Absolutely awful establishment.
Dirty, rundown, unhelpful.
Photos seem to show an industrial chic space by the water but it's more like on its' last legs with no budget for upkeep or team training.
Rooms are dusty and dirty, please check your bedding, room corners, sinks, and the bottom of all of the glassware in the room. Dead bugs, bird droppings all over the balcony ( from one of the unused room that they moved me to) dust covered counters, smell of mildew permeating the sheets. God forbid you need to change rooms, because they'll stick you in a long unused room that is even worse.
AC barely works or might leak the entire time. You might get lucky and get a room where it does work. But I changed rooms multiple times and personally talked to at least 2 other guests who had the same issues. By the way, you'll just be told to keep the curtains closed in order for the small room to cool down, let's just say you could wait hours on hours before they'll admit there's anything wrong.
Do you like hot showers to rinse off the sweat of the day? Don't expect one here. They'll send someone to tell you that the tepid water is hot enough or play musical rooms again and move you to another room to have the same problem all over again.
Upgrades don't matter because each room will be worse than the last and you'll spend all of your time waiting for some kind of reply or solution. I booked for a 4 night stay and spent an entire 2 days of it exhausted, waiting for a room I can finally rest in that was not dusty, working AC, and hot water. Don't think that is too much to ask for as a paying guest.
The kicker is, when I couldn't stand it anymore and already tired of wasting my time ( I'm actually here for a work trip, so I really didn't have time to leisurely wait on them) I asked to cancel my booking altogether, I didn't even get a night's sleep from all the moving of rooms and problems. They'll keep you on hold and when it gets too late in the evening, tell you the manager is not there, and will deal with it in the morning when they clock in but when I went looking for them in the morning, was told they won't be in. What a joke.
Tried to cancel my booking, they insisted that I need to pay for the 2 nights I supposedly 'stayed' and would not recognize that there was a problem and that they did their best to resolve the issues by moving me when they could. By the way offering me breakfast does not solve any of the actual issues, it just shows how deaf they are and lack of any customer empathy.
I did not sleep or take a hot shower for 2 days.
I pressed them to refund me the full stay because they didn't provide anything that was promised. After many hours, They issued a notice saying they would authorize the process on their end for Agoda, because I booked through Agoda but after months of going back and forth, Agoda informs me that Modus was unresponsive and finally actually withdrew their agreement. Imagine my disbelief.
Never received my refund, and I warn everyone to stay here at your own risk and luck.
I travel a lot in Thailand and globally and this is by far one of the worst managed establishments I've been to.
