The room was clean, staff friendly and the breakfasts were decent. A cute touch to have them delivered by basket. We found the rooms to be quiet as well - though I'm not sure if we had guests in the rooms next to us. Nice vicinity to the cute main street area and restaurants. We stayed two nights and never had to drive anywhere until we left. There is a pool and nice patios. We would definitely stay here again. Only things of note would be breakfast was a bit late every morning but not that big of a deal and make sure you read their policies before booking. The pool was super-refreshing & the common area around the pool provides comfortably covered tables & other seating to chill outside of the room. Summer has certainly arrived in the area, but there are large fireplaces that I imagine make this just as wonderful when temperatures turn cooler once again. We couldn't be happier & will aim to stay here again, for sure.

As soon as we walked into the room and felt the bed, there was gritty dirt all over the bed (bedspread, sheets, pillow cases, etc.). The voucher wasn't even for half the cost of two breakfasts with coffee/hot tea at once restaurant. I also had spoken to a lady when calling to book and it was never mentioned that there was no buffet being offered anymore. We also had about a 30 second electrical outage in the morning, which wouldn't be too bad, but it was early enough that we were up getting ready and it could have been bad if trying to get in and out of the tub. Positives: the outside pool, relaxing, fireplace area is done great; they are within walking distance to Main St; and they let us book for only 1 night. They are trying to be a boutique hotel but with new owners, they are missing on the fine details that get you to stay there and be repeat customers! We will not be visiting this place again when we return to Fredericksburg. They single handedly saved our weekend. Our first room had a/c issues so we were “upgraded” to their sister property next door. She assured me that they could accommodate us with no problem. Imagine my surprise the next morning to find juice and pancakes in our basket. I was told there were no notes on our reservation. I am not convinced that the rates charged for staying here are reasonable considering the lack of maintenance or customer care shown by management.

The way they retained character of these cottages while making them very well refurbished is amazing. Everything is orderly. The management is impressive with how they get about every detail you could think of. There is one really surprising detail that needs to be addressed and I’m going to assume they may not even be aware of it but the bed frame (in The Tank House) that I got to my bed was extremely squeaky, triggered by even the slightest movement of my neck. I slept horribly because any movement that I even began to make caused the squeaking. It made for really poor sleep and is something that can easily be addressed so I hope they do, so that future guests can have a fully exceptional experience without this overshadowing it. We had planned to visit wineries, museums and the caves. My husband got terribly injured when he fell on the neglected, uneven walkway. There's absolutely zero privacy in the bathroom, so I wouldn't recommend it if you are not OK with seeing and hearing everything that happens in the bathroom. I also liked how close the grounds were to town and the restaurants, that was very convenient. Breakfast in the room is supposed to be included each day (as per the website), but we didn't get breakfast on the 2nd day, so we had to go out to eat. Additionally, we were told if we posted a public social media post about our stay and tagged #stayFredericksburg then we would be gifted with a free bottle of wine.
