Drakes Hotel is a boutique hotel located on the seafront in Brighton, offering 20 individually designed rooms with chic decor and many featuring free-standing baths and sea views. The hotel is set in a pair of Regency townhouses and boasts fully air-conditioned bedrooms with luxurious amenities such as Vi Spring beds, Egyptian cotton sheets, and goose and duck-down bedding.
Loves our stay at Drakes. The room was beautiful as was the bathroom and general attention to detail. The crossover of new and modern decor really worked. Yes there is no lift but the building is old and yes there are signs of wear and tear but again the building is old and I am pretty sure maintenance is non-stop. The staff were on the right side of friendly yet professional and made sure we had everything we needed for our stay. Food was delicious (breakfast only). Car parking was easy and again the staff were very helpful. As for location...the view from our room said it all...beach as far as the eye could see! We'll be back!

The room was amazing but this review is to compliment the staff and how friendly each interaction was from even before you enter. Help with luggage, parking car and even offering a complimentary home made drink on arrival. You don’t get many hotels like this and would love to come back to this one

My wife and I had a lovely short stay at Drakes while visiting Brighton. The room was lovely and bright, with good decor and a great ensuite. The views over the seafront were great and the staff were wonderful. We interacted with 3 different members of staff on our stay and each of them were extremely friendly and made us feel very welcome. Would stay again, next time for longer! Keep up the great work guys, thank you for a lovely trip.

The room we stayed in was too small for my liking and had a toilet in the shower. The sides were sticky and there were no windows that you could look out of due to frosting/blocking the windows. This is the 3rd hotel I've stayed in this week and it fell short of expectations. The bed was comfortable Location is good as it's right by the pier. I wouldn't stay here again.

So heavenly that I am booked in for another visit. Greeted by Victor whose gentle demeanour immediately set me at ease. Tamara, Anthony and ALL the staff were super friendly and efficient. Delicious breakfast in beautiful settings served by lovely Becca. The hotel is perfectly positioned for all aspects of Brighton, not to mention the gorgeous seaview on the doorstep. Kemptown is behind with a myriad of eateries. Top drawer!

Would highly recommend. The hotel is in a great location, and the staff were amazingly helpful. The room was well presented, and the bed was very comfortable. The only issue was the lack of lift with staying on the top floor, but this would certainly not put me off staying again in the future.

We have booked a room at this hotel for saturat night on the 19th July the room has been booked and pay already before we have checked in. On our arrival the lady from the desk asked us for bank details just in case of any damages or extra charges like drinks and that they wont charge anything to the card. It would show as 0.00 in pending transactions. We have checked in and in the morning we have noticed that it was not even any milk in the room for tea or coffee. We had to ring and ask the reception fir it at 6 am. We had breakfast that was include in the price of the room and we have checked out soon after before 10 am with no problem and when we did the receptionist sayd that was no extra charges or any outstandings payments for the room. 5 hours later we have been charged 50 pounds. When we have called and asked for the reason the person that answered the phone said that they have and that the money will be paid back in 2 working days depending on the bank. We have said that is not fair that the money was taken out for no reasons and that we have to wait 2 days for our money to be transfere back. Is a definetly a no no for a next time.

Following a major refurbishment in 2015, the hotel offers spacious bedrooms, an upscale restaurant with sea views, a bar, and a luxurious spa including hot tubs, steam room, sauna, and swimming pool. The hotel's unparalleled location provides easy access to the famous Brighton Lanes as well as cultural hotspots and shopping areas like North Laine and Brighton Dome.
Superb location! Beautiful views, stunning rooms with super comfy beds, friendly staff. Enjoyed a cocktail in the bar. Food is nice. The subterranean spa is AMAZING but we felt that the extra charge to use it was a bit steep, especially as it was doubled because they weren't able to check us in early. Also worth noting it has communal (single-sex) changing rooms and the toilet in the changing room is quite small.

I had a medical issue on my first night (no fault of the hotel) and when I asked staff for help they were very friendly and happy to help me. I am very grateful for this. On our second night we had an issue with our door which meant we couldn’t get into our room (these things happen) the staff at reception were brilliant. They resolved the issue and quickly moved us into an upgraded room. Very impressed with the service from the staff. Everything is clean and tidy. Rooms are beautifully designed. Definitely recommend.

Lovely hotel with underground spa/ swim area. We had a fantastic deal as it was. Sunday. Did an upgrade when we got there as we preferred a sea view room. Fabulous staff, buffet breakfast which was delicious and well stocked. Drinks were made well when we had a night cap. Highly recommended this lovely place. There is no parking for this hotel but Churchill square is a 5 minute walk. It's also one of the cheaper parking spots so win win. My only moan would be that the shower wasn't great. The pressure was very low. Not that fussed to complain.

The Harbour Hotel is a peaceful haven as soon as you step in through the front door. I've never met such an amazing collective of employees in one hotel. Smiling, happy in their jobs and so good at what they do. The hotel is immaculate. The music and atmosphere at all times of day is spot on. Very lovely place and the food, coffee, cocktails, whether breakfast or dinner is lovely. The spa is gorgeous. If the changing room is messy or crowded, towels lying around, it's because a messy group have just left...be patient, the staff are so hard-working and accommodating. They will do anything for you. Thanks to everyone at the Harbour Hotel, a few names from breakfast, thanks Jamie, Jess, Maria, Sandra and Vaios. The manager at the Harbour Hotel employs an amazing warm, helpful and friendly team. I can't praise all the reception staff and the spa staff enough. 11/10.

Had a great stay at this hotel and would love to come back. We had a sea view room with a super king bed which was nicely decorated, clean, nice bathroom and great view. The staff we spoke with were super friendly and efficient , especially the young woman at reception who helped me organise some nice things in the room for my boyfriend’s birthday. The spa was good.. it’s over 2 floors in the basement so quite atmospheric though it did feel like you have to walk around a lot to get to things (bring your own flip flops/sliders). My bf had a massage which he said was good.

Hotel staff very friendly. Services very good. However for the miney you pay the AC in the rooms are literally full of dust which represents a grave health and safety issue, lift you take to the spa area and back are very dirty as if no one ever wiped since installed on the location, walls dirty.

Good hotel in a central location on the front. Could do with a bay outside to pull up. Paid parking nearby but as usual NCP the most expensive so avoid that one. Spa facilities great but only free if you book direct. Gown and slippers provided along with gin and tonic. Large super king beds. Dog friendly in the real sense with bed, bowl and toy provided at a reasonable £15 charge. Friendly staff.

The apartment we stayed in was spacious, comfortable and very handy for exploring the surrounding areas. A handsome cocktail list and welcoming breakfast menu. I highly recommend this quirky hotel.

We had a little staycation down in Brighton as we had my partners event to attend at a club that night so I had been keen to try another Artist Residence since I very much enjoyed our stay in Bristol. This however was a very disappointing stay as there are multiple problems first being the Wi-Fi in the ground floor suite that we stayed in did not work the whole time we were there even when we asked them to reset it you could not get on the Wi-Fi, they gave staff Wi-Fi, which didn’t work as well. This was massively inconvenient as my partner was trying to work during the day and the only suggestion they could give us was that he could use the common areas on the next floor as we were on bottom level. This which is not the same as having leisure in your room while you’re working is not a solution. They should have moved our room immediately as this was not pleasant. Next the girl working that day didn’t seem to know how to handle much of anything. I came to her because when heading out with my dogs the door on our room shut quickly on my finger leaving it throbbing bruised and in pain. Note: my finger is still bruised. We were attending an event and this also made for an unpleasant experience for the event and when I went to my nail appointment. I should also say this is a major hazard as it could’ve shut on one of my little dogs or even someone who is a parent of a small child causing worse damage. When I told her she said nothing and looked as if she didn’t know what to do. I tell her to get me a band-Aid and I ask the bartender for ice and water. Now thirdly in the room itself in the second bedroom, the TV wouldn’t work with the remote provided as we told them and they did not fix. It was freezing cold that night all these things add up to a very mediocre experience. I give this hotel three stars because it is a very beautiful boutique hotel with a lot of issues, and the customer services is why I can only give 2. I encourage this establishment to look into these things and make it better so it can be a five star. Aesthetics is not the only reason to be highly rated. When we checked out they did say they would offer us an incentive for a future stay we have yet to hear back from anyone on the hotels behalf on this matter.

I saved my money to book one night here and left feeling very depressed and stressed. I booked a tiny balcony sea view room and was upgraded to the comfy sea view balcony. There is a serious issue regarding cleanliness and health and safety. The curtains were not clean with large stains on them, the cushion on the black bench had drink stains and pink makeup mark, the floor rug was dirty and dusty it’s not been cleaned for a long time, the outside balcony area has a flooring panel that’s come up it’s dangerous I couldn’t sit there. I’d also booked a lunch and on arrival told that no food available on Wednesday. How would you feel if you pay £185 for 1 night and find the cleaning standard is very poor. I hope the management will reach out to me and sort out for me. No guest should have to go through this.

We booked the ground floor apt. Wow! What a place! Well decided. Well equipped. Even room service as included … breakfast is extra but we decided to use our own time in venturing around. The team was very helpful and provides info to Brighton. Well situated and easily accessible to roam around.

Great location looking straight over the sea & easy walking distance to shops etc. The staff were super friendly but we were underwhelmed by the triple room. It was in the basement at the rear of the building, very little natural light and only a filament bulb as the main lighting so it felt very dark and claustraphobic. It didnt help that the room was baking hot through the night and despite having the fan on it just didnt help as the window/door just opened up on to a damp covered over small patio area whch didnt have much air flow. The extra bed area in the cabin section had no room to put anything down and no space to get dressed. The bathroom was tiny, water pressure on taps incredibly low, skirting board missing and quite a lot of black mold on the tiles. Coffee machine didnt work properly, no remote for tv in small bedroom area but you couldnt really have both tvs on anyway as they just interfered with each other. The room was clean but felt it needed some maintenance. The room is down a corridor past the bar toilets and ping pong room, it isn't soundproof so may struggle if a light sleeper. Overall it was ok but to be honest I was expecting more of a trendy hotel feel than pub feel, maybe it was just our room. I really think the hotel should mention the only natural light is a frosted sky light which is coming from the covered over patio, its considerably darker than the pictures show and made getting ready very hard work, 1 night was enough for us.

Despite its calm exterior, the interior is a vibrant mix of boho kitsch with rooms that carry various themes such as Star Wars memorabilia in Lord Vader's Quarters, dress-up stetsons and holsters in DollyWould, and Fifties pin-up Bettie Page homage in Bettys Boudoir.
I knew I'd love this place even before I arrived and l wasn't wrong! So much love and thought has been put into the hotel and there's something to look at in every nook and cranny. The staff are great and make you feel very at home with nothing being a problem. I stayed in the knitting themed room for two nights which was very cosy with proper pillows to sink into. It was also very quiet so l slept like a log. Breakfast was also excellent with lots of choice and served in the quirky bar restaurant area. Will definitely be going back.

We recently stayed in the Botanica room which was absolutely quirky and amazing with the highest bath/shower I've ever seen in a hotel. The staff were amazing and even bought our breakfast to our room. The decor all around the hotel is so beautiful and interesting. We will definitely be coming here again. It’s been on my list of places to stay for a while. Anyway finally got to stay there this weekend as a birthday treat. Checkin was from 15:00 and we see greeted by very friendly staff. Its everything about the Pelirocco that makes it special, the location, the decor, the quirky room designs, the cocktails and that breakfast the next morning! Hotel Una is a modern and stylish hotel set in twin 18th-century townhouses overlooking a Regency square right next to the beach. The guesthouse is adorned with locally-sourced art, including carved driftwood and industrial metal neoclassical figurines. It features jacuzzis-to-share tucked into steel alcoves, a stylish cocktail bar, and spacious upper floor rooms with sea view balconies.
Bought my partner here to Brighton for his birthday. I mentioned this whilst booking and from start to finish the staff were absolutely incredible. We actually received a room upgrade which really made the experience amazing. The attention to detail was beautiful. Staff members were all extremely polite and helpful. Giving reccomendations for things to do etc. I would 100% stay here again and reccomend this place to anyone looking to stay in Brighton. Right next to the beach and a 10min walk to get to the lanes etc. thank you for making our stay one to remember! X

What an absolute gem of a place. Five stars is not enough! Our room was stunning, containing everything you could ever possibly need and all of the highest quality. My partner and I stayed here for one night, and it was an incredible experience! When we arrived, the lady at the reception was very kind and welcoming. The room we had was absolutely gorgeous with trendy decor and comfortable beds. We bought the breakfast option and the poached eggs were perfect! What a beautiful boutique hotel , absolutely loved our stay and 100% going back and highly recommend !! On arrival we were warmly greeted by the lovely staff. Absolutely loved our room , as we walked into our room there was a dinning table , a bar area , and lounge area , and an upstairs where there was a really comfortable bed , a stunning bath at the end of the bed , and a cinema room . In the morning we had a stunning breakfast brought to our room . ( lovely touch) We visited Brighton for an event , but left a little early just so we could enjoy the room more and so glad we did ! What a fabulous experience at this wonderful Hotel! Our welcome was warm, friendly and personal. Checking in was a breeze. Our rooms were exceptional. The choices for breakfast are varied and the food delicious. We can highly recommend scrambled eggs with salmon and for you vegetarians - mashed avocado and poached eggs on bread. Do visit the bar - the decor is, like the rest of the hotel, eclectic and original. The stay was to celebrate Linda's 60th Birthday. We were offered a room upgrade for our second night and enjoyed the luxury of Danube. Jubba is a lovely room as well. Overall, all the staff were warm and friendly, helpful and genuine. Highly recommended and definitely will be visiting again.

We stayed here for the weekend as part of our friends wedding in the local area. The room we had was lovely and a well stocked mini bar plus tea and coffee which was great! Also very clean. They serve great cocktails and the Barman Edi was knowledgeable and friendly. We had breakfast here both mornings and the omelette was insane! Hashbrowns were the best I’ve ever had too! The guy who I think was the manager was so helpful and friendly during the entire stay. A lady served us for breakfast on the first day but she seemed like she couldn’t really be bothered with us which was the only negative.

I very rarely leave negative reviews, but my recent experience at The Ginger Pig in Hove was so disappointing that I feel it’s important to share. My partner and I chose The Ginger Pig for a date night, as we’d heard good things and wanted something a little special. Unfortunately, from the moment we sat down, the evening did not live up to expectations. We waited far longer than we should have for our food, and when it eventually arrived, my meal was incorrect. Mistakes can happen, of course, but it’s how a restaurant handles those mistakes that really shows their standard of service—and sadly, this is where The Ginger Pig completely fell short. Rather than offering an immediate apology or a thoughtful solution, the staff simply told me they would prepare another steak. That meant my partner had to eat his meal while it was hot, leaving me sitting with nothing in front of me. By the time my replacement meal finally arrived, he had already finished his, so what should have been a shared dining experience turned into something awkward and frustrating. What struck me most was the lack of care in how the situation was handled. There was no real acknowledgement of the inconvenience until the very end of the meal, and even then, the apology felt like an afterthought. Their “solution” was simply to remove my main course from the bill—which, while practical, hardly made up for the fact that I didn’t actually get to enjoy a meal alongside my partner. A gesture like offering a dessert or a drink would have at least shown some genuine effort to make things right, but instead the response felt transactional and dismissive. For a restaurant that markets itself as a higher-end dining spot, I expected far better service, organisation, and hospitality. Dining out isn’t just about the food—it’s about the whole experience—and ours was completely undermined by poor handling of a very simple mistake. Sadly, The Ginger Pig turned what was supposed to be a lovely date night into a very underwhelming and frustrating evening. I don’t think we’ll be returning, and I certainly couldn’t recommend it to others based on this experience.

Restaurant only review: I visited this place a year or so ago for a couple of Sunday roasts and enjoyed them. However, I recently went for a Friday night meal and found the food to be nice, but not worth the price in my opinion. The portions were quite small. We had the Pork Belly and Cheeseburger. The cheeseburger was nice but as mentioned, it was small. I don’t necessarily mind smaller portions if the food and flavours are exceptional, but I wouldn’t say this is the case. The biggest issue for me was the inclusion of a service charge and a donation to charity on the bill. While the service was good and we were planning to tip anyway, I believe it’s more of a principle issue for me. I don’t agree with the idea of these charges being included on the bill. Yes, we could ask for them to be removed, but it just makes the experience awkward.

A Hidden Gem in Hove – The Ginger Pig Bar We stayed at the Ginger Pig cottages for several nights and found ourselves drawn to the bar each evening—what a delight! Wonderful 2 night stay in an executive room with balcony on the 1st floor. Lovely friendly welcome and service. Loved almost everything. Only critiques to make would be the areas than are currently being renovated. Although signage to apologise, and not a quick job to complete, it was a shame.to see the very worn carpets held together with duct tape on the beautiful stairwell. But I'm sure it will look gorgeous once completed and did not ruin our stay. My other critique would be the additional fee to use the pool. I would normally expect this to be included in such a hotel as this. We will definitely be back though. Thank you 😊

I haven't rated the rooms as we only visited the restaurant after being gifted a voucher for our wedding. The food was lovely. The pork belly was really tasty. Lots of food and flavour. It's quite dark in there. They have painted everything in a dark teal colour. Even the ceiling which is a shame as it detracts from the beautiful architecture. It needed more light. The staff were really friendly and welcoming.

Marie, the chef was amazing with her culinary and customer service skills. The room was immaculate. Didn’t wanna come out of the shower. Shampoos and soaps were lush. Bed was incredibly comfy. The team were so kind and genuine, like not fake/pretentious, which I appreciated. My partner and I (both in our mid-50s) recently enjoyed our very first stay at The Grand Brighton, and we’re already talking about when we can return. This was a bit of a treat for us—a short seaside getaway—and The Grand certainly lived up to its name. From the moment we arrived, we were struck by the building’s classic charm. We also took advantage of the hotel bar for evening drinks, and it was lovely—relaxed atmosphere, good service, and a nice spot to unwind after a day of exploring the Lanes and strolling along the pier. This was our first visit to The Grand, and Brighton in general, but certainly not our last. We felt well looked after and thoroughly enjoyed our stay. Such a warm and welcoming place to visit. Arriving from Melbourne Australia sadly only had time for an over night stay but we were so happy to make the trek from London for the short stay thanks to the very friendly staff. Poppy on the front desk was so happy and helpful and couldn’t do enough to settle us in quickly and efficiently. I think this is my 5th stay of this year in total (3rd with my disabled son Alex). I do always look for when it is low rates to be able to stay with you with my son as we always need to have a 527, 427 or 327 for the size of room and the view, he will not stay anywhere else. I recommend your hotel to all my friends and travelers. (I will be honest I stay in Brighton a lot for business possibly 20 times a year, when I'm on my own I do look for the cheapest rate with a good breakfast and Seaview. The Maldron and Harbour hotels give me a Tour Operator rate which I would be silly not to accept and their service and staff and the rooms are all really nice. Most importantly I still wake up and see the sea. It's a must when I'm by any seaside location anywhere in the world). But when it comes to travelling with my son, he refuses anywhere apart from the Grand in Brighton, And your service means that I would not ever consider another hotel for these stays. The staff in all departments are amazing and after so many stays we do get recognized and especially the in-house team do everything possible to make our stay as comfortable and easy as possible. Alex comes with so much stuff, but the doormen are wonderful and as soon as the Wheelchair accessible van pulls up, whoever is on the door speeds over to us to assist. this attention to detail makes our initial arrival seamless now with The Grand, something we never experience anywhere else. I can't remember all of their names but I'm sure it was Paul on the door this time who is a pure delight. They all are. I saw many familiar faces in all departments and that goes to recognize how good the hotel is at retaining key members of staff. I travel a lot, owning my own Tour Operation and this is something that I see so rarely. Well done to your all and can't wait for the next visit - I'll be looking our for the deals rolling up to Christmas. Alex wants to come and see the Christmas tree as last year we were sadly cancelled due to your lifts not working.

This hotel was very nice. The good: very comfortable bed, large plush towels, free drinks on days that you choose not to have the maid in (you can still get free towels/ supplies at reception). Nice pub lounge area with great views. The less good: We had a twin room, but weren't told at reception or when booking that this was also a disabled room. No view from our room, but we didn't mind. The decor is a bit naff though, and could use an upgrade. All the cabinets etc are in excellent condition, but the colours and decor are showing their age.

Only issues were: lighting in ceiling didn't work (we reported it but were only there 1 night) and the duvet was dirty but it was changed immediately after we let them know. Have stayed a couple times as an emergency thing and have had parents stay multiple times while visiting me at uni. Very nice hotel, the room numbers all skip 13 which I find a lot funnier than it should be. Rooms are nice, one time there was black mould on my parent’s toilet, however staff at the desk were very apologetic and had a senior staff member resolve the issue immediately. The bar with a balcony looking over the marina is very scenic (but be careful of the seagulls), it’s been the same bartender each time I’ve been and he’s always been very friendly, will make conversation but isn’t pushy and is happy to make drinks that aren’t on the menu or will offer custom cocktails if you’re indecisive like I am. Overall, it’s a bit out of the way for Brighton but the quality is worth the short bus journey or taxi into the city

We stayed on Level 3, Room 321 (Club View) for a weekend getaway (£590 including breakfast). Overall, the experience was good, but it didn’t quite exceed my expectations. The main issue for me was the condition of the carpets. Just outside our room, the corridor carpet was quite worn with visible holes, which really let the impression down. Inside the room, there were noticeable marks on the carpet, possibly cigarette burns, near the balcony door by the lamp stand. The carpet itself showed signs of heavy wear in high-traffic areas. While the room was very clean (no complaints there), the tired flooring took away from the “feel-good” factor I was hoping for. On the positive side, breakfast was excellent with plenty of choice and attentive service for hot food. The staff throughout our stay were friendly, well-mannered, and very helpful, which was much appreciated. I travelled mostly to town by uber booking.. there and back a bus service if you so wanted is also available. Free Parking was appreciated and Level 6 gives you good access to the property. I did notice some kids dropping glass bottles on our last day from the top floor when exiting the car park so just be aware of this. ( not reported) as going home. My advice to the property manager would be to replace the carpets in both the rooms and corridor areas on levels 3 and also consider refreshing the exterior paintwork, which is starting to show signs of wear.. In my opinion makes it look a bit shabby in places and unloved. Small updates like these would really lift the overall experience to match the quality of service provided. My experience was good, but concerned this was in no way value due money at £590 due to the condition of hotel property.. with so many choice’s of hotels to stay in Brighton, I’m not sure I would recommend at this time..due to the work required to make it Luxury.

Perfect little hotel at the Brighton marina. Far enough away from the hustle and bustle of the main pier that you can have a relaxing evening and get some sleep but still close enough you can walk or take the electric railway down every day. Very comfortable beds, excellent selection of channels on TV, great customer service. Only very very minor downside was that the AC is on a timer which made the room incredibly warm overnight but we also stayed during a heat wave, wouldn't be an issue during "normal" weather and you also need to recognize this is a hotel very focused on being environmentally friendly and saving on electricity. Would definitely stay again if we ever get back to Brighton!

My friend and I spent the day in Brighton at the weekend and stumbled across this hotel when we were looking for somewhere quiet to have a drink. It was almost a bit too quiet - for most of our visit we were the only ones sitting inside! But we really appreciated the luxe surroundings and being able to get away from the seafront crowd. And the cocktails, served with a flourish by the fabulous Eddie, were the icing on the cake. The staff at this hotel were so friendly and the hotel is ideally located for the beach and city centre, however AVOID ROOM ADUR. Scaffolding is currently erected around the room, which aside from impacting the aesthetic is a landing ground for pigeons and seagulls. We were awoken in the early hours by the birds jumping above our heads; it felt like someone was constantly knocking on the door. A trip that we hoped would provide some respite was actually one with a restless, constantly disturbed sleep! Such a shame. We were also twice charged for drinks we had vouchers for, so worth double checking your bills. It is a lovely hotel, but didn’t quite work out for us on this occasion.

Every member of staff was so lovely, polite, friendly, even just during small exchanges in the hallway - they made it feel like a five star hotel. Breakfast was perfect. On any future trips to Brighton this will be where I stay, and I’ll recommend to anyone else visiting!

Very pleasant stay. The staff were excellent and couldn't do enough for you, we were able to check in 2.5 hours early. Hotel is 10 mins walk from the East Pier. Room (Moroccan) was spacious & tastefully decorated. Tea/Coffee facilities with the best homemade biscuits. One issue was the size of the en-suite. If you are a larger boned human (like myself) access to the toilet and shower is severely limited, but possible. However, there was lots of hot water, towels & washing products. Friends stayed in the Peonie & Orchid rooms & had similar comments. The biscuits were a hit. Breakfast was limited to Continental, but there is a fine selection from Porridge, fresh fruit salad, pastries, Hams & Cheeses & fresh cooked toast. The homemade lemon curd is a must try! I would recommend this hotel 100%.

Cute boutique hotel located right in the centre of Brighton city centre. Each room is individually decorated with different themes. Staff are very friendly and helpful with their information about the hotel, rooms and local information! Music was playing on arrival and really pretty decor throughout the hotel. The Charm Boutique Hotel and Spa Brighton, is well placed in the city as its only a 10 minute walk from "The Lanes" and a 5 minute walk to the Palace Pier. Its rooms were well sized and clean and comfortable. Shower was over bath and water pressure was perfect. The staff were always ready to help and were always kind and accommodating. Both me and my wife had treatments at the spa which is located inside the hotel and they were provided by Ami. Both massages she gave were excellent and left us both feeling very relaxed after a very pleasant trip. Would highly recommend The Charm if your looking for a convenient place to stay close to the center and looking for a more relaxed vibe.

Stayed one night at the charm hotel as we were in Brighton for a concert at the Brighton centre. It’s in a great location for bars and restaurants and only 10 minute walk in to town. the staff and management were great from when we arrive to check in and with helping us to our room with our bags to when we need extra towels in our room. The room was clean and tidy. Had a good quiet nights sleeps. breakfast was great had everything you needed from the continental to the cooked buffet. They had fruit juice to a coffee machine that make what you want. Will be back the next time we are in Brighton to stay.

We ve been to the charm / sea spray several times and have to say on this visit it was a little disappointing.the carpets in communal areas and our room badly need replacing. The bed linen / towels and bathroom smelt musty . It was quite windy whilst we were staying and the windows and bath panel were rattling / banging very noisily . The bathroom actually sounded like a wind tunnel 😳what was most disturbing was the change of service . We d always loved staying as it was a exceptionally friendly and service impeccable however on one morning the breakfast staff provided very little attention, standing in the ‘toast’ corner talking about and laughing about hotel guests , actually referring to one of the guests s as ‘ the smelly lady’!! This was mainly the blond waitress who also sighed and groaned a lot in response to guest requests . This was encouraged by her colleague ’. The only person actually helping guests was the hotel supervisor but she also joined in the ‘ guest bashing’ at times 😢for a hotel priding themselves on luxury and service this trip was very disappointing. Very sad to see the decline of such a previously lovely hotel

We really loved the Sea Spray Hotel. We only stayed for one night but it couldn't have been in a better location for us, close to Brighton Pier,and easy to find. We were lucky enough to get a parking space right outside the hotel. The receptionist was extremely helpful, friendly and efficient. The room we had was bright and airy, despite being below street level. It was a very nicely presented room, the bed and pillows were very comfortable and it was a quiet area at night despite being so close to Brighton Seafront. The shower and ensuite facilities were good, as were the tea/coffee/biscuit provisions. We would highly recommend it, and would definitely use it again when we go to Brighton.

I can't say enough good things about our stay here! From the moment we arrived, everything was just wonderful. The room was beautifully decorated—charming wallpaper, tasteful furniture, and a lovely sitting area that made it feel extra cozy. We stayed for two nights at this hotel. Firstly, let me start with the positives... We were greeted by a lovely young lady which was what we needed after a nightmare journey from London. She was warm, friendly and informative. On entering our room we noted that the facilities were good... Tea/coffee, complimentary biscuits, iron, ironing board etc, complimentary toiletries in the bathroom, a good sized TV , lots of well positioned plug sockets, a perfectly positioned full length mirror etc etc etc... However, the room itself left a lot to be desired. The carpet was tired looking with old stains here and there (it could do with a good clean), the headboard appeared to have dark stains where peoples heads have rested, the curtains were tired looking, paintwork needed a facelift, bathroom flooring was cheap vinyl which was lifting in places. So whilst you are getting the added "things"(tea/coffee,toiletries etc) which I presume lifts it to a 4 star hotel, it is definitely Not a 4 star luxury room. It is more akin to a budget type room. The staff are exceptional and the location is perfect. It just needs a bit of a facelift to elevate it to the 4 star luxury it professes to be.

Had a pleasant 2 night stay here, midweek, for £274/$370, which is actually quite reasonable for this fantastic location, lovely service and quality. The one painful bit was no official parking, but that is normal 90% of the hotels around Brighton Beach. PROS: -Friendly Service all around from the check in staff, cleaning, and breakfast staff. -For European standards, the "Family Room" we stayed in was spacious, clean, private patio, and a large bathroom. Albeit it was in the basement floor(which is normal for Europe.) -Comfortable Beds, large LCD TV, and even a small refrigerator(very rare! :)) -Walking distance to everything: Brighton Pier, Beach, Royal Pavilion, Shops, restaurants..i360 tower is a mile away, but a scenic walk. -Excellent breakfast buffet with lots of hot foods, even smoked salmon bagels! CONS: -No dedicating parking lot, it was a bit of nightmare spending 30 minutes driving around trying to find street parking, which we luckily found someone leaving just across the street. -Old creaky building, as most are in the area, so you'll hear lots of footsteps, especially in the Brighton room. -No Airconditioning, though probably not needed 90% of the time. -Breakfast is a the sister hotel The Charm, just 3-4 short buildings over, but could be annoying if its raining heavily. Good stay overall, would likely stay here again if the price was still reasonable :)

I’ve booked this hotel through Booking.com looking at the photos. It looked like a really nice hotel. Don’t be mistaken. This is not what you get when you arrive. It is more like a budget hotel really disappointed I would never stay here again and when you complain, they say it has everything in the room that is listed And the rooms may vary. they failed to tell you you’ll have a cracked sink. The shower tray will be damaged and poor condition as the rest of the bathroom again nothing like the photo shown. The bedding doesn’t even match the headboard looks like it needs to go in the skip the coffee table will have coffee stains on it the room will be a genuinely poor condition I’ve looked at some of the other reviews and believe that they are fake. There is one that has photos of our bathroom. You can see the headboard in it and it is definitely not the bathroom in that room where the rest of the photos were taken. I have reported it. I bet they don’t take it down

Nice little hotel on the east side of town close to gay village and beach. Stayed in the New York 'Penthouse', large attic room, lots of space, but weirdly no wardrobe when one would fit, hangers in the fridge cupboard! So not much clothes storage which isn't great considering it could sleep 3-4. Breakfast served in sister hotel a few doors up. WiFi generally good. Good sized TV for wet weather. Shower head too big for water pressure. Overall good value stay.

Booked 3 rooms for 4 nights each. My credit card was charged for all nights 3 days before our arrival. Although this is surprising and unusual, since most hotels charge your card only when you check out, I was OK with it. However, upon our arrival our circumstances had changed a bit and I asked if I could cancel the last night for 2 of the rooms and be refunded for those 2 nights (out of a total of 12 nights). Strictly speaking, I was canceling those 2 nights 3 days in advance, hence there should be no penalty for canceling. In any case, the answer was no. I was told that only if the hotel can re-sell those 2 nights then they would re-fund them, otherwise too bad. This was quite disappointing but perhaps equally important, the manner in which the manager explained the situation to me was rigid and unaccommodating, revealing a poor sense of customer service. On top of all of this, this hotel is advertised as a “boutique luxury hotel.” Well, the boutique part is somewhat accurate, but the luxury label is wildly misplaced. For example, (1) there was no decent coffee machine in sight, not in the room and not in the lobby, only water kettles, (2) shower water pressure was almost nonexistent, at least in the penthouse, (3) the default number of towels per room was apparently one. They gave us a second one when we asked for it, (4) bath tub was scratched and looked unappealing. All of these things are passable in a budget hotel but certainly not in one that claims to be a luxury hotel. Hence, all in all I do NOT recommend this hotel. For this price, you can do much better elsewhere in Brighton.

I would say it's more of a B&B experience than hotel, but it was only 2 minutes away from the pier so also very close to the on the beach venue which we were visiting for so cannot complain. The room was ok, it was a good size and the bed was very comfortable, there was a ln air con unit and a fridge in the cupboard along with tea and coffee facilities. The bathroom was a little small, I couldn't sit on the toilet without touching the sink, but the shower was perfect. The staff were very helpful. Only real downside is that breakfast is served 2 doors away in another hotel. For what we paid we were happy.

I had booked a double here for 2 nights for Brighton pride in August 2025, It was a booking with free cancellation. A good deal. Today it was suddenly cancelled by the hotel without giving any reason, obviously it's because my deal was too good and they want to rent it out for a higher price to get more money. This is something I heard has happened to others but it's a first for me. I found another hotel for a good price so I'm fine but I would strongly advise anyone to book with this hotel if this is how they treat customers.

Just spent a night here. Perfect location and the car park is a bonus. Our room was bright and clean with pleasant lighting, crisp bedding and plenty of sockets for phones etc. Good bar and pleasant staff. Hotel location is amazing - so close to loads of shops and bars maybe a ten min walk to the beach and the Staff were very kind and pleasant. The room however was not the best. We stayed in room 193 which was an accessible room (we didn’t pick this it was just the only room left ), there were no bed side tables? No mirror by the desk to do any sort of makeup etc? The Shelves by the glasses and tea amenities were stained yellow and sticky. Bathroom and bed sheets were very clean though and also get changed every three days. You get a single socket either side of the bed but if you try to use any plug and slightly pull it, the plug almost falls out. Also to mention there is no decor to this room - no warmth. So if you just want a room in a good location it’s great, if you are spending a lot of time in the hotel maybe not.

I would give zero star -Booked direct on the hotel website with a booking confirmation in Feb 25 for my birthday weekend of 2n stay in Apr 25. With less than 24 hrs before my journey from the Midlands to Brighton, I received a cancellation email from the hotel stating refurbishment and oversight of the hotel system. Advice there were still availability from other hotels via booking .com of similar cost. Not impressed! Totally ruined my birthday celebration weekend mood. Avoid.

We stayed at Snooze for three nights. Tony welcomed us and told us about all the places we should visit during our stay. The room looked incredible. We were in the 70s inspired room. So fun! The room was clean and offered everything we wanted. The area was quite and very close to the beach. It was a less than 15 min walk to the Lanes. There’s also a bus stop very close. They also do a collaboration for breakfast with Egg & Spoon, which you can either get delivered or enjoy in the cafe. All in all, we really loved staying at Snooze. Would recommend 10/10!

Firstly, the chap at the hotel was great. I even got a phone call to let me know the room was available early. BEST AFTERNOON TEA IN BRIGHTON. I took my mum for her Birthday. On arrival our table was ready and set up in the beautiful garden. The staff were outstanding, efficient, smiley and friendly. They checked back on us just enough, we were never left needing anything. The atmosphere was lovely as the artist open house was in full swing, so we had a look around too. Incredible value for money, we will be back soon 😊

I had a really pleasant stay at The Claremont during the first week of March. It's a quaint boutique hotel in a typical neighbourhood by the sea. My room was quiet, spacious and finely decorated. The staff was really kind and helpful. Good breakfast with a wide choice, from savoury to sweet food.

The Claremont went above and beyond for Afternoon Tea. We didn't stay there but wish we did because honestly, we had the most welcoming and great experience. My partner had a birthday celebration, not only did they gesture a cake with a candle and decorated for it, the wonderful lady serving us made sure we were well looked after by moving us and everything out in the garden for our convenience as well as checking up for naything we needed. The tea was absolutely delicious and fresh! Everything went so well and it was just a special day. We cannot comment on the rooms as we have not been but from images and description, look great! A gem to be recommended. They also celebrate artists by displaying interesting art for sale inside the foyer. Fabulous! So traditional, so english and so Brighton!

I recently enjoyed a wonderfully restful weekend at The Square Townhouse while visiting my daughter at Brighton University, and I can’t recommend it highly enough. This boutique hotel is truly one of the most unique and memorable places I’ve stayed. From the moment I arrived, the staff were warm, welcoming, and incredibly helpful—going out of their way to assist when I’d forgotten both my phone charger and umbrella. Their kindness set the tone for a stay that felt genuinely cared for. My room was immaculate, with a supremely comfortable bed dressed in luxurious linens that made for the best night’s sleep I’ve had in ages. Waking up to the sight of waves from my bed while sipping morning tea was pure bliss. But the real showstopper? Breakfast. It was nothing short of outstanding—especially the reinvented eggs Florentine, which were a delicious and creative twist on a classic. Worth a visit for the breakfast alone! Also within walking distance of all that Brighton has to offer! I highly recommend

Brilliant stay start to finish. Literally cannot fault a thing. The staff and so friendly and helpful, the rooms are spotless, the location is great. I booked the Hemsley Junior Suite for my boyfriend’s birthday and the room did not disappoint! He was so surprised with the petals and balloons. We had a lovely stay here, thanks to Jereme we had such a good room which made our special day even better. The room service was also amazing and fast. The hotel needed more A/C as it was quite hot in the lobby area especially, and the building is old itself. The entrance also seemed to be a bit dirty, and in front of the hotel as well. But other than that it was a lovely stay.

Next time will make an effort to reduce temp as it was rather warm during the evening (in October). Convenient parking with availability when we stayed. Impossible to get through to by phone (mobile number on listing) before arrival to check parking but this was not at all reflected when we arrived.

The hotel staff were amazing and very helpful nothing was too much trouble. We had an executive room facing the sea qhich was clean and tidy and what a lovely view however there was a stain on the carpet which you could see when walking in and you could hear the noise from the seafront until late. We had a lovely stay here, staff, room and service was great and breakfast was really lovely. The hotel is in a great location too with the beach at the front and shops, bars and restaurants at the back. Parking is expensive but you do get a discount from the hotel which is helpful.

After a disastrous Airbnb in Brighton with no working shower, we urgently needed somewhere nearby. Within 15 minutes of booking on Booking.com, we had our keys in hand. Darcey at reception was an absolute star—warm, welcoming, and even offered us a complimentary drink to help turn our trip around after the poor Airbnb experience. Our room was spacious and comfortable, with a good-sized TV, mini fridge, and a very comfy bed—we slept wonderfully during our two-night stay. The only minor downside was that on Saturday night the restaurant was closed to guests due to a private function, and the bar prices felt a bit steep (even by Brighton standards). Overall, though, this hotel was a lifesaver for us, and I’d happily stay here again.

Had a great stay. Both town and the pier is on your doorstep. The receptionist is friendly and we felt very welcomed as a queer couple. The room is very comfortable, relaxing and quiet. The window has double glazing. The facilities are great extras (espresso machine, tea/coffee, robes). We had a great time and would recommend!

I was celebrating my first anniversary with my partner who loves Brighton and the sea and it all couldn't have gotten any better. Right by the pier with a great view. This is a really nice hotel, located right on Brighton's Marine Parade. Everything was within walking distance, with a bus stop right outside. The staff was very welcoming and friendly. As it is a small hotel, there were no long check-in queues and everything was handled in a very personal way. My room had the promised sea view and a view of the Brighton Pier. The hotel has been immaculately and thoughtfully refurbished. Everything you would need was available. The bed was comfortable, the shower was a rainfall shower and there was enough space in the bathroom. Breakfast was excellent, with plenty of options to choose from. The price-to-quality ratio was good. I can only recommend 'A Room With A View' and would certainly book it again when I come back to Brighton.

My wife and I spent the night here as part of our trip to the UK earlier this month. We absolutely loved the place. We got the room with the balcony, and I couldn't get enough. I could have spent the whole time out there staring at the sea and people watching. The room was very clean and comfortable. It had everything we needed. We felt at home immediately. The only thing better than the room was the staff! Sam and Emanuel couldn't have been nicer. We went for the breakfast option, and so glad we did. When the smell came wafting up the stairs in the morning, it was like being home. My wife is Gluten free / vegetarian and enjoyed her meal very much. I had the 'regular' waffles and there amazing! The dining and attractions are all within walking distance, so you can park the car and leave it there to explore 'the lanes'. Which we did, and felt very comfortable leaving our car in the parking lot.

Great location, but disappointing stay The hotel has a very good location next to the pier, with free parking, a coffee machine with pods, and a small fridge. The staff were friendly and welcoming. However, the cleaning standards need improvement — one of the towels had a big hole in it. The pillows were old, lumpy, and very uncomfortable. Noise was a major issue: you could hear every step from the guests upstairs, as well as noise from neighboring rooms and the street. Very noisy at night — it felt like sleeping directly on the street. Unfortunately, this made it difficult to rest.

The best thing about this place is the colorful pebbles. This is probably the nearest sea beach from London which takes around two hours drive. If it’s sunny day and weekend then it is good to arrive as early as possible because it will be very difficult to find a parking space later in the day and also as the day grows there are more people flooding into. I like a quiet place so I preferred early morning time without crowd. But if you like to enjoy with lots of happenings, the evening is better. Make sure to check the weather before you plan to visit. You cannot predict the London weather.

The Royal Pavilion in Brighton is a unique and distinctive palace built for King George IV, featuring an Asian-style architecture that resembles the Taj Mahal. Constructed in three stages starting from 1787, this former royal residence boasts restored rooms such as the Banqueting Room, The Saloon, and The Great Kitchen. Surrounded by Pavilion Gardens, it has been well-maintained over the years and is a popular filming location for various movies.
So wonderfully over the top, I particularly enjoyed the Colour exhibition which offered a fascinating insight into the use and development of colour. Not my first visit, but there's always something new to see. Highly recommended. The gift shop is a mine of must have books and decorative items. I love the plate I bought.

Quite the amazing experience and not what I expected. We are not royal followers but loved this place. Indian style architecture on the exterior with much more east asian influenced art on the interior. Gorgeous interiors with so much detail, the opulence of it all astounded us and made us sad at the same time. Amazingly well restored to its original state. Even the behind the scenes like the kitchen were impressive. Spent about 45 minutes. National Art Pass had free admission included.

My dear, one simply must experience the Royal Pavilion. It is, to put it mildly, a magnificent and rather scandalous confection of a building, a triumph of architectural audacity over good sense. One feels that King George IV, in a fit of sublime madness, decided to erect a palace that was less a home and more a spectacular, and slightly over-decorated, opium dream. To call it 'Indian' in style is to show a charming ignorance of geography. It is, rather, a whimsical and theatrical interpretation of the Orient, as imagined by a man with too much money and an insatiable desire for novelty. The onion domes and minarets are quite a spectacle, and one is inclined to applaud the sheer chutzpah of it all. Inside, the effect is even more pronounced. The Banqueting Room is a riot of dragons, lotuses, and gilded bamboo, a testament to the belief that more is always, in fact, more. One can almost see the Prince Regent, draped in silks, holding court amongst such exquisite vulgarity. It is a place of delightful excess, a monument to a time when taste was a matter of flamboyant display rather than dreary restraint. To visit is to be reminded that the truly interesting life is one lived in glorious and unashamed extravagance.

This royal palace is well worth a visit! It's Eastern decor and interior bring it to life. Geometric wallpaper, patterned carpets and luxury bedrooms, you'll find them all! Can be slightly expensive but worth the money. Your visit will take between an hour and two depending how much you want to read.

The beautiful Royal Pavillion is well worth a visit. Luxury luxury luxury. King George certainly liked the spectacular. It is all very well presented and is stunning I particularly liked the kitchen - have a good look round to spot interesting fun items. It takes 2-3 hours but, unlike many stately homes/palaces, there are a few places where you can sit a while to take in the stunning architecture and decor. Great value for money. Thank you to everyone responsible for maintaining this magnificent piece of history in sunny Brighton.

We had a great time in Brighton. This little bed and breakfast was a real find. The staff were all friendly, professional and knowledgeable. Nothing was too much trouble. Breakfast was delicious, plentiful and with lots of choice. The hotel was busy but we never had to wait long for service. The bedrooms are quite small but beautifully presented and cared for with tea/coffee facilities and a safe - no fridge. There was a good sized wardrobe, ensuite shower room with separate toilet and sink. Our room had a sea view which I enjoyed very much. There is a small table and a couple of chairs in the bay window making it easy to sit and look at the sea whilst enjoying a cuppa! The location couldn't have been much better. Depending how quickly you walk the pier and beach are only 10 minutes away, as are a multitude of coffee shops restaurants, local supermarkets, post office and much more. If you don't want to walk, a 5 minute stroll will bring you to local bus stops with buses to/from the train station, the marina and into the city and beyond. The owner/manager (apologies for not remembering your name, my fault entirely) greeted us on arrival and came to say goodbye when we left. He is clearly proud of his hotel and is right to be so. I would happily stay here again and am confident that anyone booking this hotel will be pleased with their choice. Congratulations to you all for the experience you offer your guests!

And to be able to sit in our room with a brew and look out at the sea was just the icing on the cake 😁 Breakfast was fabulous, cooked to order and just so tasty. An absolute gem of a spot. The hotel is beautiful and we loved the art work and decor - there's a lot of thought and love gone into it. The staff were all lovely and couldn't have been more helpful, advising us with parking and offering help with luggage etc. We had an absolutely wonderful stay!

A very comfortable bed and a delightful breakfast. One mishap, the shower fixing twisted off, but the host told me that it would be replaced. We booked online. We had an upgrade from a twin room to a double & single. We could see the sea from our room. It was comfortable & well appointed. The shower room was beju but worked well in the space. The staff were really friendly. Breakfast was an additional £12.50 each, but lovely. I can not eat wheat, gluten, or dairy. I had brought my own bread just in case, which was toasted in the oven to avoid cross-contamination in the toaster. We had fresh strawberries to start followed by local bacon, scrambled egg, grilled tomatoes & mushrooms. My son had full English as the sausages contained gluten, as did the hash brown. Lashings of tea & juice set us up for our journey home. Parking is an issue. We did manage to park on the square after we came back from the show. It would be worth booking parking in advance to guarantee a place.

The room was in the basement. The stairs leading to the room were dangerously steep. It was humid and full of damp. The closets had the heavy smell of mould. One bed was close to the closet, and at night I couldn't sleep from that side due to the smell. In the morning my shirt was soggy. The towels couldn't dry. The bathroom was a very old one. I paid 258€ for a triple bed room!!!! In my opinion, the building is not appropriate for a hotel. We could hear the people walking and talking above us until 1:00 am. Lastly, pets are allowed but we weren't allowed to take them in the breakfast room because there was not much space and we weren't allowed to leave them in the room alone because there was a possibility to bark and annoy other guests. Very disappointed. Good location. Polite staff.

The Southern Belle is a lovely hotel set above a pub/micro-theatre. The free continental breakfast offers plenty of variety, and the rooms are big and comfortable. The staff are very friendly and helpful, and there's a safe and hairdryer available. There's also excellent tea and coffee making facilities. The only negative was that some plug points weren't working properly, but otherwise this is an excellent little hotel which we would definitely recommend.
What can I say. These guys are amazing. A very chilled place. The rooms were good, clean, comfortable and a good standard. The food was great, a very good breakfast and amazing Sunday lunch. The main thing is the staff were amazing. Sam, Wendy and Rob to name a few. (Sorry to the manageress whose name I’ve forgotten!) we will definitely be back again.

We loved our brief stay at the Southern Belle. The staff were warm and friendly and there was such a wonderful vibe in the Bar area. In the evening it was quite lively and all in good spirits. The room was spacious with high ceilings and character. The location is a few steps from the Brighton beach. Would recommend to all.

The Southern Belle was ideally located for my conference trip to Brighton. The rooms were lovely and the bar and food downstairs was excellent! Wendy looked after us so well in the bar, where local people enjoyed the relaxed and friendly ambience. Wednesday night was a special treat when quite a few musicians assembled to play their lovely folk music. It was excellent !

We stayed next door for a couple of night's and came back early from the lane's and planned to go back, but we thought we would pop in for a quick drink first and ended up staying for 3. A lovely Hotel, only sorry we didn't have enough time to experience all it has to offer. Spotlessly clean but showing some hints of tiredness and in need of some TLC. The bath /shower was practically inaccessible to me. A very sturdy shower screen could not be opened outwards from the bath, and also inward due to the hand rails on the bath so it was basically fixed. Not ideal when all the taps are behind it and one would have to get into the bath to turn them on.. Not great if you are a big person or disabled. The bathroom door would not close despite there being a sign saying to keep it closed whilst showering. My grandson's room had hot water coming from both taps, cleaning your teeth with hot water isn't great!!. The internet was extremely poor. Having said that, I wouldn't hesitate to visit again.

Beware! This is historic hotel, perfectly located at the edge of the sea, close to the beach and Brighton pier. Some rooms have sea view (usually higher priced). Some rooms are supposedly better quality. But overall the place is shabby. And the worst of all - is the reception staff. Unfortunately they are whom you have most interactions with and who are responsible for the place's image. Our experience was bad from the very beginning (check in) till checkout. We've heard that service standard in England deteriorated after Brexit, but this was definitely low level. In rooms don't expect luxuries. Breakfast is not attractive too and not worth its price. On the positive side: bar and restaurant staff, atmosphere at the bar, live music, decent food and drinks. Great view from the room. But - also beware - busy street beneath the window that would make stay during hot days really difficult

Staff are great, location is great. Close to the pier, lanes etc. Now, the bar area gets super busy and loud on weekends and sunny days. They put a couple of speakers outside whit a lady singing. If you get a sea view room better keep your windows closed. The hotel has charm but it’s very dated and the shower took 10 minutes to warm up. Crazy to think that to get to the left part of the hotel you need to cross the bar and good luck if you are checking in at 7pm on a Saturday. This hotel has so much potential and I hope that they do a huge refurbishment. It was probably once a 4 star hotel back in the 60s. Hardly a 2 star now.

I was looking forward to my stay at the Old Ship Hotel where I was staying for work purposes. Full of hope I arrived at the sea front looking for my nautical themed home from home. I should have heeded the warning that was the fully decorated Christmas Tree in the entrance hall (it was October). Once booked in I realised my nautical adventure was not going to be much of a Cunard Cruise experience as it had more of the Mary Rose about it. Having risked life and limb in the antique lift, I entered my room with excitement. My gleeful dreams were shattered as I tried to turn on the lights to find one had no bulb in and two others just didn't work. It was very warm in the room so I turned on the last remaining light switch marked "Fan". Initially I thought it was one of those optical illusions that spins so fast you can't see it but after a few minutes it sprang into action rotating at the break neck speed of 3 revolutions per hour. I decided to calm myself by making a coffee, but after failing to find the kettle I decided to boil the water using a combination of the ambient room temperature and the hairdryer that had been chained and nailed to the inside of a desk drawer. As darkness fell I battled for a moment of sleep, disturbed minute by minute by the noise of revellers outside, interspersed with the sounds of an elderly man in the room next door. He seemed to be managing a combination of enlarged prostate issues and COPD if the number of coughing fits and toilet flushes was any sort of diagnostic criteria. The walls are thinner than a stick man's dangly bits. I awoke to consider my options. I felt a shower would revive me so I opened the bathroom door using the barely attached door handle that strongly resembled a badly designed sex toy from the 1920's and hung my towel on the back of the door. The shower was hot although the bath appeared to have been painted with home brand gloss paint from the Poundland budget range. I panicked half way through my ablutions when I thought I had developed a spontaneous fungal nail infection. Thankfully it was just flakes of white paint from the badly painted bath. I stepped out of the bath and thought my towel had been stolen whilst I showered, but lo and behold the towel and the hook it was on were now on the bathroom floor along with the two tiny screws that initially held the unloaded hook in place. Bleary eyed I made my way to breakfast. I decided to avoid the risk of the lift this time and fancied my chances with the rickety stairs as I made a grand entrance by re-enacting that famous scene on the Titanic staircase. Having enjoyed my very own Leonardo De Caprio moment I managed to catch up with half an hour's sleep whilst I waited for the staff to bring the coffee I had ordered. I had a lovely seat in the bay window overlooking the far more luxurious accommodation in the bus stop on the promenade. In the bay window, stapled to the inside of the wall was a lovely sheet of blue satin material. Did it hide a priceless Banksy I mused, or maybe the tale of the Ancient Mariner was depicted in oils by an Old Master? Gingerly I lifted the sheet to find it covered the brick where the damp had fetched the plaster from the walls. Overall the staff were pleasent and helpful so I can't fault them. The hotel is full of character and it could be the place for you if you like being charged a lot of money for a break in a badly maintained Fawlty Towers meets Pirates of the Caribbean style theme park. If you are looking for a metaphor it is the Indiana Jones mine cart attempt at replicating a first class trip on the Japanese Bullet Train.

We stayed one night at The Old Ship Hotel in Brighton, and it was a truly disappointing experience for a supposed four-star property. The 1920s lift at first seemed charming, but it soon became clear it’s more about avoiding renovation costs than authenticity. The furniture is worn out, the floors squeak, and the signposting is so poor it took us 15 minutes to find our room. The staff member who eventually helped us had a very strong odour, which was embarrassing and unpleasant, and he even stepped on our towel with his shoes when he came to fix an issue. The room itself was in poor condition. Thick dust covered the windows to the point you couldn’t see through them properly. Later, we discovered there was no hot water. When we called reception, the same staff member came back and admitted he didn’t understand how the hotel could claim four stars either, saying he’d only worked there six weeks and might leave soon. While I sympathise he’s frustrated, it was unprofessional to tell us this directly. Overall, this hotel feels run-down, poorly managed, and nowhere near four-star standard. I couldn’t wait to check out in the morning and am glad we didn’t book breakfast. Avoid if you’re looking for comfort and professionalism.

This hotel is huge, so it's very dated i couldn't imagine how much it would cost to bring everything up to date, the location is fantastic you are practically on the beach, no air-conditioning in the rooms be warned and the windows on the forth floor only open about 2 inches but I can't be sure if that's all rooms? The rooms are very small but comfortable and the bed we had was really comfortable!! It's very noisy outside with all the cars but that's not the hotel's fault... all in all you get what you pay for... would I come back absolutely yes..

Rather tired ! Whilst in a great location with friendly staff, this hotel is long due a makeover. With the peeling paint, rusty fittings and general poor appearance, it is somewhat disappointing when you arrive. The rooms are nice and beds comfortable, but bathrooms are a bit shabby.

This is an lovely, elegant old fashioned hotel, perfectly located, which is why I booked it. However that does mean it lacks modern features such as a USB charging point in the room and smart TV . It could do with some updating. There was a shower over the huge bath which was good but with such high sides I struggled to climb in. Breakfast was a buffet and was good. I ate my evening meal there twice and found the meal was very good both times. All the staff were all excellent and very helpful, especially the reception. There a small secure luggage storage room which I used before I checked in and after I checked out, which meant I could make the most of every day.

We stayed here over the bank holiday weekend and had a wonderful experience. If you’re arriving by train, the hotel is just a pleasant 15-minute walk away. The staff gave us a warm welcome and check-in was quick and easy. We booked an apartment next to the main building, and both rooms overlooked the seafront with a lovely view. The apartment was clean and well-equipped with a kitchen, making it ideal for a family stay. The only downside was the lack of air conditioning, though fans were provided. The facilities were great — a well-maintained gym, a nice swimming pool, and friendly staff on hand throughout. The location is fantastic: just a short walk to the pier, aquarium, shopping district, and plenty of restaurants and cafés. Breakfast offered a good mix of British and continental options, all tasty and fresh. We left with great memories and would be happy to return.

The room was impeccably clean, and it was a delightful surprise to find a bathtub instead of a shower. Even though check-in was officially at 3:00 PM, we were able to check in at 1:00 PM, which we really appreciated. All the staff at the reception were exceptionally friendly and helpful. The swimming pool was clean and inviting; however, I was a bit disappointed that some children were splashing and jumping in the pool, despite the clear signs prohibiting it, and the staff did not intervene.

Would have been a 5star experience but the breakfast at £30 for two people was shocking. We requested some bacon that was actually cooked was told about 15mins it was brought out twice still not cooked enough. By which point I had finished my plate of mushrooms and two undercooked eggs. Muffins were hard and dry sausages were swimming in grease scrambled egg didn’t even look like scrambled egg. The waiter tried to take my plate away while there was food on it and I was mid way through a bite. Other than that the stay was great. Pool was fabulous room was lovely location perfect

I normally don't do reviews but I use to come to this hotel but could for a while so when I did go back and they allowed dogs I booked a few months ago because they gave me a good price with one of my three dogs going for free but when I rang to rebook I was dismissed and was spoken to like I didn't matter I was fine last time paying for two dogs even though the price of £25 per pet is quite high compared to other hotels. I don't think I will be staying there anymore if that is the current staffing professional standard.

Great Experience every time! This is our go to Hotel when we visit Brighton, clean rooms, comfy beds, big breakfast selection, facilities are fab and you can not beat the location. On top of that staff are second to none, friendly and helpful at all times, I'd never go anywhere else in Brighton. If I had one request it would be to add vegan bacon to the breakfast menu.

I had a truly wonderful stay at this hotel by the beachfront. The location was perfect, with beautiful views and such a relaxing atmosphere. From the moment I arrived, the reception staff were so welcoming, friendly, and helpful they really set the tone for my visit. Nothing was too much trouble, and their warm approach made me feel instantly at ease. The hotel itself was lovely, clean, and comfortable, and the whole experience felt special. The food they are serving at the moment was excellent fresh, tasty, and exactly what you want during a stay by the sea. The bar staff during the day were fantastic as well: professional, attentive, and they made me feel truly appreciated as a guest. It was exactly the kind of break I was hoping for, and I left with only the best memories. I would happily return and highly recommend it to anyone visiting Brighton.

I recently stayed at this hotel, and was extremely disappointed for the price that I paid. We stayed for 1 night and paid £180, so for that price I expected an exceptional hotel. Unfortunately this was not the case. We arrived around 9.30pm, and were checked into a dirty room. The bed had not been made, and there were dirty towels all over the bathroom floor, that were visibly dirty. Went down to reception and they gave us another room, luckily this one was actually clean. However, it was very dated, and the bathroom was absolutely tiny. The door to the room didn’t even touch the floor, and I could literally hear people’s footsteps from other side of the room. I didn’t feel comfortable with this, as people would have easily been able to hear conversations etc. At least the bed was some what comfy. The location is good and I really wanted to love this hotel, but I will definitely not be staying here again.

The location is undeniably fantastic—right on the seafront, with easy access to everything Brighton has to offer. We stayed for two nights in a room with a balcony, which turned out to be more of a terrace and was easily the highlight of the stay. It added a sense of space that the room itself lacked; for the price, the room felt quite compact. The hotel overall feels like it’s due for a renovation. While the room was well prepared, small details—like a torn cushion—hinted at some wear and tear that could use attention. A special mention to Vito, who prepared our room with great care, their attention to detail really stood out, and the space felt spotless and welcoming thanks to them. I had a minor incident during my stay, and while it was resolved with a refund, I was disappointed by the lack of a sincere apology. Instead, I received a string of excuses, when all I was really hoping for was a moment of genuine accountability. That said, aside from that episode, the staff were warm and helpful. As a vegetarian, the English breakfast was serviceable but not memorable. The morning staff in the restaurant are extremely helpful and witty; just the sort of people one needs at the start of the day. The on-site restaurant looked promising, but with Brighton’s abundance of dining options, we chose to eat out. Overall, Mercure Beachfront has potential, especially with its prime location and friendly staff, but it’s let down by dated interiors and a missed opportunity for more thoughtful service.

A wonderful experience from check in to check out. Reception staff welcoming and friendly. Our room was not ready as we were early so we left our cases and went out for the afternoon. On arriving back we were given our room key and what a lovely gesture we had been upgraded in our room as it was my sisters birthday. She was also given a beautifully worded card and a drinks voucher. She really appreciated this kind gesture. The room was indeed stunning with a view out over the sea. It was bright and airy. The bathroom was modern. Highly recommend this hotel and will definitely be back its location was central to all the sights.

I was extremely disappointed by the service I received regarding the room. First they tried to charge me for the car park and when I argued that all it said was car park but dud not mentioned any charge. I was then not charged. The first room was smelling of damp and had a scaffolding just outside my window with workers looking in. I complained and was given another but when I opened it there was a couple completely naked making love. I was absolutely embrassed and apologised. They then upgraded me which was a lot better but was on the 3rd floor with no lifts. All in all it was very disappointing even though I was given free breakfast for the mistake of the rooms. The hotel itself could do with an upgrade as it is old fashion and the carpets need renewing. It was also not very clean on the landings.

We have had a wonderful 3 days and can't fault anything; from the warm welcome at reception where the staff were really helpful and keen to go the extra mile to help. A special mention must go to the Restaurant. The food was excellent but the level of care and attention from the Restaurant Manager Akos made our stay so perfect and he did everything to ensure we were looked after, wonderfully assisted by Mourad. We would definitely recommend and can't wait to return.

Hotel was easy to find and very central. Parking in North Street is 5 minutes away. Staff were helpful. Rooms are very basic with bathroom pods . Rooms are functional, there are no mod cons. This is a great hotel. The location is amazing - only one minute walking distance from the train station. About 10 minutes to the seafront. Although the hotel is located in the city centre it is surprisingly quiet. All the staff members were very professional and polite. Our room was clean and comfortable and the housekeeping was provided every day. The buffet breakfast was good, lots to choose from, but it was probably not worth what it cost. Overall, we were happy with this hotel and we will stay here again in the future.

We stayed at the hotel after the "On the Beach" event with Bloc Party. The directions to the car park relating to the hotel weren't overly clear from the email confirmation that I received and the cost of the car park wasn't explained. The greeting from the reception when we arrived was very "matter of fact" and didn't feel very personable. There were a number of guests (or maybe just stragglers) hanging around outside the hotel entrance when we returned after the concert and we were followed up in our lift by another guest and/or a delivery person? It wasn't overly clear and it didn't feel very secure. No staff were around at this time. The room itself was clean and the bed was comfortable. A few more tea bags would've been nice so we could have had tea both in the evening and the morning. In the morning we went down for breakfast. The people on reception continued their conversation for thirty seconds before acknowledging we were waiting to be seated. The food my wife originally picked was cold and we had to wait for replacement food to be prepared. None of the staff serving breakfast made any effort to greet us in any way.

The room was clean and spacious, and not bad for the usual prices of pride weekend. The bar is nice, with a good selection of drinks. Great location between the station and the seafront. Only downside was the shower wasn't particularly great and tended to flood, but it wouldn't bring my rating down. Would recommend.

We stayed at Travelodge Brighton Seafront on the 17th and 18th of April — it was our first time visiting Brighton, and the experience was amazing! The hotel itself was clean and comfy, with all the basics you need, including tea and coffee in the room. But what truly made our stay special was the lovely lady at reception, Bridget. Honestly, she’s one of the nicest people we’ve ever met — warm, welcoming, and full of good vibes. She checked us in early (which we really appreciated) and even gave us a sea view room since it was our first visit to Brighton. That little gesture meant a lot and will stay with us forever. Bridget really went above and beyond — she made sure we had all the tea and coffee we wanted without hesitation, unlike most places where they’re super stingy about it. She honestly felt like a friend more than hotel staff. Thanks to Bridget, our whole trip felt extra special. She’s an absolute gem and a true representation of the hospitality in Brighton. Travelodge is lucky to have her! We’ll definitely recommend this place to others. If I could give more than 5 stars, I would!

I really wouldn’t recommend staying here. For the price you are paying, (well over £120 a night). You can find much better places. First of all you are greeted at the entrance by absolutely filthy glass doors, so dirty that the place looks closed. Not sure if they have ever been cleaned. Foyer stunk of cigarettes on entry. The rooms are tiny, if you face the main road it’s super loud and there is literally a club right opposite. The rooms are clearly cleaned in a rush, carpet in the corners of the room is filthy, and behind the bathroom door. The bathroom is fully made of plastic and is tiny once again. You can hear peoples doors slamming all throughout the night, as the walls are so thin. Above all, do not waste your money on breakfast, for £12 go to a local cafe. Everything was over cooked, sausages tasted like they were made in WW2. The only redeeming factors was the location, and the service from a lovely lady at reception. Travelodge is normally my go to hotel chain, not anymore after visiting this one.

Disappointing Stay – Not Worth the Price If you’re able to spend a little extra and book elsewhere, I strongly recommend doing so. We stayed at this Travelodge for three nights at a cost of £385, and for that price, I expected a better experience. The bed was advertised as a king size but felt noticeably small and was uncomfortable to sleep on. There’s no air conditioning, and while a fan is provided, it barely helped with the heat. Its only real use was to drown out the noise from the busy main road outside, which stays lively well into the night due to nearby bars and clubs. The bathroom was small and unappealing, and the toilets in the hotel foyer were absolutely filthy—every cubicle was in a disgusting state and clearly not maintained properly. During our stay, housekeeping didn’t clean our room at all. You’re only entitled to a top-up of toilet roll (which is poor quality—bring your own!) and fresh towels, which they barely give you enough of. The only redeeming feature of this hotel is its location—close to the beach and shopping areas. That aside, the overall standard was incredibly poor. In summary, I wouldn’t recommend staying here unless you’ve booked far in advance and secured a very cheap rate. It might be tolerable for a single night, but any longer than that, and it becomes a frustrating experience.

We had a lovely time staying in Brighton. Travelodge was ideally placed to be able to walk to all the attractions we wanted to see. Room was clean and bed was comfortable. Stayed at this hotel this weekend - came back from my night out to a fire alarm that has continued to go off for well over an hour. The staff had absolutely no idea what to to - it took them 20 mins to tell us where to safely congregate. After this we were left outside in the cold for well over an hour with little explanation as to what was going on. It is clear the staff have had absolutely zero training on how to safely exit guests. It’s also absolutely ridiculous that there was nobody on site who could sort out how to turn the fire alarm off. Not impressed. Considering the price for the room I’m really not impressed with this hotel.

First time in the UK. I wasn't really sure what to expect because of mixed reviews but it was quite pleasant. Room was somewhat basic but it was enough for what it was needed. The bathroom was clean, bed was nice and comfortable, there was a kettle in the room which was nice to make yourself some tea, although in the restaurant area there was also tea and coffee available for free. Don't really have a lot of complaints, just the fact that the walls felt quite thin, so i was weary of making too much noise, also there was just 1 elevator working, and i think there was a stain in the form of a smiley face at the top of a wall in my room, which i found funny. Really good location since you are really close to the beach and right on the main street (which can get quite busy)

Now when writing a review about this hotel I am taking into account the last two stays in Brighton, on one occasion in the Grand Hotel and on the other occasion in the king's hotel both located on the seafront. My first impressions was that I got better value for money in the Travelodge. The Grand hotel was over priced for what you get although it had the best and cleanest bedroom and bathroom and I only gave them two stars. As for the king's hotel this was a run down hotel and probably doesn't deserve any stars and I only gave them one star. As for the Travelodge it had a nice size room that had air-conditioning very comfortable bed but horrible pillows. It's a Modern hotel walking distance from the seafront and shops. It has a nice dining area and bar. I would have given them 5 stars but for the fact the breakfast although reasonably priced as the children eat for free was absolutely tasteless and the mushrooms and vegetables sausages were dry with no flavour, on the first morning breakfast the orange juice was weak with no flavour and on the second day it was very sweet. It was good that you can eat as much as you want but disappointed with the quality of the food. The room was spacious but they only do a limited clean in the morning which you have to request, they will only change your towels and replenish your tea and coffee they also cleaned your cups, but that's it so if your toilet was dirty it's hard luck. There was a radiator on the floor which could have done with a clean and one foot was broken, now if the cleaners were doing their job properly they would have pointed it out to the management. There was no chest of drawers to put your clothes in but there was a space to put your language there. If I choose to holiday again in Brighton I would choose the travelodge for value for money.

Prefectly located, Stayed for 3 nights, and was a great experience. Staff at reception, restuarant, housekeeping all were amazing and really helpful. The asian girl at the restaurant was so good with my baby son, thank you for the care and time you gave him. Thank you all for your amazing work and efforts. The hotel could do with a bit of modernising/paint work etc; One of the lifts was out of use but there was workman working on it. I knew about these issues before booking so it did not bother me or cause any issues. Overall, another fantastic experience at Holiday Inn.

My second visit to the Holiday Inn Brighton for work. Large hotel on the sea front, with reasonable priced rooms. First warning point, the car park has the smallest spaces, I understand space is at a premium, but if you drive anything bigger than a Juke, you are going to struggle. Reception staff were friendly and check in was easy and straightforward. Room on the 4th floor, was a little rough around the edges, air con didn't work and a fan was provided, although the plug it was plugged into didn't work unless the light was switched on 🤷‍♀️. But it was functional, comfortable enough, quiet and in a good location

I booked a premium Seaview room with balcony at this hotel for our wedding anniversary. I chose this as it advertised air conditioning in the rooms and we were bringing our dog who gets overheated with her fur coat. Check in was at 4 pm but the front desk kindly let us check in a bit sooner. The first room 410 had 2 interconnecting doors on either side of the room so would have been noisy. The air-conditioning was not working and neither was the phone so room service could not be ordered. I went down to change rooms. At first they sent their maintenance guy who tried resetting the AC but it still showed a spanner sign for service. So reception gave us 308. Again this too had no air-conditioning or working phone. I went down and manager Elena was very apologetic and gave us options for resolution. Both rooms had pedestal fans in the closet so I assume this is an ongoing problem with the air conditioning. We kept the windows and balcony door open with the fan running to keep the dog cool. As we booked the dinner and breakfast rate, we ate in the dining areas and wow the food was amazing! Huge 3 course dinner portions and the breakfast had delicious hot sausages, mushrooms, tomatoes etc but the coffee from the machine was not so good. As long as you go on a day that is not too hot, the view from the balcony makes this room worthwhile. Do not expect air-conditioning. Also use the stairs as the one working lift rumbled and was very noisy in operation. Hotel room 308 had the best seaview of Brighton we have ever seen. Thank you Elena for making our stay joyous under the circumstances.

The only problem we had was a refusal to serve us for an evening meal, we waited 30 minutes without being served and ended up going to the Regency and was served with minutes. So, I don't know what happened with the service. But we were ignored completely.

Really disappointing stay. We stayed for one night and the room we were supposed to be in was unavailable due to being damaged the night before by previous guests. Staff were very helpful and gave us a few options, we had to accept another room as we were 3 hours away from home and had nowhere to stay for the night. We were moved into an 'executive room' which was far from it. The rooms are dated, beds and floors threadbare and stained. Hairs in the bath and just overall very poor cleaning quality. We were also given a coffee machine that wasn't able to plug into the socket so that was useless. I will say staff were very helpful and offered us a discount plus free breakfast however this didn't make up for the disappointing rooms. Location is perfect for anyone wishing to be near the seafront but it's a really dated holiday inn which isn't worth the price.

When we checked in, our air conditioning wasn’t working and living in Dubai, we struggle without it wherever in the world we go!! As the hotel is an older building, I do understand you may have these issues, but they did have a fan in the room which made it more comfortable. With the hotel being full, the lovely Elena tried to get us an alternative room but that also had a problem so we decided to find alternative arrangements. The level of customer service Elena and the team showed us was outstanding and also the girls on reception were excellent too. Very impressed.

The breakfast was outstanding, with a huge variety of fresh and delicious options that set us up perfectly for the day. Everything about this hotel felt thoughtful and well done. Can’t wait to come back!

I have experienced the hotel twice. I really like and recommend many friends to come here. The manager (Rekha) Rebeca here is very friendly and helpful with questions enthusiastically, all service staff are friendly. The drinking water at the bar is delicious, the view overlooks the sea. The breakfast restaurant is extremely luxurious, clean and attentive to customers. The hotel lounge is beautiful and the hot cookies for guests are very delicious. The hotel space is spacious, luxurious chandeliers and many views for check-in. There is a swimming pool and a very comfortable sauna area. There are a lot of customers but it doesn't make me uncomfortable when waiting for the room, because of the enthusiasm I think it's very worthy to come back to the hotel.

The staff were incredibly friendly and attentive — always smiling and greeting us as we walked through the hotel. They really couldn’t do enough for us. Our room was spotless, with a stunning view over the West Pier, and the bed was super comfortable for a great night’s sleep. We really appreciated the little touches like cookies and water on arrival, plus a lovely birthday surprise with treats in the room and balloons at afternoon tea — such a thoughtful gesture! Breakfast had an excellent selection, and the bar menu was varied and everything we tried was delicious. Even the toiletries were a great quality brand. Felt truly looked after from start to finish. Would absolutely stay again and highly recommend!

We recently stayed at the DoubleTree by Hilton Brighton for a short family trip and overall, the room and hotel facilities were good enough for our needs. The room was clean and comfortable, and the amenities were what you’d expect from a hotel of this standard. However, I do want to highlight some major issues we faced during our stay — especially as we were travelling with a toddler, which made everything a bit more challenging. Despite contacting the hotel ahead of time to request an earlier check-in due to our situation, they were unable to accommodate this. While we understand that early check-in can’t always be guaranteed, there didn’t seem to be much flexibility or effort to help us out, which was disappointing. More frustratingly, the reception service was extremely slow throughout our stay. We had to queue for 40 minutes just to check in, which was incredibly difficult with a toddler to keep entertained. Unfortunately, the experience was just as bad at check-out — another 35-minute wait in line. Every time we needed to speak with reception during our stay, we were met with long queues. It became a running theme and honestly put a damper on the experience. The staff we did interact with were friendly, but the hotel clearly needs more staff at reception — especially during peak times. It’s not ideal to have guests, especially families with small children, waiting so long for basic services. I hope the hotel management takes note and addresses the staffing issues, because it really affected what could have been a much more enjoyable stay.

Good location, yet away from the main power areas. Grand building. 2 lifts that seem too few for a building of this size. Attentive service. Room was facing the sea. Be warned the wind noise is very significant and I needed ear plugs to sleep. When not windy the road is busy and the glazing let noise in. Good view when the weather is clear. It is not an outstanding view and I don’t see being at the front of the hotel as a selling point or a luxury. No main light in the room so the space can feel a little dim. Great shower, pressure and heat. Taps on one of the basins were stiff. Now blind in the bathroom, so it does feel exposed. Bed was very comfortable, good pillows. Good sleep in terms of physical comfort. Recycling bin was too small. At <£140 it is great value. Higher than this and it is not.

Great view from the front rooms. Reception was lovely, giving us extra checkout time, just a little bit but it helped! Parking, gym, sauna, all present. Leffe on tap at the bar, always a bonus. Location near the waterfront is great. Parking is at the bottom of St.Margaret's Place via Cannon Place, £27/night in September 2025. Not unusual since parking is difficult in Brighton.

Paskins Town House is a unique and charming B&B located in Kemptown, offering individually designed rooms and suites with art nouveau and art deco decor. The eclectic lodging is warmly hosted and confidently decorated, featuring antique four-poster beds with damask drapes or Art Deco flair. Despite petite rooms and small bathrooms, the Regency town house provides a sound stay just a short stroll from various attractions.
If art deco decor and floor to ceiling bay windows to die for are your thing, then Paskins Town House is the spot for you. My partner and I have stayed here numerous times over the years and we just love the laid back vibe, every room we have stayed in has been clean and well looked after and hosts are so friendly and welcoming. I couldn't recommend Paskins anymore!

Took 100% deposit without asking (£190) & not 50% as advertised. Several minutes before front door answered, but owner was polite & friendly. Nobody on reception later or next day, though that was explained as they live in a flat on the premises & would answer the bell if needed. Tiny room & bathroom (don't know if any others as cramped), with shelf in the latter hanging loose so unusable. Shower had very low flow & poor temperature control. Decor was tired, eg. flaking paint & frayed carpet. Bedside tables were wobbly, so wary of placing hot drinks on them. No toilet rolls nor tea & coffee replenished when bed was made. Sleep was much disturbed by hard mattress and frequent noise from gulls & pigeon, other guests on the stairs, and someone shouting on the phone for a while. Only positive is location near seafront and St James's Street with cafés, shops, etc. Helpful discount (15%) at Meo, which does great breakfasts. Able to park on residential street five minutes away with £15 voucher per day that presumably costs about the same or less than a multi-story car park.

Recently I've spent two evenings at the beautiful Paskins Town House and stayed in two different rooms. Firstly, the simple bit. The place is tucked away in a Kemptown side street so is fairly quiet (as quiet as Kemptown can be) but close enough for short walks to the beach, to St James Street and to Brighton city centre. Staff have been very calm, easy to deal with and no trouble at all. To the point I find the negative reviews of them quite strange. The Paskins is decorated with loads of weird and wonderful items and decorated in a similar quirky manner. Personally, I find that really fun and although I live in the city it must feel "very Brighton" for people staying from other places in the country or from abroad. The rooms are a decent size, clean, fun and cosy. Room 8 you can connect to the TV and play YouTube or whatever, which is cool if you want to watch Prince's Sign of the Times Tour while you're getting ready to go to sleep. Sadly no such joy in Room 9. There is a heater in there, a fan and the windows open. The windows have this weird sticker on that says something about pigeons trying to sneak in but I didn't experience that at all even though I was hoping I might have a little visitor or two for a sort of Snow White type experience, which would have been kind of funny. Maybe next time I'll take some bird seed. I found the room really comfortable and there wasn't too much noise that I noticed from any other rooms, other people seemed to be really respectful which was really sweet. I had a very cosy and satiated sleep there on both occasions. I particularly enjoyed the quality and softness of the pillows, I've included a photo of their unique squishiness and how much we were enjoying them. Don't worry, it's probably just posed for a joke. I'd definitely stay there again, hopefully I will soon enough. Wonderful place and the proximity can't really be faulted. It's so easy to nip out, get up to whatever mischief takes you fancy and nip back for a beautiful snooze. There's plenty of places for late night snacks and drinks and whatnot, my personal favourites are tangfastics and squashies with a strawberry water. Feel free to copy that order to replicate my experience.

Well presented and easy to find. Great location to walk into town but parking can be hard to find in the area. We arranged to arrive very late and all keys and parking pass left at reception. Parking for residents pass a little more expensive here than at other places -£15 vs £8. Room itself was a bit overbearing and very busy wallpaper, but was good art deco, and we had seen photos before. The immediate impression was a very warm and stuffy room, no air movement at all and you need to open a huge window to get any flow through, which then lets in all the noises of the roads on a fairly busy street in morning. Luckily a fan is supplied ( but knob missing so only oscillates and not able to fix on the bed.) Bed was very clean and I thought comfortable, the main part of a good nights sleep. Bathroom, no towels supplied except small hand towel. No soap in basin, no shower gel in shower. This was not good. Note left on reception to ask for towels and soap, ignored. Texted in morning to ask, message read but ignored. Very disappointed. Overall feeling of a hot stuffy place that was once good but now a bit forgotten, so can not recommend but am sure others had a good stay.

Very disappointing visit. Booked a couple of days as a birthday treat for my daughter and I. We have been a few times previously over the years and really enjoyed our stays, particularly the breakfast which were exceptional. We hadn't realised they don't do breakfast any more so were quite disappointed by that. They suggested 2 places locally that they had a money off deal with that we could try via email, the link to one said the website was no longer functional, the other was closed down temporarily. Our email regarding this was ignored so we just had to find somewhere ourselves. The decor was lovely once but doesn't seem to have been maintained so is tatty and shabby. The cleanliness left plenty to be desired. The noise levels were pretty bad inside and out too, we ended up taking sleeping pills! Our room wasn't serviced at all during our stay, no fresh towels, beds unmade, tea, coffee etc. not topped up. We were very surprised by this. To sum up it feels like no one really cares about this business nor it's customers any more. We have always sung it's praises and recommended it to others in the past, indeed, it's the only place we ever stay when in Brighton. Sadly we won't be back again now.

I was a bit apprehensive as the reviews are pretty mixed, but based on my experience with a 2-night stay for a conference, I feel that this is a good option for a short trip for the price. The hotel is generally very clean and definitely meets expectations for an art deco theme. It is generally pretty 'self-service' in that staff are not consistently present at the reception desk but I personally didn't mind this and when I did interact with staff at check-in, they were very friendly. My single ensuite room was decent in size. There were parts of the room that could definitely use a bit of maintenance/repair but everything was functional. Like other reviews have mentioned, there isn't an elevator so this may not be the right place to stay if you have any mobility/accessibility needs that would make using stairs difficult or not possible. There is also no longer breakfast within the hotel which was a bit disappointing. Overall, I would be open to staying here again for a short trip.

Breakfast- they used to provide amazing breakfast but no longer do they have links to cafes they partner with for 15% discount on the website but one leads to a site deleted and one leads to another cafe called metro deco which is at the top of the street is closed temporarily due to a lorry driving into it. We emailed to ask about this and received a message saying they no longer do breakfast and the links for the website to the same closed places. Room nicely decorated but tired and shabby. The bed bace was disgusting we lifted the valance and the divan bace had ripped fabric all over them. The bed sides were dirty in the edges and need cleaning with a little brush draws and walls dusty. The glass top on the long counter had a massive crack in. Both shower heads had a build up of limescale and black mould. Not very sond proof as is old building had a rubbish night's sleep both nights Service only saw someone for checking and while they were sat on the step with friends the next day. We didn't have our room serviced and ran out of tea and sugar lucky mum keeps a supply in the car. No making the bed and emptying the trash. All in all this place is deteriorating and I can't imagine it staying open the next few years. The price we paid per night was not worth our stay especially when the basics like servicing a room isn't done. You can get more for your money elsewhere. Really disappointing stay and not the birthday treat I had anticipated. Will not be returning as I had wanted to treat my husband to a visit

Nineteen is a boutique hotel in Brighton, with seven stylish rooms that are colourful and bright. The breakfast is continental, but there's also a basement Gin Den where you can find an extensive collection of Gins.
Beautiful room, as expected. Clean. Staff friendly and helpful. Close to the main attractions and the beach. Just lacked a vegan option refreshment in the room despite I asked at the booking.

Great little hotel. 5 minutes from the seafront and next to the bars so a great location. Rooms are clean, easy check in and a much better price than some in the area. There's an EV charger for your car outside the hotel and it's better to get parking from them. Absolutely would stay again.

This my second stay at this hotel and won’t be my last. The location is perfect, a quiet side street but minutes from both the sea and the town centre. The rooms are all different but clean, spacious and comfortable with good bathrooms. Beds are large with firm mattresses. All rooms have hot drink facilities and nice welcome packs. Staff are efficient and friendly although you will only see them when checking in. Highly recommended.

Just enjoyed a very very comfortable stay at this very nice hotel . We Was welcomed and showed to our room by very friendly staff . This hotel is spotless ,absolutely very well looked after and cleaned thoroughly. From the moment of walking in and going to room I knew it was going to be a very nice place to stay . The room itself was fabulous , very spacious and had everything in it to make the stay very comfortable . Very modern and boutique, bathroom is also very high standard and a very good size too , spotless too everywhere . Great location with just a few moments walk to the seafront and pier and to get to everything .. couldn’t fault this hotel at all . Would definitely stay here again and highly recommend it for anyone wanting to stay in Brighton . We had a fabulous time . Had a late check out on last day too and was very happy . Great communication with the staff . Highly recommend if you looking to stay somewhere a little bit different than a normal hotel …. Fantastic stay …. Nice to walk around and enjoy the sea view, but the visit is quite short. The pier is mostly filled with attractions, arcade games, and lots of food stalls (churros, donuts, etc.), so not much else to really do. Still, it’s a beautiful spot and worth seeing for the view over the sea and the coastline.

Brighton Pier is such an iconic place to visit. £2 entry to the pier. Lots to see, do, eat and experience. A trip back in time with rides, amusement games, soft serve ice creams, fish and chips, and lovely ocean views. You do need to purchase separate tickets for the rides. Go as an adult and feel like a kid again.

We visited this lovely,nostalgic pier in July. It was midweek but before the summer holidays and still had plenty of families enjoying the amusements,stalls,shops,food outlets and fairground rides. The pier has plenty of seating and offers exceptional views of the beautiful beaches on both sides. If you wish to partake of the great selection of rides,it works out cheaper to work out which ones you want to ride and buy a card instead of individual tokens. The ice creams were also absolutely delicious 😋

Absolutely lovely place to visit. Great vibe, a lot of people during summer season, a lot of things to do for everyone, no matter of the age. Funfairs, bars, restaurants, souvenir shop and other nice places to visit. You can rent a chair for £5 or sub bed for £10 for the whole day, collector is walking around. Also, pls bring flip flops as it’s very hard to walk on stones.

Preston Park, although not near the centre of Brighton, is worth a visit for the wide open space, peaceful setting and other surrounding attractions such as Preston Manor and the Rock Gardens. Various facilities including tennis courts and basketball courts, plus a choice of two cafes, the Rotunda (south end, beside the rose garden) or the Chalet Cafe (right in the middle and now open seven days a week). Sometimes also hosts a travelling circus (check online) as well as other events, including Pride On The Park which this year saw a headline performance by Mariah Carey.
