First ever review here, this was my first apartment rental. Moved to Dallas for work and rented here from July '23-24. Had a 3rd floor apartment facing the pool/downtown.
My apartment was nearly 100% clean & all things worked on move in (I might have put in something for the fridge but it was resolved quick). Both upstairs & downstairs neighbors had dogs, and they were pretty noisy. Never heard any noise from my neighbors across the hall or on the sides of me though.
There is no management or staff of any kind on site in the building. The leasing office is the shared MAA office for all the MAA buildings in the area. The management office is the same as the MAA Worthington's (in the lobby). Maintenance was usually pretty quick, within a day for most things. I had a leaky dishwasher midway through the year or so that got replaced before I got back from work. Maybe I was lucky based on the other reviews here, just my experience.
Lots of young adults in this building, and pool parties were fairly common most of the summer. Loud enough to hear inside your apartment if you're facing the pool. Pool appeared to be open year round (it's saltwater) but people just seemed to stop going in later in the year (I think there were posted hours too but I can't remember, if there were it was fairly late - but again no management on site that would be there to ask you to leave). Pool clean during peak season, pretty nice overall.
Had a couple cockroaches in the apartment - gross, put in a maintenance request 2x & they scheduled the exterminator for the next week for both. All that guy did was lay some traps in the kitchen, which did work - gross, but I never knew where they came from.
Some parts of the building smelled like weed, luckily I was not in that part. 1st floor also had a pretty severe water leak I think, they had fans going in the hallways for a few weeks.
Underground parking was nice, only 1 spot, which is reserved, but garage door opener could be tough to get to open sometimes as others have mentioned. A few times the door was broken and just left fully open for a week or so. You can hear cars moving in the garage from your room if you face the pool, there's 2 large openings. Some overall noise from the highway nearby and general city-area noise too. View of city was great.
A heads up, no balconies on the 4th floor, and the ceilings slant a bit as well so you lose a decent bit of space. We toured a 4th floor room with outdated appliances & counters, my apartment had decently new stainless steel everything with with granite counters. Overall ceiling height was good too.
There was a fireplace in my apartment, but I never got it to work. Overall utilities weren't crazy expensive, water/sewer billed through MAA, internet Spectrum only (no problems), gas Atmos only (annoying delivery charge, I barely used any). Electricity is from your choice, if you're not from Texas a heads up you should do some research to find the cheapest plan (the free nights ones are usually not worth it). My apartment was basically at 71 degrees year round, I only actually turned the heat on a few times, even through the winter at 30 deg outside it was usually fine, maybe my neighbors had their heat on quite high. Smart thermostat is nice.
There are 2 elevators in the building, one was broken for a few weeks and no reason was sent out for a few days. Management also sends tons of emails "yelling" at the residents to stop having delivery drivers leave packages in the common entrance area, which is not the residents' fault in 99.9% of cases. That was pretty annoying. Most packages ended up at your apartment door as drivers had access to building.
Halls sometimes smelled of animals in various ways, not ideal. Carpet cleaning happened a couple times on my floor, but the elevators stank on any warm day too. No remedy was provided for that.
The area is amazing, and I loved being able to walk places. Katy trail is a little bit of a walk to get to but not too bad. It was a slightly cheaper than others.
