From the minute we arrived and received an upgrade, it was amazing! We had so much space! I was just really pleased about everything. The location was perfect…..short walks to get to the beach, restaurants, and shops was impressive. Your establishment and what it offered was perfect for a single mom and her twins who had not been on a vacation in 4 years. Thank you! ☺️

Our stay at the tropical breeze resort was beyond our expectations. This resort was the cleanest place we have ever stayed and I’m extremely picky. The room had all of the amenities that you could possibly want as well as multiple pools if you chose to swim.The location was perfect. You could walk to the beach or to all the local restaurants within five minutes tops. We will definitely be going back and we highly recommend you check it out as well!

Tropical Breeze Resort in Siesta Keys is a charming spot for a perfect relaxing getaway. The staff is incredibly friendly and attentive, making you feel welcome from the moment you arrive. Our room was spacious, clean and beautifully decorated; it had everything we needed for a great stay. And the location can’t be beat— just steps away from the restaurants, shops, and live music in Siesta Key Village. The resort amenities, like complementary beach chairs, umbrellas, and bikes are just icing on the cake. Hands down, it’s a great place and we can’t wait to return!

The resort is in great location. Only a few walking distance to the beach. The room was very nice and clean. The only thing bothering us was the noise of the foot steps from the people who stay on the second floor. Over all. I would highly recommend this resort to anyone.

From the moment we arrived, everything was beyond perfect—not just a five-star experience, but a 5000-star one. The unit was absolutely immaculate, and the entire resort, along with the surrounding area, was pristine and beautifully maintained. The front desk service was exceptional. I was warmly welcomed by someone who even shared my name, along with her wonderful colleague—both of whom made my family and me feel completely at home. This is as our second stay at the Tropical Breeze resort. As usual, staff were pleasant and accommodating. We had reserved an Island Room but were upgraded to a suite and we were totally impressed. The only thing negative I can say, is it moved us two blocks away from the beach, but no worries, still in walking distance. The room itself was clean, and freshly upgraded. We will definitely be back for our third year.

We had the best time. The property is great and our room had everything that we needed, plus. The beach is beautiful and the property is as well. Family oriented and remarkably quiet. The front desk crew were really nice and helpful. The housekeeping staff is also outstanding. Other staff would ask if they could help us when they would see us. We can’t wait to come back.

My mom & I stayed at tropical beach resort last August. We had the best mother daughter trip with clean updated room, quick access to beach, & free trolly to get around. As I look to book another trip here I realized I never wrote a review and it’s definitely worth giving! Amazing area, great staff, beautiful resort. Just south of the Stickney Point Bridge at Crescent Beach on Siesta Key. We drove the weekend before checking out the various options for a major Anniversary weekend getaway. Tropical Beach Resorts is right on private Crescent Beach. Across the street are several eateries and a couple of ice cream places. We ended up not needing them because we got one of the "efficiency" rooms with a small furnished kitchen. We had a king bed. Decor was pleasant Florida Beach Resort. 30 feet away was a laundry and 30 feet the other way was a waterfall pool. Our room was closest to the road and it was 200 feet or so to the private beach with sugar white sand and bathtub warm gulf water. We brought our own beach chairs and got shooed away by the umbrella/beach chair vendor (about $35 per day). Lots of couples and families. We were able to go for a 2 hour swim in the waves each day, go float in the pool until just before sunset, and then dry off and take the chairs down to watch the famous Gulf sunset. Pricing is variable depending on demand. We got the very last room and paid an extra $50 per day than we had been quoted the day before when there were still 9 rooms left. Parking is one vehicle per room. This was the best value we found for a right-on-the beach vacation rental in Manatee and Sarasota counties.

Great experience in this small inn like resort with walking distance to the Siesta Beach, great pool, two chairs and full kitchen inside. Free parking in front of the room. The only thing bothered us was the noise from neighbors even after the quiet time (10pm).

I just got here today, but I can’t wait to leave a review. This place is such a hidden gem. The rooms are absolutely adorable. The front desk could not have been nicer to me. I am laying by an absolutely beautiful pool right now just getting back from a short walk from the beach. Don’t let this one get away you won’t be disappointed!

Had an awesome time viewing the 4th of July fireworks from the beach in the back!! Front row spot for all the locations shooting them off down the main strip also, awesome location, great size rental and amenities. 2 big swimming pools, 1 requires wristband entrance, big BBQ grill area's!!!

One of the best experiences I have had. The front desk staff were so amazing and helpful. Not once did I get an attitude or felt a type of way. Thank you to the woman that's was working. The room was just studio but it was perfect for the 1 night I stayed. I walked out and the pool was right outside my door. The room was super clean and comfy. The best part was either you walked outside and turned right you were half block away from the Island shops and entertainment. And if you walked left you have the beach access half block up. Absolutely love my stay and I definitely recommend. Checking was great to Lee at the desk had great personality and made leaving even harder . Great job everyone 👏

The best i can give the “resort” is a 3. The location can’t be beat. Simple walk to the beach, a few steps to the restaurants/bars & shopping. The grounds are welcoming & fun looking (hammocks here & there, lawn games to play). On the initial entry to the villa, cute, cozy, all new everything, looked amazing & we were happy we picked this place. They even have beach chairs, wagon, beach towels, cooler, nearly everything you need for the beach. They even have bikes you can rent. Then we got settled in, there’s no room for your suitcases (except a luggage stand you have to put in the living room - no room in the bedroom). The mattress is too small for the platform frame. I was scrapping the back of my legs to get in & out of bed. Shimmy along the wall because not enough room between the wall & the bed. The bathroom & kitchenette are great. The girls at the front desk couldn’t be nicer, but the service at best was horrible. I had to ask 4 different times to 3 different people that we needed more pillows. Two times i went to the desk to get them, “we’ll bring them to your room”. Finally on the 3rd day of our 5 day stay, we got the pillows. When i requested to have the room cleaned. They tidied up & made the bed. No new towels, no new shower items (shampoo, etc), no new pods for the coffee maker. I had to go to the desk to ask for all of those things. We talked to several people that were return vacationers and all couldn’t say enough great things about the place. I’m not sure why our stay wasn’t so great. Due to the location, we would consider trying the place again. Hopefully with a much better outcome.

Stayed at the Siesta Key Villas for 6 nights last month and had such a great stay! The property is beautiful! Our room overlooked the pool and was beautifully decorated and felt so secluded. Our room had a kitchenette (which was awesome!) with a sitting area and a pull out couch, and also a private bedroom. Beach towels, beach chairs and a cooler were provided in the room, which were perfect for our days on the beach which was only about a 3 min walk!! The location and property can’t be beat!! The staff was so friendly and helpful, especially Taylor and Jasmine!! Will definitely visit again!!!

My husband and I stayed here for 5 days in early June. The villas were very clean, comfortable, quiet, and relaxing. We stayed in a suite right in the pool area and it was nice & convenient. Staff was very friendly, helpful and accommodating. Within walking distance of the bars, restaurants and beach!! Their sister property has a tiki bar with great music and you get B1G1 drink coupons. No complaints at all - highly recommend!!!!

We loved our stay at Siesta Key Beachside village! We stayed in a suite next to the pool for our anniversary! It was so relaxing hanging out by the pool just outside our doors. They provided a cooler, beach chairs and even an umbrella for the beach which was just a short walk away. It was so great. The provided beach cruiser bikes for us to use. It was such a fun experience to take the bikes on a cruise through this cute beach town. The location was amazing, walking distance to all the fun! It’s like they thought of everything. We will definitely be back!

First of all, the location is the feature here. Two blocks from the beach and 1 block from the main center of town. The rooms are very small and I had a suite. A suite with a kitchenette with no table. Why would they do that?? The AC is retrofit and very noisy, especially when the condensation pump kicks on. Now for the irritating item. They only offer housekeeping if you ask a day in advance. I followed the instructions and properly asked and never received anything (I was there 5 days). They do however, provide you an envelope in the room to put a tip in. The people working there are nice. This review is very unfortunate for me. I need to be in the area 1 week a month for the next 8-10 months and was hoping that this stay would work out…..

The resort offers modern one-story architectural design with 20 studios and suites that have been recently renovated. Each unit has a fresh contemporary decor and provides amenities such as free Wi-Fi, cable TV, and beach towels. While there is no pool on-site, guests can enjoy bocce ball, table tennis, and BBQ grills.
My family and I just returned this week from Siesta Key. Captiva Beach resort was great! The rooms and amenities were perfect. The rooms were very clean. Definitely return again. We highly recommend. The service at Captiva Beach was very good. The nice lady the checked us in was very nice and helpful.

BEWARE OF GERMAN ROACHES!!!🪳I would never stay in this rundown hotel ever again. I stayed here because the price was a bit cheaper than the tropical beach resort next door. I made a mistake. This hotel has German roaches!!! The hotel definitely smells of mold either from the air conditioner or a leaking roof. Also I wish there was an oven. This caused an agreement with me and my significant other. There were patched holes in the walls that you could easily be seen. Also the safe in the wall did not work. The toilet seemed to only work when it wanted to. And the toilet paper holder falls into the shower constantly. I could hear all the guests in the rooms beside me. Must be some paper thin dry wall with no insulation at all. The only good thing about this hotel is its location. But you might be better off sleeping in your car. My only recommendation would be to not cheap out and stay in this hotel. Any option would be better than this

The rooms are nice, a little pricy for not being right on the beach. The pool is shared by 3 different hotels and there are no pool bathrooms, so you have to walk back to your room every time you have to go. The beach is a short distance walk but there are no views from your room.

Don’t stay here if you like to sleep at night. The walls are thin, people party outside till after 1 am, then move inside to party some more. We thought this was a family resort. Unfortunately for us, Our next door neighbors acted like they were at a frat party. I guess we should have known when we checked in and saw a box full of empty beer cans sitting outside our door and beach equipment for 7 people blocking our entrance. Front desk is not reachable after hours—they said we should have called the police, so they are of no help. It’s a shame because the units are very nice inside, looked recently remodeled. However, we did see 3 bugs in the shower, hopefully not cockroaches. Nice location near beach and a shared pool close by.

I won't recommend this place, it's not a beachfront place as advertised. Need to walk. The beach assigned to the place is a joke , it's so tiny, literally 10 ft width between 2 other resorts. The room we were given was very tiny as well. I don't think it's worth the price to stay here.

I can’t say enough wonderful things about our stay at The Inn at Siesta Key! This is the second time that I have stayed here. Paige and her staff are welcoming, accommodating, thoughtful, and genuinely kind people. The rooms are so comfortable, clean, inviting, and stocked with everything you need for a beach retreat! The pool is lovely and the beach “must-haves” such as chairs, umbrellas, coolers, and wagons are included and a God-send when you don’t have your own! Thank you, Paige, and staff for another great setting for wonderful memories! I/we will be back!

We love staying at The Inn on Siesta key. This was our second time. We like staying in the cottage even though it’s just the two of us. The kitchen is well stocked. The living room is comfortable and the bedrooms are nice. The place is very clean. Everything is provided. We appreciate the beach towels, wagon and chairs/umbrellas for trips to the beach. It was simple to walk across the road to the beach access. This part of the beach is much less crowded. We also loved the bikes. The location of The Inn so good. We walked to the village for dinner. I love staying here away from all the other condos and public beach. Will be back for sure!

We really enjoyed our stay at The Inn on Siesta Key. Paige was wonderful, clearly communicating before and during our stay. The room was clean and spacious. Beach access is right across the street, and the Inn provides chairs, umbrellas, coolers, etc. The pool area is relaxing and well appointed. Town is a short walk, lots of casual dining options to choose from. The sand can’t be beat, cool to the touch no matter the sun and temperature. I highly recommend The Inn!

EVERYTHING! We travel a lot, and when we pulled in and saw the older appearance of the villas we knew it would either be quaint or run down (based on experience). The reception was great, and the property tour immediately showed it was going to be more than quaint. It was going to be awesome! We immediately booked a second night (had only planned to stay one). Then we saw our apartment and it was so great! Clean, modern comfortable and plenty of space. We were on a road trip where we were "traveling light" so most stops had to rent beach chairs, bikes etc. This place HAS IT ALL!! Even a cooler to use if you forgot one! Also FREE laundry!! Our daughter is in hospitality and we gave her advice to stay here to see how a place should be run Also - location is amazing a half mile into Siesta Key village with restaurants, tiki bars shops and plenty of live music!

First off - we never leave reviews but this is a true gem. Everything is exactly as advertised for location and amenities. The room we stayed in (Cabana) was spot on for cleanliness / AC / kitchen / bedding etc. The village is very close, we road the bikes provided but easily could have walked. The beach is right across the street. The carts coolers umbrellas and chairs made it all really easy. If you’re on the fence….book it.

We absolutely love The Inn at Siesta Key. The location is just ideal, it’s a 2 minute walk to the beach and less than 10 minute walk to the restaurants and shops. The Inn has all the amenities you would ever need! We were able to have breakfast and lunch right in our cabana and it just felt like a mini apartment away from home. I highly recommend staying here. We have 3 times and will be back again!

Wow! An awesome experience and stay at The Inn! Our reception upon arrival was an amazing experience and we were greeted with the most hospitable person I have ever met. The room was comfortable and very nicely decorated and maintained. The room had everything you might want and need and very updated. One of the thing that left us stunned was the cleanliness! It has been one of the cleanest location we’ve stayed at. My highest recommendation to The Inn. We are planning to return for a longer stay. Thanks.

Just a couple minute walk from the beach and about a 10 minute walk to the village, this is our favorite place to stay when we are visiting siesta key. This is our 3rd stay at the inn and would not want to stay anywhere else. Page and Gabe are great hosts, very accommodating and friendly. The staff is also very fantastic. Would highly recommend.

Gorgeous. Got there early on a Tuesday morning - around 7:30- great parking spot and choice of where to go on the beach. It is a walk to the water so be ready for that, but don’t worry about burning your feet. The sand is amazing. Worth the trip.

5⭐️⭐️⭐️⭐️⭐️!! Siesta Beach is ranked among the top 10 best beaches in the U.S. every year — and of course, our family wanted to see if it really deserves the title. It absolutely does! All the photos online are real — not exaggerated at all. Parking: there are plenty of spots, though I imagine it might be tricky to find one during the busy season. There are also designated spaces for people with disabilities. Before reaching the main beach area, there’s a large shaded zone with a playground, picnic shelters, and showers. It takes about 5–7 minutes to walk from the parking lot to the beach. The sandy area is divided by a small service road where you can easily set up a tent or have a picnic. The sand is truly amazing — pure white, very fine, soft, and cool even on hot days. The ocean is a paradise for the eyes! The water color is stunning, even when there are waves. The entry into the water is smooth and safe, perfect for kids. There are lifeguards on duty and sheriff patrols, which makes you feel even safer. Highly recommend this beach for everyone — families, groups of friends, or couples looking for a beautiful and relaxing spot to enjoy the day. 💙

The sand is truly unique — pure white, incredibly soft, and as fine as powder. The best part is that it never gets too hot, so you can walk barefoot along the entire shoreline without a problem. The water is stunningly clear, with a gorgeous turquoise color and a perfect temperature of around 30°C, making it ideal for swimming or simply relaxing in the shallows. The beach is also very well equipped. At the entrance, you’ll find places to buy drinks, snacks, and light meals, which is super convenient if you want to spend the whole day there. There are free parking areas — although when I visited on a Wednesday, they were almost full, so I can imagine weekends get quite busy. Another big plus is the excellent facilities: there are showers and restrooms available, all very well maintained and clean, adding to the comfort of your visit. On top of that, a pleasant breeze keeps the heat from feeling overwhelming, making the whole experience even more enjoyable. The atmosphere is lively yet relaxed, with families, couples, and friends all enjoying the sun, the sand, and the beautiful surroundings without it feeling too crowded. It’s the perfect blend of natural beauty, comfort, and good vibes — a place you’ll want to return to again and again.

Best beaches in the Sarasota area. Get there early if you want to find a parking spot. It is a very popular beach and people flock here. Food is available and there are ample public bathrooms and foot washing station. The beach is a bit of a hike from the parking lot but well worth the walk. Great place to take your family. Plenty of space for grilling, a playground for the kids, and a few covered areas for large parties and to stay out of the sun.

Visiting Siesta Beach was one of the best beach experiences I’ve ever had. The moment I stepped onto the sand, I understood why it’s consistently ranked one of the best beaches in the country—and even the world. The sand is unbelievably soft and cool to the touch, even on a hot day. It’s not your typical beach sand either—this is pure white quartz that feels like walking on velvet. It made just being there feel relaxing and refreshing, before I even reached the water. The beach itself is massive, so even when there are a lot of people, it doesn’t feel crowded. I liked how easy it was to find a spot to settle in without being too close to anyone. The water was calm, crystal clear, and perfect for swimming or just floating around. You could really tell the area is well-maintained, from the clean restrooms and outdoor showers to the lifeguards stationed throughout, giving you a real sense of safety and care. But what really made it special for me was the atmosphere. It’s peaceful, family-friendly, and full of people enjoying themselves without the chaos or noise of more commercial beaches. I even got to stay long enough to catch the drum circle at sunset, which was an incredible experience. Watching the sun dip into the Gulf while listening to live drumming and seeing people dance freely in the sand—it just had this beautiful energy that stays with you. Siesta Beach isn’t just another beach—it’s a destination that feels like a perfect mix of nature, relaxation, and good vibes. Owen was really nice and informative at check in. Great location. They have beach chairs and a cooler in each room, which was really nice! They'll fill the cooler with ice in the office. The room was clean and decorated nicely, comfy bed. Newly redecorated. The only problem was they did not have curtains on the window. Only blinds, which kept us up a bit. We were in room 110, directly street side so you will hear cars/motorcycles. They have rooms off the street. The town/live bands shut down around 10p due to noise ordinance so it was not that bad. The pool was nice and the hammock was so comfortable! Public beach access was just a block away. We'd definitely stay here again.

Loved our stay at Siesta Key Resort and Suites. Beautiful and CLEAN rooms, great amenities and friendly people. It has been a while since we had a stay at a quality resort/hotel. The beach, restaurants, bars and activities are all walking distance. Front desk very friendly, pool neat and clean, as well as the property itself. We felt safe and were able to really relax and enjoy our family time. My only recommendation would be to add an ice machine closer to the rooms, but all-in-all wonderful!

Our room was just renovated and comfortable. I took off a star because there was no way to control the AC and it was really cold. It also was positioned right above the bed and blew cold air on you all night …i guess that’s a plus if you are into that. Also our TV did not work. We didn’t complain about it. We were there for the beach anyway but the room is new. The TV should be working. Our room had a bunk and the kids loved it. Bathroom was tiny but manageable. Otherwise the pool area was nice. The staff was courteous. The proximity to the beach was great (and they provide you with wagons and beach chairs and a small cooler). The tiki bar at the hotel had great drinks and food (fish tacos were great). Would definitely come back.

My husband and I just returned from staying at the Siesta Key Beach Resort this past weekend. We had never been to the Keys & after much research we landed there. We had a direct flight into Sarasota Bradenton In. Airport (SRQ) from Charlotte, NC. After a quick Uber ride to the resort we were greeted with friendly staff in the office along with one of the GM’s, Lee. He accommodated us by finding one of their newly renovated rooms that was ready ahead of our check-in time so we could start relaxing & enjoying our Anniversary Vacation. We didn’t have a trouble finding delicious food or drinks all weekend. Honestly we ate way too much much & visited a couple restaurants multiple times. During the day we walked across the street & down the path to the white sandy beach and blue water with the 2 beach chairs, cooler with ice & a beach wagon that the hotel provided. We also spent time at the nice walk-in pool & hot tub. We had such a wonderful time catching sunsets & relaxing at the Big Tiki Lounge right at our hotel. There is plenty of night life within walking distance. We even got to spend some time with the owner Mike & learned about the history of the Siesta Key. We are already planning our next trip to the Siesta Key Beach Resort.

This was a nice place. No TV in the bedroom but location to the beach was great. They had buggies to carry the beach chairs and umbrella that they provided to the beach. Did not see a housekeeper except at check in which I m sure they would have helped if we'd asked. There were small ant looking bugs scurrying across the counters which was gross. We didn't say anything because we kept everything in the fridge and didnt want bug spray in the apartment while we were there. Other than that, it was a nice experience.

Fantastic stay with the family at this hidden gem, a stones throw from the beach. We enjoyed everything about our stay here - well-appointed, clean and elegant rooms, well-kept grounds, responsive and friendly staff (thanks Gigi!), and literally across the street from one of the most beautiful beaches out there. It's also right by a (free) shuttle stop making it easy to go around the island if you don't feel like driving/parking. The pool was a perfect size and has tons of toys and accessories which our kids enjoyed. Our room had a great patio with its own entrance which made everything so much easier (and less sandy)! All in all a wonderful stay, I highly recommend it to anyone thinking of coming to the Sarasota area.

The room was outdated and most of the tiles in the room were loose and coming up. The location is great as the walk to the beach is short. The main complaint that I have is the pool that the rooms collectively use is apparently open all night. Many people carrying on, yelling and screaming until 1 in the morning without anyone on site to enforce them to quiet down or vacate the pool area. If you’re ok to be kept up all night then the “resort” is not too bad.

My boyfriend and I had a great stay at Sea Spray resort. The staff was extremely friendly and helpful. We happened to stay during not so nice weather (had a tornado warning!) and the staff dropped off a flashlight and made sure to give us a call to make sure we were safe. It was extremely clean in our living area, kitchenette, bedroom, and bathroom. There are plenty of beach supplies ready for the guests. The pool was so nice, it ended up being warmer than the air some days! The beach and the village were in short walking distance.

Stayed in the Dancing Bear unit a couple of weeks ago. Wasn't completely sure what to expect but those expectations were well exceeded and we loved our stay. Very accommodating staff and good communication. Footsteps from beach access and an easy walk to the restaurants and bars. Spacious unit; clean; everything you'd need to spend a few days or more. Each from having a beach cart with chairs and an umbrella was an extra nice touch. Will definitely be returning!

The house was very cozy. It was on a shared property along with other units. There was a pool onsite too! When the weather is cool they heat the pool, so it's always the perfect temperature. Although it had a great atmosphere, the carpet had pet hair on it, and my mom is allergic to cats, so there must have been cat hair on the carpet because she couldn't stop sneezing. It was right across from the beach, but didn't have an ocean view. My family woke up to be stuck in the room. We had to call the owners, who came right away, because the door's lock was stuck. Fortunately they replaced the lock and we got out, just in time for a perfect day at the beach. Overall, the place had a great atmosphere and deserves 4 stars. I recommend staying here.

Great location. The staff was helpful and polite. We stood at the "Comfort Apartment". The condo had ample space. The bed was comfortable. Some parts of the condo were a little dated. The refrigerator had rust on the front, although it worked and had an ice maker! The kitchen sink had weird handle that set in between the garbage disposal and the actual sink. Which made it difficult to wash dishes. There were random items stored in the closets. The buttons on the tv remote looked to be cut off, so that should be replaced. 5 min walk to the beach. 5 min walk to restaurants/bars. Overall, it was a good stay.

Absolutely Perfect Beach Stay! Just spent 5 amazing days at the Ringling Beach House and I cannot say enough good things! The property was immaculate, super clean, and incredibly convenient—just steps from the beach. We stayed in the Ringmaster Room, which was spacious, comfortable, and had everything we needed for the perfect beach vacation. What truly made our stay unforgettable was Susan, the manager. She is an absolute gem—so kind, welcoming, and helpful throughout our entire visit. She truly goes above and beyond to make sure every guest feels at home. We were blown away by how thoughtfully stocked everything was—coolers, wagons, umbrellas, beach chairs, toys—you name it, they had it ready for us. It made going to the beach so easy and stress-free. We had a BLAST staying in the VILLA at Ringling Beach House. All 12 of us were very comfortable. The property is close to beach access and a short walk from Siesta Village. Lion room upon leaving had a cockroach. The hotel was still under construction, even though all the other hotels around it were up and going. During the day the pool was never cleaned. Stayed here previously last year and it was perfect, but it seems that it went downhill. Before going this time, I had two plans tripped one in May and one in October. The October trip our flights were changed. I thought the hotel would be more accommodating but because we used booking.com. They refuse to give us any money back, even though their policy on their website is seven days before planned trip . Tried canceling months in advance and they’re keeping the full price of the rooms that was paid over $600 . Do not use booking.com because The property doesn’t agree with booking.com even though they obviously have a standing contract with them. I even offered to pay for one night if they can refund my money seeing it’s in October that we’re traveling. Ringling Brothers does not want to work with their customers and I’ve gone downhill.” Make sure you bring your own toiletries too because another person staying there was getting a hard time getting more than one toilet paper. Bring your own beach chair, chairs, two to stand by the pool because none of that was out either.

We have been traveling to Siesta Key for several years and have stayed in several different beach condos with various property management companies. We have had nothing but exceptional amenities and hospitality on each of our trips, but that was not the case with The Ringling Beach House. We stayed in the Tiger apartment, which sleeps four. The apartment lacked essential supplies such as adequate towels, dish and hand soap, toliet paper, and trash bags. When we asked for additional towels for the four of us staying, we were refused extras and informed the policy was one towel per person only to be changed out after three days. We were also only provided with a roll and a half of toliet paper, and never provided additional rolls despite having requested it, such that we had to purchase our own. The kitchen was not stocked with any dish towels or soap, and only one trash bag was provided. The most disappointing part was the fact that the beach equipment was insufficient and in poor condition. The limited chairs available were rusty, broken, and not even beach chairs, but rather foldable camp chairs. There were also limited beach umbrellas and wagons available, all of which were rusty and unusable. You may consider having an up-to-date tetanus shot if you decide to stay here and use the so-called beach amenities. Overall, the provided amenities completely failed to live up to what is advertised on the website and communicated in booking emails. We will never stay here again under under this current ownership, and I would not recommend The Ringling Beach House as there are several others accomodations on Siesta Key that provide adequate, quality amentities for their guests

First time staying at Siesta Sands Beach Resort. We stayed in 611 and we loved every minute of it. There was only 4 of us but it accommodates more than 4 people. Each room has it's own balcony and a view of the ocean. Each night we were able to watch the Sunset and it was beautiful. Since it has a full kitchen we were able to save some money by staying in a cooking. Very spacious and clean space. The only issue we had was that there was not enough towels and toilet paper. It's only a minute walk from the beach and we have the perfect view of it as well. This unit is a little pricey but if you split it amongst other people it is well worth it.

We thoroughly enjoyed our time at Siesta Sands! Kay was ever so helpful and nice. She really went out of her way for us…. at reservation time and check in time. Our unit was not perfect but nice. The showers could have been cleaned a bit better. We did have a small main issue and it was taken care of immediately. The beach is beautiful and walking to it was not difficult at all as there were pavers from the condo to the beach. Chairs were cheap & easy enough to rent. The attendants were very pleasant and hard working & a wealth of information. We will definitely come back!

We usually go to the goaf side, but because of the hurricane 🌀 we decided to try this place. They had some hurricane 🌀 damage, mainly power 💪 outages. We were on the 6th floor with no elevator. It was repaired and all was good. Not a big fan of the Atlantic Ocean. There was lots of good restaurants🍴 and lots of cool 🏂 shops. Unfortunately we won't be back.

We've loved Siesta Sands for years. Our daughter was married here. This has been the site of our family reunion for so long. The location is perfect. But they are raising the rates so high that we are forced to look elsewhere. Truly disappointed that the price hike is so dramatic.

We spent a week here and it was nice. Location is good, the beach sand is the best around and the facilities are adequate. The pool is small but there are few people so not am issue. They are on top of sanitation for sure. The elevators were disinfected every day. The room smelled clean and disinfected as well. I also liked the no contact check in. Parking was assigned so that's good. Overall a good experience. Now for the negatives. Since these are all individually owned units they are not all the same. Some are nicer than others. We had two units and there was definitely a difference between them so beware. Our TV watching was not great so we basically just used our phones. The refrigerator did not open all the way and the lighting was weak. This was unit 509. The remotes were just some generic one that we didn't like to touch as they looked not great. To me the difference between an ok experience and a great one is in the details. If this unit has been updated and some high hats added I would give it a stronger recommendation. Oh the grill is new and works well. Don't forget your tools. But for the money is not bad. It's not a hotel, is a condo so no maid service, nor restaurants or bars but it didn't pretend to be.

The staff was super friendly and helpful. The amenities were all beautiful and well cared for. And the beach was gorgeous, of course! Can't wait to go back again!

We booked T1201 for it’s beautiful gulf views and spacious unit.. It was by far the best room. But for only 36 hrs out of our 5 night stay. First night AMAZING. But we soon found ourselves miserable in a unit with No AC ! Staff was super nice but couldn’t help us considering the owners didn’t want to purchase a new ac unit which is what it needed. After many attempts to fix with no resolution. We were offered another unit had no other choice but to be downgraded( lower level with a pool view) and moved away from our family and friends that were also on the 12 floor. We tried to make the best of it and moved rooms but felt a little robbed of what we paid for and compared to our families great memories.. Ours was a little more chaotic and not so relaxing.. Definitely not worth what we paid for that specific unit.. Undecided if we will return or recommend 🥹🥹

This place was amazing! There are multiple units to rent in multiple buildings. There are a couple of pools on property, and there is easy access to the beach. They do have chairs and loungers to use on the beach. They also have umbrellas available to rent . Very friendly and accommodating staff. The units are fully furnished and spacious. You do have to bring your own beach towels, but the units are stocked with face, hand, and bath towels.

We have come here for years and it has become progressively less family friendly. On our most recent trip we were accompanied by 100+ high schoolers who left beer/seltzer cans everywhere, peed in the elevator, and overran the pools as this become the gathering spot for the island. The party goers bragged about the lack of enforcement of the bracelet system, prompting this to be the hotel of choice to gather. Police (including helicopter) came to the beach one night at 2A to disperse the crowd. The class of this resort is gone.

I have been coming here for over a decade and have always been happy. Owners seem to maintain units well. Stayed in unit T1201 this year. Every piece of furniture, including the beds, is absolutely worn out. Master bedroom mattress has 2 concave sides where humans have destroyed this mattress. Couches and chairs were awful. This unit needs $20,000 worth of furniture investment. I built a pallet in the living room floor the last 2 nights just for some support.

Our family has been coming to this resort for 39 years, and this past vacation lost all respect for the resort. We stayed here in July and oh my we entered teenage waste land! Hundreds of teens took on the resort and near by and they did nothing to stop the underage drinking or hold the parents accountable. When we complained they told us “well next time just don’t come this week.” …. What? Seriously? As a high school teacher I was appalled they just were letting partying and drinking happen even after an ambulance had to come for a teen.

This is our ninth year staying here, we have always been satisfied. Check in/out process easy and quick. Cost we’re a bit high - we assume it’s an effort to make up for losses from hurricanes- but the location and private beach makes it worthwhile. The unit we were in this year was in very serious need of an update or refresh - the living room furniture was stained and worn out, the bedding in the bedrooms were old. The floors were filthy, but the rest of the unit seemed clean. The kitchen not real well supplied compared to other units we’ve stayed in there. The view and the balcony were stellar. We stay at Jamaica Royale every end of July for a week-long vacation, and it never disappoints. The location is unbeatable two pools and private beach access that makes it feel like our own slice of paradise. No crowds, just pure relaxation and the most beautiful sunsets you can imagine. Yes, it may feel a bit outdated to others but It’s cozy, familiar, and has everything we need. This year, there’s been some renovation work going on due to hurricane damage, so it’s been a bit noisier than usual but it’s understandable, and they’re clearly putting in the effort to keep the place in good shape. All in all, this spot holds a special place. Looking forward to next year already!

We were a little nervous as we have never been to Siesta Key and didn’t know what area or resort to book. We also knew there was still construction from hurricane Milton last year. Jamaica Royale is still working to update and repair units which was nice to see and didn’t cause any disruption to us. The Towers we stayed in were ready to go and no one was working on them that we seen or heard. We stayed in Tower 1 in unit T41. It was the perfect view with the best patio we ever have had at a beach condo. The sunsets are amazing! The furnishings were nice and the beds were very comfortable. We never heard any guest from other rooms and had all the kitchen supplies we needed. The washer and dryer were also very much appreciated. Plenty of room for our family of 5, 3 of them being our kids 15, 20 and 23. The bathrooms could use an update but was not a deal breaker for us. The parking under the unit was awesome too. There is lounge chairs and chairs to use for free at the beach which was super nice. You can rent a canopy or umbrella but we bought a cheap canopy at Walmart for $50 and that was perfect for us. Since we flew we just left it in the closet that had a few other beach supplies for the next person to enjoy. We used one of the 3 pools and it was very nice as well. We will definitely return again. No need to look elsewhere. Thank you for the wonderful Vacation!!

Loudest place I have ever stayed at. Have huge machine doing something on the towers before 8:30 am. Also we’re digging up concrete under tower 1 during our stay. It was very noisy. People spend a lot of money to come here to not be able to relax and it be quiet. Not to mention the lock on our door was very hard to open. Broken light fixtures in the ceiling. There is a lot to be desired for the price of this place. The view and beach are great but there are way better places to stay on siesta key than this.

I would hesitate to recommend this property as we found it! The dead grasses in planters at the front office was the first impression at the office when we arrived. As we continued down the drive the grass and weeds around the Villas were unsightly. That lack of attention to detail continued throughout including the dead cockroaches in the condo and mice droppings in the closet in the kitchen. We understand that bugs and pests can be an issue but housekeeping should have inspected that space on the day of our arrival. The condo was neat and but not clean and fresh. There were multiple burnt out lightbulbs, ceiling fans that rattled and the AC did not cool the second bedroom. It’s like no one from management has eyes on situation. What I will say is The Island House has a wonderful beachfront location with easy access to the water. They provide free chairs however the only downside is you have to drag the chairs out yourself every morning and then a crew comes and hauls them back in BEFORE you can enjoy the sunset of an evening. Such a bummer! Overall we had a wonderful vacation but the quality and service left a negative impression and is reflected in this review.

The place is great but the staff is horrible. They treated me like if I were a prisoner on probation. I called on my way there to let them know the elevator wasn't working bc my daughter got there 1st and their 1st response when I told them the elevator wasn't functioning was well how did your daughter get in. I was flabbergasted. Well, she's staying with me, so she had the code. That is just one incident. They treated us like crap. I've been going there for over 10 years, and the new management that took over is horrible. This place was always a family oriented place, and we were always treated well. Ever since the new people took over, we've been treated like crap. Not going back.

We have been coming to Siesta key since 1982. I was a bit saddening to come this year and see the current condition of many villas that were still recuperating from being slammed by two hurricanes last year. We stayed in 2S and our family also stayed in many other units. Siesta Key and island house had considerably less people this year than previous years. The area where the apartments are at (in island house) have been completely restored especially the landscaping. We loved staying this year and already booked for next year.

The white sand beach and crystal clear ocean right outside your door is like paradise!! The condo is the perfect size and always very clean and comfortable. We love how the village is close and easy to get to for shopping and dinner. There is even a free trolley you can take. Management and maintenance have always been easy to work with and we have our week in 2024 and 2025 already booked. There is a game room and pool that our kids love playing at and even make friends each year. We are counting down until our next vacation!!!

Our stay at Siesta Dunes Condominiums has been absolutely fantastic! The complex boasts a beautiful and cozy atmosphere with its well-maintained grounds. We’ve been enjoying the pool area with comfortable loungers and umbrellas, as well as the relaxing jacuzzi. The outdoor grilling area has been a great spot for dinners under the stars. Additionally, there are lounge chairs available outside the pool area, allowing us to soak up the sun even when not swimming. In the evenings, the streets are beautifully illuminated, creating a lovely ambiance. The convenience of having two access points to the ocean is a major plus. It’s only a five-minute walk to reach the stunning beach with its pristine white sand and warm waters. Siesta Dunes Condominiums have truly provided us with a wonderful beach getaway.

My family and I stayed at Siesta Dunes for the first time this past week. We had a great time, we had two units 2-303 and 2-302. Both units were beautiful, clean and well stocked. We had all ages with us, littles that are 2&5, a 13 year old and adults ranging to 72 years of age and every last one of us enjoyed our stay. The kids loved playing in the pool and ocean. The beach and grounds were gorgeous. We also spent a couple pf evenings grilling at the community grilling area and ate our dinner overlooking the beach/sunset. I wish I had gotten the name of the lady who i dealt with at the front desk, but she was so amazing! I called and asked some questions before our arrival and everyone was so eager to help and very kind. We have already re-booked and can’t wait to come back next year.

Very disappointing experience. Not worth the money you pay! 3 cockroaches in two days inside. I live in Florida there is no excuse. No wifi nor TV in our unit for three days. Basement wasn’t ready so we missed out of our 3rd bedroom and washer dryer; a refund is promised but don’t know how long it will take. And finally the rental office accused us of not returning the fob to the office when we ABSOLUTELY did! Check your cameras! Or are you trying to charge us for the fob? What would I want with your fob!!!? Throughout the years we have stayed here many times, but this was the last drop. Not coming back.

This is the second year my family has stayed at this resort and we have loved the experiences we've had here. The staff is all friendly and courteous. Tori was especially helpful in getting us everything we needed during the week. Townsend was always a pleasant face at the beach. He gave me a refresher course on sailing, and then I was able to take my family out on the water several times during our stay. This place has a fully furnished kitchen, gas and charcoal grills, a pool and hot tub, and a private beach access. They provide chairs, umbrellas, kayaks, paddle boards, beach bikes, a sail boat, and basically everything you need to have a wonderful time. We plan to be here every year.

The beach area was beautiful. That being said, the rest of the Place was extremely unkept and dated. Room smelled like mold, and multiple areas where the walls and ceiling were bubbling from water coming in that is extremely dangerous, especially since we are elderly with health conditions.I was visiting friends and they said that’s kind of how it is around here. I thought they were joking but after them telling me that the walls have been like that for years, and they have said things before, and nothing was ever done it was brushed off like it did not matter. The maintenance guy Clayton was very respectable and understanding, but nothing was still done about it. Basically, if you want to breathe and black mold, this is the place to stay.

Grant it there was a hurricane, but that was many months ago and they still have junk laying all over the place. Midnight Cove is a serene and family-friendly accommodation option, located a short distance from the beach and Siesta Key Watersports. The condos are designed to let in plenty of natural light, with dreamy balconies surrounded by greenery. While some units near the bridge may experience noise disturbances, the beach is perfect for leisurely walks and jogs. Additionally, there are nearby restaurants and golf courses within easy reach.
We have been coming to Midnight Cove for many years. We always come around the 4th of July holiday. We have made so many friends and have built so many memories that will last a lifetime. Our children grew up coming here and now bring their families here. We were heartbroken with the damage the hurricanes had done to our little slice of heaven. This year was different with no pool and the beautiful landscape but it was still our little slice of heaven. Despite the powerful fury of back to back hurricanes the beach remained the same. The staff has done an amazing job, the beach attendants are awesome and even the sweet bunnies have found their way back! We are so thankful to still have a place to come to and look forward to returning next year! Thank you Midnight Cove for working so hard to return the best complex on Siesta Key back to normal!

The property is very well kept. Office staff is nice. Some units sleep six, however when you go to the beach the midnight cove beach attendant is instructed to only give you 4 chairs and one umbrella. So if there are six of you two people will be without a chair and one umbrella is hard with six people. Extra umbrellas are available to rent for $25 a day. We just went and bought a couple at 5 below. Two pools, one on the beach side and one on the bay side. Bayside condos have access to the beach side restroom at the pool. Beach access is gated which helps on keeping non midnight cove renters off of their section of the beach. It really is a nice property. There are grilling stations at both beachside and Bayside properties. Makes it very nice if you want to do some grilling on your own rather than going out to dinner. Very convenient to local establishments such as the daiquiri bar, a little grocery store, boat/wave runner rentals, ice cream parlor, and numerous bars in restaurants. You definitely can get away without a car here. There's a trolley service that will take you up into the village of Siesta key and it's free of charge. I would recommend taking it if you do go because parking is not free and it is hard to come by in the village.

We were staying at Midnight Cove II for three days already and day four were told we are not allowed to sit on their beach chairs for some reason. The board member and general manager told me that I was “lucky enough to have a chair for three days” very rude people, will not rent from midnight cove II or midnight cove I again. Our stay was enjoyable, the staff was helpful, the grounds were well kept. The beach location is perfect. The sand on Siesta Key is second to none. The beach help has chairs and umbrellas for guests with plenty of room for everyone. We used the heated pool with our grandkids and swim in the ocean.

We stayed at The Mermaid, and it was absolutely perfect for my wife and me. The space was large, immaculately clean, and thoughtfully stocked with everything we could possibly need. The pool was a wonderful bonus, perfect for relaxing during breaks from the beach—which is just a short, five-minute walk from the door to the sand! They truly thought of everything for a beach day: towels, a wagon, chairs, umbrella, cooler—you name it, it was provided. Plus, you’re less than a five-minute walk to the Village, and the stroll itself is lovely. The customer service was exceptional. The team stayed in touch before our arrival to ensure we were well-informed, checked in during our stay to make sure everything was perfect, and made us feel genuinely cared for. We couldn’t have asked for more. We’ll definitely be back and have already recommended The Mermaid to friends and family! Thank you Siesta Key Island Rental team for a wonderful experience! If you are looking for the absolute BEST place in Siesta Key to stay…THIS IS IT! Before the trip even began Gabriel was so responsive and helpful to all of my questions. When we arrived at the sweetest bungalow on the street, I knew we were in for such a treat. We had 9 women that stayed at the home and everyone had plenty of room and was very comfortable. The home was deceivingly big! We also rented the cottage and it is absolutely precious! All of the women absolutely adored this place. We walked to coffee in the mornings and the beach was right at the end of the street! It’s in a perfect location! We LOVED the outdoor pool…the home came with beach chairs and the best beach wagon I’ve ever used. When I say the house has everything…I couldn’t think of anything she didn’t think of. And last and most important thing to me is the cleanliness of the home… this house was pristine! Stop scrolling…this is your place!

The location is fantastic. Walking to both beach and Siesta Village was my favorite amenity. Paige was super helpful and responsive. The space was perfect for my visitors during my 3 wk stay. The extra room is TWIN over FULL. NOT twin over QUEEN; IMPORTANT FOR COUPLES STAYING. The key was still “cleaning up” from the hurricane, so some infrastructure issues like cable and “gurgling” toilets and sewer smells including nearby huge puddles when there was rain and when the sprinklers turned on, but hopefully clears up. May be the best of both that I’ve ever eaten and I have eaten a lot of bisque! Prices aren’t cheap but this is a “you get what you pay for” kind of situation. Highly recommended!!

We were greeted and seated immediately. We ordered the Plantains off the Tapas menu. They were served with crispy cancha (corn nuts), chimichurri, and huancaina sauces. I had the Black Mussels for my entrée and my husband had the Diver Sea Scallops. I also ordered a side of Truffle Fries because why not?! Every single dish was delicious!! Our waitress, Monica, was attentive, knowledgeable, warm, and friendly! We will definitely request her again if we ever come back this way. 10/10 recommend!!

The plating was nice, but the garnishes on several plates looked a bit tired and not as fresh as I would have hoped. That slightly took away from the visual appeal of the meal. It was an okay dining experience. Worth a try if you’re nearby and want a casual bite in a nice setting.

We had eaten here during g our last visit to Siesta Key and really enjoyed it so it was an easy decision to go back again for lunch today. It’s normally too hot to eat outside in Florida restaurants in August but due to the large canopy we were able to do so without getting g too hot - the many fans helped! The staff were so friendly and helpful and we were soon sitting down with drinks trying to decide what to eat from the large menu. It was lunch time so we’re looking at sandwiches, burgers etc - we decided on the grouper sandwich and the seared tuna club sandwich with both of us upgrading to the truffle and Parmesan fries. The food was absolutely great - so tasty and the fries were a revelation! Just about the right quantity for lunch so didn’t have a dessert. Happy to come back

The entire staff was, without a doubt, the friendliest and most personable team we encountered on the Key. A massive shout-out needs to go to Kyle, who was a true standout for "adopting" us and taking such good care of us throughout our visits. ​The curated menu is fantastic. I highly recommend the tuna tacoshimi, the mussels, and the rich, delicious lobster bisque. They were all instant favorites. And for drinks, their mai tai is a must-try. The quality of the food combined with the welcoming atmosphere created by the staff makes this place unforgettable. If you’re looking for great dining and even better hospitality in Siesta Key, you have to stop by The Cottage. We can’t wait to return!

My husband and I were in town for a procedure this week. I was CRAVING a seafood boil so I researched and kept going back to the beach club! Went to their sister store across the street and the host Cindy was very bothered when we said that this location turned us away since the kitchen closed soon and so she went over to vouch for us and explained they simply didn’t have the staff to accommodate our large party. We came back the next day for dinner with an even larger party and the same host Cindy and the manager Cody got us right in and the whole establishment took amazing care of us on top of having great drinks and food. Highly recommend this spot the staff go out of their way to take care of you.

Walking by the Beach club around 4pm it just so happened that a bird pooped in my hair on the walk by. I stopped in to clean up and upon exit, Sean handed me a tequila shot and said “you know bird poop is good luck”. It was an unexpected start to an awesome night. First of all, this mall is immaculately clean with tons of natural light flowing through its glass roof. It is a nice space to stroll through both visually and aurally. They have some great art hanging on the walls and there is plenty of parking. I am not sure why malls do not seem to work anymore, with the exception of UTC, this mall and Sarasota Square further south are more than half empty. I was there on a Saturday afternoon two weeks before Christmas and only saw a handful of people. Given how hot and humid it can be in Sarasota for six months every year, one would think a beautifully appointed, clean, air-conditioned mall would be a popular spot, but sadly that's not the case. It would be great to see more local artists using the space. The Players Center Theater moving here is a great idea to start with, even on a temporary basis. Perhaps some thought could even be given to the Sarasota Symphony taking up residence here. It is such a great and convenient location, I hope the owners continue to find creative ways to use the available space.

Mall is sadly all but dead. Few small stores remain. As seems to happen with places like this, homeless are taking over. There is this same creepy guy sits down by Cinebistro every day, "stealing" electricity and wifi playing games on his laptop all day. I really like the direction Sarasota square mall is heading. They are doing a great job in providing space for local artists and restaurants to display their Goods. If you are out and about take time to stroll and enjoy the art work , do some shopping.Catch a movie and a cocktail, check out the new player’s location, grab friends and enjoy a concert , a painting class or challenge someone to a chess match try out the new plant based restaurant Palmer .. Only downside was there were alot of rules and the laundry app you needed to use for doing laundry didn't work so well. The booking sight makes it sound like the washer and dryer are in your room, but they are not. The resort is close to the downtown area. You could walk if you really wanted to.

My family of four (2 adults, 2 children )just left the Palm Bay Club after a wonderful week! We stayed in unit 171. The unit was beautiful, clean, and the perfect location! The property grounds were beautiful and well kept. Our son loved fishing on the adjacent property off the bayside dock. Security staff were very friendly and patrolled around the clock. The check in staff were also wonderful and very helpful. Check in and out was a breeze. The walk to the beach was not bad at all and being September, it was not crowded at all! The resort offers free lounge and beach chairs that were clean and comfortable. We HIGHLY recommend The Palm Bay Club unit 171 and we’ll definitely be back🩵

During our recent visit for a girls trip, we traveled from Wisconsin and experienced a delightful stay at this establishment. Our positive experience began on our first evening when we encountered Joansie making his rounds, which assured us of the safety of our accommodations. The location, whether bayside or Oceanside, was simply stunning, and we found the other guests to be friendly as well. We also had the pleasure of meeting France, who promptly addressed a concern another guest had regarding the hot tub temperature . Our interactions with Tammy Marie and Michelle over the phone were pleasant and accommodating. Overall, our stay was exceptional, and we greatly appreciate the excellent service provided. We stayed there Oct 3-7 2023 for a short girls trip. Our stay was great! Pools were very nice and the condo was nice. The security guys were fabulous they made their presence known and were super friendly! Even saw one of them check on a guy at the pool who had been lying down there sleeping for a long time...brought him a bottle of cold water. I felt very safe even on the beach at night. If I had to find one thing wrong, the only thing was that my bedroom window would not open, which was a little disappointing because I would have liked to hear the ocean and get the fresh breeze at night. But other then that everything was fabulous, we would definitely come back and stay there again!

The beach is amazing and the accommodations in the tower are very nice. The views of the Gulf are beautiful and relaxing and accessing the beach is as easy as walking out the door. Beach chairs are provided and this year they hired someone to get the chairs down to the water for us. It was a nice touch. We've stayed on the both the north and south sides of the building. You get sunsets on the north side, but there are also buildings in your view. There is less privacy. The south side seemed more private and had a better view. We looked down on the building entrance from our open patio. Unfortunately, we won't be back. The packs of teenagers screaming on the beach at night was annoying, but it was worse inside the Towers. Kids were running though the halls, screaming and yelling, and a lady told us they entered her family's room in the middle of night while they were sleeping (forgot to lock the door). One morning we discovered our car had been puked on. Security is on call 24 hours and they did what they could, but having to call them at 1am after being awakened by kids yelling outside my room door is not my idea of vacation. I would not recommend going during spring break.

If I could give Hyatt Vacation Club negative stars, I would. This is not a vacation club – it’s a trap built on misleading promises and fine print that you only uncover after you've signed on the dotted line. When I attended their sales presentation, I was told I’d be purchasing “flexible, luxury vacation options” with “access to top-tier properties” around the world. What they don’t tell you is that availability is a nightmare, booking windows are ridiculously tight, and the properties they showcase are rarely, if ever, open to Club members. It feels like a bait-and-switch. You’re sold a dream – then handed a long list of restrictions, fees, and black-out dates. Hyatt Vacation Club heavily implies this is a good “investment.” Let me be clear: this is not an investment – it's a long-term liability. Not only do you pay a huge upfront cost, but you’re also hit with increasing annual maintenance fees, special assessments, and constant “upgrades” they try to push on you, all while your supposed “vacation flexibility” dwindles. Customer service after the sale is abysmal. Once they have your money, good luck getting anyone to help you. Canceling or selling your membership is nearly impossible, and resale values are a fraction of what you paid – assuming you can even find a buyer. I feel completely misled by Hyatt Vacation Club’s sales team and marketing. They prey on people’s dreams of luxury vacations and deliver an overpriced, overcomplicated point system that benefits them far more than the customers. Avoid this timeshare scheme at all costs. It’s the travel industry’s version of quicksand: expensive, frustrating, and nearly impossible to get out of once you’re in.

While some things about this place scream elegant upscale resort, like subzero refrigerators and wolf ovens, spacious accommodations, and beautifully arranged bathrooms, everything else is subpar. Receptionists and workers barely speak English, rarely respond to any needs adequately, and maintenance on the facility and outdoor beach and equipment is nonexistent. From one year to the next (2024 - 2025) two kayaks broke and one is barely holding together. Instead of fixing or replacing they simply tell the customers they can’t use them while charging 1k a night. Receptionist refused to find me a small screwdriver for kids toys, and the outdoor lawn chairs by the pool have seen better days. Everything here is cheaply held together. There have got to be better accommodations at this price.

I am writing to formally lodge a complaint regarding my recent experience at your property, which is advertised as a luxury 4-star resort. Unfortunately, the conditions upon arrival were completely unacceptable, and my family and I were unable to proceed with our stay despite already paying approximately $4,000. When we attempted to check in, we were met with loud ongoing construction in the lobby. While waiting, another guest—who was pregnant and visibly upset—was crying at the front desk, saying that her family had been unable to sleep for three nights due to the noise. Despite this, we were told our room was not ready and were advised to wait at the beach. However, access to the beach was blocked by construction, forcing us to walk a long detour. When we finally arrived, we found broken beach chairs, no towels, and no service whatsoever. The pool area was also in terrible condition, with very limited service at the small bar and few available beverages. These conditions were nowhere near the standard expected of a 4-star resort. Given these circumstances, we felt it was impossible to stay and made the difficult decision to leave with our family of five before even checking into our room. Despite this, management refused to issue compensation and instead told us to wait an hour in the lobby before informing us that the matter would not be addressed until “next week”—during a holiday weekend, no less. This place says it’s a “4-5” star hotel which is a COMPLETE LIE. It was nothing but disgusting: People wise, room wise, and employee wise. They were doing construction and there was so much dust and noise other people and I had to leave the rooms. There was multiple people complaining when i arrived. This poor pregnant lady with 3 kids couldn’t sleep because of how loud the construction was and they did not want to accommodate for her. I immediately left the hotel the second I got there. Review Title: Dishonest & Misleading – Lost $3,830.29! This hotel is a scam. I tried booking two rooms — after booking the first, the second was no longer available. I immediately called the hotel and was told by their staff that I could cancel. What they did NOT tell me is that they would charge the entire amount of $3,830.29 as a so-called “cancellation fee.” This is nothing short of dishonest and deceptive business practice. No hotel should mislead guests over the phone and then hide behind “policy” to steal thousands of dollars. Had the staff been upfront, I never would have agreed to cancel. If you value transparency, fairness, and honesty, stay far away from this property. They prey on customers, and I will be filing complaints with consumer protection agencies. Avoid this hotel at all costs.

We have been visiting Casablanca for about 30 years; but unfortunately the villas are very nasty… there’s dust everywhere… i found a wet bath towel inside a closet, a bra behind a dresser and I had to sweep the entire villa because it was full of sand… dining room chairs full of dust; trash garbage nasty….don’t attempt in to look below the beds… remote control, bulbs, lamp shades; fridge, blinds… everything is full of dust… everey item I touch is full of dust… So sad that every year we have to deal with this…and the worst…. Office is not open on Sundays; so nobody to resolve my issue in a Sunday checking in… nobody answered; nobody to contact in an emergency case… I think it is not fair to wait until the following day and spent the night in this nasty villa…this is a terrible disrespect for a guest, don’t forget they charge you a cleaning fee… are they stolen our money? So frustrated and with all my sadness thinking in to find a better place for the next summer RELAXATION 🥴😏😡

Villa D-13: The villa was generally clean and tidy and a perfect amount of space for 4 people on vacation. The amenities were good (fully stocked kitchen, towels, beach towels), but we washed all dishes and pans before using them to be thorough. There is no laundry in this unit. The laundromat for all villas is located near the front office (coin operated). The bathrooms were beautifully redone and very spacious, the bedrooms had a lot of space with nice closets, and the outdoor patio was a great space to dry out beach towels overnight or sit with morning coffee/tea. My only complaint was the mattress in the master bedroom. It was a VERY dense memory foam and was very very hard. I did not like the mattress at all, but that's my personal preference. The beds in the second bedroom had different mattresses. The walk to the beach was only 5 minutes, through the apartment building breezeway, which was very convenient. It was easy to walk back to the villa for a quick lunch or to cool off in the AC and get back to the beach quickly. Overall, it was a great place, and I would recommend Casa Blanca for a stay at Siesta Key.

Was an amazing place to stay. It was perfect and a safe area for our kids. Maintenance was great the security guys are the best and were there 24 hours. Everything was perfect except the office lady inside. She was rude and made you feel extremely unwelcome. Our villa was so beautiful inside and you knew you were at the beach. I recommend you look at pics of the villa you want to stay in, because they are owned by different people. So every villa is going to be different inside.

The sand is like snow and is raked everyday. These rooms are rented often so they need updating. Furniture needs to be replaced. You can find mold in the bathrooms. Area rugs have visible wear so they don't clean up well. These are mostly weekly rentals so it must be hard to keep up with maintenance. How do I get to 3 Stars? If you love the beach and that is your main objective you might be happy here. Its a friendly atmosphere.

Wonderful Stay at Sea Shell – Unit 509 I had a wonderful stay at Sea Shell. While the exterior of the building looks a bit dated, I was pleasantly surprised once I stepped into apartment 509. The unit was clean, comfortable, and well-equipped, making it easy to relax and enjoy our time. Pros: • The apartment is just a short walk from the beach, which was incredibly convenient. • Inside the unit, the temperature was kept at a perfect 72°F, and it always felt comfortable. • The location is great, close to shops and restaurants, but still peaceful and relaxing. • Overall, the apartment was cozy and provided everything we needed for a great stay. Cons: • The beds in the first bedroom were quite uncomfortable and could use an upgrade. • There was a noticeable musty smell in the apartment, likely due to humidity. Despite those small issues, everything else was very good, and I would definitely return in the future. Sea Shell offers a great beach getaway!

The office personnel were super friendly and helpful. We stayed in until 403 the unit was clean. The bed in the master bedroom was comfortable but the beds in the second bedroom were not comfortable and the sheets felt like paper. We were disappointed in the fact that the beds did not have spare sheets. The unit was not toddler friendly due to the glass table and glass end table. Lack of rugs throughout the condo led to a lot of sand throughout the condo that was hard to clean up. We have stayed at Sea Shell many times in the past but this was our first time staying with a toddler and this was the worst experience we have had in terms of a “family friendly experience”. Other visitors were so loud we had to buy box fans in our to sleep at night. I would highly recommend box fans being provided in the unit. You cannot beat the location but due to the noise I’m indifferent about saying here again.

The place honestly is a dump. Our toilet in master bedroom did not work for the first three days, despite attempts to contact maintenance. The kitchen sink leaked all over the kitchen floor leaving us unable to use the sink for days. Minimal accommodations, no extra sheets, blankets etc. mismatched furniture in the living room. The layout of the condo is very enclosed making it feel very cramped. The pool gets sun from 1130am to 2pm. Please see pictures of pool taken at noon and 245pm. Pool closes at dusk and there is no hot tub. Don’t waste you money or your time. We spent 1800$ for 5 nights and were told no refunds despite the broken facilities. Read the fine print. Parking does not accommodate a truck. The parking clearance is too low to park a full size truck. So u need to park elsewhere. Waiting for the condo to reply, as they have to all the negative reviews, that they have no record of our reservations.

We stayed in a Condo within walking distance of the Siesta Key Village. It was fabulous!!! The condo was incredibly clean when we arrived and so spacious and welcoming! We had a nice partial view of the beach and we could walk right out there. They provided chairs, a cooler, and a wagon, which allowed us to easily get to and stay on the gorgeous beach. There was also a nice pool on the property. The office staff were very kind and helpful, allowing us an early check-in. We definitely recommend!

Not exactly the high end property that I paid for. Definitely should’ve came with a warning that it wasn’t up to par and the price should’ve been discounted. Management’s was terrible. Door code didn’t work and we were left with not being able to secure the home when we left until day 7 of 9, pool wasn’t cleaned until day 4 of 9. We weren’t able to access the roof area since the glass door was broken with an attempt to cover it with a piece of plywood that wasn’t secured and banged during the wind, also not fixed until day 7 of 9. The lower level was very musty and the lanai area was dirty.

iTrip Vacations Siesta Key (Sarasota-Venice) offers an excellent experience for families visiting the area. The condo is accurately described and communication from booking to stay is smooth. Although there was an issue with the washer, the staff handled it well by personally washing and drying clothes for guests. The private beach at Crescent Beach in Siesta Key is wonderful, providing a great vacation spot. Booking through iTrip also saves money on rental fees and offers discounts on local activities.
The ladies at iTrip Sarasota were very informative and helpful before and throughout our stay. I wouldn't hesitate to use them again. However, the owner of the condo allowed a real estate agent access without notice to either iTrip or us. They just came right in using the door code the owner provided. There was also a backup of the kitchen sink which prevented use of the sink, dishwasher and washer for nearly two days. Both these incidents the iTrip team responded to very quickly and did what they could keeping us informed.

Location, location, location! It doesn't get any better than Crystal Sands on Siesta Key Beach. The villa is clean, spacious, secure and very comfortable. It felt like home after a couple days and it was very painful to leave. A couple things to note. Parking in front of some of the villa's and the garages are quite tight. Get a very compact car if you will be parking there. The general parking area is fine for all size vehicles. A few things that can be improved is things like grab bars for seniors. The secondary bathroom could do with an upgrade, toilet and shower. A few issues came up and property management took care of them pretty quickly and they were easy to contact via email or phone. Great stay at Crescent Beach in Siesta Key. It was easy to book and smooth email communication with iTrip. Also saved $$$ on rental fees. They give discounts on local activities and we took them up on their offer with a free ticket, booking a morning Mimosa Dolphin tour. We tried to book a double kayak eco tour since one of us is older, but their discount only covered a free single kayak rental. Checkout was really easy, didn’t have to do a bunch of laundry or wait for dishes to dry to be put away. I will book again with iTrip over bigger rental companies from now on when visiting Siesta Key. Thank you, really impressed my older aunt who has spent years traveling.

This was our first time in Siesta Key and we could not be more pleased with the accommodations iTrip Vacations provided. There was comfortable sleeping arrangements for everyone, plenty of divided space for privacy and relaxation, and a lovely lanai to enjoy mornings. A super quick walk down to the clubhouse, pool, hot tub and beach. The security and staff were awesome. We stayed around Christmas time and the property was one of the few we saw decorated. The palm trees lit up with Christmas lights lining the driveway made our kids feel a little more “Christmasy” away from home. Good news — Santa can still find you in Siesta Key! Great location right on a beach. To rent an umbrella is $20 a day and no longer $15 like the condo owner listed on the information paper. We have 2 huge cockroaches crawled into the condo we were renting on a 7th floor. No idea how they ended up inside but I guess it’s one of the normal things on a Florida beach condo. The elevator in north building needs a maintenance, it’s seems to stock sometimes and shakes few inches up and down when stops.

I am honestly disappointed with what we had to deal with while staying here. We were in unit 304N, walked into a disaster, dirty bathrooms, sand all over the couch, and old food under the coffee table. We spent the first day of our vacation cleaning our unit only to find old moldy food in the pantry, a very slim picking of old rusty kitchen utensils, and the cabinets not only were disgusting inside the doors didn’t close, we had to tie them shut with shoe laces. The entire unit smelled of mold and mildew which we later found mold in the showers and again in the pantry. To make this stay even better, the outlets were so beat that the charging blocks wouldn’t stay in which caused a power surge and fried all over our phone charges and took a phone battery with it. We had family staying in unit 704S, the second day we were there it started raining and the roof was leaking, which went all over the bed. Not only did they not care about the leak my aunt had asked to be notified when someone was coming to the unit to fix the leak, hence her having young children who were up there, she was not notified and a bunch of full grown men just walked into the unit while her 12year old was in the shower. Like seriously and when she called to tell the owner he said he does not care and the men can come up whenever they want hence them having to code. not to mention crescent arms decided to call the day before we left to go home to offer to come out the room back together. Now wouldn’t they want to do that the day they fixed the leak which was Tuesday and not call Friday afternoon… who knows. Crescent Arms staff is extremely unprofessional, and over all a dump. I don’t know who the owners are of 304N are but that place is not rentable. I would love to have a health inspector come in a check it out because it would not place not even by the slightest.

Mostly nice but do your research on the units to set your expectations as they vary wildly in condition. We would pay more to stay in a unit that didn't feel beat down and I wish there were more nice ones! I hope the unit owners take that to heart if they want this place to survive long term. I think the beach attendant really needs to pay more attention to the groups who come down first thing and put a lanyard on a chair set, only to mosey down a few hours later. We have stayed in various units at House of the Sun over a number of years and not one has ever been a disappointment. There are some more updated than others, but all are clean and comfortable. The staff is unbeatable! I hate to give such a good review and have the place booked so heavily that I have trouble booking our unit each time. LOL However, i can't complain when 3 of my friends have already booked units to give the place a try. Thank you to the staff.

A short walk down the boardwalk and you are at the beach. We have been trying for years to buy another 2 weeks at the same time of year, but sales are rare. You can make your own conclusions from that. Some owners will rent out their units, so it is possible to stay here without the time share obligation.

Management is not aware of ADA rules when it comes to service animals. Very hostile and inappropriate . We filed a complaint with the proper authorities and attorney. Hopefully they will be educated or learn the correct regulations for future guests. I may suggest another location so vacation can be enjoyed. Beautiful property such a disappointment.

Beautiful location, but the condos feel like hospital rooms. The owners are cheap and don't care anymore, and the recent redecoration shows this. Everything is plain white semigloss with no warmth or personality. We'll be selling our timeshare weeks very soon.

It was a very nice location, the place is very clean and maintained although it needs to be updated. But here are the things we did not like: Management (Doug) is very rude and seems to have an issue with women (and non-owners). The chairs and rental umbrellas are only available during office hours and the rules pertaining to chairs are confusing, the check-in time frame is only 2 hours on Saturday so If you have a question or an issue they are not back until Monday. Because we are women staying there, they were adamant about not using hair dryers, hair straighteners, or even heavy cooking due to very sensitive smoke alarms. They even tried to scare us with a $250 alarm fee if they went off. I would only stay here if there was nothing else available in siesta key.

We were thrilled with this hotel and the staff! We had a suite, and there was plenty of room for us! It had two bathrooms and a kitchen (we didn’t cook) with a large fridge, and oven, a microwave, and all cooking utensils! The pool was clean with plenty of chairs and two outside showers. A beach cart with chairs and a cooler (ice machine on property too) is provided for each room! Also, the beach is accessible from this street (only a block away), there are bars and restaurants well within walking distance, and the free trolley and Frog (works for tips) run frequently to get you to the other end of the key for even more dining and shoppping! We will definitely be back!! We just left and we will be happy to patron this hotel again!!! THRILLED at this experience!

I rarely leave negative reviews, but my experience at this hotel was incredibly disappointing and lacked even the most basic hospitality. I had booked a week-long stay and reached out to extend my reservation and upgrade to a larger room so my elderly parents could visit without having to drive three hours at night. It took three phone calls to their emergency number/the only number as per the reservation confirmation - and an entire week just to get a call back which was already very concerning. Imagine being on the property with no front desk or management available in case of an emergency. That alone should have been a red flag. When I finally spoke with Janna, the owner, I explained the situation clearly, but instead of understanding or support, I was met with audible sighs and what felt like total frustration. It was as if my request was too much to handle. She even suggested I try a nearby hotel instead, saying it would be “easier for everyone.” Ironically, I’m actually glad it happened—because I did make a new reservation at a nearby hotel (a lil less expensive, five star review, two pools and on site staff) and when I called, I was greeted with warmth, kindness, and the kind of hospitality every guest deserves. I’ll be reviewing that stay once it’s complete, but I can already say the experience feels like night and day. Hospitality should be about making people feel welcome and cared for. Sadly, that was completely missing here. I would not recommend this place if you value communication, flexibility, or basic customer care or feeling safe since the have no front desk or emergency contact.

I would like to start off my commending the manager of this property and the Capri, Janna who was a pleasure to work with at every point in our booking process. When we booked she answered all of our questions promptly and helped us choose these two properties for our wedding party and guests to stay at on Siesta Key for our ceremony. Unfortunately historic rain on the key flooded the area the week of our wedding and many in our party had to relocate to different hotels due to this, and Janna was very straightforward and communicative, kind and understanding. She was 100% on it while also dealing with current guest issues due to the flooding. We were out a bridal suite the day of our wedding for the girls to get ready and she was able to rebook us for the night and was extremely kind. The room we stayed in was spacious and very clean! The bed was comfortable and there was an nice walk in closet. The kitchen is well equipped and the proximity to Crescent Beach is amazingly convenient. Although we planned on staying longer, mother nature had other plans! We would definitely return here to stay in the future, and want to commend Janna and Chloe for their excellent customer service and human kindness. 10/10

Terrible customer service, awful parking lot, & nothing was made easy even though i spent close to 700$ for one night on my girlfriends birthday. Didnt even stay because they wouldnt let me check in & even if they would once seeing the place, not even close to worth the money. The part of the beach they have behind is dirty, and they sold the room that we reserved so they had to give us another room on a lower floor with a 25$ comp. Yeah, a 3.75% discount. Woohoo. We enjoyed a lot our stay at Twin Palms at Siesta. The location and proximity to the world-renowned Siesta Key beach is very convenient. The self service from check in to check out is amazing. Generous amounts of amenities (like bath towels, beach towels, toiletries, coffee, tea, ice, cooler, beach umbrella) were provided. The pool was warm and clean. The parking space provided matches the apartment number. All in all, we did not have to call anybody except for checking in and checking out. We will come back again if ever we are in Sarasota. The check in is very easy (check your email before arrival and you can find all the useful information). Very pleasant atmosphere and very quiet. The pool is the perfect size for the number of rooms! You are really close to the white beach 🏝️ where you can bring your own stuff (available at your room) The rooms are spacious with well equipped kitchen and you will find everything you need for your holidays. You have also towels for the bathroom and extra for the pool! Everything looks nice and clean! And you will fill as you are in your holidays home! Also if there is not an “office-reception” in place there is a number to call for any needs. A special thank you to Janna, she came daily around the resort asking for feedback and she really helped us with our requests and gave us additional information! I’ll recommend this place and we will definitely come back!!! This was our last day stay in Florida and I’m glad we spent these last couple of days in this place!

We recently stayed at Siesta Royale Condos (Unit 12) and while the condo itself was nice and clean, the experience was completely soured by the property manager's appalling rude behavior. Despite the complex being nearly empty due to the scorching heat, our group was treated as if we were intruding. The property manager's hostility was shocking, especially considering the time of year and the difficulty in filling units. The location was perfect, but her attitude made our stay incredibly unpleasant. We will definitely not be returning to Siesta Royale Condos in the future and would advise others to proceed with caution.

This is my second year staying at Siesta Royale and we will NOT be coming back. The rooms and hotels are very nice, but I unfortunately can not say the same about management . Our experience the previous year was excellent (except for a bedbug incident), therefore, we rebooked here this year in the exact same room. However, this year was the worst experience possible. Their customer service, especially the manager and her husband, deserves 0 stars. I have never received such rude service from any hotel staff, especially a manager. From the first night all the way till the morning we left, they not only threatened us but also, yelled at us while we were getting in the car. They were extremely aggressive and getting in our faces, including two teenage girls they had no right to scream at. It is astonishing that such bitter, viscous people are in charge of this establishment. Spamming our phones, screaming at two teenage girls, and showing up to our door at 11:30 am to wake us up and threaten us with punishment for breaking rules that did not exist in the binder that was given to us. Do not stay here unless you want to be scared to return to your room at the end of the day and be verbally harassed on your way out.

I have stayed at Siesta Royale in the past and had always had a good experience. I stayed for one week at the establishment this time. Our room had (questionable) bird feathers under all furniture pieces, but besides that the room itself was okay. However, the management completely ruined our trip. They threatened us with “kicking us out and calling the sheriff” after we received a noise complaint. That may seem understandable, however she then said that we “could not host gatherings” and that it was “in the rule book.” So of course, after she leaves, I check the rule book labeled “UPDATED.” And low and behold, nothing at all about gatherings. To respect what she told us, we did not host anymore gatherings. However, throughout the ENTIRE WEEK, there were many families who were also hosting gatherings that were plenty loud (not sure if they got threatened afterwards too). Lastly, on our way out, we we’re cleaning up the room (mopping floors, doing dishes, etc..) and on our way out, the manager’s husband told us that we were “super rude for running late,” that we “had to get out now,” and to “never come back.” He was EXTREMELY aggressive and the tone in which he used with me and my family was incredibly uncalled for. I have never had any problems in my past visits, but this one had to have been the worst experience I’ve ever had at a hotel. Siesta Royale, you have lost a customer.

You're paying to have access to their private beach. Each unit is privately owned, so each is decorated differently. I have stayed in Unit 5 the last 4 years and always found a roach or three crawling around the utensil drawers and/or the oven. It's not the cleanest or the best decorated, but the view of the beach and Gulf is great.

Visited in late November 2016, Ocean front apartment. It has been about 5 years since we stayed here. Doubt if we will return to this facility, nearly all ocean front lodging is old, on Siesta Key, but most have been updated. Our unit was not updated and the entire facility needs updating in our opinion. Too numerous to mention the issues regarding our unit, the staff is pleasant as was the beach, we rate the facility as a C minus. We believe our money would be better spent at another lodging facility at Siesta Key.

Harbor Towers Yacht & Racquet Club is a well-maintained property located in an excellent spot, just a ten-minute walk from the beach and halfway between the Village and southside restaurants. The units are clean and well-kept, with various amenities such as pools, patio, grilling area, fitness room, sauna, activities room with piano and pool table, tennis court, marina and more. Some guests have noted that the units are updated with new furniture and fixtures.
My husband and I had a relaxing visit to Siesta Key. The condo was outfitted with just about everything you would need for the beach. We loved waking up and going down to the intercostal with our first cup of coffee. Of course, you walk a lot on Siesta Key, and having the trolley really helps. The most memorable part of our trip was the opportunity to do a beach walk each day. The pool at the condo was inviting, everyone was friendly, they even had a happy hour event that we joined in on. Be sure to buy fish at the local market and grill out one night, there is nothing like fresh fish on your vacay! Thank you to all of the staff at HTY&RC!

Location and layout of unit was good. Floors were dirty. Cleaned them several times by sweeping and swiffer. Garbage disposal didn't work so initially had to plunge stopped up kitchen sink. Toaster was dangerous- caught bread and bagels on fire. Wife did not like master mattress- hurt her back. On last morning, a geyser of water started on patio - smelled like sewage- glad we were getting ready to leave. On top of this, weather was terrible- not facility fault.

We rented a condo for three weeks on the second floor. It’s only a 10 minute walk SK beach, less than 10 minutes to drive to Turtles beach. So nice to sit by the pool or sit by the gazebo on benches or lounge chairs and watch boats and dolphins. The condo was on the North side so we didn’t get Sun, didn’t use the screened in porch because it was always chilly, no sun. Also, those who are owners of these condos please leave a few cupboards open so those who are renting can put their groceries in them. Same for bathrooms. Leave room for renters to put their hair products etc. in drawers. Condo was lovely, had a great time.

This was our fifth year staying at Harbor Towers. The location of the property is excellent. Ten-minute walk to the beach, and it is located approximately halfway between the Village and the restaurants to the south. My wife enjoys getting sun and watching the boats by the intracoastal. The property is well kept and extremely clean. There are many amenities available. We particularly enjoy the patio and grilling area near the pools. Most of all, the staff is fantastic! Already booked for next year.

We enjoyed our stay very much. The 7 th floor view over the coast was beautiful. I liked having the separation for the lani but the lani light and fan was not working. Plenty of towels and beach chairs. Very well equipped. Some suggestions would be a lamp near the couch to read by. Update the linens. The floors were not clean when we arrived but heard a new cleaning staff was hired. We hope to have this unit again next year.

I rented unit 611 for 2 weeks while I was down there restoring my townhouse flooded by the hurricane. The unit was just okay very musty 2nd bedroom and the sheets and towels were old and nothing matched. The worst of it though was we were without a working refrigerator for a week. I found out the owner was aware of the situation and never followed up to make sure it was working before we checked in. Absolutely unexceptable!. We lived out of our cooler for a week. They said they would compensate me and as of yet, nothing. They won't even return my phone calls. Again unexceptable! Very poorly run management.

This is the best location on the entire beach. It’s very private because there is no parking lot nearby so the only people on this section of the beach are people who can walk from the homes around this area. And with Tivoli having a private gate and path to the beach, it makes it extremely accessible and sparsely populated. Wesley, the on-site manager is extremely helpful and open to suggestions. Our particular unit 407 was recently updated, but needs some further decorating as it is rather stark. It needs some items like placemats, better knives, a doormat, and end tables for the couch. A few area rugs would be nice. The couch and mattresses are very comfortable. The view of the beach is fabulous. The pool is very clean. We’ll be back!

My family spent last week at Tivoli by the Sea, and it was fantastic. The communication with the office manager, Wesley, was excellent before and during our stay. The check-in process was very easy after a long day of travel. Tivoli's location is perfect. You have easy access to a private beach which is much less crowded than other areas of the beach. You are also within walking distance of Siesta Key Village's shops and restaurants. The condo easily accommodated my family of four. The living area was cozy, and kitchen fully equipped for the meals we wanted to make at the condo during the week. Our favorite spot was the balcony with beautiful ocean views. We had a wonderful week and already booked for next year!

We've stayed at Tivoli two times over the last year and loved every minute of both trips, one in October and most recently over the 4th. The amenities are great (pool, tennis court, putt putt, rec room, grills) and the staff is GREAT. The location is perfect right in between the public beach and the village and there is private access to the beach in front of the building. Views from the 5th and 6th floors are beautiful. Unit 503 was a little dated, but was clean and comfortable which fit our needs as we spent most of the time at the beach or pool. We've stayed in many different areas of the Key and all types of units (homes, condos, etc.) over the years and definitely appreciate Tivoli the most.

A beautiful resort just a few steps from Crescent Beach, the Siesta Key Inn offers condo-type units with kitchens & free WiFi. The resort features a heated pool and hot tub, as well as a tropical garden and BBQ grills.
We loved staying at this beautiful condo! Communication from the beginning was great- from the detailed initial response to the check-in and check-out process. We can't say enough about how this family treats their guests. We loved the personal touches they provided. I had emailed before arriving to ask if there was a fan in the unit and she went out of her way to leave a box fan for me! I was extremely impressed with how well stocked the kitchen was with ALL the cookware, utensils, etc. to spices and cleaning products. Having our own laundry there in the condo was a huge bonus, and not something we have had anywhere else. Pineapple Palms was beautifully decorated and so clean, comfortable, and inviting. We happen to love landscaping and really enjoyed the gorgeous pool area and plants. The short walk to the beach was very convenient (as well as Siesta Creamery!). We took their suggestions and visited Turtle Beach, Marina Jacks, and the other delicious restaurants in the area. I felt safe walking around and truly enjoyed our first time at Siesta Key. We felt it was a perfect blend of family owned touches, from the towel service/beach chairs/cooler/umbrella to having a staffed office! Thank you for providing so many amenities (they even provide shampoo/conditioner/lotion/soap!) We both felt it helped so much by saving room in our suitcases and we didn't have to run out and purchase things we may have forgotten. We hope to return in the future!

This was my first time staying at Siesta Key Inn and my first time to Siesta Key. I couldn’t have picked a better resort to stay at. The location at the South end of Siesta Key was perfect as you were away from most all of the hustle and bustle from the main part of town. But you could still drive or take the trolley up into town when needed. It was quiet, relaxing and low key and the rooms were very clean and well-kept and set up. Me and my two daughters loved it. We were close to the beach, and the friendly staff were very helpful with any questions you might have. The restaurants and shops nearby were nice and convenient. The rooms were nicely decorated. And the pictures of the rooms on their website are real, what you see is what you get. All beach equipment was provided, umbrella, chairs, etc. The water at the beach was a nice color and the sand was a powdery, sugary soft white. Would highly recommend and would definitely go back. It’s a very quaint and quiet little place, a hidden gem.

Awesome stay!!! The accommodations were great, you could tell the owners had great attention to detail. Everything was so nice, even down to the cooking utensils and appliances...(they even left a complimentary bottle of wine). They seemed to think of everything you would need to just be able to walk in and live for the duration of your stay. There was plenty of room and the beds and pillows were quality and very comfortable. Unit was so quaint, clean and up to date. We loved the pool area, plenty of lounging areas and the hot tub was the best. Another added perk was it's location to the beach, which was a 2 min. walk. A nicely appointed condo with a 3 minute walk to the beach. A cart is provided that has 2 beach chairs, an umbrella, and several toy shovels. The pool area is a little oasis unto itself. Management gives you very detailed check-in and out instructions, so we never needed assistance. The ONLY draw backs to the place are some traffic noise when you're outside, and noise from upstairs neighbors scooting chairs on the tile floors, etc. We wiould definitely stay there again.

Can't Imagine any place on the Key being better! These condos are perfect. Incredibly clean and homey. Modern appliances yet a cozy, comfortable feel. It had all the amenities needed to make our stay perfect right down to the very small details. They thought of everything. The beds were extremely comfortable. The grounds are beautiful and the shady pool was the perfect way cool off after full days of fun in the sun. Being at the southern end it's away from the hustle & bustle of the village, but we found several great restaurants and shops very close within walking distance. I cannot say enough about the owners and staff. Really first class. Very accommodating and helpful. After an awesome week stay we had trouble with our flights. Mary Ann saved the day and was able to book us into another unit for a couple of nights. She really went above and beyond to get us taken care of seamlessly. I won't stay anywhere else when we return to Siesta Key. Truly a hidden gem!

Siesta Key Inn was beautiful, quiet, and relaxing. The condos were beachy, clean, and cozy. We loved that there were appliances such as washer and dryer, stove, oven, microwave, refrigerator, freezer, iron and ironing board, and a blender. The condo also had all the things you need to cook or do laundry. The condo was super close to the beach and lots of great restaurants. We loved that we could park our car right in front of our condo. The pool and grill area were private, the balcony had a fan to keep you cool, and there was a spa tub in the shower. We saw Mary Ann swapping out towels for guests every afternoon, and she was so sweet to talk to. She would surely be available if you ever had an issue you wanted to discuss (which I'm sure you never would). We could go on and on forever. We had the best honeymoon ever and want to go back ASAP!

Our rental was absolutely top notch clean and very accommodating with supplies, beach chairs, towels, etc. The hospitality was the best we have ever had. The landscaping was beautiful and we felt as if we were on a remote island when dining on our patio. Everyone was so happy and friendly and we felt part of a new family. For our perfect beach-side wedding, I wouldn’t change a thing! We rented out the Seahorse and the Sandcastle which included a pool, firepit, and perfect views of nightly sunsets. The sand here is beautiful and white-every picture on my wedding day came out just as I imagined. We rented a large vaulted tent with lights streaming inside and there was room to spare. We are hoping to return sometime soon-all 57 of our guests loved it here and we even convinced another bride to get married here after she saw our wedding!

We will certainly return next year for our vacation. Maria, Steve and Brad were great hosts! We were there just 3 weeks after the second hurricane went through. They had our cottage all cleaned up and ready to go. Great place, great location and wonderful people to deal with.

Location is amazing. Close to beach and siesta key village but the pink mango cottage is super outdated, tiny and has lots of bugs. The location is berry tropical but there should not be roaches in the kitchen. Also my car is still full of ants on the outside even a day later. Maybe ok for college kids looking for a cheap place to stay but not very comfortable for a family to stay in. There are no good amenities and you have to provide your own trash bags and kitchen sponges.

Stayed for a week in cute yellow cottage. Everything you could possibly need, is provided. Blender, juicer, toaster, fully equipped kitchen, grill, hammock, beach chairs, sun umbrellas, hairdryer, hangers, dishwasher, washer and dryer on site, and more. The owners were outstanding! Helpful and unobtrusive. Michael made sure we had everything we needed and went out of his way to be helpful. We enjoyed grilling out one night and dining on the private patio. My only complaint is I had leave to go back home! I especially liked the fact we had 2 private parking spaces right in front of our cottage. The village is a 3 minute walk away where you'll find all sorts of top notched dining and drinking establishments. The beach is a 5 minute walk to the water. Beautiful turquoise sea and sugar like sands. Definitely would recommend this quiet, cozy, romantic, clean, safe place. I am planning my next trip back.

We visited here in 2021 and loved this place. It's not right on the beach, but you can go up to the top deck and view the ocean. The beaches are clean with pure white sand and calm blue water. The Siesta Sunset Royale was the perfect destination for my girlfriend and I! We stayed in a well-furnished studio that had plenty of space to live in. The pool area and jacuzzi was perfect for late night hangouts or post beach swimming to cool off! The location of this hotel was amazing as well! A quick 2 minute walk and you were on the sandy pathway towards the beautiful beach. If you walked from the opposite way of the beach, a swift 5 minutes and you would be in the heart of the town on Ocean blvd! You could find shops and restaurants and all sorts of fun things that you could do throughout the day. A huge shoutout to the owners as well, they take such great care of the place and are super understanding. Make sure you ask them fun things to do around the town and they will provide amazing answers! I highly recommend staying at this place, especially with its reasonable pricing!!!

It was Breezy while we were there so we didn't get to snorkel at point of rocks. Last time there we saw sharks🦈 at Point of Rocks so I guess this is a bonus. Lol. But the water was amazing to swim in. The hot tub at the hotel was a nice addition. And the sunsets were the best! 🌞We took advantage of the free trolley to go into downtown Siesta Key area and watched the nightly Sunset salute and the lowering of the flags. Not a bad place. You're paying for convenience to the beach although a few things to note. Access to the beach was easy however, you have to pay to rent the chase lounges and associated umbrella that come along with it. We were immediately approached by a beach attendant telling us that if we wanted to stay we had to pay $60 plus taxes in order to enjoy the beach. That was frustrating and unexpected and you're only allowed to stay there until 4:00 p.m. before they remove the equipment. We thought that was included with the stay. With regards to the actual facility, it definitely needs some TLC. Whereas a lot of it seems to be cosmetic it does feel a bit little dated and run down. Naturally some of this is to be expected by being so close to the water however, we did experience a plumbing issue, and both sets of blinds that cover the large sliding glass doors need to be replaced and do not work. It's listed as a four bedroom but it's really two bedrooms with two beds thrown in to two closet-sized rooms. I suspect that's typical with VRBO style type facilities this close to the beach. We just felt like a 14-page "ground rules" binder that greeted us prior to arrival and also on the kitchen table when we got here doesn't seem to match the overall condition of the place. The minimal interaction with the staff was fine and they were fairly quick to respond to text messages. Repairs and improvements to the cosmetic issues would definitely increase my overall rating of the place. It may not bother others as much as it did us but for the the price we paid this is how we felt.

Our room was exceptionally clean and smelled fresh. The bathroom was spotless, and there were plenty of beach towels for our family of five. They also provide beach chairs, an umbrella, and a wagon, which made it super easy to get everything to the beach. The room had TVs with YouTube TV and Roku, and the kitchen was fully stocked with everything needed to prepare breakfast or even dinner. We stayed in a one-bedroom apartment with two queen beds and a sofa bed that could be unfolded—perfect for our family. Another big plus: it was very affordable compared to other rentals in the area. Highly recommend Siesta Palms by the Beach—we’d definitely stay here again!

One night there was a power outage due to a storm. They next morning, I reached out and the property manager was already aware and handling it. Drove up from Naples and wanted a place near the beach so my wife could enjoy while I tended to some family matters. We tend to stay in more upscale full service resorts but were stuck finding a room as it was still high season and it was an unexpected unplanned trip. We usually make reservations months in advance, not weeks as with this. I found the last room that they had available and they were relatively close to Gulf Place where my brother lived. Management was very accommodating regarding my wife's allergies to down, feathers, etc. They removed all that from the room as well as changing filters and other decorative things that might have been contaminated with those things. The room was spotless. The place was a 2 minute walk to the beach. Much better than I expected. The only problem I had was with the guests staying above me. I was in room 125 on the first floor. They were noisy heavy walkers which made the ceiling creak loudly disturbing our sleep every time they walked above our bedroom (which was quite a few times per night). I also had to tell them to remove their guest's cars from my assigned parking spot a few times. They always complied but that was annoying. The SPA not working properly is about all I can say that was negative (other than the guests above me (and their guests)) regarding the place. I give it my full recommendation with the caveat that you choose a room on the second floor.

I have been staying at Englewood Beach and Yacht club since the early 90s. I have never been more fearful for my childrens lives as I have been this week. We have called the police and guess what they will do nothing because Cunningham Property Management keeps hiring meth heads. One of the worst companies around. Rich Cunningham is a con artist only looking to improve his own bottom line. He has no concept on how to manage properties and continues to run great resorts with longtime owners into the ground with no regard for their concerns or interests. I can’t wait for the day when civil and and criminal law suits are brought against him!

Be thankful you read reviews. DO NOT STAY HERE!! The management does not care about their clients. My wife, girls and I recently stayed in room 611 and had to leave because it was infested with roaches mites and ghost ants. After not responding at all to my calls and emails the president of the company finally got back to me and refused to refund all my money. Who does this?? Do yourself a favor and find somewhere to spend your vacation. Ours was ruined!! I usually don’t post reviews but I hope I can spare a nice family from their vacation being spoiled by bugs and the inconsiderate management of Siesta Sands Resort. It was the only 3 bedroom unit there. Nothing else around there was available for my family!!
