The Fraternal Order of Eagles Pool, located in North Dallas, is a delightful retreat that feels like a backyard gathering with friends—only this time, the guest list includes fellow fun-seekers! This nonprofit-owned oasis features an Olympic-size pool perfect for swimming laps or simply lounging on the grass. Families can enjoy various amenities such as a shallow kiddie pool and even water slides for the adventurous little ones.
It's a vibe! Hipster pool and dive bar. The weekends are a party scene. Kid friendly, but I suggest weekdays for them. Big screen TVs to watch the game as well. I waited too long to check out this place. Glad I finally made it.

Every time I go to this pool it is packed. If you want a cabana they are first come first serve and you need to be one of the first people in line before they open to get one. The drinks are 3 or 4 dollars, which is great! They do accept cards. It is a nonprofit and donates to local charities. There is always a fairly even mix of males to females. There is a child pool, a volley ball court, and some other stuff. They have food also. The parking is a gravel lot. My only complaint is they do not allow men to wear speedos. This is sexist. Lol Anyway, its 9 dollars to get in but they discount it to 5 for veterans.

This is a great solid pool. The food and drinks are very good, the staff are nice, and the atmosphere is good. We stayed for hours and had fun the whole time. There is a baby pool, shallow end, and a deep end that reaches 12 feet.

This is a top-notch hotel. Every part of the experience has been thought through, every detail planned. It's beautiful everywhere you look. The service is incredible, from the people who greet you at the entrance, the people at the front desk are genuine and kind, housekeeping has great attention to detail and restaurant staff is wonderful. Every time I walked in during my stay I loved being there. A few staff shout outs - Dan at the front desk was amazing with recommendations for sights to see and Roy drove us around in the hotel house car and he is so much fun to be around. I would 100% stay here again, I loved every single thing. Well done.

Our recent stay in Dallas was absolutely phenomenal total princess treatment from start to finish! From the moment we arrived, every team member went above and beyond to make our experience special. Stephan Fitz, the Director of food and beverage and Adele, the French Room Manager, made sure every detail was perfect and truly created a magical celebration. Ryan at the front desk was amazing as always friendly, professional, and so welcoming. Franell, the bellhop, was prompt and courteous, delivering our luggage quickly and with a smile. At City Hall Bistro, Rito and Jenna were incredible! They were polite, personable, and genuinely down to earth, making our dining experience warm and memorable. And the highlight of our trip; Carlos at the French Room. His service was absolutely top-tier. He was extremely knowledgeable about the champagne, tea, and every treat on the menu, and his sense of humor kept us smiling the entire time. If you visit, definitely request Carlos you won’t regret it! This stay exceeded every expectation. The entire team delivered exceptional service and true hospitality. I’m beyond satisfied and can’t wait to come back again!

My wife and I celebrated our anniversary at The Adolphus, then our two kids joined us for the second night. We’ve stayed here several times before and always had 5-star experiences, but this visit fell short. The good: The hotel’s historic charm and downtown location are unbeatable. The French Room afternoon tea was a highlight for my wife and daughter, and our kids loved relaxing by the large fireplaces in the Drawing Room. The not-so-good: Our room had a noticeable mildew smell when we arrived, and it took over an hour and a half (and multiple follow-ups) to get something as simple as makeup remover wipes. To their credit, housekeeping eventually left them at our door the next morning—but by then it was too late to be helpful. Still a beautiful property, but the service this time didn’t match the standard we’ve come to expect.

We absolutely love staying at The Adolphus in Dallas, TX! From the moment we arrived, the service was outstanding—especially from the super friendly bellman, Rich, who made us feel so welcome and even gave me a fascinating history lesson about the hotel. The hotel itself is stunning, full of charm and character. I love that so many of the “old” features have been preserved, giving it a timeless elegance without sacrificing modern luxury. Our room was spotless, the bed was very comfortable, and the pillows were just right. One of our favorite highlights was the rooftop pool, which was beautiful both day and night—and the extended hours were a huge plus. Valet parking was super convenient, making it easy to come and go. And just a short walk down the street, we found an excellent taco shop—definitely worth leaving space to give it a try! Overall, The Adolphus is the perfect blend of history, luxury, and comfort. We can’t wait to come back!

Disappointing Stay The hotel feels very old and in need of updates. The drapes in my room didn’t work properly, which made it hard to get any privacy or block out the light. The bathroom was not very clean, which was frustrating. I had originally booked a single king room, but they didn’t have any available when I arrived, so they upgraded me to a suite — which I appreciated — but unfortunately, the condition of the room still wasn’t great. Overall, the staff was polite, but the property definitely needs better maintenance and cleanliness.

We had Sunday brunch at City Hall Bistro and were lucky to have Rito as our server—he was wonderful! He struck the perfect balance of friendly and attentive without ever feeling overbearing. He made great recommendations, kept everything running smoothly, and made sure our table always had what we needed. Absolutely unacceptable experience. We trusted this hotel’s valet with our car, only to get it back with thousands of dollars in damage — and then radio silence from both the valet and hotel ever since. It’s been weeks with zero communication, no apology, and no effort to make things right. Every message we’ve sent has been ignored. The lack of accountability is shocking for a place that claims to offer quality service. If you value your car and basic customer respect, avoid this place at all costs.

I absolutely LOVED my time at the Canvas!!! I felt totally safe! The staff was incredibly helpful and kind. Except the valet’s they were the least helpful and quite rude honestly. I came to Dallas for continuing education for my job, a Cowboys game and to see if Dallas was the spot for me to relocate to. After chilling at the roof top bar and pool, I fell in love! I transferred to a hotel in Arlington for the Cowboys game, but only stayed 1 night there and came back to the Canvas because I absolutely LOVED it!!! I will stay there every time I go to Dallas!!! Thank you for making a girl feel welcomed and at home 💙

The hotel is beautiful — cozy décor, clean rooms, and those high ceilings with brick walls gave it a chic New York loft feel. We really enjoyed our stay… until we went up to the rooftop bar. Our bartender, Courtney T.T. (redhead), completely ruined the experience. She was curt, unwelcoming, and acted as if serving guests was beneath her. It’s disappointing when someone working in hospitality treats guests like a burden. To make matters worse, there’s a mandatory 20% tip automatically added to the bill, meaning guests are forced to reward terrible service. The rooftop view of downtown Dallas is gorgeous, but the drinks don’t live up to it. Everything was served in clear plastic cups, and my whiskey sour tasted like sour mix and whiskey — no garnish, no presentation, no effort. My drink wasn’t even shaken! For a rooftop spot, I expected my drink to come in a real glass and to be made right. The bar downstairs was much better, so it’s a shame the rooftop doesn’t reflect the same quality. Management seriously needs to address this because the service up there is ruining an otherwise lovely hotel experience.

We stayed here for one night, passing through Dallas as a family of 5, and it got the job done. The lobby had a pleasant fragrance when we first arrived, though it quickly became overwhelming every time we walked through. Check-in was smooth and the employee who assisted us was very friendly, but his appearance was a bit unprofessional—no name tag and a shirt with the hotel’s logo peeling off. Our room unfortunately had a strong odor upon arrival. The bathroom had no vent, the hallways were consistently hot, and the room temperature fluctuated from freezing to uncomfortably warm regardless of how we set the thermostat. The pillows were also far too thick, making it difficult to sleep comfortably. On a positive note, the hotel’s design and overall aesthetics were nice, and the pool and views were a highlight. The best part of the stay, however, Johnny’s Chicken and Waffles being right across the street. Some of the best food and drinks I've had in a while. Overall, while there were some positives, the comfort issues outweighed them. I wouldn’t go out of my way to stay here again.

Loved the room, hotel decor, views from roof. Unfortunately we couldn’t enjoy the pool because there were a lot of non- guests there doing a live poetry event. They should have started that after pool hours or not at the pool. Live jazz would have been awesome to enjoy a beautiful evening not that. It ruined half our reason to stay there. Building is very noisy but it didn’t bother me. Rooms echo with acoustics. Parking was free but sketchy neighborhood-downtown.

Loved the cool vibe at Canvas. Our room was spacious (501) and had a retro vibe with 50s green fridge, microwave and even Kuerig coffee maker. Highly recommend the restaurant - great food, drink and service - could have done without the Christmas / holiday music in early November though. There are multiple EV charging ports although they require a bit more effort than Tesla superchargers and are level 2 so require some time if you have some serious charging to do. The hotel itself has an industrial feel as it appears to be a warehouse conversion, so exposed pipes, etc., but done thoughtfully and adds to the character of the property. If you’re planning a trip to Dallas for a concert sporting event or something else, highly recommend the Canvas hotel.

Overall: for the price, you could get much better accommodations. We booked this hotel for an event we had nearby and were really disappointed with what we received vs. our expectations. The rooms are cute, but the industrial vibe is taken too far when the plumbing for the room above you is exposed in your ceiling. I was woken up multiple times in the night because the person above flushed the toilet and you could hear the water running (there are barn-style sliding doors on the bathroom, so I couldn’t just close the door to muffle the sound). The food at The Chef’s Palette was lack luster as well. The Pan Seared Red Fish was covered in sauces as though to hide the “fishy” taste of the dish, but did a poor job. The Canvas burger was okay, and the fries were good. I will say the fried potato balls were fantastic. For ~$70, however, there are much better places to eat. $20/day for parking and “facilities” (including Wi-Fi) is excessive and gouging. To be clear: I am not upset with this fee because I wasn’t expecting it or thought it wasn’t communicated clearly; it was clearly communicated (in our reservation confirmation after booking the room), but I find it in poor taste. Any hotel charging for internet in 2025 should be ashamed, so I’m assuming most of this fee is for the parking. A small uncovered lot open to the elements doesn’t warrant a fee. I was going to leave a three-star review, as the location was convenient for what we needed, the bed was comfortable, and the staff were friendly, but the long black hairs found on our towels and linens bumped it down to two stars. While the staff were friendly, I don’t think we’ll be returning to this hotel. At this price point, I could find much better accommodation in an area with more activities around.

This hotel is mainly for aesthetics and amenities such as the infinity pool, lobby, bar and dining. I was expecting a nice romantic getaway that unfortunately was not delivered. Unfortunately I have to give this a low rating. Considering it’s a “4-star” hotel, I expected luxury, but knowing what I paid, it makes sense. Location is not considerably safe at night so be careful (not that it’s the hotels fault). STAFF: Staff was fairly friendly and accommodating ROOM: While the decor and rooms are appealing, The king bed has 4 twin sized pillows. The TV has a bleeding backlight making it blue. We asked for a different room because of the TV and in the new room the TV had the same backlight issue. We decided to watch a movie on a phone. POOL: We booked this hotel mainly for the infinity pool. It closes at 8 and we weren’t able to swim. They have occasional events where the pool is open longer hours (e.g. 8pm-2am). NOISE: We could hear hallway guests and our upstairs neighbor. I can’t complain about the environmental noise because the building isn’t insulated, but keep it in mind if you’re wanting a quiet and peaceful stay.

Had a wonderful stay at this CANVAS location. Staff was nice and helpful. Our room was perfect! Great view, very clean, and cozy. They have a large parking lot for your car overnight and they provide 1 parking pass so your car wont get towed. We will definitely be staying here again! (gonna check out the pool next time)

The hotel provides polished rooms, a rooftop pool and bar, as well as a restaurant and cafe. One of its unique features is its pet-friendly accommodations, with special amenities for dogs including plush beds, food and water bowls, treats, and branded bandanas.
I joined my husband's trip, which included a stay at Virgin Hotels Dallas, after he broke his leg and needed support. The hotel staff were absolutely incredible coming alongside us in his recovery journey. They were responsive, collected deliveries for us to aid in recovery and the house car was so unexplainably helpful. The hospital was luckily located within a 3 mile distance of the hotel, and my 6 month old and I used the house car for transportation every day. The valet staff, including Robert, Shawn, Evan and Gavin, were amazing. They assisted with all of the items I was transporting back and forth, including a stroller, and cared for my son and I along our journey. They ensured we were comfortable, checked in on my husband and made me feel safe on my journey back and forth to the hospital. The house car was a godsend. The hotel itself is beautiful. The housekeepers take care of each room with a meticulous attention to detail. The coffee shop was delicious, providing me with fuel to get through each day. The reception staff was lovely and kind, as we continued to extend our stay until my husband was discharged. I am so grateful for this hotel and the staff this past week!

I visited the rooftop pool on 7/28/25 and had the most enjoyable experience while lounging by the pool. I want to especially acknowledge the wonderful bartender name Manny that I had the pleasure of meeting and being served by. Manny made me the most delectable margarita that I ever had. This hotel delivered a truly great three-night experience. It's not only stylish and well-appointed, but also boasts an inviting, almost London-like ambiance. The cleanliness throughout was impeccable, and the bed was so comfortable, I felt perfectly relaxed and ready for each day. The bathroom and vanity area were also top-notch. I had such a great experience at this location! So many hotels have a ton of amenities and nice property, but what sets this one apart is that every single employee I came in contact with over my 3 day stay was helpful, knowledgeable and genuinely just pleasant (which is kind of rare). This is all without mentioning that the room was incredible. Spacious, very well maintained and had functional highlights like a full vanity with chair. I can’t recommend this hotel enough!

Stayed here with my daughter and my mom while I was in town for a sports competition. Very nice hotel with great service. The courtesy car is such a great perk! I probably wouldn't recommend the pool area for families. My daughter is a pre-teen and ended up with some questions about the grown ups behaviors. The beds were very comfortable and the best rainfall shower! I'd definitely come back without kids.

Located in the heart of downtown Dallas, Omni Dallas Hotel is a sophisticated and modern accommodation option. Great location! Walkable to many great restaurants and sites to see in the area (just avoid walking by the Greyhound building and the park with the fountains at night - MANY homeless people harassing you for money and garbage all over.) Many great amenities including the pool area, spa, coffee shop, The Owner’s Box and other restaurants were great. The Chicken & beer place across the street has AMAZING chicken. I was not a fan that only 2 towels were included in the room when it’s encouraged (and my preference) to opt out of daily housekeeping. I had to ask staff multiple times for towels (was hard due to our housekeeper not speaking English and myself not speaking Spanish.) The front desk staff was very helpful and accommodating. The view was beautiful. The bed was comfortable and clean. I rarely had to open the front door for myself, the valet/bellman staff were on-top of it every time.

I had booked 2 nights there and was unable to make the first night. I asked if a friend could stay there until I got there the next night. They said to purchase a gift card for $125, have him present it at the front desk and they would honor it. When he got there they would not let him in. The first manager I spoke to accused him of spending the gift card on other things and I said no he didn’t. The day we checked out, the woman at the front desk (Adriana) had security escort us to the room that we left something in. I asked if it was customary to treat their guests like thieves. I had spent a lot of money to stay there and did not appreciate her attitude. The front desk supervisor was kind enough to give us some free drink passes for our trouble. The best service and food was at the steakhouse where I had the best steak of my life and our waiter Ivan was fantastic. Unfortunately, I will not be staying there ever again. They charged me for 3 nights and I only stayed 2.

I'm sorry, but this hotel is not worth the money. I'm still trying to get my money back that was overcharged. The parking attendant instructed us to text PAY to a number yet they still charged me on my statement, so I double paid. The lobby attendant told us if we wanted it on our room statement we had to scan the room key which we did not do. Why would they automatically charge me if I didn't scan my room key? Sounds like a scam and they were hoping I would not notice. We also got horrible sleep because the beds, pillows were extremely cheap and had a weird smell. They also clearly have electrical problems. Every time the air cut off in 924, all of the lights on that side of the wall flicked on and off. This was happening every hour throughout the night and I ended up putting a shirt over my face to try to sleep. The shower was disgusting, moldy, and grimey. The restaurants/coffee shop in the hotel were amazing though and we enjoyed the convenient location. Edit to add I still have no received a resolution for double paying. I was told 48 hours and when it went past it by several days I reached out again and it was clear she never read my full email and ignored the last half. I just want to be refunded for their mistake.

This place is amazing, will try and update more. We had a small problem with the mini refrigerator, I called the service desk and someone was here quick with a swap out! Love it so far, a great romantic getaway for us. I am back to update i had to change from a 5 to a 3, the staff was great! But our king size bed was sinking in the middle and the TV mirror in our bathroom the remote really suck. I was glad I was able to turn it off, also noticed that our bathroom had to ventilation, make sure to bring a spray 😅 if you know what I mean. I wad happy they switch the refrigerator but it took long for my drinks to cool. We had an amazing view of the city. Last the Dallas Police officer that was on Sunday 8/31/25 before 11AM morning just kept on dogging my wife and I. I paid my room in full it's on call for, I'm just surprised he did not escort us to my vehicle. I made reservation to a different hotel for our next stay. May not be coming back here again. Will see...

Though we did not have time to enjoy the spa or pool, the area was very peacful and tranquil. The building itself fits right into the architecture of the skyline and location is perfect.

My wife and I visited Dallas for the first time to celebrate our one year wedding anniversary so we chose to stay at the Omni Dallas-Downtown. Best decision we could’ve made for this trip. The hotel is absolutely amazing and location couldn’t be better. The staff was also top tier. There’s several great restaurants there from a sports bar to a fine dining steak house. Also the Reunion Tower is a 5-10 min walk from the hotel which was a huge plus for us. The service we received from a gentleman by the name of Phillip Harris, front desk specialist, was nothing short of spectacular. He made sure my wife and I had the best experience possible. So if you can see this Phillip from the bottom of our hearts we thank you. Your service was a highlight of our trip. Omni Dallas has a customer for life now.

What a gorgeous, historic hotel! The lobby bar and our bartender Preston were fantastic. The pool is wonderful. We enjoyed our stay and will be back! I heard they are planning some updates, but I hope they don't lose the historic charm. Too many places are modernizing and stripping away special detail and that's certainly the best part of this hotel!

As a Lifetime Titanium Elite member, I’ve stayed at many Marriott properties, and unfortunately, this was one of the most disappointing experiences I’ve had. I arrived at 11:45 a.m. hoping for an early check-in, which is typically accommodated at my status level, but I was told none were available. The front desk clerk showed no empathy and simply sent me to the restaurant to wait — only to find it completely unattended. After waiting 45 minutes, someone finally appeared to take my lunch order. When I returned to the front desk, I mentioned that I needed to iron some clothes, but the clerk dismissively told me to “keep checking the app” and made no effort to assist. After about an hour and a half, there was finally a shift change. The new front desk agent was polite and immediately got me into a room, which made it clear the first interaction was the problem. The hotel itself is in the middle of a major renovation, and it shows. It’s incredibly noisy with constant drilling and hammering, dust covering much of the lobby, and confusing detours everywhere you turn. The guest rooms are dated and tired, with several amenities out of order. Overall, this property did not meet the standards expected from a Le Méridien or from Marriott in general — especially at this price point. Until renovations are complete and service standards are addressed, I would recommend staying elsewhere in Dallas.

The little things like communication and staff friendliness are what made the stay special. Other Marriott properties should take note. Again, can not thank the staff enough! Titanium member here and at 90+ nights this year with Marriott and multiple stays at the Stoneleigh. My stay this weekend for SMU and UT football was probably the worst I have ever experienced at a Marriott property. The front desk staff was just rude and when I commented that I was not notified of the construction (valet warned me), the response was "I can cancel and leave". I would recommend the hotel start with the website and rewrite the script from "inspired reimagination" to "we have torn the lobby apart so don't plan on any normal service from the property". It gets worse too...broken furniture in my room, bar didn't open until 5p on Saturday (TX vs OU), and generally this place is bad. It cost me $2,000+ for my 3 days and I am never coming back to this hotel and would recommend that you find another property...even the Red Roof Inn would be better than this place. Sorry guys, but you have lost my business and my faith in your capabilities, with one exception...the valet team did a great job!

Well, if you Love hearing loud cars and big trucks all night, this is your place. Cool ish old, eclectic hotel. Rooms are quaint, but them windows are paper thin. It's weird because I didn't hear a peep from any neighbor, but heard the street noise all night long. The windows are so crazy thin, its scary, and you can hear the street noise and cars all night long. There's two close traffic lights, and people love to rev engines, so you can hear that all the night long. They are also (Sept 2025) remodeling, so theres construction and paint fumes abound. A Cool hotel, but if youre a light sleeper, go elsewhere for sure.

Not really a 4 star hotel in my opinion. They are going through a renovation (which we were not told when we booked) so maybe it will have more amenities when done. We stayed in a "suite" which aside from the large bathroom, was mediocre. We didnt get our room serviced even though we were out all morning and day, so there was certainly plenty of opportunity for housekeeping to come. Had to call for extra towels and soap to be brought. Also, $20 for 2 scrambled eggs in a to-go box seems excessive.

Most places I would have been fine to mildly annoyed at the service received, but this place nickel and dimes you up to 5 star hotel costs but has 3 star service. Requested early check in formally through the app. Showed up and employees were unable to accommodate anything, and were unaware it had been requested. Not letting me in a single minute before 3pm despite being in the wedding party. Logistically this causes a tight turnaround from check in to rehearsal. Mandatory valet parking for $48/night.

The receptionist might not as significant as a CEO, but guests don’t meet senior managers, it’s the staff often form the first, and sometimes the only, impression we get of a hotel. Thanks to her, my impression of this hotel is amazing. if I could, I’d give 10 stars. We might never meet again, but I just wanted to write here and hope she knows how much I appreciated her. Nice outside roof area and bar as well as a very nice pool. Wish we spent more time there. The bar here is great as is the bar bites. The chili is downright addictive. Don't miss on this.. The duck wings sucked. If these were cooked confit style they sure was dry as hell. Didn't eat half of them. The Meatballs are tasty and make a good bar bite. Not a big fan of the actual resturant itself attached to the bar. Over priced and too much play on modern dishes. The onion soup was a creative twist on a classic but just not good. At all.. Too much going on with a burger. A good filet though. There's better resturants in Dallas. Friendly bar staff for the most part. Erik was great as was his partner that worked evenings. Checkin staff was friendly as was the door guy. The door man was about the best door man I've ever seen at a Marriott Property including JWs and Ritz. Wish I got his name to single him out. Every morning and afternoon he asked how we are and if there's anything he can do to please ask. Always running to open a door and alwsys smiling with a big personality and infectious positive energy. He was working a lot but specifically when we checked out on tue 6/17. Great guy should get a big raise for the enthusiasm and positive energy he brings. Will stay here again on future visits to Dallas. A very clean hotel.

Great location, beautiful interiors, and genuinely accommodating service. My friend and I came for a relaxing staycation and ended up having an unexpectedly fun weekend. Met some great people at the pool and even joined them for dinner. Montage was absolutely delicious. I do wish the pool and Vincent’s stayed open later during the summer months. We also had some issues with the room key deactivating less than 24 hours in, and the mobile key disappearing from my app. Not ideal when you’re on the top floor. Self-parking was advertised as $25/night with in-and-out, but I was charged $30 every time I left. Still, between the good energy, great food, and the unexpected connection, I may have met my future ex-husband here. It turned out to be a pretty memorable stay. 10/10 would recommend. I’d come back.

Lee Harvey's Dive In is a fantastic spot with a laid-back atmosphere and great music. The staff and guests are friendly, and the place is well-maintained. They have expanded their menu recently, offering delicious food and drinks. The pool is cool and refreshing, making it an awesome place to hang out during hot Texas days. The staff are praised for their friendliness and excellent service, creating a fun and welcoming environment for visitors.
This is a great place to hang out on a Saturday night and do some people watching. When we went there we caught the tail end of swim suit contest. This place is nice and clean and you could have lots of fun especially if you have a large group with you. Its great for after office get together and a little adult shindig. Summer will never end in TX so any time is good to visit the dive-in.

Nestled in Plano, Texas, The Texas Pool has been a beloved escape from the heat since 1961. This iconic 168,000-gallon saltwater pool is renowned for its unique shape resembling the state of Texas. It holds a significant place in history as it's listed on the National Register of Historic Places.
We came from out of state to visit friends. We had a great time. Friendly staff, clean facilities and wonderful community atmosphere. Very family friendly and safe environment. The pool wasn’t as quite as big as we thought it would be but still nice. We would come back if in the area again.

This was a charming cute pool (smaller than expected) but still nice and great that it was saltwater. However, me and my young children will not be returning as when we went there recently there were two teenage boys throwing a football back and forth across the length of the pool for almost the entire two hours we were there. Their "game" took up almost half the usable swimming pool space. We tried hard to get away from them, but they often missed so this water football or whatever they were using would splash super hard and nearly hit my child and me multiple times even when we were several feet away. Lifeguards/management did nothing to stop it so assuming they are very ok with it. Most public pools have rules against throwing balls or other objects because of the safety hazards involved (aside from water volley but that's usually in a specific area of the pool) I definitely think this pool could benefit from some stricter rules about this type of thing and not act like it's some random backyard pool where anything goes.

One of the few Texas shaped swimming pools in the world. This historic (50 year old) pool is listed on the National Registry of Historic places and is a gem. Great place to take a day trip and chill by the pool. Lifeguards on duty. They also rent it out for parties. Birthday parties are a huge success here. You can also catch “Elizabeth Swims” the YouTube star swimming here sometimes.

We are grateful for the staff and the lifeguards for always ensuring that our kids are safe, and being respectful to others. This is truly a gem in the neighborhood, and has always been the highlight of our summers together as a family. We want to give a shoutout to the lifeguards, and applaud them for always being so good with the kids and setting a great example for them. The Hilton Anatole is a grand 1606-room hotel located in the northern part of downtown Dallas, sprawled across a vast 45-acre property. The hotel boasts an impressive array of amenities including a three-acre water park with thrilling slides, multiple dining options including a high-end steakhouse, a spa, and an extensive art collection featuring over 1000 pieces. Very upscale place to stay. Amazing for conferences. Food was delicious, even though it was a bit pricey. The rooms were very clean and spacious. All the staff greeted you when you walked by. The restaurants had good service. The swim up bar was my favorite feature. The main pool was still open but the water park was closed. The artwork around the hotel is beyond amazing. They have a piece of the Berlin Wall as well as one of four props from the Lusitania. It seemed to be pet friendly as I saw three or four dogs during my stay. Take advantage of happy hour at Ser! The cocktails are top shelf!

We hosted our annual convention at the Hilton Anatole and overall, it was an excellent experience. The staff truly stood out. Everyone we worked with was professional, friendly, and very accommodating. Their communication throughout our event was clear and consistent, which made planning and execution smooth. The hotel itself is impressive, large, beautiful, and filled with incredible art and history that make the space feel unique and inspiring. Our attendees especially appreciated JadeWaters, which was a big hit for families and a great way for kids to enjoy their stay. The only downside is the parking situation, which could be more convenient given the size of the property and meeting capacity. That said, it didn’t overshadow the quality of service or the overall experience. If you’re looking for a venue that combines elegance, family-friendly amenities, and outstanding service, Hilton Anatole is a fantastic choice.

He was incredibly kind, friendly, and attentive from the moment we arrived. My friend and I were celebrating a new chapter in life but couldn’t quite decide on what to drink. He took the time to ask about our preferences-what we liked and didn’t like-and then curated a perfect list of drink options tailored just for us. The atmosphere is incredible, seamlessly blending a convention center's energy with the tranquility of a world-class art gallery. The grand lobby immediately impresses with the massive, stunning Nebula sculpture mobile—it’s an artistic marvel. Walking around the hotel is like visiting a museum, especially to see the pieces of history like the segment of the Berlin Wall prominently displayed. It’s an incredibly unique and moving touch. And for a unique piece of maritime history, the presence of a propeller from the Lusitania in front of the huge gym area truly adds to the hotel's legendary status and is a fascinating photo op. For wellness enthusiasts, the Verandah Athletic Club & Spa is top-notch. It’s an enormous, fully-equipped gym with everything from extensive cardio and strength machines to an indoor lap pool—it puts most hotel fitness centers to shame. Just outside, I found the perfect place to exercise with the nearby Trinity Strand Trail, offering a beautiful route for my running path! Dining here is a treat. The food, in general, was excellent with multiple options, but the highlight was definitely SER Steak + Spirits. The panoramic views of the Dallas skyline from the 27th floor perfectly complement the sophisticated, high-end cuisine. From the world-class art and historical artifacts to the superb fitness facilities and excellent dining, the Hilton Anatole delivers a truly memorable and highly recommended experience. I can’t wait for my next visit!

I booked the Hilton Anatole in Dallas expecting a high-end, comfortable stay. Instead, I got a crash course in how to feel nickel-and-dimed at every possible turn. For a so-called “luxury” hotel, they charge you for absolutely everything. Parking? Extra. Water bottles in the room? $4 each — unless you happen to be a rewards member with status. Then there’s the daily $30 “amenity” fee, which most truly upscale hotels include in their room rate. At places like The Brown Palace in Denver, that’s just part of the experience. Here, it feels like a daily insult disguised as a “resort charge.” And if that’s not enough, they also put a $150 per night “resort hold” on your credit card at check-in. Not a one-time deposit — per night. So if you’re staying several days, expect a big temporary hit to your available balance. By the end, it just felt tacky. Everything about the stay screamed “cut corners and charge extra” instead of “luxury and hospitality.” The property itself is large and could be impressive, but the nickel-and-dime culture ruins it. There are plenty of hotels in Dallas that understand how to make guests feel valued but this isn’t one of them. The Hilton Anatole looks fancy on the surface, but the experience is anything but.

The appearance of the hotel was very nice. The size of the hotel was quite surprising being that it is in a major metro city. Plenty of high end (overpriced) amenities. There were a few things that left us disappointed in the end. Firstly, there was no dresser in the room which we found odd. Also, for a room of this price, not to have a microwave in it was also an odd choice. Also the choice to put large dumb TVs in each room is inexcusable in 2025. No one wants to have to buy movies in a hotel. That is so 2005. You have to go out of your way these days to find dumb (as in not smart) TV's. It is smacks as a complete money grab. As does paid outdoor parking. I've never seen outdoor parking at a hotel that wasn't free. Everyone takes our current time in this country as a free for all to stick it to the consumer. I'd hope that Hilton would treat it's customers better than that. Also room cleanliness was an issue. There was some sort of red substance on the sheet on one of the beds and some stray hairs on the bathroom floor. We complained and was told that our room would be "deep cleaned". If if was, we couldn't tell. That's not to mention that one of the nights we stayed the power went out in the hotel for 90 minutes. One would think that I hotel of that magnitude would have some type of backup power. I was lucky enough not to have gotten stuck in the elevator. We were promised 5000 Hilton Honors points for our trouble but we haven't been made whole there either. As a Gold member, it has me reevaluating my future relationship with this organization.

We stayed here recently for a conference and had an ok time. The hotel is massive inside. You can easily get turned around or lost. The rooms are spacious and quiet. The hotel is conveniently located to restaurants/bars in the Design District as well as downtown Dallas. The hotel bars/restaurants were just ok. We found everything to be pretty expensive, so we opted to get stuff outside the hotel. Example, we ordered room service and a BLT with fries (cold) and a glass of wine was nearly $70 after taxes and fees. We had better luck at the pool grill. Overall, it was an ok place to stay for a conference, but expensive to stay for a vacation.

I stayed at the Statler this past weekend, 9/19-9/21, and I had the most amazing time. The staff was incredible. I was greeted with smiles, excitement, and warmth every time I walked in and was celebrated since it was my birthday. The bellhops were phenomenal: I had a great conversation with Scott, and Trey treated me with such sweetness, remembering my name when I would see him again. The Waterproof was such a fun party and super clean, and Overeasy was just as delicious as always. As a hotel guest, the Statler exceeded my expectations, and I definitely recommend it to anyone looking for a personable stay experience that’s close to all the fun activities Dallas has to offer.

Overall, our experience at The Statler was good. Positives included special memories made with my girls - they loved the view of the city and the shower which came complete with a rain fall shower head and two robes. The girls felt luxurious. We also enjoyed the pool area. I appreciated the valets who kindly let me know about a parking spot across the street that saved me about $45! Negatives included a very strong cigarette smell in the hallway and a strong scent in our hotel room as though they were trying cover the cigarette smell. It bothered my eyes and lungs enough that we asked to move rooms. The hotel staff was accommodating and understanding. We started on the 7th floor which was definitely stronger smelling then the 6th, but I would say that our 6th floor room and hallway smelled as well just not quite as strong. I wasn't sure if this was carry over from all the years people smoked in those hallways or someone sneaking it in their room, but it was very strong. We also left the pool area about 8:30 as it became an adult environment vs kid friendly. A group of people brought their music, drinks, and smokes and others came as couples to the lounging areas. It just didn't feel kid friendly at this point, so we headed back to our room. And in all honesty, I would say the hotel itself felt much more like a place for adults vs kids.

Trey, the front door bellman was superb! No matter what he maintained his professionalism and charisma. Even when customers were rude and dismissive. We need more Treys in this world, especially during these times. The hotel is very nice and has a pleasant atmosphere. Restaurants are great too! Overeasy and Scout! Only concern was valet parking. It tended to get backed up, but service was still good.

Honestly, the room was very good but in all fairness, the particular room I had came with a spectacular panoramic window which opened out onto the roof and a wall so I could see nothing. FYI ... this meant little to me just adding some flavor. Someone has apparently gotten hold of Hilton and convinced them to take the human out of hospitality. They don't allow you to call Room Service ... you need to order on your phone. Don't be surprised to hear that it got screwed up ... and no one to call! Oh, as to the food, I ordered three room services and two had poor food (selection, quality, presentation, taste). One was chicken fingers (no I am not 8 years old) and to be fair ... they were amazing! By the way, they have THREE places in the hotel you can order food and yet their Room Service menu has a VERY limited selection ... they don't even offer a hamburger! Also, you cannot call for your car at Valet. You need to use their App. And the App is janky. Can you pay for valet charging it to your room? Sure, but you have to do it through the App ... which is janky. You wanna tip ... well, you can do cash but by now, you are sorta mad so I bet tips are suffering (I still tipped nicely but I was mad). Speaking of tipping. Do you wanna tip your housekeeper? I did not have cash but I saw a QR code in the room to tip housekeeping. Guess what ... not only was it janky but the minimum and maximum and only amount you could tip was $5. So, the hotel is ok but I only stayed there cause of a conference. As to food and beverage, you could order Uber Eats but you have to meet them in the lobby because they lock down elevators to guests with keys. I would avoid this place. Too bad, I am a Hilton Honors Member.

stayed here for two nights , staff was welcoming and attentive. however a few inconveniences, room service is extremely limited menu, valet took almost 30 min and housekeeping didn’t come till 4pm when i was in the room. i left an item in my room that i informed staff , i called not even 2 hours after my departure and its 24h later and i haven’t heard back or got any sort of solution . would not recommend this hotel

To start, the rooms AC was not good. They have a "fancy" wooden cover that are clearly restricting air flow quite a bit. Its crazy to me that its 2025 and this hotel still has basic cable and not streaming apps on the rooms TV. Yes, you can connect your phone to the TV to stream but my personal preference is to not connect my devices to public wifi. But the staff was great and very helpful. The food at the bar was really good. And being able to go to Lifetime Fitness while your staying at the hotel was awesome. The fitness center at the hotel was pretty good also.

Rooms: The rooms were modern, updated, and exceptionally clean. The air conditioning worked beautifully, which made for a very comfortable night's sleep. The only downside was the noise insulation, or lack thereof. After a long day of work and travel and arriving around midnight, I was hoping to sleep in a bit before my commute home. Unfortunately, by 6 a.m., I could clearly hear doors opening and closing in nearby rooms, along with a neighboring guest's hairdryer, music, and even the clicking of what I assume to be plates of their hair straightener. A bit more soundproofing would make a big difference in overall comfort. Service: My stay was short, but during the limited interactions I had with the staff, everyone was friendly and welcoming. Location: The location is easy to access and close to SMU's campus, which means plenty of nearby options for lunch, coffee, or a quick bite. Major Con: Parking. One important thing to note is that the hotel offers valet only parking, which in itself is not a problem. However, at $43 per day, the valet lot is neither covered nor gated, so the high daily rate feels excessive... especially given that your vehicle is not protected from weather or potential security concerns. A lower price point or enhanced parking features would make the valet only option feel more justified.

Definitely doesn't give off 4-star vibes. Not in great shape, noisy junk AC unit kept us up, uncomfortable bed, shower wouldnt drain, parking is expensive and inconvenient. Stood there waiting at the front desk trying to check out and nobody was around. Just waited there, no bell to ring or anything for 5+ minutes. Then someone finally came to the desk and they werent even phased by someone waiting. It was weird... really cant think of a reason id ever want to come back. I picked it initially due to proximity to the airport and it looks really nice online with the description and pictures. Photos are definitely not reality, they must be ai enhanced photos. I have to say, very rarely am I impressed with a hotel, and I travel often. I was undecided in where to stay and the first things I look to for guidance are reviews. I appreciate hotels that are older as they just intrigue me BUT it’s also a hit or miss because you never know how old the accommodations will be. The ONE thing that I kept reading repeatedly is how hospitable and friendly the staff is. Let me tell you, they DID NOT disappoint. Don at the restaurant (Seely’s Mill) was so attentive, kind and made sure I was comfortable. He was friendly and engaging, I truly felt like I was having dinner amongst friends and I dined alone! Tabby at the front desk was warm and welcoming, she’s the perfect person to have at the front desk. All of the accommodations were clean, the bed comfy and the common areas were very well maintained. The Beeman Hotel is a hidden gem and I can’t wait to visit again.

We stayed at the Beeman last weekend while in Dallas for a wedding. Across the family we had 5 or 6 rooms and the hotel was EXCEPTIONAL. The front desk staff was extremely helpful and solved some problems for other guests in our party by moving them into the hotel. The valet is fast and convenient. Reasonably convenient for Dallas downtown or main business areas - very good, clean, stylish hotel- only detraction being the lack of non-valet parking (without a walk across a car park lot) which may be a little concerning for those with lower mobility or single persons. Good service, decor was good, and not tired, the room was very good in terms of size also. Bar and the breakfast/meals very good with standard fayre. Would think this is a good price point and level of quality for the Dallas city area. Would go again!

Let me start by saying this hotel ,the staff the hospitality and the attention to detail are outstanding points that make this property stand out.. We stayed here for 2 nights and we had nothing but an enjoyable experience. I would recommend everyone to stay here and enjoy the luxury they provide .. it's a total value for money hotel in my opinion.

My fiance made a reservation 10/03, and had an Add-On package to the room for flower petals, champagne and chocolate covered strawberries for a proposal. Package was confirmed MULTIPLE times. Thankfully, the flower petals were in the room , but the strawberries and champagne were missing. Our room had no hand soap. The carpet was extremely dirty which looked like it hadn't even been vacuumed in a while with someone's toenail clippings that weren't ours on the floor. Then, right before we leave for the restaurant and the Joule I noticed a bunch of stains on the pillow. It may be clean, but for a luxury hotel you expect a level of cleanliness of a room and it was so disappointing to see that the pricing of a hotel room does not matter in quality. I would not recommend staying here. Yes, we had a great time regardless of the situation but the dirtiness of that room is unacceptable by any hotel and I've stayed and cheaper hotels that look nicer than that. Now on to the restaurant, food was great. Great service was okay but it looked like they didn't have a ton of employees for their business so we were seated for about 20 minutes before a waitress came up to us. In total we were in the restaurant for almost 2 hours, unfortunately not exaggerating. The rambler bar was great. That was the only thing that was a 10 out of 10 experience. The spa was also great. And would definitely recommend even though one of the women giving us the couple's massage was coughing a little bit and we ended up getting sick from that.

This is a very pretty hotel that is trying to be a five star experience. There were some hiccups with check-in, my room, etc. But the lovely GM Malik went above and beyond to fix this issues. They are indeed lucky to have him.

One of the standout features for me was that the hotel is dog-friendly. As someone who loves traveling with my pet, this is such a big plus and truly sets the tone for a more relaxed and home-like stay. The amenities were excellent. The gym was clean, well-equipped, and perfect for keeping up with workouts while traveling. The overall maintenance of the hotel was top-notch — everything felt cared for and thoughtfully designed to enhance comfort. A fantastic choice for both business and leisure travelers. I wouldn’t hesitate to stay here again.

The room was spacious but dirty. We had a nice view of the city. Both beds had hair on it as well as the shower. The bathroom floors could've been mopped. Robes are offered. The location was in walking distance to restaurants and other things. I felt safe for the most part. We were able to pay for in/out privileges in the parking garage for $129 for 3 days which was pretty reasonable. The hotel was beautiful. Many photo opportunities. It didn't seem kid friendly at all and we had two children. The fitness center was nice. There is a daily hotel fee. Everyone was super nice.

We have stayed at Thompson Dallas quite a few times and have loved each visit. This place has the best room service out of any/every hotel we have ever stayed at which is the main reason we come here every time we want to sleep in the next day. The food is always SOOOO delicious and not to mention, the food comes SO QUICK! Literally 30 minutes for breakfast and 45 minutes for lunch... from ordering to my door. Hotel is in the heart of Dallas so expect crazy traffic. Love that they are part of American Express Fine Resorts & Hotel which gives me a 4PM check out the next day (once again, so I can sleep in, HA!). I can confidently say this is our favorite hotel in DFW.

A posh hotel with skyline views, perfect for a staycation in downtown Dallas. From the professional valet folks to the long decked out lobby entrance, you truly feel like the most important person in the room. I was on the 18th floor with an amazing view of downtown Dallas. The Room: Comfortable beds (bit on the soft side). As others have stated, there are not a lot of outlets in the room and I had to ask the front desk to fix one of the night stands that wasn’t working. The walls are fairly thin near the windows. Let’s just say I could hear the neighbor having fun with a lady of the night. Great WiFi: Internet was easy to connect all of my electronics and even cast to the tv and lounge. The Pool: The rooftop pool is on the 9th floor is a highlight, with sweeping city views and a full bar. The atmosphere was relaxed and upscale, guests were lounging and enjoying the vibe rather than being rowdy, which made it feel like a true urban retreat. The Food: Limited menu during off hours but the room service that I did order was very delicious. Overall: A nice downtown escape with luxury touches, best for those seeking comfort in proximity to Dallas nightlife and attractions.

The Thompson Hotel in Dallas is a beautifully designed, stylish property that immediately impresses with its modern decor and upscale ambiance. The food is excellent, offering a great variety of well-executed dishes, and the overall service is top-notch. Special shoutout to the valet team — they are outstanding. Always attentive, friendly, and quick to open the door with a warm welcome, they truly elevate the experience. Unfortunately, the stay was significantly impacted by one major issue: noise. Despite being on a higher floor, the windows do little to block out the sounds from the street. Dallas seems to have a serious problem with car racing and modified exhausts, especially late into the night. Cars race up and down the street below the hotel until 2 a.m., making it nearly impossible to sleep. The noise level is so disruptive that it overshadows the otherwise great qualities of the hotel. For light sleepers or anyone looking for a peaceful night’s rest, I would not recommend staying here unless the hotel addresses this issue with soundproofing or with the presence of police on the streets. It’s a shame, because everything else — style, food, and service — was exceptional.

This place makes you feel like a VIP no matter who you are. Excellent service. Ive been given champagne as soon as I walk through the door several times to enjoy while riding in the elevator. More and more events are held here because of their staff that is on top of things. From the valet to the wrap around cat walk to view the city I take my clients here and attend events several times a year at the Thompson The rooms are different, laid out in a unique way that offers privacy if more than one person is staying in them. Go get sushi upstairs if you get a chance, its my favorite sushi in Dallas and that is saying something.

Do not stay here if you’re not prepared to pay unexpected extra charges at checkout. I’m an Amex platinum cardholder and typically stay at fine hotels, but this property was disappointing from start to finish. At checkout, I was told I couldn’t use my $100 property credit for valet something that was never mentioned during check-in. On top of that, valet is $65 per night plus unreasonable destination fees of $30 with taxes. I was also told I’d receive a suite upgrade, but ended up in the same room I originally booked. Overall, the lack of transparency and poor communication made this stay far below the standard I expect from a Fine Hotels & Resorts property. I definitely won’t be returning or recommending this hotel.

I recently stayed at the Kimpton Pittman Hotel and had a mixed experience. The valet staff were outstanding—quick, polite, and consistently attentive. Similarly, the front desk team was top-notch, making check-in seamless and handling every request with professionalism. Their hospitality truly stood out. However, I was very disappointed with the housekeeping. Despite staying multiple nights, our room was never properly cleaned. Even after requesting service, the trash bins weren’t emptied, and we weren’t provided with enough fresh towels. We had to call the front desk just to get basic essentials like clean towels delivered. On top of that, on our final night, we returned to find cushions placed near the bed that we hadn’t requested, which felt careless and confusing. While the property is beautiful, the lack of consistent housekeeping really took away from the experience. I hope management takes this feedback seriously. The front-of-house teams are doing a fantastic job, but they’re being let down by poor execution behind the scenes.

We had a lovely stay at the Kimpton. Rooms are spacious, only fault is that the shower has to be on absolute full blast to get hot water- there’s no “middle pressure” option which seemed bizarre. The shower floor also felt icky and wasn’t clean, you could see it doesn’t drain properly. Room wasn’t ready when we arrived which after a 18 hour day of travel, was a real bummer- but there are very clean toilets on the lobby level for refreshing yourself in. Front desk service was ok, but the valet were exceptional and the location was simply unbearable. Would definitely stay again and recommend to others (specifically couples/ single traveler / business people)

Loved the large room. We had a huge walk in shower with a deep soaking tub in it. Kind of a loft-ish design and vibe. They supplied a pair of ear plugs with a note about Deep Ellum being loud at times. It was as quiet as any other Dallas hotel we have used the week night we were there. Comfy bed, nice sheets, nice towels...We had a nice breakfast the next morning. Our usual Dallas spot lost its restaurant and did a horrible remodel. We will return!

I stayed at The Pittman Hotel Dallas from October 9–12, 2025, for a wedding weekend. I normally stay at The Joule because of its prime location, amazing food, and impeccable service , but this time, I decided to try The Pittman after seeing glowing reviews on TikTok. Ironically, the same influencer also recommended The Avery in Charlotte, where my stay had been flawless: friendly staff who went above and beyond, exceptional food and drinks, and an overall “wow” level of service. Unfortunately, my experience at The Pittman was the opposite. While the staff were polite, the warmth and attentiveness were missing. The doors were rarely opened for guests unless eye contact was made, and the check-in process, though smooth, felt cold and transactional. The property itself is stylish and appears clean at first glance. The restaurant was excellent , great food, strong drinks, and accommodating staff. However, the real issue began with my suite, which included a separate living area with a sofa bed for my daughter. That evening, she mentioned a foul smell, which I initially dismissed. By the next morning, she said she could barely sleep, and within minutes, we found the source: the carpet near the sofa bed was stained and smelled strongly of dog waste. I immediately contacted management. They came, confirmed the odor, and apologized. I gave them the chance to clean it, but when we returned, the smell was even worse. Upon closer inspection, we realized the waste had seeped between the carpet and hardwood flooring. I was nauseated and physically ill. The fact that the “thorough cleaning” was never verified by a manager afterward said everything about their quality control. I requested to be moved and upgraded , not just because of the inconvenience but because we were in town for a three-day wedding with multiple events. Our bedroom had been turned into a dressing space with every outfit, accessory, and makeup item carefully laid out. Packing it all back up and reorganizing took an entire afternoon. Despite this, management’s response was a $100 restaurant credit, which I declined , my dinner the night before had already exceeded that in tips alone. I wasn’t looking for free food; I was looking for accountability and a sincere effort to make things right. We were moved to an identical suite two floors up, no upgrade. This is a pet-friendly property, which I appreciate as a pet owner myself , but the cleaning standards are clearly not keeping up. It looks clean, but it’s not. Lastly, the location is a major drawback. The hotel sits directly across from two massive, noisy clubs filled with college crowds. Traffic was gridlocked, and music thumped until the early morning hours on both Friday and Saturday. In summary, while The Pittman is visually appealing and has potential, it severely lacks in service warmth, sanitation consistency, and management accountability. I will not be returning, and I cannot in good conscience recommend it , especially to travelers seeking the level of hospitality Dallas is known for.

Had a great stay at the Pittman. they gave us a wonderful suite. Breakfast was very good, with many choices. They have a nice outside pool. Social hour was a great treat in the evening, and they even had beer for me, in addition to wine. A ton of dining choices in the Deep Ellum area. We always go to Terry Black's Barbecue when we're in the area. We used to stop at the Pittman on our way driving through, but my son has now moved to Dallas, so we're looking forward to many more stays.

Hotel is nice and location is solid but the staff is really not living up to what the hotel is trying to present. Not customer first luxury service mentality. I asked for toothbrush to be brought to my room and the response I’m getting is “Um, you gonna have to come down and get it. I’m kind of busy right now.” This does not represent top notch hospitality. It’s really disappointing. There’s no trying with anything you asked for, “let me see what i can do” or “let’s find a solution to your problem or request.” It feels more like, “no, we don’t do that or not available so just good luck you” attitude. The hotel is priced at a premium value and I expect what’s being paid for. Better off staying at a Marriott or a more reputable hotel brand that values a premium hospitality service along with its facilities.

This is a really cool bar to hang out at during the day. What better way to stay cool in the summer heat than in a rooftop pool with a drink in hand. The food and drinks are great but there is very little free seating. Any seat with a table has some kind of minimum purchase, although you’ll probably meet that minimum just after your first drink (roughly $25/seat). While the lounge chairs are free with no minimum, there are only a few and even with the small amount of people when we were there, they were all taken. Most of them were taken by people in the pool that didn’t use them in the two hours we were there. I’d say if you don’t want a minimum charge for your seat be prepared to spend all of your time at the bar or in the pool. The servers definitely focused on those that payed a cover charge and rarely checked in with the rest of us. They were helpful when they checked in though. The bartenders are good and friendly as well. During the day the atmosphere was great and relaxing. I’d expect a much crazier vibe in the evening though as they have DJs and advertised parties regularly. Also, the pizza was amazing, highly recommend the BBQ chicken! If you’re looking for a relaxing pool with a bar during the day this is a great choice!

I was incredibly disappointed with my experience here. There was a special event happening that we were never informed about, which completely disrupted the atmosphere. The venue was overcrowded, seating was crammed, and the music was deafening. On top of that, half-naked women and photographers were everywhere, making the whole experience feel weird and chaotic. My friend is extremely conservative and she was uncomfortable the entire time. They aggressively pushed the $50-per-table minimum, leaving us stuck ordering drinks we didn't even enjoy - they were just gross. I was presented with just the credit card receipt, no itemized receipt and they add 20% gratuity but there is no signage outside and of course we were not told verbally either. I did not double tip. To make matters worse, the views--which should have been a highlight--were obstructed and underwhelming. Out of the four rooftop spots I visited in Dallas, this was by far the worst. Instead of feeling upscale or luxurious, it came off as trashy.

The Fairmont Dallas is an elegant accommodation with newly renovated guest rooms and public areas, offering unparalleled service and hospitality. Great experience at this beautiful hotel, definitely recommend staying here for your next visit. The rooms and hotel in general are a bit older than the average hotel in the area probably, but it’s really nice, it feels vintage, but really welcoming and homie. The service is excellent, the staff amazing, helpful, knowledgeable, always at your disposition. From the moment we arrived, to the moment we left, we felt taking care of. After we checked out, we wanted to do some walking around the city, and needed somewhere to leave our luggage, Erwin, from the lobby took care of us, and safely kept it for us until we came back. We are more than happy with everything, and we’ll be definitely staying here during our next visit.

I will say, the hotel staff is great. Very helpful, friendly, and accommodating. The rooms are clean, comfortable, and have some pretty phenomenal views of downtown Dallas - It’s also in an extremely convenient location that’s relatively safe. All that being said, and the reason for my 1 star review, is the elevators. One working out of three - On several nights of full capacity. We were on the 23rd floor, so stairs weren’t a realistic option. Literally 10 minute wait, at the minimum, for an elevator, only to discover upon its arrival that people are already packed inside like sardines were a common occurrence. It would have been alright once or twice, but this was literally every time, multiple times a day, for our entire stay. We were late getting everywhere we needed to go, and it eventually got to the point where we even cancelled some of our plans so as not to have to deal with the elevator drama. This is not a holiday inn. It’s not a rinky-dink motel. The Fairmont brand is supposed to be luxury - and it certainly charges luxury prices. This was not an experience that’s even remotely acceptable by luxury hotel standards. No one should be stressed out for the duration of their stay for something as correctable and basic as an elevator ride.

The service when I arrived and when I left was impeccable. Rochester was the highlight of my visit -he waited with me for my Lyft, brought ne a water and shared about the history of the hotel. Great hospitality. The room was nice, a good size with a good view. Location is excellent. The beds are decent -a bit firm if you like that kind of bed. Nice workout space. Having a Starbucks attached made a quick juice and breakfast sandwich easy. I’d stay here again.

Extremely poor service. I simply asked the staff for a small bag or a box, and they refused to provide even that. They wouldn’t lift a finger to help with the simplest request. The staff showed no willingness to assist or consider the guest’s needs at all. This level of service is completely below average for any hotel. I will strongly advise any company and people to stay away from this place. If you’re looking for even basic hospitality or courtesy, you won’t find it here. Stay far away from this hotel.

It's a fancy hotel, so plan to pay extra for everything, including WiFi and parking. Having the Starbucks attached was helpful. We had one drink at the bar and it was good. The Ritz-Carlton Dallas is an absolutely beautiful hotel — from the moment you arrive, you can feel the luxury and attention to detail. The gentlemen who welcome you at the entrance and assist with your luggage/room (the bellmen) were outstanding: polite, professional, and extremely helpful. Receptionist were also warm and efficient, making the check-in experience smooth and welcoming. That said, there were two areas that left me a little disappointed. On my first day (September 24th), we ordered room service, but the salad we ordered, never arrived with the order. As we were rushing to get ready for a wedding that day, so we didn’t get the chance to raise it at the time. In addition, I was unfortunately overcharged by $50 at the bar, which took quite a bit of back-and-forth emailing and the issue still has not been resolved. While these may seem like small details, it’s the attention to detail that truly defines a five-star hotel, and in this instance, I felt The Ritz-Carlton Dallas could have done better. Overall, the property itself is stunning, and most of the staff were a true credit to the Ritz-Carlton name, but those minor service lapses kept the experience from being flawless.

Amazing staff. Accommodating for everything. Perfect example was dinner at Ferrings. My wife's feet were extremely cold as the A/C was turned down and there wasn't anybody in the restaurant so it was overall fairly cold. The waiter went to the spa area and grabbed her a set of slippers to wear for the rest of our dinner. He didn't hesitate, just did it. The drinks at all the bars were absolutely amazing, and the the bar staff was exceptional. Our check in was fast and easy and the girl took the time to explain all the perks we had while staying. Ferrings was also very nice. We had the sampler and the soup for our appetizers (full of flavor!!), I had the duck (cooked to perfection and not over salted), and my wife had the filet (again cooked perfectly). Our side was the mushrooms (OMG!! the best I have had. We will be back for sure.

Absolutely Worth It! I ended up leaving another hotel to stay here, and I’m so glad I did. The Ritz-Carlton truly lives up to its reputation — from the moment I arrived, the service was impeccable and the staff made me feel completely taken care of. Ritz in name only. If you’ve ever wondered what would happen if a Courtyard by Marriott got ahold of a Ritz sign, come to the one in Irving. The service is impressively indifferent. No one seems rushed because apparently nothing here is urgent. The pool service feels like an afterthought, and the restaurants operate on “maybe eventually” timing. The property itself looks nice from a distance, kind of like a stock photo of hospitality, but the experience is pure mid tier chaos. If you’re expecting luxury, lower your expectations to “they’ll get to it when they get to it.”

Love this place for the whole family! We took our daughter for her 7th birthday and she had an absolute BLAST! We went as soon as it opened on a Sunday and we were able to sit at a table under the shade. Also appreciated that we were able to bring in a color with plenty of drinks for all of us. Large water park. This aquatic center is perfect for all ages. There is a shaded area for young kids and also a huge Olympic size pool. The area is well maintained and the lazy river is relaxing. You can spend hours here just swimming. The slides are super fun and reminds me of Hurricane Harbor. Will definitely spend more time at this center.

These are SERIOUS health violations and what did management do? NOTHING. this a major lease violation. Imagine having a leak in your apartment that hasn’t been resolved for a year and all they tell you is “we don’t know where it’s coming from so we can’t do anything about it” which causes MOLD. This place is horrible and inhumane especially toxic to live in. If you’re thinking about moving here you can 100% find something WAAAAY better. If you’re touring this place, make sure to look down as you walk cause Dog crap is everywhere and dead rats. Highly suggest going to where the dumpsters are so you can see all the rats too!!! We had one on our patio and dead ones in our walls which is why filth flies were terrorizing our home.

Update: when I moved out of my apartment, i left it in an impeccable condition. It was very cleaned and neat. I got an email recently about my deposit return. They are docking me $50 for the blinds. When I moved in, the blinds were weak, dirty, very used, and honestly, they should’ve been replaced. I even had asked the property manager if I could put my own blinds up which she said I could as long as I put the old ones back up when I moved out. I never did put up my own blinds, however, I kept the originals ones up. However, I put on the “move-in issue sheet” that the blinds were dirty and weak and in poor condition. I handed that form to the property manager as she was handing me new door keys, because the original door keys did not fit. Fast forwarding today I’m told that they lost or just don’t have my move-in issue sheet,and that because of so, they are charging me for the blinds. They went as far as accusing me of having a dog because it looks like the blinds have bite marks on them. Absolutely absurd and ridiculous. So much for being a faithfully paying rent, by the rules tenant. My biggest regret is that I didn’t save a copy of that “move-in issue sheet”. This now changes my perspective of the front office staff, deeming them to be irresponsible. Original post from two months ago: One year there. Great staff in the front office. Maintenance was timely but did “patch up”work. Complex is on the cusp of downtown (a plus) but getting to places like a decent grocery, post office, etc. can be a headache given highway congestion and warehouse location. I wouldn’t call this a luxury complex but it does have some appeal. However, Dog crap on sidewalks and in grass. Owners let their dogs roam without leash. Strong odors at least in my apartment I couldn’t get rid of, including the paint smell that lingered at least for 6 months. Was told this place had night security but I’ve never seen them. Garage parking is aggressively enforced. Was happy the gate was always operable. Given long hallways, getting groceries and furniture to the apartment can be a physical hassle. The appliances aren’t the best - small refrigerator and Outdated washer/dryer that could only take small amounts of clothing. I didn’t experience sketchy neighbors or passerbyers (big plus).

Terrible place do not rent from this group at all! Hallways smell like trash, installed crappy fixtures which they make you pay for from your deposit. They never deep cleaned the apartment then are charging us for a deep clean while we are moving out, we asked what the additional charges ( utility charges tacked on after our lease ended) they aren't responding and forget picking up your phone call to ask for clarification. They sent pictures of appliances that were dirty when given to us and then are charging us cleaning charges even though it was noted not clean when we moved in. Terrible place to live in. I love my apartment and location, but management only cares about when things are going well. If you come to them with any concern, they talk in circles or they act like you are annoying them by raising concerns. Packages are constantly being left in the mail room even though they are clearly too big to be carried. I’m disable and I brought my concern up to management and was told “what do you expect for us to do about it, we can’t control the carriers” I have never had this much trouble with mail in my entire experience renting and the fact that we can’t get this right after living here for 3 years is unacceptable.

I was told I was getting an renovated apt including the floors, turns out they left the ugly brown floors which start making huge whelps and buckling and separating not to mention the awful paint job and reuse cabinets they installed. I was told they would contact a vendor but gave me the run around fixing the floors then they never fixed it. Also there’s a lot of plumbing issues, often had sewage backed up in dishwasher and it smelled, rats roam the hallways and parking garage, knats, and at times when using the app for entry to garage, access to certain areas go offline whenever the office is closed. Management is hardly ever at work, always claims to be at conferences so they leave the leasing agents there who often knows nothing. Jackie the assistant manager is actually nice and personable but the manager with blonde hair is very unwelcoming, condescending, and could care less about helping tenants; she has the demeanor of a policeman.It makes sense why they make the move in specials so good to get ppl in but this building is not worth the money charged. Location is all you’re paying for because it is NOT luxury. And lastly I paid a lot of water and trash and sewage overages that all of sudden started 3 months after I moved in. I would not recommend this place.Lastly the hallways has vents and a/c function but they only turn on the ones in first floor, this building has no air circulation for a decent climate even during drastic climate changes so if it’s 103 outside, the hallways is probably 107. Try not to faint while bringing groceries to your apt.This is one of the worst apartments I’ve experienced. Location is great but it’s lowkey kind of ghetto here. I don’t recommend unless you’re young with roommate or simply wants to be near downtown area for social setting.

I’ve lived in 5 apartments, everything is great here besides maintenance. My AC has been broken since may 13th. It is now June 5th and my AC is still not fixed. Finally last night (June 4th) they put a temporary AC unit in my bedroom and it leaked all over my floor. I’ve called leasing office and nobody calls me back. They don’t accommodate with you and now my electric bill is probably through the roof. Most complex’s will give you money back for rent but I’ve received nothing. It’s 96 degrees in my kitchen. Worst maintenance team ever.

Great indoor pool. Usually I can find a lane to myself, but it is occasionally really busy. I'd love to see more lap hours added. Particularly in the morning. Update 8/2022:. We'll they listened. Lap hours 6:30-8:30am Mon-Sat. Fantastic! They are also doing an extensive addition adding an outdoor pool due to be complete in Fall 2022. Friendly staff and other swimmers. We do miss Mrs. B who retired recently after managing the pool for years.

This is a great place to come. My granddaughter came today with me and my caregiving son. The only problem is the hot tub never works. I was so relieved when I came in today and the guy told me that it was working and I could use it. I'm disabled with severe back pain. I did my exercises and walking in the pool and then was ready to get into the hot tub. I asked if they could turn the bubbles on and then somebody else said the hot tub wasn't working and was closed. Who knows what the truth was. It's very disheartening and it is a major minus in their rating. The Lifeguard barely spoke above a whisper and apparently wasn't really in the know about what was going on. Whatever the case is they're attitude is a big negative. The water is awesome but a bit too cold. In any event we had a good time but I'm not going to drive halfway across the world because of the hot tub when 99% of the time the hot tub don't work.

I wish my experience was as pleasing and pleasant as the other reviews. The staff is terrible they have the worse work ethic, no personal skills or social skills. I feel when you work in a facility like this you have to be a people person with a great personality being able to interact with all different types of people and adults. I had a staff member to flip me off as if being disrespectful and have an attitude towards the members was acceptable. I have no intentions on ever coming back to this facility with the staff members that they have in place. It’s sad when you live so close that you have to go somewhere else to receive good customer service, where you’re not surround by hostile and negative environment.👎🏾

It is a nice little pool in the neighborhood but they don't seem to get a lot of support for urgent renewal of a lot of things. So maybe there is existing some fund in Dallas for those places. They should really support them. The staff is really friendly and they are offering courses for learning how to swim. If my private tutoring would have already been started in Dallas I would give a good support to them so they can fix the spa and the showers. All in all only two of five stars. But I will go there again to support them to get some money to get things fixed.

This is the first time I'm writing a review for any apartment I've lived in but the 23 and its team deserve all the praises in the world. From the building itself and its amenities and floor plans, to every concierge and admin partner the service is superb. Bert, Nina and the whole staff just make life easier and I have enjoyed living here every single day. Any service request is resolved within the day/hours and the team is extremely professional. The views from the units are breathtaking and the location too is amazing. This is a great place to live in, and all the positive reviews are 100% on point.

I’ve been living here for a week now, so my feedback might evolve over time—but so far, everything has been excellent! Bert has been amazing as the leasing agent and handled all the initial paperwork super efficiently. The front desk staff, Jameson and Regine, are both really friendly, and I’ve already met a few people from the cleaning and maintenance team (Anita, Henry, and others), and everyone has been incredibly kind. The building is spotless and well taken care of. The amenities are top-notch—the gym and pool are both great. I do wish the pool was heated during the winter, but it’s still perfect for lap swimming, which I love. Accessing the parking garage is really convenient from the elevator lobbies on floors 4, 5, or 6, and there’s always plenty of parking, even close to the lobby doors. Package delivery is very well organized, and delivery services like DoorDash are allowed to bring orders right to your door, which is super convenient. I had two minor issues in my first few days that were resolved very quickly. The AC in my unit wasn’t working because the rooftop compressor was broken—they replaced it with a new one within three days and gave me a portable AC unit in the meantime to keep me comfortable. My fridge also wasn’t cooling properly, but that was fixed within minutes of submitting a ticket. The move-in was easy thanks to the designated dock. The view from my window is incredible, and I really like the quality and finish of the materials in my unit. It’s also completely quiet at night. I’m genuinely thrilled to have moved into The 23 and to call it home. Big thanks to Lucas Hunt for helping me find this place. I’ll update this review if anything changes down the line. Whether I’m leaving or walking in to the building it’s always a greeting. The staff is always friendly and maintenance is always available and within a reasonable amount of time. Secondly, I fell in love with the amenities: the gym, the work stations, and my favorite, the infinity pool that has perfect views of the Reunion Tower. Everything you need is walking distance, from the grocery store, to local eateries and pubs, there’s a little bit of every thing. I’ve lived here for a year and just signed my lease for another year. I truly love living here. The building is quiet. Most of the tenants are super chill. Maintenance is very quick and effective. The staff is amazing and extremely helpful and the upgrades the new owners are making to the building are amazing. The only thing that I would wish for is more guest parking. I feel like there is not enough oversight in the first floor parking which can be frustrating. 10 spaces for a 200+ unit building unregulated is bad biz. Nice natatorium! It is rather small, but it has all the facilities needed. They provide towel service and lockers with the membership fee. There are two heated pools. Various workout equipment and floaters are also provided. I found the locker rooms to be very clean! This is definitely a plus for me. The showers are also spacious. Facility is very clean. Staff is friendly. Indoor lap pool is four lanes, with one usually reserved for individual fitness. Second pool is smaller, warmer, and more shallow, making it good for less rigorous work-outs. Weekend hours are shorter than weekday times, so check the schedule before going. Also, check class schedules because classes may take up both the smaller pool and two of the four lanes in the lap pool. This is my favorite thing about Farmers Branch.

One of the Greatest Lakes in DFW. We loved the nature surrounding parks, picnic spot, parking with lots of Amenities this lake has. The scenery is Spectacular. You can do fishing as well. There is an entree fee of $ 7.00 per person. We really enjoyed seeing the Sunset on this lake. It Has picnic tables where you can barbecue & cook as well. Lovely place for couples and families taking out trips together. You will love this place. Watching the Sunset is the Most Amazing things we experienced on this lake. You must go to see it.

Lake is good. Boat launch area was good. The beach was good. The CHECKING in took way too long. Not enough parking place in the RV parking site. Charging extra for each guest was too much. Charging for boat extra is ABSURD. Also, you should charge by the car NOT per person. Grass not mowed in the RV parking area.

This park is awesome for camping we went here on my son's birthday and the campgrounds are very nice and clean and well-maintained and they have really good hiking trails and they have a lake that you can get in it is absolutely beautiful! This place is also good for other trips such as Boy Scout trips which we noticed when we were there a lot of people were taking family trips and group activities such as youth groups and family reunions. Still with all the people the noise level wasn't bad.

Tons of cool stuff to do, tons of events, in terms of space. That being said, it seems that a whole lot of people have also realized this so this place gets severely busy during evening and weekend hours. So much to the point that parking can be kind of tedious and frustrating at times. The water park out back is pretty cool, and this is a great place to bring your kids to kill an entire day on a weekend. The only caveat is that you have to have a membership to do anything anymore.

I have never in my life been treated so disrespectful, my first and last experience ended up with the cops called and being escorted out of the facility. I was not given any warnings or even told 1. Why the cops were called and 2 why I was being kicked out. Still confused by the events that I happened I reached out to the site manager via email but have yet to receive any response. Guess this is their protocol to call the cops on people without cause.

They have a small splash pad area for the little little ones and a spring board for the big kids (even this 46 year old kid 😉) staff was nice and the life guards made sure everyone was safe and followed the rules.

If you order fries you have to be standing around the right window and remind them of part of your order, in my case 3 fries for $15. Bad organization, why they cannot just take your name and call you when your order is ready instead of waiting there like in my case for 20 min for fries while others than came later get served while your Burger got cold?? 4 stars are for the attractions. I recommend you to bring your food.(I did not know)

It's not bad for what it is. We had fun. Five dollars for a locker was great. They also had two cops there patrolling the parking lot. Could be better. A lot of broke lockers and could use some more cleaning in certain areas. The biggest thing for us was that there weren't enough tubes for the lazy river. We had a great experience! We didn't expect the place to be so prominent, with many options for kids and adults. The highlight for us was the floating chair; we enjoyed it and spent over 1.5 hours on it. **Pros:** There are designated kid zones and pools, numerous slides for adults, plenty of free parking, and tables for food that can also be reserved. **Cons:** There aren't enough changing areas, and the washrooms could be cleaner. There's only one changing room, and it's constantly occupied, so I recommend changing outside if possible.

Second time visiting and second time being disappointed. Our first visit was a lot better a year ago. Last year, we rented a cabana, but when we got there, we found out our cabana had an obstructed view and no working fan. The other ones worked. Then, our food came. It was flavorless and cold, but the attendants were very nice. The park was clean and we had fun. We had a better time then. This past time was worse. They were slow about opening the park. The crew wasn't ready. Our cabana ( a different one) had no working fan, but they did move us to one that worked. The food was still bad and the water looked like it hadn't been cleaned in a while. We won't be coming back.

UPDATE Jun 2024: Over the years I come to this rec center for change of scenery and to use upstairs exercise room equipment. Of which they have a lot. Today's visit was hopefully to use the lap pool as my HOA neighborhood pool is too hot to swim in comfortably. That happens every summer of course but this week especially hot. And I got to swim at TMC, Yea!!! My favorite lap swim pool Oak Point Rec center is overwhelmed with kids when school is out getting lessons or competition practice. There has been a makeover in TMC's men shower room since I last used it which is great. The big news is the makeover the center is getting in 2025. Here is what the city council voted on. "During a Plano City Council meeting on June 24, 2024, council members approved an expenditure for the Tom Muehlenbeck Recreation Center renovation project. The Tom Muehlenbeck Recreation Center, located at 5801 W Parker Road, will undergo a $15.9 million renovation project funded by the 2021 bond to enhance various aspects of the building, including the pool area and exercise rooms, addressing critical infrastructure needs. This project also includes essential maintenance that, if postponed, could lead to more costly repairs in the future, according to the city." UPDATE Jun 2022. Still a great place to get a workout. There were lots of people here today as school is out for summer vacation. Outdoor pool was getting lots of splash. See photos. I haven't been here for years as my usual rec center was closed for AC work this week. I plan to come back more often and sooner2016: A great bargain offered by the city. This is my go-to place for swimming laps as the nearest rec center to my house doesn't have a pool...yet. Lots and lots of activity going on here all day every day. Convenient hours for seasoned citizens and the working crowd. I posted photos of a recent table tennis event held in 2015. Fun activities for kids all year round. We had a great time at Tom Muehlenbeck Center! The place is very clean, and the price is reasonable. Indoor pool had lazy river and water slide. Outdoor area was awesome with splash pad, kids area, water slides, and pool. Water slides are for kids 48 inches and up. There were a lot of tables in the shade, which is very helpful in this heat. And lastly, stuff sold at the concession stand were not expensive at all. Frozen fruit bar was just a dollar.

Excellent fitness center. If you want swimming in lanes , this is the best in Plano TX. There is a separate pleasure indoor pool. Outdoor pools are open only during summertime. Great Family friendly place. Great place for the kidos to splash around. You can bring coolers in with your food for the day. Splash area for the little littles. And nice 3ft 6in pool for older kids and sldes for older ones as well. They also have an indoor area that wluld be excellent except for one thing. My biggest complaint right now is about marijuana. There is often a strong odor smell of marijuana in my bedroom and bathroom, the smell should be coming from my neighbors. I don't understand Why some people like to build their own happiness on the pain of others? If smoking marijuana is legal here, I suggest setting up a smoking room in the Village Dallas so that marijuana lovers can enjoy it and neighbors won't be forced to suffer from secondhand smoke. At the beginning, I always covered my mouth and nose with a towel. The feeling of difficulty in breathing often reminded me of the scene of wearing a mask when shopping during the epidemic. At that time, I thought it's just my personal problem that I don't like marijuana, and I tried to get used to it. I also believed that they would soon move out because they can't afford the high rent due to smoking marijuana. In this way, I comforted myself every day. I didn't expect that they were quite rich. Not only did they not move out, but the frequency of smoking marijuana increased. Did they get a raise at work? What surprised me even more was that a new neighbor who also smokes marijuana moved here this year. More marijuana people are moving in ! unfortunately, once I just get slightest odor marijuana now, my mouth is bitter and dry each single minute, sometimes I even feel the strong bitter filled my chest , mouth and nose. Candy and water can't get rid of this painful bitterness. This feeling is accompanied by the smell of marijuana in my apartment, making me unable to sleep all night, sometimes accompanied by headaches. Now my room is filled with the smell of marijuana almost every day, sometimes very light and sometimes very strong. The walls of the apartment can't block this smell. The smell of marijuana is eating away my mental and physical health. My personal experience makes me feel that Marijuana is more harmful than regular secondhand smoke. Why don't you smoke cigars? This is from a resident who has been living in the village since 2019, specifically the Gate community. The quality of the service of the Village as a whole has declined. The demographics that the Village pays the most attention to are young college aged or young professionals who like to drink excessively. If you have a family with kids, you will not find many activities anymore. The Gate specifically has been treated like a forgotten community. Every single summer for the past 3 years, the main pool here at the Gate is closed more days than open; this year it looks like a green liquid from a chemistry experiment gone wrong. The Gate club house has been closed since 2020. The club house was a place Gate residents could have birthday parties for their kids, or have gatherings too big to host in your apartment. The club house was closed as a way for the Village to "encourage" Gate residents to use the newly developed country club as a hosting spot at a really expensive rate. What the Village failed to realize is that the Gate residents live at the gate because of their limited budget; so, most of the Gate residents will not pay way more to have a party at the newly developed country club spot. They will go somewhere else to throw their party. Had the Gate club house remained open, Gate residents will have more than likely reserved it and the Village would not have lost this income. However, the beautiful Gate club house overlooking the pool has remained closed for about 5 years now not being used for anything. Next, Gate does a terrible job at maintaining the cleanliness of the walk ways when it rains. Mud leaks onto the walk way and water accumulates making it impossible to walk on the walkway without getting both muddy and wet. There are metal barriers that are used in places within the Gate that don't have this problem; I have asked them numerous times to get the metal barriers installed in these problematic areas, but my suggestion has landed on deaf ears. This is especially frustrating when one of the places that is very muddy is our paid covered parking spot. We expect to have a parking spot that is absent of mud every time it rains, but this too has not been corrected. Lastly, appliances at the Gate are old and remain old. If you expect to have appliances that are work consistently and are newer, forget it! The fridge, oven, and dishwasher are all from the 90s and even if they replace them, they will not replace them with newer models. Like I said, the Gate is treated like a neglected child by the Village. Having said all of this, I still believe that overall, the Village (there are newer and communities other than the Village that may get better treatment) is still the best apartment complex in the city but beware of the specific community, the Gate, does not get the amount of attention it once did and deserves.

I’ve made the Village my home for more than 20 years because the 24/7 maintenance and the service are always top notch ... and because I love the expansive, expertly-maintained beautiful green spaces, lake and walking trail. My creekside apartment view absolutely cannot be beat! The location is ideal for accessing downtown, White Rock Lake, Greenville Ave spots, NorthPark Mall, and the major highways 2 blocks away make commuting faster in every direction. No matter who answers my call, email, or maintenance ticket, every request I've submitted has been handled promptly and professionally. When my A/C went out one Sunday morning at 2 am, the 24/7 on-site crew arrived within 15 minutes and the entire A/C unit was replaced within the hour! And I love that the Village is obsessed with preventative maintenance. Tree trimming every fall keeps limbs off the wires when ice or strong storms hit. Many times, my power has share stayed on, even when the neighborhoods around us were without electricity for hours or days. Crews do annual checks, maintenance and painting of every building and parking lot to keep them in great shape. They have 24/7 security officers on patrol, by car and by horseback to keep an eye on things in the green spaces between buildings. The Village communication with residents is excellent. I get weather/situational alerts and routine messaging about upcoming maintenance projects, plus resident activities happening on site at the huge fancy gym (free to residents), Vegas-style pool, restaurants, outdoor concert area, pickleball and volleyball courts and athletic fields. The Village has it all and does it all well, in my opinion.

Amenities were good. Maintenance was timely. Never really had a problem with pests. Pool can be messy after the weekend due to people not picking up after themselves but they always do a good job of cleaning up. Also seems to get closed due to malfunction frequently. Elevators were down quite a few times while I was there. Safety was never an issue although there was a period of time where the locked gate was broken, it was eventually fixed. Events they hosted were nice. Never had an issue with my car being towed nor my guests. There is amazon locker for your packages to be left but other than that, sometimes it can be hard for delivery to get directly to your door. Otherwise, I can say I enjoyed living here.

I truly love this community! The beautiful ambiance, friendly neighbors, and peaceful setting make it a wonderful place to live. My only wish is that Building 896 had an elevator like the others. The three flights of stairs can be tough, especially for my parents in their late 60s, which sadly keeps them from visiting often. Our units here are upgraded, water-view apartments, so accessibility should match the premium living experience we’re paying for. Adding an elevator would make a huge difference for residents and guests alike. Also, the dumpster in the middle of the lot has been looking messy lately,would love to see it tidied up to match the rest of the lovely grounds. If we could make this happen, we would be forever grateful. Thank you for all you do to keep our community such a beautiful place to live!

The pool and gym equipment aka the amenities are outdated, broken or missing. The pictures online are not the same as in person. The sand has bugs in it. The staff is nice but the owners need to invest in maintaining this beautiful property better. It's hard to get ahold of anyone on the phone. You have to go to the office to make contact. The owners investors need to find a way to ensure they keep up with the amenities when they are not replaced or fixed it's not okay. The pool house is only open during business hours so you don't get much use of it, which defeats the purpose for residents. It's a bit of smoke and mirrors. I still like the place, but there is room for improvement. The restaurant on site, grocery store on site are nice and big plus. The restaurant will be drinking to the pool for you, which is nice in the summer. Did I renew my lease, yes I did. I would just like to see it return to the glory of the images online that no longer match the actual product now.

If I could give zero stars, I would. Living here has been one of the most frustrating experiences I’ve ever had with an apartment complex. The management team is extremely unsupportive, unhelpful, and flat-out deceptive. They’ll smile and nod when you bring up issues, but nothing ever gets resolved. The maintenance situation is even worse. They routinely mark work orders as “completed” without actually doing anything. Half the time they don’t even show up, and when they do, the “fix” is sloppy or nonexistent. It feels like they’re just checking boxes instead of actually providing the service residents are paying for. For the amount of rent charged here, you’d expect basic honesty, responsiveness, and professionalism. Instead, you get indifference and excuses. Save yourself the headache—there are plenty of other communities in the area that treat their residents with respect and actually follow through on maintenance. P.S. it’s certainly pretty on the outside but inside not so much.

Be ware of this property. The building I live in is infested with roaches. The property is on part of lake Lewisville and they do not take extra measures during pest control. So I’ve been dealing with roaches for months , not days or weeks but months. I am a very sanitary person but when a landlord does not properly take care of their property you will have these issues living next to a lake. They generally have by law 7 days to take care of a pest issue. They would have had to lock the doors if it was a restaurant already. Other places do extra treatment because of the water but Not this property so keep that in mind when renting here. I have also made numerous complaints about the neighbors upstairs. They are a young family who have quite a bit of company on the weekends and a dog that most apartments would not allow. Even dog friendly apartments. He is well over a hundred pounds and he bounces off the walls every time they are not there well into the night . He takes over for the 2 year old dropping what sounds like softballs on the floor at times. It’s overall a noisy complex anyway. There’s no gates so people like to cut through here on the weekends booming music when the bars close at 2:00am. It’s a quick cut through from Hebron to 35. Just drive through at different times and check it out . look at the size of the some of the dogs and really observe . Your vehicle is very vulnerable to crime. Just observe some of the people who live here. No gates and wide open. Maintenance is a joke. I put in approximately 3 maintenance request, not to mention when I stopped by the office, about 2 burners on my stove that was not working. I moved in October of last year and finally a guy came buy that actually did his job. He opened the stove and checked the burners and had to replace 2 of them. Imagine that. The washer a dryer they make you use are the cheapest on the market. Don’t expect to get the most of your clothes using them. Be careful in the shower . They use plastic shower heads that break very easily instead of spending a little money getting good quality you can actually move around. I could go on but hopefully I can save someone some headache just having a glimpse of this property. To the point they have violated their obligations on the lease and don’t even realize it. At least not yet but they will in the near future. I am moving back where I lived for 3 years and not once had to put in a complaint. It’s quiet, a gated garage which will save money on insurance and car maintenance. Washer a dryer with sensors that will preserve your clothes. A lot safer. Matter of fact I’ve had to call security to get into my building one occasion.Stay blessed and informed ya’ll. I was in a hurry and didn’t my homework on this property. The sad part, my move out is October 15/2025 and they are giving me grief about moving out before the first and asking to be relieved o my lease because of the roaches . I even have video. Worse place management by far I’ve ever dealt with and very unprofessional.

The Jade Waters Resort Pool is a great place to cool down and relax with family and friends. There are two waterslides, a lazy river, and a separate adult pool area with a swim-up bar. This park is perfect for toddlers who want to enjoy some safe shallow playtime.
We were pleased to find the water park had heated water (ideal for our spring weather). Our kids ages 5, 3, and 1 had a good time and lasted about 4 hours. The hours of the water park portion were not clear online and actually deferred when we arrived due to an event so I'd recommend calling ahead for hours specific to the day you're planning. Life vests are available there. It wasn't too crowded when we first arrived but did get more crowded as it got later in the afternoon. We were only disappointed to learn we had to pay additional for parking.

We enjoyed our time! The waterpark is on the smaller side with only 2 slides. However we had a great time! If you plan to drink make sure to bring your ID as they will not sell you a drink otherwise. My 50 year old husband was not permitted to buy a drink with out his ID. Which can be frustrating if you didnt bring it down from the room. So just bring it no matter what age. This was not a negative thing just an inconvenience. I wish we would have known at check in to bring it with us to the waterpark. Also, the swim up bar was very busy it took 30 minutes for a bartender to even acknowledge us. Also seemed as though the women got waited on much quicker despite who was next in line. So my suggestion would be to go to the bar near the food service counter. It was much faster service!

This is solely regarding the pool, not the hotel - my experiences with the hotel have been good. I reserved the 8 person cabana, expecting a certain level of experience, it is the Anatole and my past experiences played into that expectation. I was told there would be a TV, fridge and dedicated server. To be fair, the server Manny, did a fantastic job, he was responsive and attentive. Any other requests, from the other staff, was not so good. They were trying but I believe it was a staffing issue, under staffed - that impacted service. The food order was messed up and the attempted correction still didn’t set things right. Additionally, there is no benefit for being a Hilton member. For the cost of the rental, offered by the Anatole, the experience was underwhelming and disappointing.

We had a great experience here. The poolside staff Tiffany. She is super friendly and the smiles she puts on are very welcoming. Not just that, she is also very observant and detail oriented, actively helping others when needed. My friend lost his glasses in the water, and she didn’t hesitate to help—she even jumped in to search for them. It was clear she was doing everything she could to ensure everyone had the best possible experience. Thankfully, with her help, we were able to recover the glasses. It's the best hack ever & you can go the check in day and the check out day also with parking is included. The pool side food is the basis for my review. One member of my party became sick due to a burger, I myself ordered a salad that looked as though it came from a 7/11 gas station. Each component was packaged in disposable plastic containers and you had to put it together yourself. It was a container of lettuce and a container of tuna. This in addition to a $16 CAN of wine. Wine. In a can. I know that glass is not allowed for patrons but at least keep some good bottles behind the bar. I just had to laugh at the state of food from such a supposedly high class hotel.

Sail with Scott has the best experiences at the Rockwall Harbor. I’ve been on the Sunrise, Sunset and Starlight cruises. All relaxing, great music and fabulous photo ops to capture the memories and beautiful scenery. Stopped at, but didn't necessarily visit at the park for the first time today on a ride up and down Skillman Street which runs a long, long way across greater Northern Dallas. A near quiet, quaint community park with lots of green space and what looks to be a basketball court and tennis court that are well maintained. Plenty of playground equipment for the kiddos to enjoy and picnic tables for the family. Walking and jogging paths throughout the park. Nice large trees and plenty of green space to run through and enjoy as well. Maybe I'll see y'all there?! 🙏💜🤠

Nice park. I really liked how it had a lot of shade available for me and my son to stop and have lunch. No shade at the playground area. We didn't play over there because it was too hot which means the metal was hot too. My son was happy to find this amazing looking tree. He played on that tree for a good 30 mins. I took some photos but you can't see how cool this tree look in the picture.

Honestly, I was going to wait a bit of time to write a review based on how the new manager, Dennis was going to do. Before he got here, the place wasn’t the best but it wasn’t the worst either. But ever since he’s been here everything seems to be better. The place smells good now, the employees are much nicer, communication is better and overall things are improving. I feel much better about having my guests over now. They’re also doing some upgrades around the place. I do wish they’d replace the carpet on my floor level soon but they did send an email that the product is heading towards the place. The maintenance guys are top notch too! Can’t wait for the pool to open.

This was by far the worst move-in experience of my life. The application process dragged on for weeks, and the only way I could speed it up was by going to my county clerk’s office myself and paying for my own background check. I was given three different move-in dates, and when things were finally approved, I was told my key would be left with the concierge. I packed up, drove from Houston to Dallas with a full U-Haul, only to arrive and discover that no key had been left for me. I ended up having to spend the night in my U-Haul, which was extremely stressful and unacceptable. The next morning, Heather in the leasing office was very apologetic and did everything she could to make it right. She was truly the highlight of the entire experience and deserves recognition. The actual move-in process itself was also frustrating. The loading zone is on a different street from the entrance with the freight elevators, which makes things very inconvenient. Unless you hire movers and book the freight elevator in advance (they only put up a simple sign for this), you’ll likely run into issues—especially if someone else is moving in at the same time. As for the apartments, the building has nice amenities, a good location, and friendly neighbors. What you see on the tour is exactly what you get. When I noticed damage to some appliances during my tour and was told they would be replaced, but after signing, I was informed that nothing would be replaced unless completely broken. That was very disappointing. Overall: Terrible move-in process, great staff (especially Heather), nice community, but outdated units.

I really loved living downtown it was fun and super convenient. I also really loved my apartment. It was spacious modern and had an amazing view. I lived at mosaic for 3 years and it started off not so hot but over time it slowly improved. Maintenance became a lot more responsive with changes in management. Initially there were a lot of safety concerns and it took a while but there was some noticeable efforts to improve safety. The elevator issue has pretty much remained the same with it bein down constantly. I’m not sure if that’s just something that comes with a large building but that was a pain. unfortunately living with others in a building will come with its downsides like others not cleaning up behind themselves and their pets. Management makes attempts to keep it clean but doesn’t ever enforce and rules which is very disappointing. If had to live downtown again I would hesitantly consider choosing mosaic again with caution. I definitely don’t regret the years there and I do miss my apartment. It’s a beautiful building to live in but management is lacking. I’m not sure they’re given the proper tools to do their job well and I will say it has improved but it’s still something to consider.

The Mosaic really needs to get serious about window cleaning or just cleaning in general. The floors are always sticky and it has been several years since the windows were last touched, and at this point the “view” is just a film of grime. Residents pay for a premium property, but dirty windows and disgusting floors make the building look neglected and lower the living experience. Clean windows are not a luxury — they’re basic upkeep. Working elevators is not a luxury — they’re necessary for a high rise luxury building. To ZRG Management, get your ish together. Hire a crew, buy a squeegee, sacrifice a chicken under a full moon—whatever it takes. Just CLEAN. THE. WINDOWS. Because right now, they’re not windows. They’re mood boards for depression.

⭐️⭐️⭐️ I enjoyed my time at Mosaic Dallas Apartments overall, but there were some frustrating issues that really affected my experience. The location is great, and the apartments themselves are nice, but the elevators were a constant problem throughout my stay. They were often out of service, which made day-to-day living inconvenient. The biggest challenge came when we were moving out at the end of August. The freight elevator wasn’t working, which caused a lot of stress. We even had to leave some of our belongings behind temporarily because we simply couldn’t get them out without a working elevator. It’s unfortunate because Mosaic has a lot of potential and some great features, but the elevator situation really needs to be addressed for future residents.

Six Months into living at Mosaic Dallas, I can say that I love my unit and most of the apartment amenities. However, I would say im most disappointed with the upkeep and cleanliness. For starters, the dog park is not kept clean/dry, and common areas, such as the parking garage, are often sprinkled with pet urine and poop. Elevator buttons and wait areas are filled with dirt and trash from pets and tenants. This property should police the cleanliness of the property and hire a more detailed cleaning team. The exterior windows are frosted with dirt, and if I'm paying to be on a higher floor and in downtown, I would like to be able to enjoy my view without the grime. The elevators are frequently out of commission. Lastly, the leasing office team has changed several times, and when I've gone to the office with concerns, I feel that the respect and professionalism I received as a potential resident are now not being shown. I don't know if I'll stay at this property beyond my lease.

This place was amazing! I wanted to find a waterpark that was fun but not too big like HF or Hurricane Harbor and this was perfect! Plenty of places to sit during the weekdays (we were able to grab a table). The lazy river isn't deep but is perfect for 5/6 year olds to stand and walk/play in it which I loved. Very clean bathrooms (as clean as they can get, let's be real), food was regular concession food, nothing to rave about but the ice creams are perfect after a day in the water for the kids. Will definitely be coming back and the price is very low for entry.

She showed me around the pet-friendly studio, 1, 2, and 3 bedroom apartments with luxury finishes that left me swooning. But, let's talk about the amenities for a moment. An infinity edge swimming pool? Check. Courtyard? Check. Fitness center? Check. Resident lounge? Check. Grocery store and Starby’s downstairs? Check and mate! I mean, what more could you want from apartment living?Joni was not only knowledgeable but also had a great sense of humor. She made the whole tour experience enjoyable and stress-free. I highly recommend asking for her when you visit The Gabriella.Trust me, after seeing all they have to offer, you'll be ready to pack your bags and move in ASAP! Forgot to say…. THE VIEWS. I had a tour today at The Gabriella! I was super early for the tour and the leasing agent was able to still conduct my tour ahead of schedule. . My leasing agent gave me a thorough walk through and showed me all the amenities. He residents we encountered were pleasant as well. I was able to speak with both Joni and McKenzie after the tour in the office and they were a breathe of fresh air!

I’ve lived at Cirque for about a month after looking at TONS of places. Honestly, the moment I walked in and met Brandy in the office I knew this was going to be home. The building is immaculate, the staff is super friendly and the location is everything. In top of that, the office team scores tickets at House of Blues and American Airlines and gives them out to residents which makes living here an experience. Highly recommend and loving it so far!

Just wanted to write and let you know that if your comparing places to live in Dallas you should definitely at least tour cirque. It’s a beautiful complex and the leasing staff is absolutely the best. We toured 7 communities in the same day and Jason made our tour at the cirque our favorite by far, not even because of the community but becuase he was so nice and was truly so helpful. 100% recommend the cirque! New residents beware! This property changed management companies and EVERYTHING changed. A few months ago Madera Residential took over.The Cirque is a beautiful building and has some great views, but the management is extremely poor. They do not care for the residents they only care about what the surface looks like, once you take a closer look it is rotten underneath. The basement level floods with sewage water and is left there to sit for weeks at a time. The carpets and hallways are stained with dog urine and smells like a gym. The dog park on 7th is full of feces and reeks of urine. So bad that most dog owners are forced to walk their dog behind the building where trash and homeless are allowed to sleep and defecate on the walls. Behind the building by the CVS is always littered with trash and glass. Management who lives at the building walk their dogs there and have been verbally informed of the mess and it continues to grow. New management will ask current residents to exit the already slow elevators (witch are always down) so they can take the elevator for a toor they are on. They are trying to take away valet for residents and make it for only new residents touring. Good luck having any visitors as the visitor parking is about 10 spots and once they fill up your out of luck. None of the luxuries of the building are garnered the contract that you sign states that all the luxuries ie. pool, gym, valet, common area, they are not guaranteed. There has been break ins on the 19th floor and no notice was put out till I demanded one be done. They replaced the key locks with electronic ones, so maintenance can enter your appartment when ever they please, asking for a time frame of visit will not be granted they will just walk in when ever to do what they need to do, no common curtsy. Property manager Chuck talks down to female staff in front of residents and in a public area, completely unprofessional he is trying to cut corners everywhere to save a buck. This is his first high-rise property to manage. All in all NOT a luxury appartment defiantly not worth the money when you can get five star service across the street for the same price if not cheeper.

We regret ever signing a lease at Cirque Residences. What’s marketed as a luxury building is far from it. The garage and trash is filthy, with dog feces frequently left uncleaned, and dust blowing everywhere from constantly running fans. Inside our unit, the air conditioning is faulty, and we were told by maintenance that this unit has known airflow issues. We’ve had to run the A/C constantly just to stay comfortable, driving up our electricity bills. Worst of all is the management’s response. When we raised serious health and hygiene concerns—especially being pregnant—Chuck, the property manager, dismissed our claims and acted as if we were lying. No compassion, no accountability. We’re leaving under doctor’s advice, but no one should have to go through this. This building is not worth the price, and the management is not worth the stress.

PLEASE DO NOT RENT AT THIS AWFUL RESIDENTIAL CALLED CIRQUE!!! If I could give zero stars, I would. My experience moving out of Cirque Residences was nothing short of a nightmare. I was charged a ridiculous $4,000 for “damaged wooden flooring” that was already worn and aged before I even moved into apartment 504. It seems like they’re charging majority of the tenants these prices when they move out. This building is not luxury—it’s outdated and clearly being covered up by excessive move-out charges. The constant construction noise outside my unit made my home unlivable, which is why I decided not to renew. Property manager Chuck Moon and assistant manager McKenzie OBrien tried hard to get me to stay, but once I moved out and questioned the charge, Chuck Moon became completely nonresponsive. No call backs. No emails. Nothing. Chuck is unprofessional and completely unqualified to manage a property of this size. He does not care about residents’ concerns, and Cirque’s move-out process feels like a scam to make money off of unsuspecting tenants. Do yourself a favor— don’t be fooled by the building’s appearance. This place is all looks and no substance. Poor management, terrible communication, constant construction, and unjustified charges. Avoid Cirque at all costs. When I first moved into apartment 504, I noticed several scratches on the wood flooring. Brandy, the leasing manager, reassured me that I shouldn't worry about it because there were wood floor markers available in the leasing office to fill in those scratches. Upon moving out, I left the apartment in pristine condition. However, I was shocked to receive a bill for $4,000 for the wood floor. While I understand I had holes in the walls from hanging pictures and a TV, I was made aware that I would be charged for each hole. But $4,000 seems excessive. If I had known it would lead to such a hefty charge, I would have used the markers myself. I'm really upset about this whole experience, especially since you encouraged me to renew my lease, but now I can’t get a response despite my numerous calls and emails. It’s disappointing that I can’t even speak to someone in person. I was a great resident, and I expect better from your property management team.

He never responds to his emails, and I haven't received any payments from clients who have moved in. Chuck, please at least respond to emails and let me know if I won't be receiving any payments. Forget about the phone calls. Please clean the elevators, it’s always dog poop 💩 when I see my clients. To note the residents who finally moved out are upset because of their move out balances being beyond unjustified. Provide great services both in the beginning and at the end.. 5k balance is unreasonable, that my clients are dealing with while moving out and no response.

Beware of your car being towed. I was there last night upon invite from extended family who are members at Marina. Car was towed on Fourth of July while family was watching fireworks. Had to pay $321.74 to get it out of an impound that only takes cash or Zelle. Towing company said they only tow unless someone from the Marina gives them a call. Said it was “upper management” when I went there to pick it up at 10p. Car was parked at 3p on sidewalk. Towed sometime before 8p same day. Signs are ambiguous. Another person’s car was impounded as well from the same spot but did not have the means to pay for his car. Could have been more ppl affected. Marina security guard said she never called. As you see from the photos attached, I am parked simply on the sidewalk. Also, the green tag on my truck is not even filled out. UDPDATE: Owner says this was not called in by the Marina, but the Development and these are separate. Well the owner should read the invoice I attached because it clearer states “authorized by Sapphire Bay Marina”. Also, better tell the Development to remove the Marina language off their sign then. As it clearly says Sapphire Bay MARINA. See pic I just added. Not separate. Glad the lack of accountability can be seen by everyone here.

The team at The Victor stands out as a true example of elevated hospitality. From the moment you're greeted by valet and the concierge, there is a noticeable difference in service and atmosphere compared to other properties. The building is always impeccably maintained, and the leasing staff is both friendly and professional. You can tell residents genuinely love living here. Almost every time I am touring the property with clients, someone in the elevator will enthusiastically tell us how much they enjoy it and recommend leasing there. There are plenty of high rises in Dallas that market themselves as luxury, but The Victor truly operates on an A+ level.

Easily the nicest place I’ve ever lived. The staff is the friendliest and most helpful I’ve ever met. They treated us like family. Daizy, Abraham, Jacob and Eddie at concierge are always so sweet to us and my dog and we love them! Eddie even took my dog out on his break when I was stuck at work!! Who does that?! Wilson is so incredibly helpful whenever I needed anything in the apartment, and was a bonus also having him as the best neighbor. Finally, Shan the manager is a fantastic leader. you can tell he treats his staff so well because they all stay and are very happy. he’s also in the know about everything in the building and is on it when you need anything! Overall, I’ve had a very nice experience here and really sad to be moving out of state, otherwise I’d never have a reason to leave!

We’re going to miss living at the Victor. We moved out only because we decided to buy a house, but it’s hard to leave behind the great people and the overall atmosphere that made our time here so enjoyable. We want to thank the staff—everyone from the front desk to the back office managers, the maintenance team, and especially the general manager—for making the past couple of years such a positive and memorable experience. My wife and I have truly appreciated getting to know our neighbors and the sense of community in the building, as well as the excitement of living right next to the American Airlines Center. The Victor has several great features that really stood out to us. There are plenty of spots to relax or hang out, whether it’s by the pool, in the lounge areas with a free cup of coffee, or gazing the downtown area from up on the penthouse level. I also love how fast the elevators are and how conveniently located they are right off the parking structure. The common areas are always clean and well-maintained, and the building itself has a modern vibe, complemented by contemporary art that lends to its high-end feel. We also loved how bright the apartments are inside, especially with the floor-to-ceiling windows that wrap around the space. The natural light really made a difference for me, as I tend to work remotely. As for the amenities, the gym is airy and fully equipped, and there’s even a golf simulator, which I used to hone my game. We’ll always look back on our time at the Victor with real affection—it’s been such a great place to live, and honesty if you’re looking for a place that feels like home with all of the conveniences, we can’t recommend it enough.

Such an amazing place. We decided to move downtown Dallas from McKinney, and finding the right place took us a little while. But this place, was the BEST choice we could've made. We started by being greeted by the valet people. They had a smile in their faces and even if we didn't live in the building they opened the door for us and made us feel welcomed. Then the next set of smiles came from the concierge, Lilly. Lilly made us feel like we were home without even having signed the lease, she walked us to the leasing office and she told us she hoped we would love the place (and we had already made up our minds to stay) then the third reason we decided to stay was Chantal! Wow... she welcomed us with an amazing attitude, professionalism and knowledge. She gave us the warmest of welcomes we had not felt in our search for a place in the whole downtown and victory park. She showed us the premises, she told us all about what we needed to know about the building, she was very patient, and she worked with us to see what was the best option for us. The leasing process was very easy, and with her assistance and the rest of the staff (Shout out to Lena she's also assisted us with our needs), our moving day was painless. We knew this was the right place since the beginning. The facilities are amazing and very well kept, but want made us stay from the beginning was the PEOPLE and their AMAZING ATTITUDE! Thank you for all your hard work, and please let's keep it that way. SkyHouse Dallas Apartments, completed in 2014, is a 24-story tower with 336 units located in the heart of Victory Park at 2320 N. Houston St. The prime location offers easy access to top-notch shopping, dining, the American Airlines Center, and the Katy Trail. Residents enjoy great amenities such as a rooftop pool, activity center, gym, and complimentary Starbucks coffee. The building provides excellent security measures and attentive concierge service.
I’ve lived at SkyHouse for 6 months now & just renewed my lease for another year. The community managers, particularly Sabrina & Janai, are great. Prior to my first lease, Janai worked with me to accommodate my ever-changing schedule, adjusting the move-in date several times to ensure I was able to secure the specific apartment I wanted on the dates that worked best for me. Upon lease expiration and dreading another move, I asked Sabrina if there was any possibility of staying in my current apartment. Not only was she able to keep me in an apartment that I had grown quite fond of, she simultaneously worked out a deal that saved me hundreds per month in comparison to the alternative options I had been considering. The pièce de résistance: this was all accomplished on the literal day I was scheduled to move out. The team here at SkyHouse consistently demonstrates their commitment to residents and, needless to say, they’ve left me feeling both impressed & appreciative. However it’s not just the leasing office that goes above and beyond - the concierge staff are phenomenal. Incredibly friendly, consistently helpful, and always with a positive demeanor, they contribute greatly to the overall experience of living here. To top it off, the maintenance staff are equally wonderful. While I’ve only ever had to call them once, they showed up first thing the next morning and were able to resolve my issue in no time at all. Plus they’re actually willing to have a conversation - we had a few laughs while they were there, which sure beats my previous experience of sitting in awkward silence as a stranger fumbles through your apartment. The building is very well-kept, clean, and offers some of the best views of both downtown & Uptown. I’ve never felt unsafe here; it’s walkable to a number of bars, restaurants, and events, and being centrally located it facilitates easy access to the best spots in Dallas. Having lived in a number of different apartment buildings across several states and major cities, my experience at SkyHouse has been the best by far.

Very glad I didn’t decide to lease here just a few minutes ago when the concierge was very rude, in my opinion, refused to allow the use of available restrooms for guests on the 24th floor. I know restroom policy because I was a resident at the Houston location, was hopeful to transfer but not anymore. No compassion or empathy from the staff here - gladly taking my business elsewhere.

My family and I toured Skyhouse Dallas in August 2025 with the genuine intention of making it our new home. Unfortunately, our experience with the staff left us EXTREMELY disappointed. Upon arrival, we checked in with the concierge, who treated us in a dismissive and discourteous manner. Her demeanor was curt and unwelcoming, as though our presence was an inconvenience. The leasing staff member who led our tour (name withheld) was equally unprofessional. Throughout the tour, her tone was condescending, and her manner suggested that she was rushing us rather than engaging with our questions. On several occasions, we had to interrupt to request clarification, only to receive brief, dismissive responses. Despite this, we initially tried to remain open-minded and continued with the rental application process. However, the leasing agent’s behavior escalated—becoming increasingly rude, impatient, and even hostile. It became evident that her attitude shifted once she realized we were early-career professionals. While our household income comfortably qualified for the apartment, we were treated as though we did not fit the “affluent” demographic the property seemed to prioritize. No meaningful effort was made to assist us in navigating the application process or securing the unit. Ultimately, we decided to withdraw our application and look elsewhere. If this is the level of treatment extended to prospective residents, it raises serious concerns about the quality of support tenants could expect once living there. I would strongly encourage young professionals searching for apartments in Dallas to consider other options. There are many communities that not only offer great amenities but also treat all prospective residents with respect, regardless of background or demographics

I stayed here one night (visiting my brother) and the place was very good. Clean with great amenities (pool in the roof, activity center, gym, free Starbucks coffe) and within walking distance to many places of interest (restaurants, AA arena). The building seemed also very secure and they have a way to keep non invited people away from where they're not supposed to be (non residents). Unless you are visiting someone there you pretty much don't have access past the building lobby. My brother apartment seemed tiny for what he pays monthly but then again..its Downtown so I guess compared to the prices from other places around is reasonably priced. Place was beautiful.

I’ve lived in Skyhouse for about 4 months so far and absolutely love it. The concierge guys are phenomenal and know most of the residents by name. Yes, the elevators are slow, especially when people are moving in, but it is typically only on the weekends or right at 5. Otherwise I’ve never had an issue. The pool is gorgeous and the views from my apartment are beautiful. The only complaint is guest parking is always full so it can be challenging to have a spot for guests to park…but it’s a high rise, and I know that they have more guest parking than normal high rises in DFW, so not too much they can do there. I’d recommend Skyhouse. The pros far outweigh the cons.

If you're looking for a high-rise apartment with the best views and location in Downtown Dallas, SkyHouse is the place to be. I have lived here for 6 months now and it has been a great experience. McKayle Hanley in the leasing office was helpful, clear and concise about everything I would expect on living here and had specific and valid information on rent, utilities, insurance and other fees that would be involved. Brittany Marrs has taken care of all of my maintenance and preference requests, with Alfonso and Mike successfully completing them in less than 24hrs. Concierges; James, John, Tori and Cisco are always attentive, polite, and very helpful.

After initially giving this place one star, I have upgraded it to 3 stars. Initially gave it one star due to initially moving into a bug infested unit (obviously unintentional on there end). The new apartment they moved me too was perfect and no complaints, and had zero bug issues. Looks like I just got unlucky with the initial room they gave me. They probably need to do a better job of due diligence whenever someone moves out to ensure a unit is not bug infested. But overall, with the unit I lived in, it was great, great view, clean, and overall very happy with the unit. The reason why they lose two stars is 1) initial bug infested unit they gave me 2) elevators are horrendous, extremely long wait times and one is always broken 3) the parking structure is unsafe, as criminals come in and break windows.

Great atmosphere but service is sorely lacking. Staying at the hotel for work and popped by on a Sunday afternoon to relax at the pool—it was understandably very busy since it was a weekend, so unfortunately my experience was not all that relaxing since there was a loud DJ playing. They do a bag check at the entrance so I had to give up my plastic water bottles before coming in. They do have water stations with small cups around the pool but on a hot day, those go quickly. I met a coworker who was already there and watched as a server walked right by us and delivered drinks to the chairs next to us, but did not check in to take our order. I figured it might be quicker to go to the bar myself, so I did and waited about 8 minutes as the second person in line before one of the apparent two bartenders could take my order. Instead of greeting me, he pointed at me to take my order—a mocktail: Born Yesterday. The bar was very small and appeared to have all of the servers and bartenders behind it and two of the servers were shouting and laughing with each other so loudly that I had to shout my order twice for the bartender to hear it. I took the drink back to my chair and immediately regretted not asking for a cup of ice for water, because we didn’t see another server stop by for another 15 minutes. When he did stop by, I asked him for an ice water as my coworker ordered her drink, and he dismissively said: “there’s water stations all around the pool sweetheart”. I told him I saw them but there was no ice available to keep them cool and they also only held about 6 oz water. He said he guess he could bring me a cup of ice. I told him not to worry about it and went back to the bar, waited another 10 minutes for said ice, just to find all the water stations had been removed for refilling and then had to wait another 5 minutes at the bar for them to fill up my ice cup with water before heading back to my chair. The server must not have heard my request to cancel the ice because then he brought an actual ice water out about 10 minutes later (25 minutes after ordering then canceling it). I eventually ordered another mocktail and while waiting decided to dip into the pool—I saw our server drop other drinks off to people in the pool so was hoping he might do the same for mine but watched as he brought my drink back to the chair. All in all, probably a first world problem kind of day, but I do think spending $36 on two non-alcoholic drinks (prior to tax and tip) does come with a reasonable expectation of better staffing and more elevated service, even on busy days.

One of the best spots to get drinks in Dallas, with a view! There is PLENTY of seating & they have the cutest decor throughout the entire Virgin Hotel. I highly recommend coming for girl’s night, bach party, or birthdays! My fave drink is the “Pretty in Pink.” Update: Sadly, my last experience here was awful. I planned a small get together for my bf’s birthday & I wish we’d gone elsewhere. I bake, so I made him a cake & called ahead to ensure it would be okay to do so. When we arrived, no one assisted us (which was fine b/c we’d been before & knew where to sit), but the staff was rude for no reason. The bartenders ignored my friends for 15 minutes when they arrived (it was very dead that evening), so when I arrived, we just sat ourselves & assumed there would be someone who could assist us after. A manager came to our table (b/c she saw I had a cake) & told us about the cake cutting fee, which I was told wasn’t a thing when I called the previous day. We didn’t mind paying it, but it was ridiculous that we were ignored for so long until they saw a reason to charge us. Then they let us order drinks only to then tell us that they’d be closing in 15 minutes? We could have just left if we knew that, but they just wanted us to pay for a few minutes of service. We felt very rushed & were confused because there were 10 of us & had they been kind, they could have made a lot more money. We only came for drinks & small bites, but after the experience, everyone just wanted to leave. Only giving 2 stars b/c place is VERY beautiful & has good drinks, but don’t always expect great service.

I recently visited the Ritz-Carlton Spa for the first time and came in with very high expectations, given the brand’s reputation for luxury and the glowing experiences shared by others. My massage therapist was truly wonderful—so kind, attentive, and I especially appreciated the accommodations for women with a larger bust. That thoughtful touch was a first for me, and it did not go unnoticed. That said, there were a few details that didn’t quite meet the luxury standard I anticipated. The spa robes felt quite worn and were not as soft as expected. Interestingly, I noticed beautiful robes for sale and thought those would make for a perfect in-spa marketing feature—something guests could enjoy and then want to purchase. After my service, I was offered champagne in the relaxation lounge, which was a nice gesture, but it was served in a plastic flute. Small touches like this can make a big difference in the overall feeling of luxury. I had also heard from friends that the spa sometimes offers samples of mud masks before the steam room, but that wasn’t part of my experience. I’m not sure if that’s something that’s changed or if it was tied to the promotional package I booked. I truly wanted to fall in love with the Ritz-Carlton spa experience, but I’ve honestly had more elevated experiences at places like Woodhouse Spa—which I never expected to compare to Ritz.

I enjoy using this spa and most especially seeing Darrell for my deep tissue massages. I get weekly massages elsewhere, but when I get the chance, I book with him to help work out the extra kinks of WFH (tech neck and tight hips). His extensive knowledge and advance techniques help with circulation issues and help drain the lymph system. His massages really set in and I experience continued relief into the following days. I was super excited to come to this exclusive spa in Dallas, TX while traveling visiting family. As you will see from my profile I travel a lot doing reviews all over the U.S. This one was different. Why? This was my first Ritz-Carlton experience. As you will see from the photos no expense was taken in this elegant so real experience. As I drove into the front of the hotel lobby I was greeted by valet ready to take my car. I quickly told them I was here for the spa this trip and no room for the night. They gave me the ticket and I was off to the floor the spa was located. As I walk out of the gold plated elevator my eyes immediately noticed the white marble floors that brings back fond memories in Jordan at a palace. The air, atmosphere, colors, and decor was screaming luxury but in a calming way. As i pulled on the glass doors I was greeted by the spa front desk staff. I was told to bring a bathing suit but left it in my car and remembered just then. I told the young lady at check-in to have her immediately radio valet to go get my suitcase from my car and brought it up to me. I was very impressed already. As I waited for my suitcase I looked around at the items for sale nothing but the best from face mask, selection of lady dresses/shirts, to lotions and perfume. Everything was bright, spotless and perfectly placed to gaze over. This is when I met my own personal male lockerroom attendant/ conceiur Jay. Jay was absolutely amazing. Why? The spa is a maze and he made sure I never got lost. He was always one step ahead of me in my needs or request. Jay made the experience for me here. He took the time to show me the male waiting area where I had lunch after my massage to the large locker rooms to the spa/steam room, and sauna area. He even put more eucalyptus in the steam room for me just before I went in. This helped open my lung for optimal condition. I loved the way the male area was setup you could tell there was a lot of thought taken in for maximum luxury for men. I have no idea what the ladies side looked like but I loved our side. Their was a common room where we could get together with the ladies for a meal while there too. Now, to the heart of this review and why I gave only 4 stars. I take pride in my experiences and rarely give negative feedback unless warranted. I will happily pay for higher quality things in life like the Ritz-Carlton spa but to be cheated out of 20 minutes of a 80 minute massage I paid for is unexceptable. I don't mind paying 235 dollars for a 80 minute massage but it was only 60 minutes. Then my massage therapist asked about addition services like oils etc. I was never fully clear on what they were or the fees for this services. The massage therapist just told me to sign my name to the document and don't worry about what it says. I was alittle puzzle by this statement but went ahead. I was charged about a 100 dollars for the these oils that was used on my neck and head. I need to also add the massage was mediocre at best and my personal massage therapist in Chattanooga hands down better plus way cheaper. Again this is not about price but quality given in services. Other than the massage I had a blast with Jay pampering me with food and using all the menities in the men's locker area. Would I personally recommend this spa ? Absolutely. But I will not go back to that massage therapist again. Will I return again when I town? Absolutely. Don't take my word for it, go try it out for yourself. Tell them I sent you.

But on my way out after my shower in changing room some drunk person was vomiting in the bathroom right next to the changing room. Hope you guys make sure no one who’s drunk or is drinking is in the sauna or hot tub area. That wasn’t a pleasant end.
