our door to tell us we had a totally different room. We were charged an over the top amount & were totally down graded to room 219.We were devastated as it was our wedding anniversary & excepted to have a lovely time. There were no spoons to make a cuppa. The shower was in the bath tub which was not good for me with my knees. You couldn't open a window for fresh air. Our bed went from a king to a double. In room 227 we put our rubbish bin outside the door as we were looking after the environment not getting our room made up the whole time. I told the desk staff and it was still sitting there when we got back after being our all day. The one staff member who was awesome was the first gentleman who took our booking. We stay at Rydges where ever we go and this is totally the worst one.

We stayed in the room with two double beds and with the view. Very quiet room and the view is beautiful. The bedroom is okay but the bathroom really needs renovation. The cleanness of the bedroom I will give 3/5 and the cleanness of the bathroom is about 1.5/5. The room service in the morning was not so great, the tissue box has run out of tissue (I've told the room service) but they didn't fill up. The rubbish bins did not get emptied. Lots of details missing. The reception service is great and staff were very helpful. The pool was nice and warm and my kids had a great time there. However, we encountered a local family who were not the hotel guests but accessed the pool and caused some scene.The breakfast was very nice. Overall, I don't feel the price we paid is matching the accommodation, it is overpriced in my opinion.

The rooms are amazing, it has a bath tub and a view of carpark. The hotel has a hot spring pool downstairs which u can soak in and enjoy too. I went here with my family and we booked 2 rooms, both with double king sized beds. They also provide breakfast service which is included in our booking. Their breakfast buffet includes fruits, yogurt, freshy juiced apple, kiwi, pineapple and blueberries. They have mushroom soup, scrambled eggs, ham and toast, sausages and meat etc.

We were on our honeymoon trip and we kindly requested for a room with better view if availability allows. We got a cold shoulder from a male receptionist: “next time you want more, you pay more!” We felt being accused at that moment and that rudeness made us very uncomfortable. The room we got was not clean at all! The bed sheets were worn on both beds and should have been replaced…We also found flies and hairs on the beds…clearly there is no check on such when cleaning the room. We didn’t even take a shower that night, since we had genuine concerns on the cleanliness of the room and facilities. Location is ok. Close to Te Puia but not close to the city centre.

Extremely gutted after paying $400+ plus 1 night stay to find the room has spiders & pills lying on the floor which clearly shows the room wasnt cleaned before our check-in. Also, dust accumulated over lights, no body was in the bathroom, best part would be when we ask to get bottle of drinking water, was told to drink from bathroom tap. Room air-conditioning does not work in our one night stay in this hotel. Thermostat set at 20C. The room is overheated. Turn the thermostat up to 23C no heat with the fan running. Fan run at low speed still runs relatively noisy. At the end, turn off the air conditioning for a quieter sleep. Booked a deluxe king balcony suite and it has a city view. Breakfast services may be okay but it appears to be under staff and under coffee machines to deal with busy tour groups. Overall it is okay for an average rated hotel.

Front office staffs are amazing, every time they gave me upgrade when available. Very nice location the lake is just in-front of the hotel, good for families to walk around. The food and F&B staffs are amazing.

Lovely location right by the lake, be prepared to really smell the sulfurous gases! It was an easy ten minute walk to the center of town. This is a family room, which had the three single beds in one room and a generous queen/king in the other. TVs in both rooms. Kitchen was part of the single bed room, so if you wanted to use it at night, whilst kids were asleep, that wouldn't work. Bathroom was good re hot water and nice towels, but ventilation system was poor. In general, the room was comfortable and warm (there was centrally heated wall radiators, which was lovely). The windows opened to a courtyard area. Loud at night with people walking around the hallways, could hear kids crying and yelling in adjacent rooms. The buffet breakfast the next day was really worth it with loads of choices of hot and cold foods. Be sure to join the free Sudima membership before booking because the savings are good.

Good location and good breakfast buffet, but the rooms were rather dodgy. Unfortunately, you can tell the rooms themselves are ancient and not quite clean. There was significant amounts of mold in the bathroom, and parts of the carpet was visibly dirty. Mattress definitely needed replacing and the A/C unit, while functional, was old and clunky to use. The bathroom phone didn’t work at first and the drawer with the hair dryer was jammed. They did send someone out to fix the stuff promptly, but it shouldn’t have needed to be fixed in the first place.

Situated on the shore of Lake Rotorua don’t let the sulphur smell upset you….its just Rotorua. The hotel is reasonably well appointed. Had a really poor stay in a very dated hotel. Paid for two rooms but we were moved into one large room instead - we think the hotel overbooked as they were hosting 2 conferences. The room was dirty in places, windows were rusted, furniture wasn't great and it was cockroach infested. edit - the staff in fairness did all they could to rectify this, and our second night was much better

Stayed here with my wife and my 3 yo son, got ourselves a lovely deal for 2 nights, a deluxe twin room, for the price we paid and the location it is in I would say the best value for money, me and my wife both work in hospitality here in Auckland, and it was a breath of fresh air going to a slightly different side of NZ to experience the warm hospitality, everyone from the restaurant staff, the bartender with the mullet, Matt at the reception, delivered what we call a complete satisfactory guest experience, as we work in the same industry we knew what to expect in the price we paid for, but were actually blown away with the location and the prices as compared to some of the neighbouring hotels there, breakfast was amazing, with enough variety to choose from, son loved the pancakes and we absolutely smashed the whole buffet, thank you all for making it so very comfortable and welcoming for us, you will always be our choice whenever we visit Rotorua, and also suggest our friends and family. You guys are awesome.

Also, we went to order room service after a busy day and found the QR codes provided in the room didn't actually work and we needed to find alternative option

$100 BOND Upon arrival, we were greeted and did not realise we had to pay $100 bond before given a room to stay. I find the information online while booking is not detailed properly. I am trying to call to ask how long it will take for refund of $100 to be sent back therefore I have rated a 2 for service. I suggest to answer your phones Utilities: Utilities were poorly done. No cutlery ie plates etc, no cloth or dish washing liquid to wash cutlery. Bathrooms: Bathroom is outdated and needs renovation. The space could be utilised more in general. Not enough toilet paper with a group of 5 in the room so had to ration the toilet paper. Noise: Noise from upstairs rooms while they are using the shower is loud and disturbing esp at 9pm onwards. Stomping off the floor upstairs as well. Despite the negatives the room felt comfortable and the beds were comfy.

Arawa Park Hotel was the first hotel we stayed at in New Zealand and it was a great experience. The beds were so comfy, the tub water was nice and hot and filled the whole tub, and the breakfast buffet was delicious! They even had washer and dryer which we used after getting muddy while mountain biking. I would recommend others to stay here. Excellent value for the price!

My overall experience was horrible, not even 2 hours in. There was a spider squished between my pillow. There was crumbs on my bedsheets, they looked it hadn’t been changed. The bathrooms are outdated and there is mould growing. Other than that the rooms are spacious and the lobby is beautiful.

Disappointing to write this but not as advertised. Rooms are extremely sparse and bare, no cutlery just two teaspoons and 2 coffee cups, nothing to wash them with, no hair dryers, no guest laundry as offered on the website. The tiny couches were rickety and falling apart we couldn't sit on it. The balcony hand rails were very loose, extremely unsafe. At check in we were told breakfast was $24 but then it was advertised as $34 We had no hot water on the last morning multiple people at check out were complaining and there was no offer of any compensation. People above us partied until 6am both nights and all we could hear was their music so no sleep. Didn't use the restaurant but they had table lamps plugged in next to diners so they could see as it was so dark. There are many other options in this price bracket in Rotorua where your money would be better spent. PROS the room was extremely warm, location was good, balcony view was nice, water pressure was good.

Charming Vintage Boutique Hotel with Great Service Prince's Gate Hotel is a beautiful vintage boutique hotel — perfect for those who appreciate classic architecture and old-world charm. I personally liked the unique feel of the place. We booked a 2-bedroom suite. The master bedroom had a heater, though it wasn’t very effective. The second bedroom, living area, and bathrooms had no heating initially, which made it a bit uncomfortable. However, once we requested extra heaters, the hotel staff provided them promptly and things improved. It would be great if the hotel considered upgrading the heating and water systems for better comfort and energy efficiency. A special mention to Ms. Star at the reception — she was extremely helpful, courteous, and professional. Check-in was smooth, and the reception area is stunning, complete with two cozy fireplaces that add to the charm. During our stay, the hotel’s pool was under maintenance, but they made alternative arrangements at the Polynesian Spa, which was a thoughtful touch. The service was exceptional in the hotel. We had one of the designer rooms was a medley of patterns for the eyes and on the ground floor (which i recommend). Everything you needed was in the room. Excellent location to Eat Street and nightlife and then during the day close to the lake. We had a city view room that looked straight into the novotel rooms. It's definitely not the people watching we like doing. Rooms are small and compact. Not ideal to share with another as there isnt room to swing a rat let alone a cat. Rooms provide what you need. If your just looking for somewhere to sleep, then will fit your needs. Also broke the bed by just sitting on it. Flipped the bed and can see bed was already poorly repaired already. Because we didn't call it in at 1am, no discount given. Ordered breakfast as part of booking. However it was a good selection of the normal expected motel brekkie. For value, id skip and order from a café down the road so u get a great coffee.

The front desk and staff were personable and pleasant. However, the room had a terribly stained carpet. The furniture was dated and looked like it had seen better days. Rhe room was also very small. The shower had a musty smell to it. The breakfast was not appealing, especially the bacon. I liked that it was just five minutes from Eat Streat. It was also close to a park. But, I do not feel I would stay here again.

We had a pleasant stay at Ibis Rotorua! Here's what I liked most about them: • The reception staff is very friendly and accommodating. • The spacious work desk is perfect for someone who works remotely. • Beds are comfy with personal night lamps on both sides. • Blower available and also a cabinet for storage. • There's space near the door where you can put your luggage (we only had (2) 20" luggage so space was not a big issue). • The room is clean even the bathroom. • Wifi was great! Only con I've had was the fluctuating shower temperature that they had. Aside from that, I did not experience any issues. Additionally, you can get milk at the reception but it's not available 24/7 as it is usually delivered in the morning. Sockets are limited near the bed but there's more at the work table. It was a peaceful stay and we were very comfy. Would recommend!

We were seriously not impressed with this Hotel, on arrival at 3:40pm we were informed that our room was not ready, as the hotel had been full the previous night and they were still servicing the rooms. We had to wait an additional two hours before we could check in. Entering the room, we noticed multiple recent “body fluid” stains on the top of the bed one of which still had a hair attached. We immediately picked up the room phone to call reception, but surprise, the phone was completely dead. After a trip back down to reception, housekeeping came up to replace the bedding, we were left us wondering if the sheets had been changed at all since the previous guests? Full credit to Dylan on reception for his helpful and cheerful attitude, but we would expect a much better standard from a branded (albeit budget) Hotel chain. Our first and very last time staying in an ibis branded hotel.

Good place to stay while exploring Rotorua. Conveniently located within easy walking distance of many restaurants and stores. Friendly staff and comfortable rooms. My only complaint is the lighting leaves something to be desired (like many hotel rooms) and when the curtains were open we were looking right into the rooms of the neighboring hotel, and they were looking into ours. I like natural lighting but didn’t want peeping eyes so the curtains stayed closed most of the time, which led to the room being pretty dimly lit most of the time while in there. Wasn’t too big a deal since we were out and about most of the time, but when getting ready it was kind of annoying.

Highly recommended venue. This Hotel has excellent facilities for your next conference, the catering was wholesome with a good selection of hot and cold food for lunch. We slept in a very hot room as the panel heater in our room is broken and couldn’t be turned off. The whole family couldnt sleep as it was too hot and stuffy. My kid is so sweaty. Stayed here a couple of times. First time room was pretty average, and second room was better but not great. But this place is meant to be a 4-star hotel, and it isn't really. Felt like I was stuck in the 80's here. Dark and dingy, and old. In need of some TLC. I have stayed in three different Distinctions in the last 18 months. This is the middle of the three. If you want dinner out, pretty much everywhere is a drive. I am also a runner - didn't feel particularly safe going for a morning winter run. I only write reviews if it's a great place as a rule, but this has been disappointing on two occasions. There are much better places to stay for the money in Rotorua.

Stayed here with my wife while in the Rotorua area and plan to again for our next trip. We stayed in one of the "Ensuite Cabin Jayco" units which was perfect; we don't have kids but if you do the additional bunk space for looks comfy and the main bedroom door does provide some separation. Location is also exactly what we were looking for; close enough to Rotorua that everything is convenient, but far enough away that it was quiet and we could even do stargazing by the lake. it is a campsite so there's the expected bustle of people outdoors, but we were never disturbed by any noise and our unit felt nice and private.

Stayed here in February as a base for Rotorua attractions because we were Top 10 members. Wouldn't stay again though, out of the way, and nothing to do in the immediate area. The campground isn't lakefront - the lake is across the busy road. We were in the back of campground (requested quiet site) and it was quiet though. Office clerk wasn't very helpful suggesting local attractions, and neglected to book us with our Top 10 discount for the Thermal Park. We stayed at Willowhaven Holiday Park closer to Rotorua the next night, with a lovely lakeview, cheaper, quiet, and more convenient to town.

Disappointing Experience at Blue Lake TOP 10 – Falls Short of Premier Standards As a regular TOP 10 member who has stayed at various locations across the country, I had high expectations for Blue Lake TOP 10, especially given its designation as a “premier” site and the premium pricing. Unfortunately, the experience did not meet those expectations. We stayed for two nights during consistent rain – understandable given New Zealand’s unpredictable weather – but the overall facilities and service at the site left much to be desired. The campsite had limited toilet facilities, which were neither well-maintained nor adequately stocked (e.g., no hand soap). The kitchens were outdated and undersized for the number of guests. To add to the disappointment, most indoor activities such as the pool table, air hockey, and spa came at an additional cost, which felt excessive considering the high nightly rate. One particularly frustrating aspect was the overly strict approach to noise. Despite being in a quiet group with no music and speaking at low volumes – and positioned far from other campsites – security began reminding us at 9:30 PM to be silent and “head to bed.” By 10 PM, they returned to ask us to wrap up completely. While we absolutely understand the need to respect quiet hours, this level of enforcement felt unreasonable, especially given the rain and lack of any evident disturbance. If you’re looking for a social camping experience, this may not be the right place. However, if you’re someone who prefers to be in bed by 8 PM and expects complete silence, this site might suit your needs – though I do wonder how they’ll manage road traffic noise! Overall, compared to other TOP 10 locations, this one did not live up to the “premier” label, and I won’t be returning. I’d recommend exploring alternative options that offer a more welcoming and balanced experience.

We had the best time! A super great place to go with (or without) kids. AMPLE facilities, super lovely and clean and always enough! Super nice communal spots (with gas heaters) if it’s positively torrential and you’re looking for some solace! Pump track, multiple playgrounds (plus one at the lakeside), bush walks, bounce pillow, tramps, room to roam, bush walks for any level of fitness and mountain biking +++ (as well as boating if you’ve got one!) and swimming! Surrounded by bush, lots of opportunity to either enjoy your own company or socialise, we loved being down the back at a powered campsite, surrounded by bush, close to pump track and all together blissful! Shop on site has all of the emergency grocery items … plus a few goodies 😉 and staff is brilliant, friendly and accommodating. Love all of the bike wash stations, racks and storage too for anyone traveling with a bike!

I have a mixed review about this resort. Some things I really loved and somethings that need updates. It’s Such a stunning place to stay at. Reading all the bad reviews i had second thoughts about staying here but after staying here I really enjoyed this place and I would definitely go back again. The service provided is 5 stars and the location is so nice. The resort itself could do with some updates as some of the things weren’t up to date. Like shower doors. Cupboard doors, cleaning around the sliding doors, broken windows and screens, the spa was not so clean but the overall cleanliness of the room is good , clean room, beds linen and towels. Absolutely beautiful lake. I’m in love with the outside sceneries. I’m craving to go back again but when it’s quieter season as it gets noisy if ur staying downstairs and can also hear noisy neighbours. Overall I will definitely go back to stay but I do hope the management sorts out the things that are broken or not clean!

Great location within walking distance to everything. And the place is clean, especially the bathrooms which is worth a lot in a hostel. The air in the room is quite sticky though. I didn't like the common areas, it's a bit dark and quite small. Kitchen is fine and staff friendly.

I stayed here for 2 nights with friends. We paid nearly $60 per person for both nights for a bed each in a dorm room. Both nights, it was so hot in the room that we could not sleep well. This is why I am up at 4 am writing this review. There is no way of controlling the temperature in the room. Apart from a normal fan(just moves air around the room) and a very loud ventilation fan which we couldn't have on while sleeping. No windows in the room and the heating system is automated so they turn it off during the day and back on at night. The kitchen is very much lacking for this price point as well. Tiny oven, little bench space and one element on the stove not working. Showers were unpleasant with low pressure and temperature wasn't very hot. There were also only 3 of them. Would not return unless desperate with no other option.

The Best Western Braeside Resort in Rotorua is a comfortable and convenient place to stay while in the area. Facilities include an outdoor pool and spa, mini golf, and free Wi-Fi. Rooms are spacious and well-equipped with kitchenettes and spa baths.
We recently stayed at Ripple Rotorua and had such a lovely time. Our room was spacious, cosy, and well-equipped with everything we needed. The complimentary coffee was a thoughtful touch—and absolutely delicious! The space felt especially welcoming during our wintry stay. We loved strolling down to the small creek each day—it was so calming. Mini golf in the evenings was a fun way to wind down before bed, and the heated pool and spa were perfect for relaxing. The staff were incredibly kind and friendly. We accidentally left some items behind, and they went above and beyond by mailing them to our friend’s place in Wellington-which arrived just in time for our flight back to Australia! This place is such great value for what you get. I would stay here again in a heartbeat!

Our second time staying here but this time we brought our kids. Easy check in and staff are so lovely and welcoming. Our room (more like a small house) was so nice and had heaps of space. Love that the heaters were on when we arrived so it was really cosy and warm. The room was clean and so well equipped with everything you'd need for a holiday - being so close to the heated pool and spa was an added bonus for us. Kids loved the little stream and play room as well the location was great for us too. Wish we had stayed longer, one night wasn't long enough. Would recommend to others to stay here. We stayed here for a child's birthday get away. We were highly impressed by this hotel, the grounds are beautiful with a bush walk and stream even got to see trout. We stayed here over weekend and I will be back. Such lovely little place to stay. This is a great place for kids. There is a public pool/spa, playground, games room, mini putt. Also a stream walk with trout. The service is spectacular. The care, respect, and wanting to help and show you around was beyond any expectations. The environment of the accomadation is so caring. The rooms were everything we needed warm, quiet and had all things we needed for stay. The only downfall was the beds are a little bit too firm for our liking, but did manage to sleep. On the Point is truly a luxurious hotel. We had the pleasure of staying for four nights, and found the ambiance, service, dining (both breakfast and dinner), and grounds to be exquisite. We stayed in a lodge suite and absolutely loved our room. It was so spacious and the views were incredible, not to mention how nice the bathroom was. The staff has to be some of the best we have had at a hotel. They couldn’t do enough for you to make your stay pleasant. If you have the chance to stay here, do it you won’t be disappointed.

Truly a heavenly spot to stay. We were very happy to have 4 nights here and 2 dinners. The service and food are first rate. Enjoyed feeding carrots to the miniature horses and donkeys. Beautiful space, but limited menu This place in Rotorua is visually stunning; cozy yet elegant, with a gorgeous fireplace, historical art, and a peaceful lake view. It’s the kind of setting that’s perfect for a quiet date or a special occasion. I’d definitely be back. The menu, however, felt quite limited. They only had salmon, steak, and a Caesar salad. I tried the salmon, the fish was nicely cooked and the skin was crispy, but the caviar that came with it had no taste at all. The tuile on the plate also looked nice but didn’t really have a flavour. Dessert was more promising, lemon tart stood out. My only suggestion would be to replace the orange jelly with satsuma jelly, as the bitterness from the orange threw off the balance. A tangier satsuma would’ve added the sweet-sour punch the dish needed. This place shines in atmosphere, but the food, especially given the limited options, could use a bit more depth and refinement.

Well what can I say fine dining at its best🫠Access to the restaurant is based on your booking it has limited parking near the restaurant but exttra parking outside the gate.The view surrounding the restaurant was truly stunning so we're the family pics taken before we dined. Service was very professional and appetizers were very tasty.💜 May I say if you are expecting a large servings this is not the case. Mains were beautiful and they do have vegan options but you must inform them when you book in. We didn't order any sweets/ desserts as we had a birthday cake to share. I would truly visit again

I went to the restaurant and would highly recommended a visit. The venue is a five-minute drive from town, is in a great spot on a hill overlooking the lake and is very unique inside. The food was exceptional and would definitely come back for a future visit to Rotorua. Try the tartare and lamb wellington if it's on the menu - some of the best food I've had!

Our stay in the 6 bed female dorm was very pleasant. The bedroom and communal bathrooms were very clean - so was the kitchen/living room area. We saw the staff cleaning these spaces every morning of our 3 night stay. Only docked a star because there was no social vibe. On our first night, there was a massive school group of a LOT of children. Not what we were looking for personally! We were originally the only 2 people in our dorm, but a few came and went over the next couple of days and we were travelling in the low season (September). The parking was also very expensive so we parked on the street outside.

Hm... This was my first time staying at a Haka House and it was a bit of a letdown. The dining and living spaces were nice. ROOM I was in a shared dorm and the room was tight. I'm not sure about other rooms, but the one I was in had one light at the edge of the room which did not illuminate the lockers on my side. I had to use my phone as a flashlight. The bed was comfortable and I like the shelves at the head of the bed with a reading lamp. At least in the building/room I was staying in... I'm not sure if you would really call them walls as it seemed unfinished. All through the night my roommates and I could hear guests who were talking at a normal volume in the other rooms. It was unfortunate as one of my roommates said they were participating in a race and did not get any sleep. BATHROOM I care more about the state of the bathrooms in the hostels I stay at. I'm not sure if it's due to the number of rooms or prioritizing private room over dorm room bathrooms, but it was not a great experience... My stay was during their winter season and I imagine it would be much less pleasant during their high season if they deliver the same level of attention to the cleaning then. The bathrooms are tight as well with 2 toilets and 2 showers. Both showers had balls of hair everywhere and I had to clean it up myself. The showers must have also been clogged down the drain as after just a minute of running water, half of the floor tray was filled... Idk about you but I don't like standing in shared shower water... The water also ran cold after a minute in one of the showers, so I had to hop out and move to the one next to it. It also had the same issue, but then it went either veryyy hot or cold. From the afternoon I arrived to the morning at checkout, the bathroom had never been cleaned. The bin was overflowing with paper towel. There is also the lack of air circulation in the bathroom, and the windows are hard/impossible to reach to open. I'm sensitive to smell, so it was awful every time I had to use the facilities. STAFF They were friendly. However, staff was often in the backroom or elsewhere and it was hard to relay these concerns when they mattered. They do pop out from somewhere if you stand by reception for several minutes... or maybe I was lucky. I wish they had someone visible at all times during reception hours.

Really great experience stayed here for one night and the staff were very welcoming. the room was lovely me and my mum got a double bed room and it was good sized very clean. the veiw is amazing and amazing to wake up to . we didn’t go for a meal here but we used the jacuzzi and it was the perfect temp! we got what we paid for , plus a fun experience. i recommend this motel of your going away anytime soon

Staff were friendly and restaurant was good. View of lake and proximity to reserve/lake was close. Booked a superior suite for $315 for 1 night and it was very dated. There was holes in the wall by TV, scuff marks all over the walls, a yellow stained spa bath (note in room saying it was from previous guest but the toilet had same yellow stains perhaps from sulfur/water), TV remote was being held together by cellotape, no teatowel to dry dishes. Really expected better quality of the rooms from a 4 star hotel, it's more like a 3 star.

Good place lovely view rooms are good friendly staff. Only downside is that there is not much of a barrier and we had a couple of people park their cars and start drinking and chatting. Which is find but drinking and driving nope and the only reason this is an issue is because if they got out of their cars they just had to walk to our rooms in our 10 to 20 steps. I booked because I stayed a few years ago and had a great experience, but I won't be going back. The room was comfortable and good value, but it all went wrong at breakfast. After politely giving feedback about the hollandaise sauce on my eggs benedict, which was terrible, the hotel manager came to our hotel room to confront us about the feedback. She was aggressive and defensive stating there was nothing wrong with it stating she had a professional chef, but also the hollandaise sauce was out of a bottle., so the chef was not that professional. After a heated discussion we asked her to leave. When we went to pay the bill she started up again. It's not as if we were after a free breakfast, we were willing to pay. We just thought they should know that the sauce tasted like it was off. I have never experienced service like this, well you can't really call it service. If you make the mistake of booking this hotel do not give constructive feedback as you'll regret it.

My husband and I have been here at least 3 times before and have always had a great experience (Lovers Delight Package) but definitely not this time. On arrival they fumbled to find our booking, and then we were taken to the opposite side of the hotel to the wrong room while carrying our heavy bags. We thought oh well the girl must be new…we then went to dinner 2nd set of people to be seated. The place seemed very understaffed as taking orders took quite some time. We were bought our mains before our entrees and then when questioned we were told “Yes” like it was a normal thing, we ordered a bottle of red wine which was completely off with sediment in it. The crème brûlée absolutely disgusting, tasted like curdled eggs. Previously we have popped into the spa afterwards so went to check them out both were dirty and the pool which used to be warm was cold. Super disappointing as this was normally one of the highlights of visiting. On the plus side our breakfast and host were lovely. We were booked in to have the half hour massage that morning but decided not to go as we were over the whole thing by that point. It is such a shame as this place used to be incredible now it’s just a dressed up motel. Unfortunately we will never visit this place again. Take my advise DO NOT GO

We stayed in a superior suite. Long story short had a few issues. The spa bath had a slow leak that would run into the kitchen in a small puddle. One of the lights would flicker and flash on and off and the TV was cheap and had pixel bleed up the left side of the screen. And there was no rubbish bin in the kitchen so had to use the small one in the bathroom for general rubbish. For the supposed luxury spa resort that it was supposed to be it certainly left a lot to be desired. Overpriced for what it is in my honest opinion.

He explained everything that we needed to be aware of, Inclusive of even bringing us our spa robes later in the evening when we decided to book massages. My sister and I were happy with the staff especially after the last place we had stayed in Hamilton. Rooms clean, spacious and warm. No traffic can be heard,no neighbours either.Basic kitchen, all clean and organised, even a small stove top. Shower/spa was awesome, toiletries lovely, except our 3/6 toiletries available were empty, but we had our own. TV says 50 plus channels but we could only get 15 LOL. Massages on sites were really good too. Definitely will re book if we return to Rotorua. We stayed in a 2 bedroom, with electric blankets too.

We stayed there on the night of 12th October. We had booked this room based in Google reviews. But to our shcok this place was no where close to Google reviews. TERRIBLY DIRTY ROOM. 1. Spa was dirty, mouldy. Has snails, slugs amd cockroaches around the tub. 2. Rusty fixtures. 3. The rod on which toilet roll was hung was wobbly and rusty. 4. Toilet flap was wobbly. 5. Bathroom was mouldy, didnt have proper ventilation. Cubicle door would jot shut. 6. Bath towels had blood stains on them. 7. Noisy fridge. 8. Broken furniture. 9. Stains over dinning table, ottoman, surfaces. Many more to list.... but above are major ones. We dint bother complaining at the reception. But we gave out feedback while checking out. And receptionist just had to say okie.. After checking out we got a call in an hours time. To our surprise reception accused us for leaving room shabby. And for using the sofa come which was in the room. We slept in our bed in bed room. But she kept on insisting that the senior house keeping staff won't lie to her. But we as a customer lied to her by using thw sofa cum bed, when we didnt even touch it. We just agreed to pay $25.00 as we didnt want to waste our time. Plus we took it as a donation to small business. We generally like to invest in small business but not when they rip off our hard earned money. This place is hyped I Google for nothing. Our experience was not even one percent of what is mentioned on Google. Please do not stay here they are other hotel brand which offer clean room, good service at better competitive price. I would not even give this place one star. Zero star if there was an option.

Please do not believe the excellent reviews as we left after one night The suite 11 was looking incredibly tired and pretty grubby and getting in and out of the ridiculous 70s spa bath was a joke. The curtains had not seen the laundry for decades and the balcony and furniture on it was filthy and covered in green mildew as was the top of the stairs which were a safety Concern when wet You will also never get a refund so be warned!

Aura is a great place to stay in Rotorua! The location is close to the lakeshore, Eat Streat, and everything in town - we saw many hotels much farther away from things. All the common area things were immaculately clean and well labelled with helpful instructions. We even used the steam box one night to cook sausages and mussels and they turned out great! We really enjoyed our stay and hope to be back someday.

The lady at the checkin was very friendly and polite. The breakfast room is quite big and they have a basic selection for the breakfast meal. The lady in the breakfast room is lovely, she is super friendly and absolutely polite. One of the reason we like to eat here, even just for a toast bread;) There is also a little pool area, with a hot pool and one cold pool. The room was really run down, the water in the shower and the washbasin wasn’t really flown down, it was jammed. Also the switch in the bathroom was broken, so the light/fan was running 24/7. It was a bit loud so you need to close the door all the time. Best part, we informed the guy at the reception that we can’t switch off the light, so maybe he could give us an other room, that wasn’t run down in that way. But he just said, yes I know the switch in the bathroom didn’t work, so that’s it. Be careful the heater in the room is super hot, you can literally boil eggs on it;) you switch it off, it takes a while but it didn’t get cold just warm (a bit). So the room has the right temperature for sleeping, if the heater is on, you can’t it’s like sauna.

The room are big and spacious and the staff are lovely.Its is very central (an easy walk to town) and has large camp kitchen but the upkeep and cleanliness is way off. Ever drawer I opened was broken and the bathroom just was not cleaned. So if that dose not bother you you will be fine. PS the room has no fan or aircon which was not great either.

The only positive note of the stay is the convenient and central location of the hotel, with good parking. Decent bed area. The door did not open easily. In fact, there was a broken hinge that made the door crooked. Poor cleaning: dirty shower curtain, all rusty shower pole, soap holder in the shower wall with black streaks of dirty water. And to top it off, there was no toilet brush. It is useless to put the big TV with sky when cleaning and the bathroom are bad! Breakfast was very poor and the attendant brought the food throwing it on the table.

The staff was friendly, but that is pretty much where the good remarks end. The place looks run down. There is a huge shortage in parking. The bedding is average. Make sure you know what you are paying for especially when it comes to the breakfast. Not all the options are made available online and poor clarification is given at the hotel. The available facilities like pool and thermal pool are average and guest can be noisy which keeps you awake at night. On the plus side you are close to the town center and close to everything. I would however not recommend this hotel.

The Coachman Spa Motel is a great place to stay if you're looking for some peace and quiet in Rotorua. The motel has comfortable, low-key rooms with whirlpool baths and free WiFi. There's also a barbecue area in the garden, perfect for relaxing after a day of sightseeing.
I telephoned Coachman Spa Motel instead of using Booking.com to book accommodation. Management did all they could to secure my booking. We arrived at the property an hour early. The room was ready... Clean, comfortable spacious rooms. The host was welcoming and very accommodating. I returned immediately and booked a second night stay, not expecting a discount. Would I go back? YES, YES, YES.

Rotorua Coachman Spa Motel – Extremely Disappointing Stay (Photos Attached) Our stay at Rotorua Coachman Spa Motel was one of the worst accommodation experiences we’ve had, and I would strongly advise others — especially families — to look elsewhere. We checked in expecting a simple and relaxing night away, but it quickly turned into a stressful and uncomfortable situation. • The stove in our room wasn’t working, and when I tried to get help, there was no one at reception and no answer on the emergency contact number. Eventually, the owner picked up the phone but took over 40 minutes to arrive, despite it already being late in the evening (around 8:30–9:20 PM) and my hungry child waiting for dinner. • When she arrived, she offered no apology or urgency — and when I asked her to help check the stove in the new room, she replied, “I have to go, my dinner is getting cold, I’m hungry.” Completely unprofessional and dismissive. In addition to the lack of service: • The bedding did not feel fresh, which made us question the overall cleanliness of the room. • The spa was not clean at all — far from the relaxing feature they advertise everywhere. • The shower was rusty and mouldy (see attached photos). • The spa can only be used after 9 PM, which is not clearly mentioned during booking — making it essentially unusable for families. • There was no smart TV in the room, so my child had nothing to do, and we hadn’t packed toys thinking we’d only be there for one night. Everything felt outdated, neglected, and poorly managed — from the room conditions to the attitude of the staff. It felt like guest comfort and service were the last priority here. Photos attached show the mouldy shower and general state of disrepair — see for yourself. This was supposed to be a simple staycation but turned into a frustrating night with a hungry, upset child and no support from the motel. Definitely not worth the money or stress. Rating: 1/10 Would not return, and would not recommend to anyone.

Perfect place for us to stay, not too far from centre, quiet and plenty of space. This place would have been flash in the 80's,now the building, like many motels in NZ, look tired and could do with a bit of a tickle up. But it was comfortable. I personally don't see the fuss about these hot tubs in the motel rooms. No miniral water is used, it is just a big bath in old style plastic tubs. Water must still be cheap here in Rotorua as tubs like these take lots of water, get drained afterwards. Not very sustainable really.

It was a reasonable environment for overnight rest from travelling. However, I was not impressed with the parking, it did not cater for my my 11 seater Toyota Hi-Ace LWB and it doesn't help very much when neighboring vehicle partially hi-jacks your rooms' parking space. My sister and I stayed here a couple of nights due to flight cancelations. We initially chose the Coachman due to affordability. We entered the office and we received a friendly welcome. We were given multiple room options for our requirements and were invited to view the rooms. The room we chose had a separate bedroom with a NZ queensize bed and TV, two single beds in the lounge, a comfortable lounger and a decent dining suite, and a fully equipped kitchen. All the beds were quite new and comfy. Off the bedroom was a fully fenced private patio with a spa pool. The location was a couple of minutes to Rotorua central, Te Puia, and the Polynesian pools. Our room was very affordable, clean, tidy and had everything we needed. I will be returning to stay if in the area again. Thank you, staff at the Coachman Spa Motel

I booked a private room for three nights here, and the receptionist refused to provide one new towel per person per day. He told me that he would give one additional towel if I booked a room for a week. When I insisted that I need a new towel every day and i already paid for it, he said that he would have to check a policy and gave me only two towels per person for three nights - reluctantly. He appeared to believe that everyone should use a towel for more than a day while they charge the same money for an additional might. This is not a normal policy for many other accommodations.

We had a very lovely day, even though it was just less than 18 hours. We were just passing through.. . The check in was easy. Ajay was really nice. Gave a complementary quarter gallon of milk. Also gave us an rough idea about what to do and what not. The room was absolutely good spacious and clean. There was a queen bed and two twin bed. The air conditioning was working absolutely great. We slept through the night. The room also had a patio, with some patio chairs and table, you can sip your morning tea or coffee. The bathrooms are clean and toiletries were clean too. . Love this place. 4 nights family of 4 with 2 young girls and the playground and animals kept them busy and very happy! The rooms were very nice and very clean - it was perfect. And the outlook out to the animals and playground so we could keep an eye out on our girls in the playground was great. Location was so close to all the venues we were going, including the putt putt bunnies. Cannot fault this place - made the trip enjoyable after returning from a full day of adventure. Great job on maintaining a great facility to the owner/team.

Started off ok and progressively got worse and worse. Housekeeping is atrocious. Nothing is actually filled up. Went to use the body wash and it was empty. Ants everywhere in the kitchen. Last day, no hot water as they had ran out of gas and the roof leaked the last night we were there. Functional rooms with the highlight being sheep and alpacas in the central farmyard to view and pat. Great shower but would be better if the door had not been removed. Manager Owner seemed friendly and accomodating. Very disappointing room service 1. No regular black tea supplied 2. Bed not made as a part of room service 3. Floor not vacuumed as part of room service 4. Laundry opens at 9 and closes at 6 Travellers need to do washing at more flexible times. Onsite building works weren’t noisy on the 2 days we stayed but I could see how they could be noisy at times to some guests. Whilst building works are going on I think that the owners could be doing more for guests by lowering the rate or providing a continental breakfast basket. Would I stay here again ? Probably not until the new part is finished

Overall very good experience. The room was very clean and well equipped. Big shower gel and shampoo, hair dryer, teas, coffee, cocoa, milk, microwave and fridge. They gave us snacks to feed the alpacas. Staff very friendly and helpful. Heating and aircon. No problem with hot water. Wifi ok, youtube on tv. Cute animals just behind your window. The only thing is the room was cleaned and new towels were provided, even though we put the sign on the door „do not disturb” (as advised). The tube slide in the playground needs repairing. The screws fell out and the whole thing looks like falling apart any moment when sliding. Dangerous for kids.

Such a neat place to stay. We booked a deluxe family room for two nights and it was awesome. Nestled in a truly ideal location, the Rotorua Hideaway Lodge is a genuine gem that offers more than just a place to sleep. From the moment we arrived, we were impressed by how clean and well-maintained the rooms were. A spa bath in the room offered a nice relaxing time, providing a comfortable and relaxing space to unwind after a day of exploring. What truly sets this place apart, however, is the magical experience of its surroundings. The mornings here are spectacular, with a beautiful sunrise painting the sky and a crisp, cold air that is incredibly refreshing. It felt surreal to be up at around 5 AM and see the moon still hanging in the sky. To top it all off, we had the incredible opportunity to get up close with the resident alpacas and sheep. The host was kind enough to provide feed, making for a memorable and personal animal encounter that you just don't get everywhere. The location is absolutely spot on, putting you just minutes away from some of Rotorua's best local tourist activities and breathtaking sightseeing spots. We were able to pack a lot into our days without spending a lot of time traveling. Overall, I can't recommend Rotorua Hideaway Lodge enough. It’s the perfect blend of a clean, comfortable stay and a unique, memorable experience.

Actually great for backpackers as they also have dorms. But the best thing about this place are the owners and the lady that cleans. We only paid $91 NZD, which is very cheap for Rotorua off peak. The room was small, yet very clean with all the normal amenities including TV, fridge, kettle, fan and heater. Service would great, would stay again. Perfect budget accomodation.

The location itself is amazing with stunning views at the lake. Loved the quite and peaceful surrounding. Space for parking right in front of the room. Felt secured. Lots of restaurants nearby or in just five minutes drive. Air conditioning and heater worked well. This place is recommended.

Room was average felt not worth what we paid for. It was neat condition though. Kitchen facilities were provided like (dish,cups,spoons,fridge,microwave, electric kettle). AC was there but we had struggle in operating as looked old likewise tv too. The lights were less and dim; requesting for a brighter lights please. Heated pool was nice but was so small - luckily got chance in. It also has nice lake view good for morning and afternoon walk. Restaurants are 5 mins drive away. Good location! Upon check out no one was at reception; drop box for key was there but looked so outdated so had to call and advise we left key in room.

So a friend is booked in for 3 nights from today. He gets there and is told he doesnt have a booking (already paid for through the company he works for) but that he can stay at their other motel down the road on Fenton St. And here it is. NO WAY. THIS IS DISGUSTING. I’ve told him to go back and demand the accommodation that has been paid for. EDIT He goes back and sais I’m not staying there “I’m out”. The guy behind the desk smiles, waves and sais sarcastically “BYE”.

Worst motel to stay at. Please don’t book or stay here. We checked in around 7pm and wasn’t happy with the rooms, it had a very bad smell and room was not upto the standard we expected. We decided to check out after 15 mins and asked for a refund from the reception. The receptionist said talk to the owner. And in that case we couldn’t contact the owner. They didn’t give us the refund for 3 nights that we booked for. So we left without a refund and booked another place which was 100 times better. PLEASE DO NOT STAY HERE.

This place is atrocious- DO NOT RECOMMEND- we were so disappointed at the state of the playground, an absolute beat up safety hazard for our young kids. Broken, rusted swings/tramp, moss covered play area, rugged tree stumps exposed, dirty cold pool (but was told upon booking it was 27degrees). The TV didnt work properly, nor did the heatpump. Rooms had no smoke alarms and a light came on in the middle of the night on the fan that we couldnt turn off waking the lounge sleeper. Its old and outdated and the owner/manager who ever he was didnt care. I emailed and called to express my concerns, he hung up on me. I since reported them to bookings.com (who looks to of removed them from their platform- good job), and the council who visited them and ordered to corner off their unsafe playground unless fixed. People who run a business like this with no care or responsibility for their guests and more so children dont deserve to be in business. There are plenty other lovely places to stay in Rotorua (Novotel has an indoor hot pool), so dont waste your time here.

I have stayed at this motel many times over the last 5 years. I feel it may be under new management as standards have dropped. The beds are very basic and uncomfortable. Today, as one the beds was broken, there was a room exchange. As I was left with no milk for tea or coffee, I enquired at the office to get a small cup full and was declined. Seriously. Absolutely disgusted with the service. Later on, I had a Luke warm shower, not hot. The rooms vary in kitchen utensils. The location is lovely, right next to the lake, but the room amenities and service from management is substandard.

Very well kept kitchen and I spent a lot of time reading in the sun room. I wish I could stay here longer.

Cleanest & friendliest hostel I've ever been to. I felt completely comfortable as a woman in a mixed room. Everyone else I met was quiet and respectful so I can't vouch for how management deals with issues, but judging by the state of the place they don't let problems linger. Definitely worth the brief walk to the touristy areas for the quiet neighborhood. I'm a light sleeper and I slept completely through 1 of my nights and only woke up once on the other. Highly recommend this place if you're after a quiet bed for the night.

The place has a clean kitchen, with a living room and bathroom - which actually felt like coming home. We arrived on a very busy Saturday (because of the mountainbike event), every single hostel or hotel seemed to be fully booked, just like the Funky Green Backpackers. After a few phone calls with the staff during the day, we arrived late in the afternoon. Two out of three of our group still needed a place to stay, and they went out of their way to make some extra space for us. Everyone was extremely kind, comfortable beds, good facilities... A perfect home, away from home.

Stayed here for one night on a mini road trip. It was perfect; clean, friendly, and has everything you need. It was easy to find and there is some parking on-site or street parking is available too and free. I felt very secure in my room and secure about leaving my belongings in my room while out for the day. The sign for this property looked really tired I question if the sign looks like that what's state is the accommodation. I was stuck for a night's accommodation, The receptionist was fantastic, My room was so much more than I expected. Layout was perfect, small 2 seater table, 2 large comfortable lazy boys, King size bed ( sheets pure cotton feeling, like they had been pressed before putting on the bed) pillows great very comfortable. Great kitchen layout everything you need to cook a full meal. Extra cupboard with ironing board and extra pillows. This was place was spotless clean, no marks on the walls. Hats off to the lady responsible for cleaning these rooms. You also have a fitting table and 2 chairs outside your unit which is great and enjoy that space... I personally wouldn't bother searching for another property to stay at because after staying here I know anywhere else I would be disappointed.

“Highly recommended ” The studio room at BK's motor lodge was value for money. The price is cheaper but the room was spacious with kitchenette and own bathroom. The room was set up nicely and the bathroom was huge with a bathtub. The toiletries and things you will be needing is provided. I love how clean, neat and tidy the room and the whole facility. Location wise. It's walking distance going to the mall and just near to Rotorua lake. The staff/receptionist was superb and doing a good job. She was accommodating, nice and kind lady. I highly recommend this lodge and will definitely book again if I have a chance

One day I needed accom last minute and booked into this motel for the first time. I did hesitate and didnt know what to expect turns out I really enjoyed it here and had such a great experience where I have now become a regular. Every time I stay here, I am welcomed with genuine kindness and care. The rooms are consistently clean and comfortable and the owners go above and beyond to make sure everything is perfect, they are incredibly welcoming and lovely and make each stay feel easy and enjoyable. I always look forward to booking here whenever I can. I would suggest Google might need an update as it is different now since renovation. I highly recommend!

We had room 205. The walls are not sound proof as we could here the loud conversation from the room across the hall. We noticed a bathroom light was burnt out, the TV wouldn't turn on, the lamp shades were tattered, the iron leaked all the water out, and mold growing on the shower head and in the rubbish can they provided. Most of all, the manager was extremely rude when we checked out. He scoffed and rolled his eyes at my partner when confirming we would not stay another night, and was very curt on the phone when asking details on the continental breakfast and requesting a later check out time. Extremely poor customer service from him, and won't recommend this place to anyone who considers staying here.

The heat pump in the room was really good. Heated the room nicely. The parking was nice and central. Easy accessing the building after hours with swipe card. Disliked · 1) Tiny kitchenette corner doesn't have a sink or any light 2) Two beds joined together creating gap in the middle of the bed makes you sink in it. 3) Dusty carpets - should have slippers in the room 4) Half flush button worked and have to put finger deep inside to flush which felt yuck. 5) Zip of pillow cases was broken causing the filling to come out 6) Lift - the way it works and drops at the level is scary and makes you feel unsafe. 7) Dull lighting and out-dated curtains on the hallways. Finally, the staff spent 15mins to take another booking on the phone while I stood there and waited. Should have just passed on the keys and checked me in while asking the person on the phone to hold as clearly they were struggling to decide. While the booking is fully paid for and booking via Booking.com, I don't understand the reason of taking the credit card and holding another $10.00 and copying photo ID seems unnecessary.

The only good thing about this hotel was the clean linen and towels. The staff that checked us in was friendly but seemed to be not coping with the workload. They took photo ID and my credit card and charged me a further $10 even tho the room was pre paid for by their website. The bathroom was not clean and the taps were rusty. The shower pressure was pathetic. No spare blankets etc. There was an ironing board on the cupboard but no iron? The kitchen had some basic utensils but some missing and only enough for the maximum amount of guests for the room. There was no tea towels or cleaning products so once you use a glass etc you can’t wash them to use again. The table and chairs were chipped and rough looking. The heatpump worked well but seemed like it had never had its filter changed and had been dripping dirty water on the carpet. The walls were very thin and you can hear the other guests talking. The rooms looked clean but when you look closer you find dirty and stained carpet, dirty sink, minimal consumables (milk, soap & no cleaning products), dirt and food remains between couch cushions, under beds had not been vacuumed in years, lighting was very poor aswell. Very cheap and tacky place for how expensive the rooms are. We would not recommend you stay here and we most certainly won’t be staying again. Disgusted and ripped off.

Good heating, beds comfy, but lots of noise from lift mechanism, faulty wall plugs, blind in bedroom broken, missing light bulbs in lamps, no DVD player and bathroom extractor fan not working. Spa pools had oily scum and water did not look nice, so could not use. Staff fixed some of these, but not all. Good parking, easy access to CBD. Free washing machine and dryer. Would not stay again.

We were there last weekend. Me and my 2 teenage kids. We were in room number 110. When we arrived at the hotel, we were greeted warmly by the Manager. Then we checked into our room, it was by the pool! My girls were amazed! Room was clean and tidy including the kitchen. It smelt clean and crisp. There wasn't much noise, hardly any! Its in a nice quite street, everything is close by including cafes, takeaways and attractions. House keeping was provided daily. in between we had Spa, they never hestitaed to provide us with extra towels. Every time we came back to our room, its smelt fresh and clean including the beddings and sheets. Heaps of parking.Corridors were nice and clean, never busy either. Our room was cosy, we really enjoyed our stay there and would definitely return again. GREAT VALUE FOR MONEY A+++

The hotel is dirty... Don't be deceived by pretty pictures because it's not what you think it is. Hallway down stairs and upstairs, completely dirty for 2 days. My front door of roomsirt marks and hand marks all over, behind door blood. Hallway had black and grey dirt marks all the way down the hall, floor not vacuumed. Cook top, thick oil on top, microwave not cleaned. Bird poo on ledge in room, feathers on floor and in curtain from bird. Hole in cup board door,sliding door does not lock. Some to front desk to clean and came back but nothing was clean again, I asked for money back, they refused and told me to find another hotel. It is fully booked here so I have to stay and these people get away with it. Very bad place

Our room was available to move even though reception hold the room stating room is not cleaned and for cleaning they needs 2 hrs time. My husband and I stayed here for 1 night. Astronomical price for the worst hotel we have ever stayed in. Paid nearly $500 for one night and got no hairdryer, no cutlery, broken heating, no fire extinguisher, beds with no top sheets, and a fold-out couch with a dirty cover. The only window in our room was blocked by a fence and you couldn’t open the window at all - a serious fire hazard. This was a humiliating and disgusting experience. I’ve stayed in budget motels for a fraction of the price that were far better. Avoid this place at all costs

We only stayed a night but we were stoked at the room and for the price. It was a pleasant stay. The room was clean, looked nice, very basic necessities, coffee jug, tiny fridge. Wifi available and card access. The chap behind the desk was helpful and kind. We were happy. The only complaint we did have is we booked a room for three guests but the room only catered for two. Two towel, two cups etc. That would have been sorted had we gone down to the front desk. Super minor error and not worth the loss of a star. Happy to give 5 stars.

I stayed here for three nights in the Deluxe Double Room, and the room itself was exactly like the photos online – very spacious, with high ceilings and a modern, clean feel. It definitely had a touch of freshness being new. That said, a few things took away from the experience. The furniture could be better quality – the bed and headboard made noise whenever you moved – and the “new build” smell lingered. The room was also quite plain, with little colour or warmth, so it felt more like a place to sleep and move on rather than somewhere to relax. The hotel itself was very quiet. The reception area felt lonely, and the restaurant was empty during my stay. On the positive side, the location in Rotorua is convenient, with plenty of free onsite and street parking, plus a liquor store right next door. Reception also has massage chairs available (for a small fee), which was a quirky extra. One thing that did feel a bit special was the follow-up email they sent after my stay. It thanked me personally for choosing AWA and said that “every guest is a valued guest.” It was a nice gesture that added a personal touch, even if the in-person atmosphere felt a bit flat. Overall, AWA Hotel delivers on space, cleanliness, and convenience, but it misses some of the comfort and vibrancy that could make the stay truly memorable.

Our experience at this hotel was very disappointing. The customer service was extremely poor, and we had to repeatedly ask for room service just to get our room cleaned. The bedsheets and pillows had stains, and they were never changed during our stay. The environment didn’t feel welcoming at all, and the money we paid was definitely not worth it. The receptionist was unfriendly and unhelpful he didn’t pay attention when we asked for assistance, and not even a simple smile. On our last day, there was no “thank you,” no inquiry about our stay it felt like they only cared about the money. Additionally, basic amenities like toothpaste were not provided, which is surprising for a hotel. Overall, it was a very poor experience, and I would not recommend anyone to stay at this hotel.

The experience was very much not pleasant. Our room did not have opening windows, all windows were glued shut. The room was also very very very cold. The bed sheets had stains, they never changed the sheets on a daily or even came to clean the room on a daily. Stayed here for a night. The room was very comfortable and clean. The owner was extremely friendly and passionate sharing the history of the building and surrounded attraction places as well as the most famous fried chicken shop (according to the owner) just right beside the Guest House. Haven’t got the chance to try it but will definitely try it the next time I stay here. You can use the shared kitchen and living room as long as you clean it up after use.

Location is smack bang in the centre of Rotorua so perfect for easy access to everything. Bed was comfortable and shower nice and hot. Extra towels provided when asked! There was a chocolate stain on one of the quilts and the building is pretty old but it was cheap and warm so would definitely recommend. The owner was a real one.

Good location is just at the centre of Rotorua, walking distance to Polynesian Spa, packnsave, etc., friendly staff. However, the carpet is dirty, there’s a thick dust on the head board of our bed and we need to wipe it out, the smell of our room is very disgusting, the sink has stain, flaky paint, very rusty shower curtain rods, there is cobwebs in the toilet and windows. The entrance to our room are located in the toilet and shower (so funny). The kitchen is very small and the laundry are quite spooky. I will not stay and recommend this place. Not worth for the money.

There was hair between the bed base and mattress there was a white stain of some sort on the valance it was that disgusting that I didn't even want to take photos or touch anything. Owner claims that room was cleaned twice. Yeah surface clean. Handwash smelt like stail toilet cleaner This is the worst experience I've ever had. We checked out at 7am could barely sleep through the night I could no longer tolerate the filth. Owner taking no accountability. Definitely not a place for kids. Find other accommodation

What can I say except “wow”! My wife and I spent a few days of our honeymoon at Solitaire Lodge and it has so far been the highlight of our trip. Solitaire combines the charm of a mom-and-pop bed and breakfast with the refinement of a super luxury hotel. Every member of staff has been warm, welcoming, and exceedingly helpful from Wayne and Ingrid who helped us schedule our daily activities to Jack, Joy, Donna, and Rhys who made our dining experiences, with a daily unique menu (!), unforgettable. Our only regret is that we hadn’t booked another day to enjoy even more of what Solitaire Lodge has to offer.

As beautiful as the location of the lodge is, the real beauty is the fabulous staff and the owners, Wayne and Ingrid. Lucy R. of Scott Dunn, the travel agent who arranaged the trip, told us about Wayne and Ingrid when recommended the lodge. Think "mi casa su casa". Our suite had eighty feet of floor to ceiling windows with an amazing view of the lake and surrounding area. The lodge's living room and dining room made the cocktail hour and meals even more special. Our lasting memory will always be how Wayne and Ingrid handled our leaving our passports in the room. We realized the "oops" when we arrived at our next lodge that was a four hour car ride away. There was not enough time before our departure to the USA to have a commercial carrier deliver the passports in time. Wayne handled the problem with a calm I am not familar with. We had the passports the next day! Another unforgetable travel story in our blessed lives. Thank you again Wayne and Ingrid. Please excuse my lack of photographic talent.

If I could give more than 5 stars I would. Wayne, Ingrid and team provided the most amazing, caring and thoughtful service through out our stay - we have never been so well looked after in our lives! Food and drinks were amazing - the set evening menu was phenomenal. Accommodation is extremely clean, comfortable and silent, we especially enjoyed watching the native birds outside our rooms windows. Rooms are solid but not exceptional - a remodel is probably overdue. The location is gorgeous, though, and you are right on the lake. And the food quality is very good at breakfast and lunch, then a bit less good at dinner. The service is where everything falls apart. It is woefully uncoordinated with many missed details. Nobody congratulated us on our honeymoon despite us telling them well in advance. Nobody gave us a tour of the grounds. Food service forgot menus, forgot to take food orders, forgot dietary restrictions multiple times... They even forgot to fill water glasses! You will probably find better food service at your local diner. Our excursion booking was promised to us by Ingrid and then forgotten about. The impression one comes away with is that the staff do not speak to one another to make proper handoffs, and it shows. The result is a holiday that left us feeling more stressed than when we arrived. We couldn't wait to leave and we deeply regret paying so much for our stay here. It's definitely not worth it.

Driving into the estate is just the beginning of the experience. Keep going even though after a day on the road you may think you missed a turn. Eventually you will arrive at a most exquisite lodge. And then you are greeted by the staff who were very friendly & accommodating. The Lakeside villa was great and the meals were exceptional. We stayed 2 nights & 4 would have been better. Highly recommend the hike to Bridal falls. Beautiful water fall that you are up close to.

I stayed in November 2023 and the honey that they provide expired in Aug 2021, 2.5 years ago!!! Also know before you book: there’s no in room dining whatsoever. If you want dinner/breakfast, you will need to make reservations 24 hours in advance. You can only have dinner and breakfast at a specific time. You can’t get food whenever you want. If you don’t make reservations, the chef will not be working. Also you can only eat in the main lodge. If you stay at the cottage, it’s ~2km down the hill from the main lodge and you have to drive a 4WD car up the steep hill. They don’t provide any transportation between your room and the main lodge. Also the pheasant cottage is more like a random airbnb, it’s in no way relevant to the word “luxury”.

However, what you get is not even worth half that. The hotel was obviously built with some care 20 years ago, but now it’s tired. The picture is the entrance; your first impression. On top of the dilapidations, they tries to run the whole place with about six staff while we were there. The staff were friendly and helpful but they couldn’t possibly deliver a first rate service. Service is mostly nonexistent. The food is ok but nothing special (breakfast and dinner is included). Breakfast was pretty good but dinner was way short of a luxury experience. Don’t waste your money at this place.

This place is pricey but worth it. The owner was having an event on our target days but it turns out there is a get 5 days when you buy 4, if you are willing to stay at Kinloch, which we did the first 2, then it really works out. We loved Kinloch and it is a very different experience than Treetops. We started with 11 of us, then went to 9 for the remainder of the stay. The ladies did horseback riding one day while the gents went fly fishing. There is an amazing Bridal Veil falls hike with picnic tables at the falls. As opposed to most great water falls, we were the only ones there due to it being on the estate. The food was great. Since we had so many people they would bring our happy hour canapes to our room, Lakeview. Plenty of golf carts to get around. They have a glow worm hike. If you get out to walk there are many herds of wildlife to be seen. It was a 28 minute drive to the ROT airport. Overall a great stay and highly recommended.

Absolute paradise. Pricey but well worth it for the accommodations--architecture is beautiful and guests are made to feel at home in every capacity. The lodge is located on 2500 acres of well-managed land with hunting and fishing opportunities as well as numerous hiking and mountain biking trails. Staff are friendly and attentive and the guest cottages are beautiful, well-appointed and very private. Best lodge I've ever been to. Would also like to note that we arrived in a minivan, no 4WD needed for the gravel roads that some other reviewers have mentioned, and although there is minimal cell service in this remote area Wi-Fi was speedy and reliable at the main lodge and our cottage. Can't recommend this place enough!

We stayed 3 nights at Treetops but it felt like a week long holiday. The luxurious villa and lodge, beautiful surroundings with forest and mists, eclectic artwork in every nook and cranny, and the absolutely fabulous food made this an unforgettable experience ! Of course ,like most things in life,the ultimate make or break factor in any experience are the people you meet. We were quite blown away by the warmth and hospitality of each and every staff member- Kim, Dave, Lola, Ash, Sandeep, Sharday, Chef Felipe Ponce ( thank you for lending me the spice book) and Chef Lauren Moore ( I will never look at a truffle without thinking of you!) . Thank you, too, Colin , for giving my husband bragging rights on catching those huge trout! Arohanui you wonderful people- and thank you for a wonderful holiday!
