The property certainly looks the goods from the outside. A beautiful historical building with a pretty garden. A gravel path meandering up to the front door, a lovely verandah with sweeping views over the city centre and a wide and welcoming hallway. We were met by an efficient receptionist who got us checked in quickly (note - the property does not have an onsite receptionist and you have to call half an hour before arrival so someone can be there to meet you). Location is fabulous and it is only a short walk to pubs, restaurants and the shops. But my friends, this is where the positives end. We had booked the Tartan Room and whilst this was a large room (listed as a King) and it looked clean, we found it lacking. I think it telling and quite interesting that we weren't proudly shown to our accommodation as we had been at Delgattie Estate and the receptionist left the property immediately after directing us to our room. The furniture was a mish-mash of styles and in poor condition, tables covered with white cloths or tatty. Pictures had been removed from walls and rugs were gone (we know as they are shown on the online photos advertising the property). The sofa looked cheap and was uncomfortable and there was only a small TV way over on the other side - so hard to see from the bed or sofa. Whilst there was a fireplace and the weather was cold there was no fire or means to light one (this might have made the room more inviting), the ducted heating wasn't great and it was quite draughty. The only lamps were on the bed-side tables and inadequate in such a large room which meant harsh overhead lights had to be left on to see. There was paint peeling from the ceiling and the period skirting boards were in really bad shape. The bathroom looked like it had been refurbished at some time in the long gone past and had a heat lamp but no other heating and there was a claw foot bath with overhead shower (with shower curtain). It looked a bit dangerous for us to get in and out of so we actually didn't use it and waited till we got home the next day to shower. I can't speak for any of the other rooms in the property and I know there is a new "wing" but going by the condition of the Tartan room we wouldn't be staying there again or recommend it. The 3 stars is basically for location. It is fair to say it needs a complete refurbishment and I would hazard to guess if this was done the property could be superb. Do yourself a favour and book Delgattie Estate for your stay in Mount Gambier (which incidentally cost us the same) and I am sure you won't be sorry (I have written a review for it as well)!!
