I recently had a disappointing experience at Nova Land Phan Thiet that I felt compelled to share. Despite paying a significant amount for a villa, the service and accommodations were far below expectations. Upon arrival, we were greeted with an immediate inconvenience: a water outage. This made it extremely difficult to settle in, and we were left without basic facilities for a couple of hours. This was just the beginning of our troubles. The villa, while visually appealing, had serious issues including an air conditioning unit that didn’t work properly. With the heat becoming unbearable, we struggled to find relief throughout our stay. The cleanliness standards were shockingly poor. We encountered cockroaches and other bugs in the kitchen, which was both unsettling and unacceptable for a place in this price range. Additionally, the pool was dirty, with visible dirt at the bottom, making it uninviting and unsafe for swimming. The bedsheets in our villa were stained and appeared to have not been washed, further adding to our discomfort. To make matters worse, the garbage near the playground was not cleared away, which detracted from the overall atmosphere and made the property feel neglected. The staff, including security and the lifeguards, often came across as rude, which was disheartening. Instead of addressing our concerns or providing assistance, they seemed indifferent and unprofessional. Overall, my experience at Nova Land Phan Thiet was frustrating and disappointing. The combination of poor service, inadequate maintenance, and a lack of cleanliness overshadowed any positive aspects of the resort. Given the high price we paid, I had expected much better. I would not recommend this property based on my experience.

unless if you want friends like cockroaches, ants, crickets, spiders, mosquitos and flies in your room then i dont see why you should stay here. go find a hotel that actually prioritizes cleanliness and services for their customers! also there was blood on my mattress so that was concerning..

Although the rooms were very nice looking there were ants and insect crawling everywhere. The towels and pillows had a smell. The supposed cleaning crew left lots of our body washes and shampoos empty. We also had a house where the back door would not lock yikes! My kids enjoyed the pool and beach but we almost got our shoes taken and the golf cars take forever to arrive. We kept calling the service 3-4 times and they didn’t reply after they said they would arrive in 5 minutes, 20 minutes earlier.(probably hire more people to drive) We also went to the amusement park and alot of the expressions of the staff there were angry or bored and not very joyful for a circus theme. There aren’t many food options especially for my picky kids and lots of places are very far. We also spent lots of money just for lots of my family to be unhappy.Overall come here if you are willing to spend tons of money.

Voted 1* and somehow it changed to 4* so now i have to re-write it again. You should improve your transit service if you want to get more loyal customers because there are so many options around better than pay $100+/night to wait 15 minutes golf car to pick you up or i have to walk by myself. Did i mention that they only have 2 free-buses one 24 seats and the other is like 50 sears that run for the whole resort with over 300 rooms not including customers that not staying in the resorts but they come to visit those theme parks?

Isolated place, far from the beach, and services were absolutely horrible and complicated. Our family booked a villa within the perimeter and there were problems with the water supply, no water for basic needs or restroom usage.

It doesn't match anything of the description. No communication! Before to check in need one hour, when you get in to room; oh my god, it's not the one I booked... To explain need 10min, to get answer 10min...the end GAVE UP! Just stay one night and move~~~ Room is dirty. The bed linen was stink. No hot water. The AC control doesn't work. The worst experience. Please don't trust what the description.

The facility was modern and with a nice sea view and comes with a microwave, mini fridge. The staff needs to improve on customer service, I discovered their only focus is cash, I remembered when. we arrived the guy was in a hurry to receive payment in block S, we were curious and we decided to check the room before making payments. After the payment we checked in and spent two nights there. I was not pleased when Mr Van Si rushed us to check out of the room at 11:45 am. We started feeling uncomfortable and moved out at 11:22 am before our normal check time on booking regulations. The customer service in block D were super nice with information and they helped us to book a bus to Nha Trang. Block S needs to improve on customer care. If you need customer retention then improve on customer service .

PLEASE read before consider booking booking 🙏 My boyfriend and I chose this place because we were going to celebrate our anniversary, but didn't expect such unprofessional treatment from a 5-star hotel. To everyone: if you don't like screaming children and larger groups of travelers who don't pay attention to other guests, then this is not a place for you. We experienced this several times in the 24 hours we were there. Some of the staff tried to get it under control, but ended up with us and some others couples had to leave the pool because kids made a water bombs at the pool bar. 1. We assumed there would be a private pool as it was shown on our room selection, but the pictures were wrong. 2. When we spoke to the responsible on the phone and asked if it was possible to talk in person he sent an ignorant young woman up to discuss his case. She was sweet and did what she was told to. They made the situation look very disorganized - and made us really unsure about the stay. 3. Then we got an offer for our "selected room" at a price that was 4 times as expensive as we first paid for or we could only get 20% for our 'mistake room/standard room' (without balcony and pool as what we thought we had paid for). When we had discussed the situation and decided to pay more for our private pool room they explained that they had just lost the room to some others and we could therefore only accept the standard room (without pool and balcony). 4. We only had 500.000 to pay the room with (what we got from the ATM) and the hotel couldn't exchange it, so we wanted to get it broken somewhere and pay when we checked out, but then they keep asking us several times during our stay (1 day) if we couldn't just pay now... This made us feel unwelcome. They got to our room at 23 in the evening (where we were sleeping) and woke us up at 7:30 in front of our door to ask if it could pay now - We did, but we couldn't get the 500.000 broken anywhere, so we had to pay with our 500.000. We expected her to be back soon, so we didn't want to go back to bed before the woman came back with our exchange. We waited 2 hours before we texted her.... and she said she would be there at 10 (3 hours later), but at that time we had to be at the white dunes. After 4 1/2 we got our exchange (10 minutes before we had to leave to catch a train). The whole stay made us feel unwelcome and untrusted as guests.

AVOID this place! Worst property owner! We tried contacting the owner as we wanted to cancel because the staff was not welcoming and were totally clueless. We found out that this place is a time-share and not part of the main resort. The staff at the main resort wouldn't allow us to use cart to transport our luggage from the checkin room to our rooms as it was in a separate building. They had to call the staff from the time-share to come and when they did they left us there hanging. Don't come here!!! You'll regret it!

Spend two nights here. Really simple homestay. Relatively hard bed. Clean sheets? Well functioning AC. Small toilet and shower, clean? No views. Is close to sea but you really can't swim there. Very kind owner, really helpful, but speak only Vietnamese. With the right expectations (not too much) good place to stay.

The room was clean, the a/c and fan were strong and the bed was better than expected. I stayed here for one night on my bicycle trip and I was happy that I could lock my bicycle into a pole and everything went really smoothly regarding the bicycle and my stay overall.

What a wonderful stay ! Spent 2 nights in this homestay with very affordable price. Rooms are simple but very clean and with A/C. On the other hand the owners were accommodating, kind and always ready to help. I was sick for 1 day and the owner made me a nice ginger tea! As they speak English don't hesitate to call them if you need help. Really nice! You can also rent good scooters and eat good food (pancakes, fruits and simple dishes) for not very expensive. Clean and quiet accommodations in Mui Ne. We were able to rent a motorbike for 24hrs and very affordable! Only downside we didn't realize was that there is no public beach access in town. Unless you are staying somewhere that is on the beach you have to pay to go somewhere that has access and this place is not on the beach. But we would go down the street to the Pineapple, get a drink and just stay there for day if we wanted a beach day. Otherwise wonderful place!

If u are on a budget then that's a good option, if u wanna have some more comfort, don't book with the guesthouse. This place is bare bones. You can cook yourself a meal there in the outdoor kitchen, and chill in a hammock or on the stoop of the room. It's a compound and the main gate closes around midnight just as an FYI. They have star fruit trees, coconut palms, and it's buggy and has frogs and lizards which I really enjoyed. If you want 5 star resort then I wouldn't recommend this place but if you're not fussy this is the place to be.

You feel like unwanted guests in someone’s home. Would not recommend staying here. The rooms are very bare with tiny pillows and the scratchiest blankets. The toilets never have tissue and they don’t even give you towels or indoor shoes. Location wise, it is right near the beach and fairy river, which is incredibly nice, but the food is expensive. I tried to ordering there twice, the first time no one returned to actually get my order, the second I just went up to them to get breakfast, which they did not have what I wanted on the menu, so I just got an iced coffee, which took me 25 minutes to receive. And I was the only person getting breakfast! Then at check out they told me I forgot to pay for said coffee in a very accusatory manor. Typically in Vietnam, there’s a tab system so I assumed I would just pay for everything at check out. So of course I was appalled at the accusation for 20 dong! So if you don’t mind bad service, so-so accommodations and expensive hotel breakfast, this place would do just fine. Otherwise look elsewhere.

We asked if tomorrow it would be the same and she said that they would not be there ( as it will be Saturday ) so we decided that we wanted to stay one more night but she wanted to charge the ‘regular price’ but i asked the day before when we arrived if we stay one more night if it would be the same Price that we Paid on Agoda and she mentionned for tomorrow Yes same Price , but not the days after tomorrow. We decided to leave as the client service is very bad.

No hair dryer in a COASTAL area hotel This is my second times in this hotel. The first one was nice. But the second was terrible: - I came to them directly, not through any website, and they actually charged me HIGHER than all the websites (and I can find many places with better deal) - when i borrow a hair dryer for my girlfriend, they said customers borrowed all of them, which is 1. We booked it originally for 3 nights, but left after the 1st. The room was dirty and smelled like mould. Everywhere were small animal dirt and it just looked like they don't care. We talked to the owner and she canceled our reservation on booking. We had to pay the booking fee anyway. Generally the garden was nice and the apartment was also ok, but it just seemed like they don't really care about cleaning. Also when we said that we don't like the room, because it was dirty and smelly they did not ask if they could clean it. They offered us a new room and the 2 other rooms we saw were less smelly but still not clean at all. If you don't care about cleaniness it might be fine, but we could not stay there longer, even we paid half a night for cancellation. The owner was always polite, so we cannot complain about that. The quite nice place on beautiful Muine Hills. The rooms aren't too fancy, but still enough comfortable. There is also a small swimming pool near the rooms that can make your vacation more joyful) Another important thing - the owner knows English really well, so it won't be a problem to explain something you need.

We ended up finding a new hotel on our first nice despite no refund. It’s also located up a back street that doesn’t feel safe at night and has little lighting at the top where the hotel is. Odd having the TV in the bedroom instead of the lounge. Aircon was nice and powerful. No restaurant, snack bar, minibar or shared lounge. Probably a bit overpriced for what was provided.

It is nice that the small pool is right in front of the room, it is not nice that the light switches are close to the entrance and none are close to the bed. The ventilation could be cleaned. The owner is really nice, one day he made a small gathering with the guest and served beer and fruits from the garden. The place is quite, that's a big plus.

Nice accommodation in Phan Thiet. A lot quieter than if you stay in Mui Ne. It’s about 5-10mins walk from the beach, unfortunately we couldn’t swim when here as the waves were huge. It’s kinda far from everything but we just got grabs around where we needed to go. The main guy is really helpful here and arranged a car to take us to Ta Cu mountain and pick us up. He also arranged our onward travel and was really generous and brought us water refills, snacks etc free of charge. Highly recommend! The garden is also really chill. Sometimes they offer breakfast in the morning for 50k which was lovely.

I wished I knew this place Sam Son Boutique Hotel , before heading to Phan Thiết to Phu Quy island with my eldest brother and his wife.The day we were back to Phan Thiet from the island at 12 30 PM, our bus schedule until 6PM . We didn't have a place to rest in between, we found the coffee shop near by the hotel, but my brother and his wife were very tired from the ferry, I asked the gentleman, his name is Danh, if we can use the hotel beach lounge chairs for couple hours. It was a big surprise, he said yes without any thoughts, or any pause, his kindness and warmwellcome us is incredible . I will never forget this, if I have a chance come back here, this is a place we stay, you can tell how much he cares and helps people out, lovely person you are, ❤️ Danh. Amazing stay in Phan Thiet! About 10-15mins by motorbike from Mui Ne (which is a tourist place) and much more value for money because of that. Phan Thiet felt a bit more authentic. Beautiful and comfortable room, with a modern/colonial interior. Very comfortable bed. Also there’s a small desk and mini fridge. Bathroom is not overly big but certainly good enough. Always warm water thanks to the electric water heater. On the outside of the room there’s a beachfront terrace. There was some construction going on but we didn’t care too much. The beach is OK but it’s not really a sunbathing/swimming beach. Good for a nice walk and sunrise view though! The host Thai was just amazing. Very friendly and extremely helpful. For example: when asked for chopsticks to eat our takeaway food, Thai came and set a whole table for us, with tablecloth, plates, napkins, utensils and even a candle. Also he really helped us out when our bus to our next destination got cancelled. Absolutely recommended!

The grounds are absolutely beautiful, as is the private beach space. It was very nice to be able to sit in the shade to watch the windsurfers and enjoy the cool breeze off the ocean. Additionally, the small porch at the front the bungalow was very nice for spending time and enjoying the gardens. The staff were very attentive and even went above and beyond to assist me with an issue completely unrelated to my accommodations after I had moved to another city. The interior of the bungalows are extremely simple and the mattresses are quite firm, but they are very clean and well-maintained.

There's access to the beach at the back and it's a perfect spot to go for a swim at low tide. The pool is nice and there are plenty of recliners and hammocks. One afternoon we asked him if he knew where we could buy firewood because we wanted to make a fire on the beach. You can also visit the famous fairy stream which the entrance is just across the road. The hostel also can help you to arrange a tour by jeep (white sand dune-red sand dune-fishing village). You can either take the group tour or even a private tour just with your partner/friends. I recommend to take the morning tour as the weather is not so hot yet.

The rooms here are really nice, location is decent too, however the same can't be said about the shared Kitchen area, covered in mold, dirt and cups even had rat feces in it. Couldn't even clean the stuff with the moldy sponges on offer. So yes, while they do have a shared kitchen space, you have to bring your own dishes, bring your own cutlery, bring your own chopping board, bring your own cups and bring your own washing up kit, otherwise you're sharing it with the local vermin.

It was a bit suspicious at first but the Lady seemed very responsible so we followed her to Ngoc Sang. On the way there she even picked up the trash from the street that other had left behind which seemed very sympathetic to us so we trusted her with this new location that we hadn’t heard of before. When we arrived she offered that we could wait while she herself cleaned the room for us since it was still dirty from the previous visitors. She gave us complementary water and was overall very friendly. Afterwards she let us into the room which was a nice big room with an AC and a private bathroom as well as a fridge and a little seating area. The bathroom was clean and as mentioned before the owner herself made sure that our room was clean before letting us enter. There was no breakfast but a small kitchen area right outside our room which we were allowed to use in order to make our own breakfast. When we checked out the next day we had to pick up money at the ATM first since they didn’t accept credit cards but the nearest ATM was out of function so the owners brother drove my boyfriend to the next ATM on his motorbike for free which was very nice. We endet up having to pay less for what we had originally though the price would be at the first guesthouse. It was still expensive though.
